POINTS OF INTEREST ON LAKE OCONEE
Lake Oconee is Georgia’s second largest lake, 19,000+ acres. Unlike other lakes in Georgia which share water with other states. Both the rivers feeding Lake Oconee start and end in Georgia. This is especially important in drought years because Lake Oconee doesn’t have to release additional water to satisfy other states and governing bodies. As a result, Lake Oconee sees very little fluctuation and stays relatively full year round, except for the occasional scheduled drawdown.
A full lake makes for some wonderful time spent on the water. And while you’re out on the water there are some specific points of interest you may want to check out.

Local Communities
LAKE OCONEE GATED COMMUNITIES
There are many wonderful gated communities around Lake Oconee and each has its advantages. The Vining Group’s dedicated buyers agents will show you all of them, unlike other agencies. Our only priority is for you to get what you want while we help you navigate the nuances of each community.
All of the communities here at Lake Oconee are wonderful and offer exceptional value compared to many other places throughout the south. This area truly is a hidden gem given its convenient location, world-class amenities, amazing lake and area activities and abundant golf. We encourage you to come see what the fuss is all about.
Harbor Club
Harbor Club is a family-owned, 1,000-acre golf and lake community located an hour east of Atlanta and framed by nine miles of pristine shoreline along Georgia’s Lake Oconee nestled on the northeast corner of Lake Oconee, below I-20. Harbor Club ownership continues to invest in the neighborhood and its future by recently devoting millions towards capital enhancements, including an expansive fitness, recreation and special event campus called The Grove, a sparkling new marina amenity, renovated clubhouse and the award-winning golf course. Additional amenities at Harbor Club include an expansive Swim & Tennis Center and a 15,000 sq. ft. clubhouse with golf shop, and dining room.
Harbor Club features 18 holes of golf designed by Jay Morrish and Tom Weiskopf and has many accolades, including a top 10 ranking in “Best Course You Can Play” by Golf Week and Golf Magazine
Harbor Club also has two featured restaurants for members to enjoy. The Clubhouse Restaurant and the Boathouse Restaurant. The Clubhouse restaurant overlooks the 18th green, croquet lawn and driving range and features a relaxed fine dining atmosphere. The Boathouse Restaurant is a more relaxed, laid back seasonal dining experience. Located at Granite Cove Marina much of the appeal is the outdoor experience, including the fire pit, outdoor seating and boat access.
Dell Law Firm is a general practice law firm that specializes in real estate law, business law, and estate planning and probate. In their own words “Our attorneys are passionate and caring and strive to build a long-term relationship built upon trust. Each attorney takes a personal ownership in the pending issue and has unmatched loyalty to the client.”
Dell Law Firm was started by Jay Dell. In 1993, Jay’s parents moved to Lake Oconee. Over the years, Jay visited the area and noticed the community’s need for a practicing attorney. In 1999, he opened a part-time practice, which grew so quickly that Jay closed his practice in Macon. He moved to the lake full time in 2001, and the firm has grown and flourished in the years since.
Dell Law Firm now employs three hard working attorneys with over 50 years of combined experience and six additional staff. They are actively looking to hire an additional attorney.
To stay active and give back to the Lake Oconee community, the attorneys at the firm volunteer with multiple local organizations and donates to charities, such as, Rotary Club of Greene and Putnam County, Leadership Greene, Leadership Putnam, Greene County Chamber of Commerce, Eatonton-Putnam Chamber of Commerce, Boy Scouts of America, Second Harvest Food Distribution, Toys for Tots, Greene County Habitat For Humanity, St. Mary’s Hospital, Putnam County Hospital, and Lake Oconee Academy.
