For two decades, Alfonso Merlos has been closely associated with Marbella (calling it “my second home”), with a special emphasis on the last five years since he joined the most ground-breaking financial project not only in Málaga, but across Spain. They say that once you get to know Marbella deeply, it is impossible to fall out of love with it. What makes it so special?

This entire sun-and-beach strip has transformed into a global magnet, hasn’t it?
Absolutely, and I must emphasize that private capital is making the Costa del Sol one of the best places in the world. Major investment funds from North America, Europe, and Asia are betting on Málaga, Marbella, and the beneficial ripple effect that these areas are generating. They are doing so decisively, particularly with a clear focus on the real estate sector and the future.
You have twenty years of experience in the fields of communication, marketing, and advertising as business generators. Are these the tools helping to create the image you refer to?
Undoubtedly. However, you can’t build an identity and reality on emptiness or falsehood. Marbella, as a brand, has solid
foundations and pillars. Unfortunately, certain unjustified clichés still exist in Spanish media, though they are marginal. Believe me, for major global firms and large institutional funds settling here, the image is undeniably attractive and full of potential, especially economically.
Is it easy to handle such demanding professional obligations in Marbella and still enjoy the seductive aspects of the Costa del Sol?
I must say I have always believed, and still believe, in the Protestant work ethic and the spirit of capitalism. At DEXTER, we believe in hard work, discipline, and organization. We form a team, from Marbella and across Spain, with a clear understanding that only by putting in the effort, if I may use the expression, can we continue to be leaders. That is our healthy obsession. Our president, Yeidy Ramírez, is a prime example in this regard: not only for her talent and the milestones she has achieved in the transnational financial sector but also for her strength and capacity for sacrifice. That said, of course, we spend many hours outside the office, and this facet of business is compatible, and it’s fantastic that it is, with enjoying all the charms of Marbella and its surroundings. It is a privilege, and it should be valued and appreciated as such.
You form a well-known partnership with your president, Mrs. Ramírez, known throughout the financial sector... She is a trailblazer. A woman who has lived here for over twenty years, she has paved the way. She was a pioneer. She is incomparable and unique. I assure you. She saw what others saw only years later; she anticipated. She applied the adage, ‘he who strikes first, strikes twice’ in the field of alternative financing with private capital. Without a special and personal chemistry and energy directed in the same direction, in harmony, achieving what we are achieving wouldn’t be possible. Absolutely.
So, you see yourself leaving Madrid and retiring here, I imagine?. Honestly, I don’t see myself leaving anything or retiring from anything. Communication and business, now completely oriented towards the international financial world, are my two great passions. It’s something congenital. When you are passionate about what you do every day, you develop a sort of addiction. If I may use the Kennedy expression, there is always a new frontier to explore. It is always possible to take your life, and those around you, to another level.

Dicen que es una vez se conoce en profundidad Marbella, no es posible desenamorarse de ella, ¿qué la hace tan especial?

