H

ave you seen one of those ads

checks for huge amounts of money that they made

on real estate? Or maybe an ad of someone living in their dream home or driving their dream car because they invested in real estate? If you haven’t, you must be living under a rock or possibly on a different planet as these are the types of ads that seem to be relevant these days when it comes to getting into the real estate game.

Maybe you

have heard the overuse of terms like mailbox money, passive income, or OPE (other people’s everything which can include money, time, etc.) What you aren’t hearing and what is missing from the entire conversation surrounding

the

world

of

real

estate, which makes many people millionaires and also causes many to go bankrupt, is what it actually takes to become successful in the real estate industry. This is not the world of getting rich quick, although it can tend to appear that way; this is an industry where it can take years to become an overnight success.


Two individuals that really have it dialed in to what it takes are Michael Washburn and Christine Sheffield;

they

have

been

involved in the real estate industry for decades and continue to grow and evolve in order to continually benefit on all this industry has to offer. way to large development deals. You have to have vision when it comes to all of these elements.

When

you are looking at a single family home that needs to be rehabbed, it takes skill to visualize what it can be instead of just seeing what is right in front of you. It also takes a really big vision to become part of a 161 acre planned unit development in North Carolina. Both Michael and Christine have to have an immense vision to be able to take part in such a project; it is not something that just anyone can become part of. It’s no coincidence that even the local paper featured such plans with the project being named Washburn Tract Development. Does that name look familiar to you… because it should! That is real vision at work. In order to scale to bigger deals and operate an actual real estate business, you have to be able to

operate efficiently.

If you can’t

be efficient with your time, you are going to end up spinning your wheels and potentially miss opportunities that are out there. As cliché as it sounds, you have to have the ability to work smarter not harder; although hard work never hurts anyone, but the point is you have to be smart about it. One of the things that Washburn and Sheffield have done to implement this very thing is start the WNCREIA, the local real estate investment association. If you are not in real estate, you most likely have no idea what that is. On the flip side, if you have ever gone to a real estate event, you have most likely heard the advice to start attending your local REIA. Most seasoned investors know that a lot of the attendees aren’t always the most successful or experienced investors…

BUYING A BUSINESS On the other hand, buying a business may look like the grass is much greener because there are people, policies, and procedures already in place.

there are clients already paying the company as well… but then you have to question why do they want to sell? Is it a profitability issue, are the owners aging out of running the business with no secession plan or is the business itself just not a winning idea? If there isn’t some sort of issue, the price of the business for sale most likely isn’t a great deal, which makes it less attractive to purchase. Perhaps the best option to consider is building your own business that is rooted in buying other businesses as Philip Jepson has. Jepson started his career journey very traditionally going to University and getting a degree and practicing as a lawyer for 15 years in the UK with 10 of those years as a partner in the firms he worked in. Most

people would look at that as the picture of success; get a degree, get a job and advance yourself in your field.

BUSINESS OPPORTUNITIES TO LOOK FOR: REAL ESTATE Real Estate has always been an area where there is immense opportunity to be able to make money and build wealth. This is also an area where a potential repeat of 2008 is eminent, where a lot of people who are overpaying are going to get stuck with overvalued properties that they can’t get out of and can’t get their value out of. If people are being very smart, strategic, and cautious, they are going to be set up for success. The market has been appreciating at unprecedented rates; anyone can buy a property, hold it for a short time, and see the value increase right now, which is similar to 2008. However, true investors who understand the business of real estate investing, who are having to negotiate harder than ever before to lock up deals from home owners, who aren’t at risk of foreclosure and aren’t as motivated are really honing in on their skills. It is only a matter of time before the banks say “hey, we want our money,” and put pressure on the government to open up foreclosures. At that point, there will be an influx of inventory, and a lot of opportunities for the people who know what they are doing in the market. Regardless of the time period, you want to be purchasing your real estate assets below market. Real estate investing isn’t for the faint of heart; it takes a lot of work and dedication, but pays off big in the end. Opportunities in this area are abundant right now with people relocating to red states with less restrictions and lower taxes. Commercial real estate has immense opportunity as retail is transitioning to online retail over brick-and-mortar locations, offices are downsizing, and sadly people are going out of business.