CLIENT TESTIMONIALS
It was a pleasure working with Ford! My husband and I utilized Ford’s services for obtaining a Living Will and POA, and we were thoroughly pleased! It can be very intimidating filling out all of the paperwork, but Ford was able to guide us through every document, answering every question we had. He was extremely knowledgeable and courteous. I highly recommend using Ford for all of your needs!” – Rebecca
No other attorney’s office I’ve worked with is as efficient, on top of everything, and pleasant as Dell Law Firm. They always call you back, are proactive, and stay on schedule. I’m proud to have used them for my entire real estate career.” – Anna
All the employees at Dell Law firm went above and beyond to help us close a sale. We were hundreds of miles away and they made sure we had everything needed to complete the deal miles away.” – Al
Dell law firm represented us in a rezoning matter and we were VERY pleased. Jay Dell is a highly skilled attorney, very knowledgeable about all aspects of real estate law and is commitment to excellence. Wish we could rate higher, 5+++ stars!” – Nick
Cuscowilla
Cuscowilla has a unique feel that is unlike any other community on Lake Oconee. Located centrally on Lake Oconee this tract of land was previously a hybrid pine tree farm, and much of that feel still remains. There are towering pines throughout the property, and great care has been taken to not over-develop the property.
The golf course is a true test for avid golf enthusiasts. The course is a Bill Coore/ Ben Crenshaw design and has a much more natural feel than many of the other courses in the area, with many pines and native grasses in abundance.
The Golf Club at Cuscowilla is a rare modern example of getting this balance just right. Borrowing from Alister MacKenzie’s famous quote, “The ideal hole is surely one that affords the greatest pleasure to the greatest number, gives the fullest advantage for accurate play, stimulates players to improve their game, and never becomes monotonous.”
Two holes border Lake Oconee in Georgia, and the course is imminently playable and enjoyable for the 18-handicapper while equally intriguing to the low marker. The strict par of 70 contributes to the latter.
The Lakeside Swimming Pool is a fantastic way to enjoy all the expansive views and breezes of Lake Oconee with all the conveniences of a fantastic pool. Located next door, the Waterside Restaurant offers great, upscale dining. The property also features tennis, pickleball, a community garden, and a pet park.
Reynolds Lake Oconee
Discover the idyllic splendor of Reynolds Lake Oconee (RLO), nestled in the heart of Georgia. This unique lakefront community offers an array of living experiences across its diverse neighborhoods, including the prestigious Reynolds, the serene Landing, the picturesque Great Waters, the tranquil Cherokee Point, and the rustic Homesteads. Each offers its own distinct charm, set amidst lush landscapes, world-class amenities, and the breathtaking backdrop of Lake Oconee. Join us and experience a lifestyle filled with leisure, luxury, and lasting memories.
RLO is composed of 4 primary developements featuring specific amenities to each.
Great Waters features a seafood restaurant, pub, and a Jack Nicklaus golf course heavily featuring Lake Oconee and hosting several collegiate, amateur and professional tournaments, including the LPGA.
The Landing features a family friendly environment, ESSĒ restaurant, clubhouse, snackbar, and a Bob Cupp designed course that brings in elements of Lake Oconee throughout offering golfers both a challenge and amazing views.
Reynolds Lake Oconee is easily the most well known development on Lake Oconee featuring a farmhouse style restaurant and clubhouse, casual dining, Platinum access sophisticated cuisine, 7 pools, 4 golf courses, club fitting & instruction, 11 pickleball courts, 14 tennis courts, a spa, food & wine events, walking trails, marinas, and much more.
The Homesteads, RLO’s latest development, features 10 miles of luxurious private shoreline estates and a 6,000 sq. ft. Gathering house with a wine and whiskey locker, kitchen, bar overlooking a granite filled pasture.
This active adult community is a fantastic addition to the Lake Oconee area and is the only Del Webb in the nation with direct lake access. The lifestyle director never ceases to provide the residents with a wonderful variety of different activities to fulfill even the most active members’ inclinations. The community is also located near top-notch medical care and St. Mary’s Good Samaritan Hospital.
You don’t have to take our word for it. There are several wonderful reviews from residents and area visitors, such as this:
”Located in Greensboro, Georgia, Del Webb is a gated golf cart community located on Georgia’s second largest body of water, Lake Oconee. With more than 300 miles of shoreline, the lake gives Del Webb residents the perfect place to take the boat out and go fishing. The community’s clubhouse offers a variety of amenities, including tennis courts, an indoor heated pool and a fitness center. Would-be residents can choose a home with one to four bedrooms, with prices starting at $269,000.”
