Buildings & Burgers An eye for real estate finds a passion for environmental concern igniting an exciting new project: Paradise Farms. Shane Baghai is a successful builder of luxurious homes and condominiums in the GTA; he has decided to expand his legacy to a greener way of dining by focusing on sustainable farming and ethically raised cattle. The operations at Paradise Farms are vertically integrated from Farm to Table.

In the 1970’s, Baghai ratified the housing market with affordable townhouses and condominiums. Then, the recession of the early 1990’s forced residences to downsize. Families swapped larger homes for more manageable properties. Baghai jumped on this opportunity by effectively observing the concerns of his clientele. He began building high-quality, smaller-sized homes; his secret was optimizing on every square inch. Through his innovative thinking, Baghai bred contemporary ideas catering to this growing market over the next few decades. Baghai was particularly interested in building in northern Toronto due to the fortuity of redevelopment. The post-war homes provided availability of land, which led to intensification. Underutilized land, the contingency of public transportation and an optimal location were deciding factors that intrigued Baghai and warranted the operations. Even today, Baghai explains that the key to profitable home development is proper planning and appropriate design. Baghai is a noted pioneer for renewable energy and conservation. He insists on installing solar panels in his buildings; as well as, encourages trades to use recyclable and reusable materials.

His passion to foster an environmentally conscious community has probed an expansive interest to food. Baghai sanctions to be an avid environmentally conscious example; therefore, Paradise Farms Bistro and Boutiques came to fruition: “The food we eat does not have to be genetically modified, be overstimulated with artificial hormones or pumped with anti-biotics” he says. Paradise Farms produces cattle that is hormone-free and raised without the use of antibiotics; also, the beef is GMO-free and halal. Baghai’s vision does not end there. Cutting down on pollution and reducing the population’s carbon footprint are great concerns for him. His philosophy is based on restoring nature rather than profitability. The goal is to produce food that is healthier, to provide more efficient food-ways and in turn, to encourage a healthier environment.

In the near future, expect to see growth with Shane Baghai in real estate living and in enriching the restaurant experience. The expansion of Paradise Farms Bistro and Boutiques will offer natural meats, salads, and a variety of platters to satisfy your healthy and holistic taste bud. Baghai is excited to announce the diffusion of his real estate arm Bridlepath and his forthcoming endeavours - the much anticipated launch of the new Southvale project in Leaside.

What differentiates you from other competitive lawyers?

Accessibility is number one, something most lawyers struggle with. Number two, I’m very approachable. As a lawyer, I have been able to present myself as comforting so clients are able to trust me immediately. We are also competitive in fees, we run a lean ship. We always leave clients with satisfaction and value for what we paid for.

What are the most common real estate law issues your clients come to you with?

With real estate law, the most common issue these days is financing. As the rules are always changing, many cannot get approved in the last minute. However, we work with a close network of mortgage brokers and private lenders that are able to offer a loan commitment to solve such problems.

As managing partner and co-founder of Levy and Zavet, what do you do to ensure that all clients receive the best customer service from all lawyers in the firm? As partner, I am constantly reviewing feedback from clients regardless of whose client it is. I am the go-to person in the firm and having access to all of the infrastructure necessary allows me to ensure excellent customer care to all clients.

How do you utilize your extensive knowledge of real estate and many years of experience to overcome challenges in the business?

My expertise in real estate law allows me to grasp a sound understanding of the industry. Most challenges in real estate having nothing to do with law, but rather practicality and logistics. Through the transaction process, there is always opportunities for challenges to spark which could potentially be detrimental to the sale. I plan for these problems, thus I am ready with a plausible solution. The secret is to forecast obstacles and be ready to rectify them in a judicious manner. I aim to maintain transparent communication with my client and put security in place. In rare cases where this may not be possible, compensation is negotiated for affiliated parties to remain dignified whenever possible.

What initially attracted you to the mortgage business? First, my whole family has been in finance - it has always interested me, even at a young age. Second, when someone comes to me looking to acquire a property, it’s fulfilling to see them achieve that goal.

Your field of work deals with people’s lifestyles, how do you ensure that their mortgage process goes smoothly? Making it a smooth transaction means knowing what the client is looking for. Once I understand what that is, I move forward and get it done. This means identifying each clients’ specific needs and wants, then using my resources to qualify them individually. I’m happy to see my clients take advantage of the relationships I’ve put together over the past decade that allow the mortgage process to be as smooth as possible.