Healthcare sectors, both traditional and nontraditional, are booming. This should come as no surprise that the great debate of vax or no vax and who is the most at risk has spawned people to become more aware of their health. As a society, we might be the most aware of our health and what underlying issues we have and options to try and get as healthy as possible than ever before. This is leaving a gap in solving this problem. Medical professionals are more overworked now than ever. The time your doctor or physician’s assistant is actually spending with you is getting shorter and shorter as a result of the increase in patients and the demand being put on the healthcare industry. Opportunities in this area have really expanded in the past year and a half, with many doctors now offering Telehealth appointments opening up a lot of opportunity for medical and healthcare professionals to conduct business differently and potentially reaching more people. As this is opening new ways to see patients, it is also adding to the volume of patients that needs to be seen. There are always going to be positives and negatives when it comes to business growth. That’s part of the excitement to overcome challenges associated with business growth. We are also starting to see more awareness and a shift towards alternative and integrative health options, as many adults are seeking a healthier lifestyle. This is showing up in the simplest form of more individuals trying cryotherapy or infrared therapy, chiropractors, acupuncture, to full blown integrative health practices to work on stress, anxiety, and gut health as root causes of many. There are more IV bars opening, and places for people are starting to flock to paying anywhere from $10,000.00 to $25,000.00 just to get a full health analysis from doctors. Looking at not just your traditional blood work but going much deeper to hormone levels, food sensitivities, to really dive deep into underlying health and inflammation issues to get to peak health optimization. A silver lining to COVID-19 is the awareness people are starting to have in regards to maintaining a healthy lifestyle. If you aren’t currently in the medical field, we’re not suggesting you go back to school to become a doctor; however, this is an area that might make sense to invest, partner, or get involved in an opportunity when it presents itself. ANIMALS In the past 18 months, more people adopted and purchased pets than anytime ever before, and if we know anything about the pet industry, we know people will always spend money on their pets. When everyone was stuck at home during quarantine, it made sense to finally get that pet you had been thinking about, but now what happens? Veterinarians are overwhelmed with new patients, but just like with everything else, there is now opportunity in this area. Mobile veterinarians are starting to emerge, in addition to alternative health options to keep the new family members happy and healthy. Doggie boarding and doggie day cares are becoming more and more popular as a lot of these new family members need more socialization with other friends. Not to mention the number of people who were working remotely and now find themselves splitting their time between the actual office and home office, or have now had to transition back to a full time in office schedule. Also, owners aren’t just looking for any place to board their newest family member; they only want the best and are willing to pay for it. Perhaps one of the newest and most popular pet trends is in the integration of places for people to hang out with the beloved pets. We are now seeing popularity in cat cafes, where you can go hang out with cats and have your morning coffee or a variety of other things. Doggie bars, or dog parks with bars are becoming all the rage. It provides a fun place for the pups to play while the parents can socialize and have fun of their own. It provides both socialization for the pups and parents at the same time. Not only have these places become more and more popular, but there is also an increase in the number of pet-friendly bars and restaurants, as owners are realizing that more and more people want to bring their pets along with them wherever they go. The recommendation is not to run out, drop everything and open the newest doggie pup, or to rush back to school to become a veterinarian. Instead, what are the creative ways you can become involved in this industry, or help those in this industry with your services or products that you already offer?

TRAVEL After a year with limited or absolutely no travel people are itching to go somewhere, anywhere and do just about anything. Restrictions to certain places are still limited based on where you are traveling from, but it isn’t stopping travel. Sadly, certain countries that rely heavily on travel still have not made a full recovery and are still struggling. Meanwhile other places are booming as they have lowered their restrictions and have very open travel. Families are flocking back to theme parks like Disney World; young adults are looking for deals on travel, which are abundant; and individuals with money to spend are looking for luxurious travel options. Travelers are also looking for options outside of the norm when it comes to their vacations. This is opening up not just AirB&B options, but all types of unique opportunities when it comes to traveling and having different experiences. The era of the travel agent has seemed to pass us by, but it might just be back. Not in the most traditional sense that most of us are used to, but more in the vein of someone who can help people find alternatives to booking a hotel and a flight. People who can plan an adventure, find unique places to stay, and things to do on the trip that might be outside of the run-of-the-mill travel plans are appealing to individuals traveling. Another area that doesn’t demand as much travel but is more centered around becoming a tourist in your own town seems to be getting more and more popular. The average person never actually experiences the more touristy things in their own town, or tend to go out and adventure in their own backyard. Ever wonder how wildly successful people accumulate their fortunes? Were they just fortunate to be born into it or was there something they created that appealed to the masses? What traits, abilities or assets do they possess that set them apart from everyone else? Steve Ek grew up living in a lower-income household. He didn’t have much as a young boy and was used to his family having less than most. He recounts stories seeing his father swap the license plates from one beat-up car to another, whichever one was running at the time. They never had a new car in the driveway and they didn’t live the “Norman Rockwell painting life.” As Steve entered into his adolescence, school became harder and his learning disability became more evident. He struggled with grammar and reading and writing. Unfortunately, as many young adults do, Steve also began using drugs and alcohol recreationally to deal with the hardships. As a result of all of these things, he just knew that his successes would be short-lived and apparently his own father agreed, oftentimes calling him “Skid Row.” So, what sets Steve Ek apart from the millions of others that have experienced similar childhoods? What products or services could he offer to others that would create a name, a brand and an image that breathes hard work and a tenacity that is more creative and driven than most? In his own words, “being poor and having nothing created a fear of also losing nothing” and gave him the confidence he would need to set himself apart from all the rest. Steve talks briefly about the first three jobs that he landed as a young man and how each of these occupations taught him valuable lessons that he would later use to create his own success story. The first was at a towel factory making $3.25 an hour. Hardly minimum wage at the time. His everyday tasks were mundane and included very literally folding, taping and packing boxes to be filled with towels and sent out to vendors. It didn’t take long for Steve to realize that he was worthy of so much more. This couldn’t be all that his life or future would amount to. Despite the advice of his father, he quit this job in hopes that he could put his passions