Toda esta franja de sol y playa se ha transformado en un imán a nivel mundial, ¿no es cierto?
Absolutamente, y tengo que incidir en que el capital privado está convirtiendo la Costa del Sol en uno de los mejores lugares del mundo. Los grandes fondos de inversión norteamericanos, europeos y asiáticos están apostando por Málaga, por Marbella y por esa onda expansiva benéfica que ambos enclaves están generando. Lo están haciendo decididamente. Y, no sólo, pero con una orientación clara al sector inmobiliario y a futuro.
Usted suma veinte años de experiencia en el mundo de la comunicación, del marketing y la publicidad como palancas generadoras de negocio. ¿Son éstas herramientas las que están ayudando a crear esa imagen a la que se refiere?
Indiscutiblemente. Pero no se puede construir una identidad y una realidad sobre el vacío o sobre una falacia.
Marbella, como marca, tiene cimientos y pilares sólidos. Por desgracia, todavía perviven mediáticamente en España ciertos clichés absolutamente injustificados. Es verdad que marginales. Créame que para las grandes firmas mundiales y los grandes fondos institucionales que se están instalando aquí, la imagen es de un atractivo y un potencial en todos los aspectos, empezando por el económico, innegables.
¿Es fácil tener obligaciones profesionales tan fuertes, tan exigentes en Marbella y poder disfrutar de toda la parte, digamos, seductora, de la Costa del Sol?
Tengo que decir que siempre ha creído y creo en la ética protestante del trabajo y en el espíritu del capitalismo. En DEXTER creemos en el trabajo duro, en la disciplina, en la organización, conformamos un equipo, desde Marbella y en toda España, en el que tenemos claro que sólo dejándonos la piel, si me permite la expresión, podremos seguir siendo líderes. Y ésa es nuestra sana obsesión. Nuestra presidenta, Yeidy Ramírez, es todo un ejemplo en este sentido: no sólo por su talento y los hitos que ha marcado en el sector financiero a nivel transnacional, sino por su fuerza y su capacidad de sacrificio. Dicho lo cual, por supuesto que hacemos muchas horas fuera de los despachos y esa faceta de los negocios es compatible, y es fantástico que lo sea, con disfrutar de todos los encantos de Marbella y sus alrededores. Es un privilegio y como tal hay que valorarlo y sentirlo.
Conforma usted un tándem precisamente con su presidenta, la señora Ramírez, que se ha hecho conocido en todo el sector financiero…
Ella es una precursora. Es una mujer, con más de veinte años viviendo aquí, que ha abierto un camino. Ha sido una pionera. Es incomparable e irrepetible. Se lo aseguro. Vio lo que otros vieron sólo años más tarde, se anticipó. Y supo aplicar el aforismo de que ‘el que golpea primero, golpea dos veces’ en el campo de la financiación alternativa con capital privado. Sin una química y una energía especial y personal que se vuelca en una misma dirección, al compás, no sería posible lograr lo que estamos logrando. Por supuesto.
Se imagina usted dejando Madrid y retirándose por estas latitudes, imagino… Honestamente, no me imagino dejando nada ni retirándome de nada. From her first encounter with hypnosis at the age of 20, where she discovered its ability to influence her dietary habits, Kathryn’s fascination with the mind’s potential for healing only deepened. Delving into the realms of meditation, neuroscience, and holistic wellness, she eagerly absorbed knowledge from various sources, including attending multiple workshops by Dr. Joe Dispenza.
However, it was a serendipitous moment at a health and wellness festival in 2020 that crystallized Kathryn’s path. Engaging in casual conversation before a speaker took the stage, she soon realized she had been talking to the speaker herself, Marisa Peer, a renowned figure in therapy. As Marisa delved into the principles of the bespoke therapy she had developed, Rapid Transformation Therapy and the profound impact of the mind, Kathryn experienced a moment of clarity - this was her calling, her true vocation and she went on to change careers, moving out of the IT industry to become a RTT therapist herself.

Kathryn has her own incredible journey with RTT after a long and frustrating battle with a debilitating illness, endometriosis. To the surprise of the medical profession, she was able to reverse her condition without drugs.
After receiving a diagnosis of endometriosis, she commenced hormone treatment to alleviate the symptoms. However, six months into the regimen, despite symptom management, Kathryn experienced harsh side effects like anxiety and depression. Reluctant to rely on a lifetime of medication, Kathryn opted to discontinue the hormone treatment against medical advice. Over the next five years, she diligently pursued alternative methods of symptom management,including dietary adjustments, exercise, and lifestyle modifications. Despite her efforts, occasional flare-ups persisted, often rendering her bedridden due to