There are many different mortgage brokers that offer competitive rates and services. How do you differentiate yourself from others? Many brokers offer the same products and rates but expertise

www.mortgagearchitects.ca and professionalism is what differentiates us from others. Although interest rates are a big deciding factor for many homeowners, the care you receive from a mortgage broker is just as important. My own personal connections with lenders have been able to sail me through a tough, competitive industry. I’m blessed to be connected with the right people to make things happen.

LET'S TALK ABOUT YOUR FUTURE Now that you are ready to buy, renovate or invest, we can make it happen with our expert Mortgage Brokers, smart solutions and helpful advice. Let’s talk about your future today.

HEALTH STARTS IN THE KITCHEN : Christine Knight

I am a mom of three beautiful, intelligent and active children. These three bundles of energy are my rays of sunshine. As you can imagine, I want them to be happy and healthy. But one day, I thought to myself, why just them? If I don’t want my child to eat it, then I shouldn’t consume it either. So, I began examining nutrition - reading ingredients and keeping a journal. As I walked the aisles of brightly coloured packaging with bolded brands calling me to try this “New and Improved” granola bar and “healthy” twelve-grain bread, I realized that our food is stripped of nutrition; many of our meats are loaded with antibiotics and our grains are over-processed. A few years ago, a dear friend introduced me to this incredible nutritional system. It was time to make a lifestyle change. It was time to focus on me and regain my energy so that I could play with my kids. Now, at 40, I am a fitness model. By eating well-balanced meals, I have mastered the prevention of muscle loss and the kick-start of metabolism. By making a few small changes to my lifestyle, my energy is restored. I am able to enjoy spending time with my family. With this nutritional system, I glow - and now, you could too! Tip 1: Fit bodies are made in the kitchen and defined in the gym. Tip 2: Eat protein at each meal. Test your protein powder to see how much of it is absorbed into your muscles. Try this: In a small bowl, pour equal parts water and vinegar. Drop in a spoonful of protein powder. See how much dissolves. Quality protein powder will dissolve completely into the liquid. The parts that remain thick and lumpy will not be absorbed in your body. Tip 3: Invest in nutrition. Read labels and if you cannot pronounce ingredients, do you really want them in your body? GENERAL CONTRACTING | LANDSCAPE CONSTRUCTION | PROPERTY MAINTENANCE

TERRASTONE

Tell me a bit about the work you do. For residential, I mostly focus work on hardscapes. Any work that involves the backyard or front yard is my specialty. This includes pools, restoration, fences, trees, hot tubs, shrubs, garden beds and the like. What are some essentials every home should have in their backyard? Definitely a nice, natural gas fire pit especially during the summer months. Every home has a patio and deck so something extra is always nice. For backyard parties and entertainment, an easy to use natural gas fireplace is hassle free and saves a lot of time for the host as turning off the gas is easier than using matches. What do you offer to clients that is different from other competitive landscapers? I offer quality. Attention to detail especially! People think I’m a little crazy because I like everything to be perfect. Noticing small details and good quality craftsmenship are essential in landscaping. Taking shortcuts may get the job done faster, but not my notion of better. I imagine that this time of year is the busiest for you. How do you ensure that every client is pleased with the service they received? I keep my promises. When I tell them something will be done, it’s done. The deadlines are always met. However, since this is outdoor work, weather can be an issue too. I communicate with my clients to work around weather issues and ensure a job well done.

eal estate is more than just bricks and mortar planted on a clean land of perfectly groomed landscaping; it sprawls out to the quirks and the character. When a young couple opens the front door to find a gorgeous spiral staircase in the foyer and the two of them are already imaging the Saturday mornings, spent in quality time, sipping coffee. Or the recently proclaimed empty-nesters, as they lay eyes on the comfiest reading nook with crown moulding finishes, gazing over the prettiest pond. Sometimes the most motivating urge to purchase a home can only be explained by a feeling. Alon and Amir set a precedent of remarkable quality within the real estate industry, so that your sole worry lays within finding that feeling.

Leading professionalism, transparent communication and exceptional loyalty to their clients and colleagues prove the brothers’ climbing success and prominence. Alon and Amir have a reputation with homeowners and homebuyers in the GTA; they demonstrate an influential advantage in a competitive market. With over thirty years of combined experience, the Mizrahi brothers continue to excel at Bridlepath Progressive Real Estate Brokerage Inc.; they are also involved with land acquisition for prominent home builders, such as Shane Baghai. The Mizrahi brothers develop effective customized marketing strategies with emphasis on timing and market feasibility; they are cognizant to the many variables involved when making the right decision on a purchase or a sale. Alon shares that “these purchasing or selling details can be discussed during a free home evaluation. There are many components to consider - aside from location, size and value – that edict the appropriate time to list