towards something bigger, brighter. He knew that if he didn’t take charge and make different decisions, that he may very well end up disappointed in the end. The second job that he took on was at a fuel station pumping gas. The man that ran this service station was a hard-working, Hungarian immigrant who was tough as nails. He gave Steve the discipline that he had always needed and even paid for him to attend night school to further his knowledge on vehicles. Over the four years that Steve spent there he went from pumping fuel to becoming one of the lead mechanics in the garage. He learned generosity, ethics, discipline and focus- all things that he uses every day in his own business dealings. After this chapter of Steve’s life came to an abrupt end with the retirement of the shop’s owner, he took his knowledge to yet another fuel/service center. Finally, an interest and career path that seemed to have had a lasting impression. The pay was great, Steve possessed the knowledge and experience to create and complete deals, what could go wrong for this seemingly perfect opportunity? Unfortunately, this venture was short-lived but provided valuable tips and tricks for Steve to one day open a business of his very own. He refused to allow all of the set-backs that he had faced thus far to keep him from taking a chance. The unique part about this story though is who Steve Ek really is, to the core. He began using these potential set-backs as avenues to success. He was determined to be different, to be better, to not only be competitive but to be creative. He developed a laser focus and a keen sense of observance to others and their achievements. Everywhere he went he decided that he would evaluate people and how they act and react to each other. Before and after visiting businesses, he began researching said company’s successes, failures and even times when they seemed to plateau. All of this in hopes that he would gain the knowledge necessary to become more successful than he could’ve ever dreamed of being.

After renting a space for a year, Ek Automotive opened its doors on October 1, 1991. Steve Ek had finally made it! Medicine has always been in a very unique dichotomy where people want solutions, change, and answers, but yet are reluctant to trust new technology or something outside what is traditional. We want advancement, but there is often reluctance to accept advancement if it doesn’t come from a big pharma company. So what is, and where do we find, the balance in this ever-changing and evolving industry?

Michael Jordan (and no, not the basketball player) is a very passionate doctor who is looking for the best possible treatments and care for his patients, which has always been his goal. Dr. Jordan is someone who has always strived to be on the cutting edge of treatment and care, and a major part of that is studying, working with, and developing the most cutting-edge technology with the patient in mind.

The medical industry has been making big shifts and changes for a long time; the priority has become volume instead of quality of care. More and more doctors are coming out of school with a focus on seeing as many patients as quickly as possible. We have all experienced sitting in a waiting room at any variety of doctors’ offices, and those waits just seem to get longer and longer. Technology is being integrated in appointment settings online, calling ahead to emergency rooms to get on the waitlist, but where is the advancement in care? More often than not, a patient is given the option of expensive drugs, highly invasive surgery, or others that make the doctor or hospital money while breaking the bank of the patient.

Extracorporeal Magnetic Innervation or more commonly referred to as EXMI Technology is used for the strengthening of the pelvic muscles. Weakening of the pelvic muscles contributes to a variety of common issues that many people face as they age. In almost anyone, it’s very common, as you age, to experience a weakening of muscles across the body. When it comes to technology and medicine, most people expect a new drug to make a splash on the market, or a new invasive procedure. So why do people tend to throw more skepticism at a non-invasive option? Often when things are new, people cast doubt on them because it’s something different, it’s an alternative, and people aren’t always ready to accept something that is new even when it can be something that is better. The problem with many medications and pills is that they don’t really solve the route problem or cause, but instead they work to only tame the symptoms. Then the symptoms go away or are dulled to a minimum, but do the side effects from the medication make it worth it? Here is typically how things work; you go to the doctor and they ask you what is wrong. Once you run through your list they give you some medications to fix it. Oftentimes, the doctors don’t actually spend the time to go all the way to pinpoint what the issue is and fix it. Start using first-party data or use new tools and resources to achieve personalization and consumer targeting without breaking that privacy wall. Things like tools from your CRM, surveys, quizzes, and interactive content will start carrying a bigger weight. So even though it’s not urgent, you shouldn’t wait until the 11th hour to start implementing that change.

