Welcome to Brunswick County! If you haven’t figured it out already, this section of the North Carolina’s southern coast is a fantastic place to live, work and play. Some of the area’s advantages include the availability of outdoor activities, easy access to unique islands, beaches and natural areas, and a mild climate in which to enjoy them all. When I arrived in Brunswick County more than 10 years ago, the growth in this area was in its infancy. Fast forward a decade and this is one of hottest relocation areas in the country. One thing you’ll learn when reading the homeowner showcases in this publication is that many of the area’s new residents are folks who got sick and tired of Northern winters and were drawn to the warm weather, laidback lifestyle and well-planned developments of coastal North Carolina. I can’t say I blame them! This is our first issue of Brunswick New Homes & Real Estate. In previous years, we had two separate editions of this guide, one for North Brunswick and one for South Brunswick. This year we decided to combine the two and supplement it into sections of the county for you. We have worked hard over the last several months compiling statistics, writing stories, plotting subdivisions and taking photos with the intention of providing useful information for future homebuyers in Brunswick County. I hope you like what you read, and I welcome any feedback regarding this publication. HOW DID 2017 COMPARE TO 2016? At the end of May 2018, the Wilmington-Cape Fear Home Builders Association and the Cape Fear REALTORS® released the 2017 Cape Fear Area Housing Economic Climate Report. This marks the third year that both associations have worked collaboratively to bring such an invaluable report of data and information together for our collective memberships. Key Facts & Figures From a national perspective, we saw a total of 817,319 permits, which is 9% higher than what we saw in 2016. On a statewide perspective, North Carolina saw a total of 46,850 permits, which is 9% higher than what we saw in 2016. Looking locally, in Brunswick County a total number of 2,491 permits were issued in 2017. These numbers represented a 25% increase from 2016. This was expected as Brunswick County is still seeing a tremendous amount of investment and growth within the county, and the overall market has expanded greatly. In New Hanover County 1,909 permits were issued in 2017. These numbers represented a 10% increase from 2016. These trends were expected as we are seeing more and more infill development projects and smaller developments come out of the ground. At the same time, 2017 marked the first full YTD where construction numbers were captured in Riverlights™. In Pender County, 499 permits were issued in 2017. These numbers represented a 5% decrease from 2016. This slight downward trend was expected as in 2016 and early 2017 much of the supply side of buildable lots transitioned over to housing starts. As we moved into the latter part of 2017 and early 2018, we are seeing many of the developments that were working through the permitting stage now beginning to break ground. Over the course of the fall, we should see some of the inventory pressures ease. One new item that we put together to highlight this year was “Heat Maps” for each county that show the overall construction activity represented in a geographical format for each county. On page 23 and 24 of the report, you can view these maps and get a true sense of where most

of the construction activity is happening. The major key within many of these concentration areas is the availability of water and sewer, and location to services, as it is the consistent driving factor for development. Key Take-Away From the Homebuilder’s perspective in 2018, we will see the Wilmington area experiencing modest gains for single-family construction. We will see the markets continue to expand outward along with water and sewer infrastructure projects. We are also seeing stronger wage growth, which in return is good for consumer spending and housing demand. However, at the same time, we will continue to see some of the same constraints carry over from 2017 such as supply-side bottlenecks in the form of labor and rising building material prices. For example, tariff increases on Canadian softwood lumber have been enough to drive up the price of an average new single-family home by more than $6,000 and the market value of an average new multifamily housing unit increase by roughly $2,400. Preserving the affordability of housing is our top priority, but with labor gaps and regulatory overreach at all levels, housing must consistently be on the defensive side. While the overall outlook is positive for housing, these issues will continue to provide challenges for our members in 2018 and more than likely as we enter 2019. WHAT DO YOU SEE FOR THE REST OF 2018? WHAT DO YOUR FORESEE FIVE YEARS FROM NOW? In our industry it is hard to predict what is going to happen in five years – but I think the Key Take Away statement above holds true for a while, particularly as we move into 2019. Below are some things that we believe we still hold true in any economic state. Location, location, location still reigns king when it comes to the local real estate market. When you look at what is selling quickly much of it is due to its location within the area. Sellers who understand their product and their likely buyer, coupled with buyers who understand their own needs and have done their research