a property. Here at Mizrahi Homes, we opt to sell the experience. Our promise is to perform with excellence during this exciting transition.” The Mizrahi brothers exude a refreshing confidence that is supported by immense knowledge and tactful strategy to execute the appropriate plan. The Mizrahi brothers understand real estate and offer invaluable advice for new homebuyers and home sellers. Alon and Amir know the right questions to ask to gauge enough information before searching for the perfect home that caters to their client’s vision. Amir advises, “first and foremost, the real estate agents must understand the individual’s wants and needs. Then, the real estate agent needs the confidence to hold their hand and walk them through this delicate and emotional time in their life.” The Mizrahi’s have their ears to the ground and fingers on the pulse, thus making them leading experts in market trends. An unprecedented sharpness and acumen are the elements required to perform with excellence.

HOW TO: SPICE UP YOUR COFFEE TABLE By Alyssia Ramos

A coffee table is a staple in every home. It is usually one of the first things guests lay their eyes on upon entering a room. Many people have difficulty decorating a coffee table so that it is expressive of his/her self. Often times, the coffee table is simply a spot to kick your feet up and rest the remote. That is why I have crafted five easy guidelines to transform this mundane piece of furniture and make it pop into a statement of interest that exudes your individual personality. 1. Ground your arrangement with a tray. Adding a tray creates a foundation for your arrangement in an organized fashion. It offers a chic place to put coffee table necessities like remotes, coasters, or matches. Finding the perfect tray is easy when you consider the following things: • What is the style of my home? • What do I want my home to say about me? A tray adds a layer of visual interest to your coffee table and allows you to keep things looking clean and arranged. Are you embracing a Parisian inspired home? Perhaps, opt for a mirrored tray.

Are you adopting a rustic-chic look? Possibly, go for a wooden or woven tray.

Are you working with a lot of neutrals? This may be the perfect opportunity to add that pop of colour. Choose that muted turquoise tray you’ve had your eyes on! 17

vacation. See! You’re embracing the “organic feel” and have a great starting point for sharing a story! Remember: your coffee table decor is not meant to be static. You can tweak it as you feel or as opportunities arise. A friend came over for tea and brought you a bouquet of gerbera? Swap the potted fern you currently have resting on the coffee table to display the beautiful flowers. 2. Lay some literature down. Whether it be the newest novel that you are reading or the latest edition of The Mizrahi Collection, literature is a great way to showcase what you are interested in. Show off that you are a worldly person with an array of interests. When choosing literature, it is important to be selective; no more than five books. (Remember: this is a coffee table not a library). Since this is a small showcase, perhaps choose books with a fancy jacket or ones that are hardcover. As well, be mindful of the size. You do not want the books to occupy the entirety of the tray. You may want to compile smaller books on top of larger ones. Stacking books is a smart way to add some height to your coffee table.

5. Create an ambience with candles. Candles transform a room and set a mood; candles are also a brilliant way to create an aroma for ambience or season. For a date night, try the soy based candle by Kind Wine in Black Cherry Merlot. For a relaxing Spring afternoon, try a scent like Blue Hydrangea by Yankee Candle.

4. Add your personal touch. This is where your creativity shines through. Individuality lies within the details.

3. Create an “Organic Feel” by adding flowers, greenery or nature. Gleaning something from the outdoors brightens a room. Is there anything more appealing than walking into a room and smelling a bouquet of fresh cut peonies? Not if you ask me. If it is possible, use fresh flowers. Refreshing them each time they dry up may begin to get expensive. If that is the case, or if flowers aren’t your thing, a petite potted fern is equally as elegant. I would suggest indulging in a pot with creative details; whether it be a pot with a unique texture or a crafty print. An alternative to something alive, is to incorporate a glass vase filled with a collection of shells personally picked out from your last 18

Perchance you have your eyes on a lovely little elephant figurine and do not know where to put it. Well, this may be the perfect spot! If you are looking at your arrangement and notice it lacks depth in height, you may want to consider something tall(ish). If possible, find something in clear glass; but, if it is opaque, I would suggest opting for a slender item so that you and your company can still see across the room. In addition, keep in mind to encourage visual interest. If all of your items are square or rectangular, try to find something in a different shape. These little details act as a reflection of you, so have fun with it!

Choosing a candle to imitate the season is a fun way to get in the spirit. For example, in the Summer, pick beachy scents. Similarly, in the Autumn select pumpkin or spicy apple aromas. Adding candles are an easy way to put the finishing touches on decorating a coffee table and these little emissions of light and scent polish a room.
