SITE COMPOSITION: Please refer to the site composition diagrams on this page.

MINIMUM DWELLING SIZE: The first floor of all two-story Dwellings within the Property shall contain a minimum of 1,800 square feet of air-conditioned space, and a minimum of 2,000 square feet of airconditioned space for all single-story Dwellings served by a central HVAC system or systems.

GARAGES: All Residences must be constructed with a garage (attached or detached) which shall contain at least two (2) standard size parking places that remain usable for parking vehicles. All garage doors shall be kept closed when not in use and must have electric door openers which shall be maintained in a useful condition. Garage entrances for vehicles shall face toward a side or the front of the Lot as specified in the Architectural Review Guidelines. No garage shall be permanently enclosed or converted to a use other than for parking vehicles, for example storage.

DRIVEWAYS: All improved Lots shall have a paved driveway constructed of a material approved by the Declarant as part of the plans and specifications for the Residence.

Architectural DESIGN ELEMENTS ROOF PITCH: Roof pitches for this type of style should be limited to between 4/12 and 8/12. Extreme roof pitches are not allowed.

FINISHED GUTTERS AND DOWNSPOUTS may be colored in such a way as to act as a design element in a trim color scheme consistent with that of the building.

ROOF MATERIALS: All roofs shall use a material to provide a roof tile appearance. Ceramic tile, clay tile, slate material, etcetera are preferred and color variations of these tiles are acceptable.

WINDOWS: Depending on the architectural premise, windows can either have ornate trim or no trim at all creating a punched-out look from the stucco facade. Most commonly used types of windows include bow windows that are tall, narrow and sometimes arched without grids typically. Round circular windows for accent.

Arched windows and square double casements. If grids are used they are the same color as the frame. Larger windows are sometimes adorned with wrought iron and or flower boxes.

DOORS are the defining features of these architectural styles.

They are typically constructed of heavy timber warm woods that are offset and accented with bright colored stucco walls. They can have either simple or articulated door surrounds that include artisan glass and or blacksmith designed decorative wrought iron grilles. There is no precedent for the use of either single or double doors, the building symmetry and design usually dictates the need.

Entry doors are typically arched and tall. Doors are a critical component to the successful transition from indoor to outdoor living spaces associated with this design style of leisure.

EXTERIOR MATERIALS & COLORS EXTERIOR BUILDING MATERIALS: Use of materials such as wood, stucco, brick, select stone, and shells for their blending quality as typical for the design style is preferred. Manufactured or synthetic facsimiles and composition products of natural materials are acceptable. Vinyl siding is not permitted.

Other exterior design attributes include the use of mosaic tiles, clay or stone medallions, and wrought iron decoration. Features such as the mosaic tiles can add to the transition from interior to exterior living spaces inherent of the architectural style.

Material Details:

Railing and Baluster Details:

RAILING AND BALUSTERS: Staircases and terraces are expected to be adorned with architectural design features such as balustrades of stone or other modern stone-like substances.

The footrail, handrail, and balusters incorporate the balustrades which are often curvilinear and topped with urns, vases, statues, and light fixtures. Typically and historically etched from stone, modern technology has allowed the successful development of products that reproduce the inherent qualities of balustrade systems. These products are approvable with consent of the ARC. Other railing systems associated with the referenced architectural styles of The Shores at Tranquility are wrought iron railing. While this type of railing is not as massive as stone balusters, with the right artisan or blacksmith, this railing can be just as ornate and beautiful as its predecessor. Wrought iron can be used to create decorative grillwork, balcony or terrace railings, stair rails, entry gates, and even brackets. Both of these design elements can be found as influential and complementary features in The Shores at Tranquility.

EXTERIOR palette THE PALETTE provided represents suggested colors to be used within the The Shores at Tranquility community. All exterior colors and materials must be submitted and approved by the Declarant prior to any application to an approved residential design or existing residence. This palette serves as a guideline by which any paint manufacturer can successfully match a desired exterior paint color.

The Shores at Tranquility is not responsible for the manufacturer’s product or the contractor’s application of these desired colors.

landscape guidelines Elevating your landscape from ordinary to extraordinary requires purposeful planning and meticulous design. It's the secret to unlocking not only the visual appeal but also the sheer joy of your home's surroundings. Trust in the expertise of a landscape professional to turn your outdoor space into a masterpiece, where every detail is thoughtfully crafted for your ultimate enjoyment.

USE: Think of your ‘landscape’ as more than “plantings” – and you will be rewarded with outdoor living spaces that you use and enjoy for years to come. Walkways, patios and decks should be considered on the front end of the design process. Remember – form follows function.

ARCHITECTURE: Consider the landscape of your home as you would the frame and matting of a painting. Landscape elements and even form of bed lines & plant selections can and should bring out the best in your home’s architecture, emphasizing key elements, softening hard edges, and complementing style.

PERSONAL STYLE: Your landscape should reflect your personal style, making you comfortable in your outdoor living space, and as well as reflecting the style and personality of your family.

DESIGN PRINCIPLES: The core principles and elements of good design apply to landscape. Line, form, shape, pattern, color, texture, balance, proportion, rhythm, movement, repetition, point/emphasis, and unity will all come into play in a quality landscape design. Ask your designer/architect where and how these elements and principles will work within your landscape plan.

The following list of plants will be predominantly featured in The Shores at Tranquility community, and will work to create a uniquely definable landscape. In order to create continuity within the neighborhood, it is strongly recommended that each homesite incorporate some of the plants from the list below. This is by no means a comprehensive list of plants deemed to be acceptable for use. We recommend that your landscape plans be developed by a professional, and regular care and maintenance be conducted on your selections as required.

Please note that it is preferred that one (1) Cabbage Palm must be planted in the front yard of all lots which must be a minimum planted height of twelve feet with a minimum clear trunk of four feet. Please refer to the Lot Landscape Requirements ARG Guidelines for specific lot type landscaping requirements.