Del Webb also features the following amenities: pickleball & tennis, walking trails, boat ramp, fitness center & classes, horseshoes, croquet, bocce ball, and dog park.

GETTING TO KNOW GREENSBORO
Downtown Greensboro has everything you’d hope for in a small town community, and then some. Here you can meander in and out of the local shops that are full of classic southern charm and elegance. Many of these shops have unique local items and antiques that may not be found anywhere else. Stores like The Greensboro Antique Mall, Maggie Lane, Genuine Georgia and The Pink Stitch are full of little goodies for those that love unique, hand crafted items.
One can also stroll down to The Ripe Thing Market to pick up some essentials. While you’re there you can browse the local produce, nuts and jellies to name a few. Or, maybe a sandwich and ice cream would suit your needs. After all that shopping, stop into The Oconee Brewing Co. to cool down with a local pint.
History lovers can take a self-guided tour of the Old Gaol (Jail). Built in 1807, this is the oldest masonry jail in Georgia and was used for nearly a century. The 2 feet thick walls were mined from a local quarry and the building copies the bastilles of Europe. Prisoners there could expect an uncomfortable stay. Chained to the wall, they would ride out their candlelit days on a bed of straw, with a tin bucket, and no heat or ventilation. If you want to check out this strong house you’ll need the keys, for this you can visit Genuine Georgia.
Whether you choose to visit some of these local recommendations or explore on your own, downtown Greensboro has a lot to offer. And when the weather is nice, there are usually additional events that offer shopping, food and entertainment.
There are many good restaurants in the Lake Oconee area. Below is a list of some of our favorites.

Also, any sports fan will enjoy the numerous flat screens and drink specials on game days. The sandwiches, tacos and entrees are very good as well. The Silver Moon
You probably won’t find The Silver Moon’s website or lots of information online, heck there’s barely a sign at the restaurant. But for all it lacks in flashy headlines it makes up for in taste and fun. So, go put your name on the chalkboard and get ready for great food, including numerous nightly specials.
The Iron Fork
There are so many wonderful dishes and southern sides you’ll feel like you’re having dinner at your family’s house. They also have a great patio for nice-weather outdoor dining. You won’t leave this southern family-style restaurant hungry, so, “may the fork be with you”. @ironforkcafe

Unlocking Exclusive Real Estate Opportunities
In Georgia’s lake country, where real estate opportunities abound, savvy buyers often seek exclusive avenues to discover their dream properties. One such avenue is the “pocket listing,” a term for properties not publicly advertised through traditional channels like the Multiple Listing Service (MLS). For sellers who prefer privacy or wish to avoid the hustle of public listings, this discreet method offers a tailored approach to marketing their homes. Instead, these properties are shared within private networks, offering a select group of buyers exclusive access to some of the most desirable homes.
For potential buyers, pocket listings present a unique opportunity to explore properties that might otherwise remain unnoticed. These listings often feature sought-after lakefront homes or residences in prestigious neighborhoods, providing a competitive advantage in a bustling market. By collaborating with a knowledgeable real estate professional, buyers can tap into these exclusive listings, ensuring they have the chance to secure their ideal property in Georgia’s scenic lake region.
At The Vining Group, we are dedicated to connecting our clients with these hidden market opportunities. Whether you’re in search of a serene lakeside retreat or a promising investment property, understanding and leveraging pocket listings can be your key to discovering exceptional real estate gems. Lake Sinclair
“At the lake’s northern tip, forming the seam between Sinclair and Oconee, is Wallace Dam, Georgia Power’s largest hydropower plant and secret to Sinclair’s best feature: It’s always full. Burned into lake-loving Atlantans’ memories is the drought of 2007, when Allatoona’s water level plunged twenty-two feet, Lanier’s twenty. Oconee dipped only three feet, while Sinclair stayed mostly full....”
