Or use your review of the homeowner’s association documents as your exit strategy. You don’t need a reason – only that you’ve read the rules, and you don’t like them.
If you’ve already been approved for a loan, you can still sink the deal by doing something that will adversely affect your credit score, which your lender will check again just before closing. If something new appears on the re port – a recent big-ticket purchase, say, like a car – the lender could deny funding.

More importantly, you could open yourself up to lawsuits if you go into hiding on settle ment day. The seller might ask the court to compel you to live up to the agreement, a con cept known as “specific performance.” And your agent could demand that you pay their rightfully earned commission.
Fortunately, as Redfin CEO Glenn Kelman said on CNBC recently, “There are all sorts of ways to get out of a deal if you don’t want to do it.”
But rather than spending money to scuttle the deal, consider applying for several new, high-limit credit cards. You don’t have to use them. But if, all of a sudden, you have access to tens of thousands in available credit, it may make your lender think twice about lending you money.
A better way to scrap a sale is to use the home inspection – maybe even before it takes place. Most contracts set a deadline for com pleting the inspection. If the date hasn’t passed, you can notify the seller in writing that you’ve changed your mind, and likely walk away with your deposit intact. You also can walk if the deadline has passed, but you may have to for feit your money. Of course, you can take your time ordering the inspection, thus missing the deadline and voiding the deal, but again, you
are putting your deposit in jeopardy. Once the inspector has filed a report, you still have a few avenues. Hopefully, nothing major turns up. But if it does – say the roof must be replaced, or lead paint was found –you can use that as the reason for changing yourEvenmind.if the inspector doesn’t find much to complain about, you can use the report to back out. The contract likely calls for a “satis factory” inspection, but it doesn’t have to be acceptable to the seller – just you. You are not required to turn over the report to the seller, either.Another way to use the report is to demand that the seller repair everything that’s noted, even the little stuff like a broken switch plate or a sticky doorknob. If the seller balks, you are out of the deal. If they agree, set a short time frame in which the work must be done. If the seller doesn’t move fast enough, you’re

It’s just wrong not to notify the seller, the closing attorney, the seller’s agent and yours that you don’t intend to go through with the sale. Ask yourself: How would you like to be on the other end of the transaction?

Yet many economists say that as borrow ing rates keep rising, employers will cut jobs, consumers will slash spending and a downturn will eventually result. And some have issued starker warnings about the consequences of the Fed’s aggressive pace of rate hikes.

As of publication time, the executive order had not yet been published in the Federal Reg ister, so details were still unclear, but the ad ministration indicated the initiative will seek to boost biomanufacturing in pharmaceuticals but also in other industries such as agriculture, plastics and energy. A senior administration of ficial wouldn’t say how much funding will be announced, but more details are expected soon.
Despite Powell’s assurances, many economists worry that the Fed will have to allow unemploy ment to rise much more than is currently ex pected to get inflation back to its 2 percent target.

Debate is continuing to churn over whether federal regulators should evaluate banks and other mortgage lenders on their exposure to risk from climate change – which is expected to make flooding worse via severe storms and sea level rise.
Buyers Don’t Just Fear Coastal Floods
But New England states like Connecticut, Maine, Vermont also made it into the list of states where the largest share of prospective buyers showed concern, possibly thanks to the severe inland flooding caused by rainstorms and the remains of hurricanes in recent years.

The metro areas that registered the most concern are likely unsurprising to many, being concentrated in the hurricane-prone Gulf Coast. Prospective buyers in the southwest Flor ida metro of Cape Coral were the most likely to show concern about flood risk by clicking on a home listing’s “flood risk” section, followed by Houston and Baton Rouge, Louisiana.
Powell also reiterated that the Fed is deter mined to lower inflation, now near a four-decade high of 8.5 percent, by raising its short-term rate, which is in a range of 2.25 percent to 2.5 percent.
Boston’s life science real estate boom over the last two years has gone to lab real estate, some de velopers in Massachusetts and New Hampshire have bet on a growing need to make the drugs discovered in those labs. Industry observers say that as new drugs go into clinical trials, research ers will need to be able to visit frequently to iron out production problems and other tasks. Until now, most of this biomanufacturing work has been done in contract facilities scattered across the country and, in some cases, the globe.
In addition, Americans expect higher in flation over the next few years, the research found. Typically, when that happens, employ ees demand higher pay, and their employ ers raise prices to make up for their increased labor costs, thereby fueling inflation. As prices accelerate, the Fed feels pressure to step up its rate hikes, putting the economy at further risk.