AUTOLIDERAZGO
Para enfrentar lo que se nos presente, debemos estar preparados personal, mental, emocional y físicamente. El primer paso es aprender a ser nuestro propio líder.
Nuestro líder ideal debemos ser nosotros mismos. De esta manera, debemos desarrollar el autoliderazgo. Tenemos que saber guiarnos y liderarnos, ya que nos conocemos mejor que nadie en el mundo, sacando lo mejor de nosotros para llegar a nuestra mejor versión.
INTELIGENCIA EMOCIONAL
Cuando digo preparados, me refiero a estar alineados física y mentalmente. Debemos saber ejercer la inteligencia emocional tanto a nivel personal como tener la capacidad de reconocer y gestionar la de los demás. Siempre hablo de la importancia de saber gestionar la inteligencia emocional, tanto personal como laboral. Controlando nuestras emociones, mantendremos el equilibrio necesario para ejercer liderazgo.
MANTENIENDO EL EQUILIBRIO
Siempre les digo a los directivos, CEO y encargados que han trabajado y trabajan conmigo sobre la importancia de mantener el equilibrio, no dejarse llevar por los impulsos y arrebatos emocionales. Las personas con mando directivo deben saber adoptar otras perspectivas, no ponerse al mismo nivel que sus subordinados o los demás, sino demostrar la capacidad de observar y analizar situaciones para luego tomar decisiones de manera consciente.
MANEJO DE CONFLICTOS
Este es un punto crucial para ejercer el liderazgo, ya que todos somos seres humanos y tenemos días mejores que otros, también tenemos temperamento y formas de
ver las cosas. Hay situaciones en las que los líderes pierden el control por no saber adoptar una posición diferente en el conflicto, quedándose atrapados en una situación y poniéndose al nivel de los demás. Si eres líder, tienes que diferenciarte.
Debes situarte a un lado del conflicto o de la situación que debas manejar y observarla desde afuera, desde un punto de vista profesional e imparcial. Siempre recomiendo ver las cosas desde ambos lados y ponerse en el lugar del otro.
EVITANDO CONFLICTOS
Un gran líder es quien evita situaciones conflictivas, sabe mediar y encontrar soluciones, y hace que un grupo trabaje en equipo, adaptándose y complementándose unos a otros. Debemos entender que no todos los trabajadores son iguales, que cada uno tiene sus virtudes y puntos débiles. Hay que saber aprovechar las virtudes de cada uno, sacando el mayor provecho en el área en la que mejor se desenvuelvan.
MARCANDO LA DIFERENCIA
Marcar la diferencia implica saber cuándo y cómo hacerlo:
Que tu equipo te adopte como referente no significa decir “sí” a todo y ser blando, pero tampoco hay que imponer miedo y autoritarismo. El punto justo es encontrar el equilibrio. Saber cuándo se puede ser compañero y comprensivo, pero tener el temple para marcar la diferencia de rangos. Poner límites de manera educada pero eficiente.
Como siempre digo, liderar es tener mucha habilidad para distinguir cuándo decir “sí” y cuándo “no”, y en qué momento, analizando las consecuencias.
Un punto fundamental para un líder es cuidarse física y mentalmente. Hay que dar el ejemplo y estar sanos. Los líderes deben cuidar su salud, evitar adicciones y no descuidar su bienestar físico y mental. Si quieres que tu personal te respete, entonces debes respetarte a ti mismo cuidando tu imagen.
Es imprescindible para un líder realizar actividad física diariamente, practicar respiraciones y meditaciones. No depender de ninguna sustancia tóxica, que lamentablemente es muy común hoy en día. Las adicciones no te permiten ser tú mismo, sino un personaje que creas. De esta manera, estarás preparado en tu mejor versión. Si realmente quieres destacar en tu trabajo, debes hacerlo por varios aspectos, no solo por tener experiencia laboral.

The first thing to understand about leadership is that it involves consciously taking on and developing a significant responsibility. A leader influences others with their actions and words, positively or negatively. A good leader creates other leaders and knows the importance of leading by example. Remember, the most powerful influence is shown through actions, not words.
A true leader knows how to delegate because they understand that delegating is more than just assigning
tasks; it’s about trusting in the skills and abilities of your team. By delegating, you are not only giving them more responsibility but also showing that you trust their capabilities.
SELF-LEADERSHIP
‘o tackle the challenges ahead, we must be prepared personally, mentally, emotionally, and physically.
The first step is to learn to lead ourselves.
We must become our own ideal leader. This means developing self-leadership. We need to guide and lead ourselves because we know ourselves better than anyone else, allowing us to bring out our best and reach our full potential.
When I say prepared, I mean being aligned both physically and mentally. We must exercise emotional intelligence personally and recognize and manage it in others. I always emphasize the importance of managing emotional intelligence in both personal and professional settings. By controlling our emotions, we maintain the balance required for effective leadership.
MAINTAINING BALANCE
I always tell executives, CEOs, and managers I work with about the importance of maintaining balance and not letting impulses and emotional outbursts take over. People in leadership positions must adopt different perspectives, not stoop to the level of their subordinates or others, but demonstrate the ability to observe, analyze situations, and then make conscious decisions.
HANDLING CONFLICTS
This is a crucial aspect of leadership since we are all human and have good and bad days, different temperaments, and ways of seeing things. Leaders can lose control when they don’t know how to adopt a different position in a conflict, becoming trapped in the situation and engaging at the same level as others. If you are a
leader, you must differentiate yourself. You must step aside from the conflict or situation you are managing and observe it from an external, professional, and impartial point of view. I always recommend looking at things from both sides and putting yourself in the other person’s shoes.
AVOIDING CONFLICT
A great leader avoids conflict, knows how to mediate and find solutions, and gets the team to work together, adapting to and complementing each other. Understand that not all employees are the same; each has their strengths and weaknesses. You need to leverage each person’s strengths to maximize their performance in the areas where they excel.
MAKING A DIFFERENCE
Making a difference means knowing when and how to act:
Being a reference for your team doesn’t mean saying “yes” to everything and being soft, but it also doesn’t mean imposing fear and authoritarianism. The key is to find the right balance. Know when to be a companion and understanding, but also have the firmness to establish the difference in ranks. Set limits in a
respectful but effective manner.
PHYSICAL AND MENTAL HEALTH
As I always say, leading requires the skill to know when to say “yes” and when to say “no,” and at what moment, analyzing the potential consequences.
A fundamental aspect of leadership is taking care of yourself physically and mentally. You have to set an example and stay healthy. Leaders must care for their health, avoid addictions, and not neglect their physical and mental well-being. If you want your team to respect you, you must respect yourself by maintaining your image.
DAILY PRACTICES FOR LEADERS
It is essential for a leader to engage in daily physical activity, practice breathing exercises, and meditate. Avoid dependence on any toxic substances, which are unfortunately common today. Addictions prevent you from being yourself and instead create a false persona. This way, you will be prepared to be your best self. If you truly want to stand out in your job, you must excel in various aspects, not just have work experience.

