DEALS &DEEDS Talks continue for Mount Kisco anchor

Yacht insurance broker renews

Pantaenius America Ltd., the U.S. arm of Europe’s largest yacht insurance brokerage, signed an early renewal of its lease for 1,862 square feet of office space at 500 Mamaroneck Ave. in Harrison. Pantaenius traces its business lineage to Hamburg, Germany, where the company was founded in 1899. Its agents insure more than 60,000 yachts through 10 offices worldwide. Alan Zuckerman, president of Alan Zuckerman Real Estate, brokered the deal for the tenant. The landlord, Malkin Properties, was represented by Jeffrey H. Newman, executive vice president of Malkin Properties, with Malkin senior leasing associate Kim Zaccagnino and leasing associate Tara Long. Attorney David Bleckner, of David Bleckner P.C., also represented the landlord.

Bronxville broker closes two sales

Realtors and village officials are confident that a deal will close this year that puts a tenant in the former Borders store at 162 E. Main St. in Mount Kisco. The 21,500-square-foot property has been vacant since September 2011 when Borders Books and Music declared bankruptcy and closed all of its locations. Borders was a major anchor store in the village’s downtown shopping district and retailers have complained their businesses have suffered in the wake of its closing. Carl Austin, of Austin Properties L.L.C. in Rye Brook, one of two brokers listing the property, said they are in negotiations with a national retail company.

He declined to name the company, but said the retailer would lease the entire space. “There’s been tremendous interest in the property,” Austin said. “It’s a landmark building in Mount Kisco. It’s one of the largest buildings on Main Street. We are hopeful that the present negotiations will result in a long-term lease.” He said he expects a lease to be signed within the next several months. “It would be very appropriate to that space and would fulfill all the zoning requirements,” Austin said. “That’s why we are pursuing it as we are.” Eric Goldschmidt, of Goldschmidt & Associates in Scarsdale, said another party is interested in the space, though Austin said that company would only be con-

sidered if negotiations with the national retailer fell through. Mount Kisco Mayor Michael Cindrich said the village is working with the landlord, New York-based Property Group Partners L.L.C., to fill the space and provide a needed boost to its beleaguered businesses. “As an anchor store, Borders attracted people to Mount Kisco at all hours,” Cindrich said. “Mount Kisco would do well to fill that spot. It’s an attractive site with ample parking. It’s a large space with a unique floor plan.” Cindrich hopes that filling the Borders location could create a domino effect, leading to more downtown vacancies being filled. Property Group Partners did not respond to requests for comment.

Houlihan & O’Malley Real Estate Services in Bronxville brokered two recent sales of commercial properties in Yonkers and Mount Vernon. In Yonkers, Gerry Houlihan was exclusive broker in a $1 million all-cash deal for a 12,200-square-foot warehouse with commercial kitchen at 1-3 Bridge St. in Yonkers. The twostory building sold for $850,000 and the kitchen business sold for $150,000 to Shaun W. Cain. The undisclosed seller was represented by attorney Peter Bassano of Bleakley, Platt & Schmidt L.L.P. in White Plains. Cain was represented by David Gruber of Salamon, Gruber, Blaymore & Strenger P.C. in Roslyn Heights. In Mount Vernon, Alex Tsiros paid $250,000 for 109 S. 4th Ave., a one-story, 3,600- square-foot retail building with four separate units. Houlihan represented both Tsiros and the undisclosed seller in the deal. The seller’s attorney was Hugh Jasne of Jasne & Florio L.L.P. in White Plains. The buyer was represented by attorney Bill Vasiliadis of Astoria, Queens.

Retail tenant signs in Mount Vernon

KZA Realty Group Inc. in the Bronx announced that Dwayne McKinley and Eric Grosse have leased 2,160 square feet of retail space at 128 Gramatan Ave. in downtown Mount Vernon. The 5-year lease was valued at approximately $242,100. Sherry Scanlon of KZA represented both the tenants and the landlord, Anthony Gizzo of G&G Realty Management Corp.