are efficiently finding one another. Access to information either through real estate professionals or internet-based applications further support the overall buying process. We have also seen buyers being more patient when entering into the market. We are seeing more and more buyers that have done their homework, know exactly what they want and are willing to wait for that perfect house and perfect location. This may change once prices or interest rates rise. Looking at the purchase decision — buyers really want “convenience.” They want to be in or around easy-to-get-to neighborhood services like restaurants, shopping, movies, or just have convenient access to the places they spend the bulk of their time when they are not at home. Retirees will continue to be the dominant factor in our market, and those buyers will continue to abandon formal spaces while maintaining an open floor plan between the kitchen, living room and more casual eating areas. Today’s buyer is savvy and very critical in terms of a home’s layout and the use of space. They want to get the most out of the price of the home and are looking to utilize every nook and cranny with minimal waste. HOW MANY MEMBERS ARE PART OF YOUR ORGANIZATION? HAS YOUR ORGANIZATION SEEN GROWTH THIS PAST YEAR? The WCFHBA has seen steady growth since the beginning of 2016 and into 2017. In November of last year the HBA hit a major milestone reaching 1,000 members, thus putting us as the second largest HBA in the state. From a YTD 2017 perspective we saw a 13.2% increase in our overall membership, with a retention rate of 84.8%. As with any membership based organization this has somewhat fluctuated as we moved into 2018, but overall we are still seeing a lot of interest in HBA, as I believe we provide a good product and show a positive value to our members. HOW DID 2017 COMPARE TO 2016? Each year since the return of the housing market, Brunswick County is outgrowing any other county at the coast. 2017 continued to see steady growth and moved into the number one spot in the state, outgrowing even Wake County. Thus far, 2018 has shown no signs of slowing down, If I had to predict, we may even see Brunswick County pass the 1,000 mark of new permits pulled for the year. WHAT DO YOU FORESEE FOR THE REST OF 2018? FIVE YEARS FROM NOW? Looking ahead for the next five years is not an easy task. I personally would like to see a steadier pace in lieu of the massive growth of the last three years. My biggest concern is the current cost of materials. Materials cost always moves up in the spring and usually at a 3 to 4% range. This year alone we have seen concrete go up by $12.00 per yard, all other materials 5 to 8% and just last month the were a few other mid-year price hikes. This coupled with a major skilled labor shortage in the county could within the next 24 months bring us to a big market crash. All smart builders should be planning for the next downturn. HOW MANY MEMBERS ARE IN YOUR ASSOCIATION? HAVE YOU SEEN GROWTH? We are at 311 members now, and yes we continue to grow in membership each year.

This is an increase of 291 since 2017. In August we will have another New Member Reception and bring more REALTORS®. Since 2007 we have experienced a 4.3% rise in membership.

HOW DID 2018 COMPARE TO 2017? 2017 was a great year for existing home sales and new construction sales. Recent numbers show that from May 2017 to May 2018, 596 more homes were sold, the average days on market dropped from 46 to 36 and the price per square foot increased from $144 to $152. The average sales price of a single-family home in 2018 is $314,593, compared to $296,420 in 2017. Multi-family/townhomes also saw an increase. In May 2018 there were 2,310 sold as compared to 2,014 in 2017. Average sales price in 2018 is $229,656 as compared to 2017’s price of

$216,304. These statistics show a continued robust market. WHAT DO YOU FORESEE IN 2018? WHAT DO YOU FORESEE FIVE YEARS FROM NOW? We are projecting continued growth in southeastern North Carolina. In May 2018 596 more singl- family homes were sold than May 2017. Our local growth will place pressure on our building industry as the need for homes increase. This will also place an increased demand on water, sewer, roads and bridges. We

WHAT KIND OF EVENTS DO YOU HAVE PLANNED FOR 2018? We held our annual Realtor Action Day in April. We had more than 350 Realtors involved in community projects throughout the area. Our members believe strongly in giving back to their community. We hosted the Annual Economic Report, written and presented by Dr. Woody Hall in May. In October we will host our annual Pork & Politics in which elected officials will be available for the public to ask questions while enjoying a great meal.

HOW DID 2017 COMPARE TO 2016? We’ve been on a rocket ship that launched in the end of 2015. As with shuttle launches, the initial take-off is a bit slow as the engines have to propel the vessel up, up and away. This launch cycle was 2016. It was a great year in moving forward and seeing our market rebound after many years of slow sales and low consumer confidence. Many of the distressed properties had been sold prior to 2016, so it was the first year we were able to see some traditional sales (ones between an individual/couple looking to buy and an individual/couple selling) start to materialize and allow the market to strengthen. Last year, 2017, was the year we really were able to see the fruits of this turn and noticed days on market decrease, home sales prices start to inch up and inventory begin to deplete. We entered the stratosphere and are continuing on a nice, steady, upward trajectory.