But, I was even more delighted to meet the founder, Daniel Fábrega, and learn all about permaculture farming, the finca itself and how he is driving a fully sustainable business here in Andalusia.

Daniel himself has an interesting background that led him to Finca La Gloria. He was born in Madrid but educated in the US, where he studied architecture at Harvard University. After completing his studies, Daniel returned to his roots in Madrid, where he established his own architecture studio in 2004. However, amidst the urban landscape, Daniel yearned for a deeper connection to nature and a simpler way of life.
Daniel told me, “Finca La Gloria has always been, from the very beginning, an attempt to reunite the family in a natural and healthy setting, and to reconnect to a different way of cohabiting the landscape that surrounds us, away from the city bustle.”
Set over three hectares in a preserved and wild corner of the Spanish region of Andalusia, Finca La Gloria is an open invitation to connect – to self, community, and the land. Guests benefit from tours of the farm and the ultimate experience, eating the food grown within the farm, a truly sustainable experience. Daniel kindly showed me around and explained how it has its own ecosystem so they do not need to use harsh fertilisers or chemicals, but plant specific crops to cross-fertilise the others.
Here, the menu is very much seasonal and guests can enjoy delicious home cooked meals while at the finca.
As an inquisitive city slicker visiting a rural, sustainable farm, I noticed immediately there was a calm and soothing vibe. Here, that “always on” pace I’m used to seemed ridiculous as I was wandering around the grounds listening to bird song.
It was clear to me that this business is not simply about profit. It’s for the love. Daniel is a strong advocate of permaculture living and his passion is undeniable. Out of passion, success has followed, which is why the finca is thriving and the new organic vegetable subscription boxes are too.

Meeting Aaron Moffatt, the founder of Collective Real Estate Agency in Marbella, was refreshing. He embodies everything an entrepreneur should with evident drive and tenacity, but what really stood out was how he’s built such a strong reputation in a short space of time, in an extremely competitive space.
I wanted to know more. What was Aaron’s secret sauce? What has helped him compete with industry giants and not only attract new superprime real estate clients but keep them coming back again and again? And, what did he really think about the Marbella real estate industry?
As I got to know Aaron over a ‘café con leche’ in one of Nueva Andalucia’s most scenic cafes, I could see that he really loves what he does; “The satisfaction and rush I get from a positive process and client feedback is indescribable” he told me.
For Aaron, real estate is not just about transactions; it’s about being part of a significant chapter in his clients’ lives. “Buying and selling is one of the most stressful and life-changing processes we go through, so seeing clients happy with the advice and service you give, I don’t honestly believe there is a better feeling within any profession,” he added.
Aaron explained that his ethos is all about the long-term gain and delivering genuine client happiness. “Reputation can only grow from interactions with clients, collaborative agents, and results obtained,” he noted. His focus on building long-term relationships, rather than chasing short-term gains, has earned him a solid reputation and numerous referrals.
Aaron emphasized to me his unique selling proposition: his specialization in prime and luxury real estate and his expert knowledge in this specific area. He is not a “jack of all trades,” and this distinction has propelled him rapidly in the crowded market. He explained that the depth and detail he offers his clients are what set him apart. In Marbella, you don’t need to be licensed to practice real estate and standards really vary. Aaron admitted that many agencies in Marbella did not deliver on all those crucial aspects needed for success. In fact, he acknowledged that some really do leave a lot to be desired when it comes to professionalism!
As we continued our chat, I wanted to know more about Aaron’s journey. His route here was not entirely typical, with over a decade of experience in highpressure corporate financial services and nearly two decades in sales. But that previous experience has clearly given him a different slant on what good service and professionalism should look like.
According to Aaron, one of the biggest challenges in developing a brand from scratch was overcoming the preconceived notion that larger, wellknown companies offer better service.
“The biggest challenge I feel is overcoming the preconceived ideas that the larger companies, be it on size or be it the corporate worldwide names, offer a better
service and result than a lesser-known name,” he admitted.