“ ‘...Often people will go to Oconee one weekend and come to Sinclair the next and buy a lake house.’ A lakefront lot on Sinclair runs about two-thirds the price of a comparably sized lot on Oconee.”
— ATLANTA MAGAZINE, June 2013
“The lake’s location, two hours southeast of Atlanta, makes it popular for fishing, swimming, riding jet skis, tubing, boating, and more. In fact, Lake Sinclair is a prime spot for wakeboarding.”

GETTING TO KNOW EATONTON
Before Eatonton was established in 1808 the Muscogee Creek Tribe inhabited the area and built two effigies, Rock Eagle & Rock Hawk. Like many towns in the south pre-war, Putnam county’s main crop was cotton. After the war, and because of boll weevil outbreaks, Putnam farmers increasingly converted their cotton crops to dairy farms. Dairy farming remains popular with farmers in Putnam county still today. The town still celebrates The Dairy Festival every summer, a tribute to its importance within the community.
If you visit downtown Eatonton one particular icon will stand above the rest, literally. The county’s courthouse, a neoclassical revival style, was first constructed in 1824 and is one of the largest town squares in the state. Stop by the Eatonton’s Visitor’s Center to pick up a historical walking tour brochure.
Eatonton also has a surprisingly rich history in the stories it tells, again literally. Both Joel Chandler Harris and Alice Walker have achieved notoriety for their literary works. Some of the many attractions you can visit while in Eatonton are the Georgia Writers Museum the Uncle Remus Museum or take the Alice Walker Driving Tour.
Putnam County also borders two of Georgia’s largest lakes, Lake Oconee and Lake Sinclair. Lake Sinclair Dam was completed in 1954 and produced a 15,530 acre lake with 417 miles of shoreline. To the north, Lake Oconee was created when Wallace Dam was finished in 1979 producing a 19,971 acre lake with 374 miles of shoreline. Both lakes are vital to the communities they serve. While the lakes have many differences there is one major thing they both have in common, here visitors from across the country visit to escape the daily grind and recharge their batteries. It’s hardly a surprise that the area has become so popular.
Homeowners insurance is essential protection for your home and belongings. It provides financial coverage for your house, personal property, and liability in case of accidents or damage. Here’s a breakdown of the key components of homeowners insurance:
1. Dwelling Coverage – This covers the physical structure of your home, including the roof, walls, and foundation, against damage from events like fire, hail, vandalism, or windstorms.
2. Personal Property Coverage – This protects your personal belongings, such as furniture, clothing, electronics, and appliances, in case they are damaged or stolen.
3. Liability Coverage – This protects you if someone gets injured on your property or if you accidentally damage someone else’s property. It also helps cover legal costs if you’re sued over these incidents.
4. Additional Living Expenses (ALE) – If your home becomes uninhabitable due to a covered loss (like a fire or storm), ALE helps pay for temporary housing and extra living expenses.
5. Medical Payments Coverage – Covers medical expenses for anyone who is injured on your property, regardless of fault.

THE CHALLENGES OF HOMEOWNERS INSURANCE
While homeowners insurance is crucial, navigating through the various policy options and understanding the coverage can be challenging. Here are some common challenges homeowners face:
1. Understanding Coverage Limits – Many homeowners may not fully understand how much coverage they need or the policy limits that apply. If the home or personal property is underinsured, you may face significant out-of-pocket costs in the event of a claim.
2. Policy Exclusions – Homeowners insurance policies often exclude certain types of damage, such as flood or earthquake damage, which may require additional, separate coverage. Not understanding what’s excluded can lead to unexpected gaps in protection.
3. Determining the Right Deductible – Choosing a deductible that balances affordable premiums and manageable out-of-pocket expenses in the event of a claim can be tricky.
4. Changes in Home Value – As property values change, it’s important to adjust your policy accordingly. If the market value of your home rises, your coverage limits should reflect that. Failing to adjust can leave you underinsured.
5. Claims Process – The process of filing a claim and ensuring you get fair compensation can be confusing, especially when dealing with complex damage or disputes. It’s crucial to have a clear understanding of the claims process and how to navigate it.