WHAT DO YOU SEE HAPPENING IN 2018? WHAT DO YOU FORESEE FIVE YEARS FROM NOW? This year has been incredible through the first half of the year. The same path of market stability and growth has continued from 2017. The tides are turning from a buyer’s market (one where prices are kept low due to an oversupply of inventory) to a seller’s market (one where inventory is low and home sellers can capitalize on values increasing). We have seen a few disruptors enter the buying and selling process but they have largely not affected the real estate market. One of these has been an increase in mortgage rates. For many years we experienced home loan rates in the low 3 percent range, while this year the Fed has inched rates up to the mid 4 percent to high 4 percent level. This is still historically low for mortgage interest rates and has actually,


instead of deterring buyers from investing, been a bit of a motivator to lock in before they go higher. Over the next few years I imagine interest rates will continue to rise, and we may see 6% sooner than we hope. Another potential disruptor was the tax reform. The REALTOR® Party did a great job combating the initial bill presented, and we fought to maintain many programs that homeowners find extremely beneficial. Some of the most notable wins for homeowners are the continuance of the Mortgage Interest Deduction, Property Tax Deduction and Capital Gains Exemption plans. In studying the market, the trends and the growth of the economy, I foresee 2018 to end stronger than it began and feel that we have at least a few more years, possibly (fingers crossed) five years of growth ahead. HOW MANY MEMBERS ARE PART OF YOUR ORGANIZATION? HAS YOUR ORGANIZATION SEEN GROWTH THIS PAST YEAR? The first half of my term as president of Brunswick County Association of REALTORS ® has truly been wonderful! The staff we have is truly amazing and stimulates our continued growth, excellence and professionalism in the industry. Also, the board of directors, committee members, task force appointees and volunteers for the association are all driven to help our association grow and provide the greatest benefit and support to the members. It’s fulfilling to see all work together as a collective whole. We currently have 986 REALTOR® members and 116 affiliate members in our organization. We are quickly approaching the 1,000 REALTOR® member mark, which would be a first since December of 2008! Over the last few years we have seen more engagement, growth, personal and professional education from the members, affiliates, staff and all involved. We always encourage REALTORS ® to get involved and welcome all the help, ideas and cooperation from anyone willing to volunteer. We also encourage any local businesses that support any facet of home ownership to get involved in our affiliate committee and work with us to help benefit the residents and homeowners of Brunswick County. WHAT ARE THE BENEFITS OF BEING A PART OF YOUR ORGANIZATION? The Brunswick County Association of REALTORS ® is a member-driven organization. Where did you live before relocating to southeastern North Carolina? We resided in Dayton, Ohio, for 35 years. Why did you move to southeastern North Carolina? Our daughter and grandson live in the area. Plus we love the weather and the North Carolina beaches and this is the perfect place to retire. We also like that we are away from busy areas yet close to many great towns and attractions. Wilmington and Charleston are great places to visit nearby. What community did you decide to move to and why? We had a home built in Sunset Ridge in Ocean Isle Beach. We love that all the yard work is taken care of for us and that we are very close to Sunset Beach, Ocean Isle Beach, Calabash and Myrtle Beach. Everything is so close to our neighborhood,

Where did you live before relocating to southeastern North Carolina? We previously lived in New Hampshire in the Dartmouth region. Beautiful spring, summer and fall but long cold winters! Why did you move to southeastern North Carolina? The weather. We were focused on the Carolinas and really liked Wilmington, so focused on this area. The longer golf season was very appealing. What community did you decide to move to and why? We moved to The Bluffs on the Cape Fear. It was convenient to Wilmington and close to several great golf courses. The location of our house is on a small lake, and we enjoy watching folks fishing and walking. The amenities are just right for our needs and interests. I-140 makes everything very convenient. Everyone is extremely friendly and even the gate house personnel know us by name. How long have you lived here? We moved in on March 28, 2018. Who built your home and why did you decide to build with them? Bill Clark Homes built our house. It is called the Hudson model. It was built as a model home so was move-in ready. We liked the layout of the house and the location of the house in this community. What’s your favorite thing about southeastern North Carolina? The neighbors at The Bluffs have been great and very inviting. The entire atmosphere is very laid-back and casual. Also, the overall climate is much more conducive to outdoor activities.

Where did you live before relocating to southeastern North Carolina? Southern New Jersey, just outside of Philadelphia. Why did you move to southeastern North Carolina? We had a number of friends who relocated to North Carolina and loved it. Our daughter went to Elon University so through the many trips down here, we also came to love the state. Being closer to family in such a great area was the ultimate pull. Our daughter now lives in Charlotte. We always liked North Carolina and knew it was in our future. Where to go was the question. As we explored the state, Wilmington received rave reviews from everyone we talked with. So we came to see, and the rest is history! What community did you decide to move to and why? We looked at many communities and each one provided insight and helped us learn what was important to us. Compass Pointe provided everything we were seeking and we haven’t been disappointed.

How long have you lived here? Eighteen months and it has flown by! Who built your home and why did you decide to build with them? Logan Homes. As soon as we walked into the model, my husband said, “This will be our home.” I needed to keep looking and yet we kept coming back to this model. We entertain frequently and wanted a home that would feel warm and welcoming. Logan had the right model, and we could customize to what was important to us and they had the right team in place to deliver a great house. Special kudos to our Logan designer, Erin and the rest of the Logan team, for helping us create the home we wanted. What’s your favorite thing about southeastern North Carolina? We love the friendliness and the strong sense of community within Compass Pointe. It’s evident and obvious. We love the culture of Wilmington, the pride of being in such a great area and being part of an academic community.