Real estate open houses are often depicted with glitz and glamour on reality TV shows like “Selling Sunset,” but what is their true efficacy in today’s market? In a post pandemic world, where sustainability and connecting people through technology is becoming more and more important, can we still justify the champagne fuelled launches of every villa on the market? And, do real estate agents find these events useful?

An open house is an event where a property for sale is open for viewing by potential buyers and agents on a guest list, without the need for an appointment. This trend is prevalent in the USA and also common in Marbella. More and more, we are seeing some fantastic and memorable open houses in the industry, with no expense spared.
is Happening in the Marbella “Open House” Scene?
The panel told us that open houses can range from the simple to the other worldly: With more and more creative ideas to capture the attention (and the Instagram feeds) of those who attend. Recently there was a masquerade ball style event, and there have been white parties amongst other themes too. Exclusive DJs and private chefs are hired, as are the best staging companies to set the scene.
The idea is clearly to create a buzz, but does it always work?
Aaron Moffatt, founder of super prime agency Collective Real Estate thinks not - he advised that while he has created his own successful open houses for his exclusive properties, he doesn’t see it as an essential part of the property’s marketing budget.
Which leads us on to our next question: Are open houses relevant in 2024?
For the reasons given above, Aaron advocates for a more exclusive format of open house, dubbed “private opens,” which prioritize meaningful connections over large crowds. He finds this extremely useful, and believes it keeps the open house to a select few, and you can give each attendee more attention and a better experience.
Emile Issa from Strand Properties echoes this sentiment, suggesting that smaller, curated gatherings offer better returns on investment. He emphasizes the importance of maintaining exclusivity and purpose in open house events.
“Many people seem to attend the open house for the social occasion and not even take a tour. You have to be very careful about who you invite.”

Tracie from Marbella Dream Living suggests that while there is still a place for large, extravagant open houses, careful selection is key. She finds value in attending open houses for new developments but emphasizes the need for discernment.
“We are extremely selective about which open houses we attend. We could go to 3 a week in Marbella, but I tend to get the most value from the open houses for new developments rather than resales.”
Emile also acknowledged that real estate companies are pushing boundaries even further to create ambassadors from their open houses. Some of the new formats he’s seen include light classical music recitals / opera and Spanish guitar, wine tastings and even art and photographic exhibitions.
Therese Rosenberg, star of the reality show “Goodbye Deutschland,” brings a unique perspective to the discussion. She is used to having camera crews follow her around as she negotiates and does business in Marbella, but she
highlighted the contrast between the glamour of reality TV and the authenticity demanded in real-life business transactions.
Therese agrees with the panel that selectivity is essential when attending open houses and told us
“It all depends on the property and the guest list, whether an open house is viable or not - don’t believe all the hype!
I personally prefer to visit the private open houses, simply to be able to get information about the property, get the feel for it, so I know what I’m offering to my clients.
Big open house events are more for leisure and to connect with fellow colleagues. And I agree with my colleagues, that New Developments launches and open houses, are important, for the simple reason, that information is provided that you may not find in a brochure.”
The panel acknowledges the trend towards lavish open houses, with extravagant entertainment and themed parties becoming common but Tracie notes that technology will be used more and more, as virtual tours are a key part of the mix.
Lee Fisher Jones, founder of Digital Scanning Group told us
“With a 3D walk-through you will enable everyone at the open house the ability to revisit the property post event. Allow the realtors to understand every aspect of the property to enhance the sales process and keep up with the industries most current technology.”
Aaron suggests that there are opportunities to broaden the accessibility of open houses as he sees potential in open houses that are truly open to the public, a model more common in the US market, but could this work in Marbella? The jury is out.
The future of open houses appears promising with a shift towards more refined gatherings and the integration of technology. “Private opens” and virtual tours are likely to become more prevalent, offering a personalized yet accessible experience for potential buyers.
While open houses may evolve, their essence remains rooted in providing genuine value and meaningful connections in the real estate market.