SELL ON SOCIAL MEDIA In 2022, we could see the launch of an actual e-commerce integration on sites like Facebook, Instagram, or Pinterest (yes, we are screaming with joy inside). As it says in Both Sides Now, Joni Mitchel sings, “So, many things I would have done, But clouds got in my way.”’ So, what should we do when clouds get in the way of us achieving our most important goals? Barnard has a simple answer. We should follow the advice Joni Mitchel sings. Just ‘look at clouds from both sides.’ It is a little more complicated than that, but by looking at the dark clouds systematically and objectively, we can take a different approach. Research has shown that if we do not resolve dark clouds, they can cause someone to feel unmotivated and depressed. If those feelings linger for too long, it can trigger further thoughts of self-harm, or potentially place blame on others for those thoughts. Barnard turned his curiosity into a life goal and mission. For the past thirty years, he has been developing simple methods and apps, such as the Harmony Decision Maker. Something that can help people discover and overcome the limiting assumptions or beliefs that block us from evaporating our dark clouds and realizing our full potential. ‘It’s not useful to think about assumptions or beliefs as right or wrong. It’s more useful to think of them as helpful or harmful. Get rid of the harmful ones and keep the helpful ones’, explains Barnard. ``There is no such thing as ‘best,’ only ‘better,’ so rather than aiming to develop ‘best practice’ just develop ‘better practice.” In 2007, Barnard realized his insights needed further testing. While completing his award-winning research for his Ph.D., Barnard made several important discoveries as to why good people make and often respect bad decisions. ‘Good people make and often repeat bad decisions for very good reasons,’ says Barnard. ‘It’s our exaggerated fears that cause us to resist making good changes and exaggerated frustrations or expectations that cause us to over-react and make bad changes’

Like many entrepreneurs, Barnard turned his goal into a successful business. In 2009, Barnard co-founded Goldratt Research Labs (GRL) with his mentor, Dr. Eli Goldratt. Goldratt is the bestselling author of books such as The Goal and the creator of the Theory of Constraints. The Theory of Constraints is an overall framework for helping organizations and individuals to determine what change, and how to cause secure and stable change. What was the goal of the GRL? To develop decision support methods and apps to help you make better and faster decisions when it matters. CONTENT IS KING Have you ever heard that statement before? It’s a fairly common statement that has been used over the years, but applies at any time period. In fact, it’s the form of the content that will adapt as the form in which people consume content changes. The phrase “content is king” has debatable origins as far as who said it first and what it was in relation to; however, most notably Bill Gates included the phrase in an essay in 1996. This wasn’t the first use, but with the documentation that the internet provides, this is indisputable that it was used at this point. Gates focused on this concept focusing in on the future of the internet and the great demand for content. Content isn’t just written articles like you would expect in a newspaper; content is information and experiences that are directed toward an end user or audience. It can come in the form of documents, photos, videos and many more. In 2021 we are in a time and space where people are becoming millionaires through content creation on things like Instagram, TikTok, and OnlyFans. Not just people, some of them are teenagers making money that some adults will never accumulate in their lifetime. So if that doesn’t give some perspective on the value of content and content generation, I don’t know what will.

In 2020, we saw many people getting laid off and having to look for other ways to earn income. From 2019 to January 2021, OnlyFans went from 70,000 content creators on the platform to 1,000,000. Where is everyone working? Well, those numbers would indicate people are looking to become content creators. The suggestion is not to go start an OnlyFans account but to demonstrate that people are making content. TikTok has seen user growth increase exponentially as a result of the pandemic and this includes users of all ages with all kinds of content. The internet goes through cycles and the places that content creations are focused have changed over time. From bloggers, to YouTube creators, gamers using twitch, or now even the emergence of Clubhouse. All forms of content that people consume.

NOW WHERE IS THE GAP IN THE CONTENT CREATION GAME? MONETIZATION!

Right now, with a lot of content creation being driven on social media it’s hard to monetize; unless people are paying you to post, it can be a challenge to make money off the consumers of your content. YouTube will pay you on ads run in your content, but you have no control and have to get so many views; it can take you a long time to get there. This is why people are flocking to OnlyFans and Patreon. People have to pay you for your content, but users have to drive people from their other channels to those channels. OnlyFans has become known for its adult content so other creators who aren’t providing that type of content are reluctant to use the platform. As they try to shift, will they be successful?