Where did you live before relocating to southeastern North Carolina? We lived in Okemos, Michigan, for eight years and then Cordova, Tennessee, for ten years before relocating to North Carolina. Why did you move to southeastern North Carolina? I’m (Renée) originally from Smithfield, North Carolina. I lived there my entire life until July 1997 when we moved to Michigan. Both Bill and I have family living in Smithfield, Clayton, Raleigh, Fuquay-Varina, Greensboro, etc. I retired in 2014 and Bill joined me in retirement in 2016. What community did you decide to move toand why? We moved to Brunswick Forest in Park Landing 2. How long have you lived here? We relocated back in May 2016. We came to visit our friends Barbara and Obataiye Akinwole, who live in Park Landing One. We stopped by for a visit on our way back from Myrtle Beach to see their new house and to have lunch. Before lunch we saw five properties that same day in August. We then flew back here from Cordova in September, October, December, January and February, when we closed on our house. What’s your favorite thing about southeastern North Carolina? For me it was great returning to my home state after living away for the last 20 years. When we lived in Michigan and in Tennessee we had to fly everywhere. Now that I’m back home I can get in the car and drive home in an hour and a half. Both Bill and I could have stayed in Cordova in that we had a great and beautiful home, but he suggested we look at North Carolina because it meant so much to me.

Where did you live before relocating to southeastern North Carolina? We are both Marylanders who spent our childhoods moving from state to state and country to country with our parents. After our children were born we vowed not to move again until college time. In 2000 Dennis retired (the first time!) and we moved to the Pinehurst, North Carolina, area. Our children went to N.C. State and UNCW. Why did you move to southeastern North Carolina? Mainly to be near our daughter and her family. She fell in love with Wilmington when at UNCW and never returned home. We were really ready to move to an area near a medium-sized city with an airport. Also, being close to the beach is a perk. What community did you decide to move to and why? Cape Fear National in Brunswick Forest. We looked from New Bern to Calabash to Wallace but nothing else really appealed to us. We had even looked at Brunswick Forest early in the process. When we revisited in 2016 we just knew it was home. Cape Fear National is a great neighborhood with warm, friendly people. How long have you lived here? For about 10 months. Who built your home and why did you decide to build with them? Legacy Homes by Bill Clark. There were several factors that lead us to Legacy, foremost being they had some great house plans. We interviewed with several builders and looked at many, many homes but we kept coming back to Legacy’s Adelaide. Once we saw the butler’s pantry we were sold. What’s your favorite thing about southeastern North Carolina? We can’t pick one thing, there are just too many great ones. The weather, beach, activities, golf and lifestyle are all factors that make an area great.

Where did you live before relocating to southeastern North Carolina? We lived along the southern coast of California in San Juan Capistrano. Many have heard of San Juan Capistrano because the swallows return to the mission there every year. While the swallows return, we don’t have those same plans. Why did you move to southeastern North Carolina? We first learned about Southport from Coastal Living magazine’s article on Southport winning the title of the 2015 Happiest Seaside Town. We were intrigued, and after some internet searching we also discovered St. James Plantation. We like to say we moved from the left coast to the RIGHT coast! We love being near water and southeastern North Carolina has a lot: the ocean, the Intracoastal Waterway, the Cape Fear Rriver and even a pond behind our house! We wanted to live where the pace was a bit slower. It was love at first sight when we stayed in the charming Bell-Clemmons House, a Southport B&B, and explored the area. As new retirees, we were looking for less expensive housing, but did not want to sacrifice the nice weather and coastal living. Recently, a California group was formed in St. James. At a get together, we were surprised to learn that there are so many of us.

What community did you decide to move to and why? We thought St. James Plantation would be the perfect active community to live in and make new friends. With our beach club, we have easy access to the ocean just minutes away. We bought a Cottage Lakes home in a new area of St. James. We were lucky enough to find a new home just waiting for us to move in. It all came together so easily that we feel that we are meant to be here. How long have you lived here? Two years this June with our dog Hobo. Who built your home and why did you decide to build with them? Logan Homes. We bought a spec house that was ready and perfect for us. Coming from California, we were happy not to build and have to rent during that process. What’s your favorite thing about southeastern North Carolina? That’s a hard question as we have a lot of favorites! We feel like we live in a resort. Southport is so charming, and Wilmington has so much to offer, too. This area is chock full of history, and we enjoy exploring and learning. Cape Fear River ship watching is a new hobby. Also, NO EARTHQUAKES!
