DON’T GET STUCK ON STATS I don’t have a lot of time for statistics. I find them pretty meaningless, inaccurate, flawed, and clearly dangerous when people start making decisions around them. I also wanted to say they were skewed but wasn’t sure how to spell it!

highly inaccurate statistic and underhanded way of getting your details so that they can forward them on to a Real Estate Agent and then claim 20% of that Agents Commission in the event of a sale.

Statistics are often used to influence people to act in a certain way and are used as substantiation as to why they should do so. They are what I call “convenient statistics”. You can make anything look “real” if you look at it in a certain way. Let’s take Drunk Driving for example – they say that in 2012, alcohol was a factor in 19% of fatal crashes attended by WA Police. This must mean 81% of total accidents are attributable to drivers who hadn’t been drinking, so…it could be argued that it’s more dangerous to NOT drink when driving. Get my point?

And another thing – please do not believe everything you read in the newspaper when it comes to predictions! – Who do they think they are “predicting” that property prices are going to fall another 10%? A flipping clairvoyant? This makes me really cross, but what makes me even crosser is when everybody out there believes it, and then acts as if it’s already happened, which then makes it happen!

Take some control back people and don’t act like sheep – do the opposite to what everybody else does and you will nearly always be on the right track!

A newspaper is meant to report NEWS – nothing more, nothing less.

So when it comes to Real Estate, there are definitely some things that you should blatantly ignore.

For instance – “Average days on market”. How is that useful for anyone? And who wants to be “average”. Just because some uninformed people place their houses on the market at way too high a price and have them sit there for ages, why should that mean that yours is likely to take longer? So what earthly use is that? None at all.

If your house is priced realistically, presented beautifully and exposed to enough people, there is no reason why it should not sell on Day 1, or at least in the first week – Yes! Even in this market.

If however you get any of these three things wrong the outcome could be very different, very costly, and it could take an eternity to sell.

Which brings me to my next point. Internet sites which offer to price your property from the other side of Australia. Are they serious? Have they absolutely NO IDEA what influences the value of a home? Please do not get sucked into this

So forget what you’re reading, forget what they are predicting, ignore other people’s opinions and make your own decisions – otherwise you are giving over control of your life and prosperity to others.

But if you don’t have confidence in yourself, at least get advice from people who are clearly successful and prosperous themselves.

It is indeed unfortunate that the people who are most willing to offer up the advice are often the ones who shouldn’t be giving it, so be careful who you listen to!
