ne thing I know for sure about living in South Florida for 45 years is that although we may live in a community of Queens, real estate is King.

Even in a pandemic your property values rise here, like an apple pie in a Stork’s Bakery oven. If you were smart enough to buy land in Broward County for the last few decades, you are retiring In Mykonos about now on a beach called Super Paradise. Not asking someone if they want fries with their Big Mac. I also found out along my journey that every fourth homosexual living in Broward’s County is secretly a licensed realtor. Don’t care if he is a bartender at the Alibi. When they are not pouring you White Russians, they are serving up condos on A1A. Realtors get to live majestic lives. For 40 years as a criminal defense attorney, I was eating packaged ham and cheese sandwiches out of a vending machine in the Broward County Jail. Meanwhile, John Castelli was dining on the shrimp escargot at Kaluz while showing off million-dollar waterfront properties. Realtors are also so much more sophisticated at discovering modern trends than the average Joe. They learned about self-cleaning toilets from Japan long before any of us ever did. I mean, I am just hearing about satin sheets for the first time. In truth, realtors have to be psychologists. They are showcasing a house for an hour. You are moving it into it for a decade. Then you want their opinion to decide if you should move into it. And that’s not all. If you really like the place, then they should convince your husband to take it as well. Quite a burden. I am not sure why realtors have so many bus benches though. I just don’t see trusting a life decision to a sign I pass by at 30 mph on my way to Dunkin’ Donuts. How many times have you turned around and said, “Damn I have to get that guy’s number?” 10 | THE

Now a personal endorsement from a trusted radio host, that I would have faith in. (Uh-oh, Twitter just labeled that shameless self-promotion as fake news.) But really? I am not picking an oncologist from the Yellow Pages or choosing my new home from a bench homeless people sleep on. The karma does not work for me. In fact, I heard of this one real estate broker who was very dismayed when a brand new realtor opened up next door and erected a huge sign to his left which read BEST AGENTS. He was horrified when another competitor then opened up on his right, and announced its arrival with an even larger sign, reading LOWEST COMMISSIONS. The small real estate broker in the middle panicked, until he got a brilliant idea. He put the biggest sign of all over his own brokerageit read… “MAIN ENTRANCE.”

In truth, realtors have to be psychologists. They are showcasing a house for an hour. You are moving it into it for a decade. THEN YOU WANT THEIR OPINION TO DECIDE IF YOU SHOULD MOVE INTO IT.

// Norm Kent Anyway, buying a home should be a celebratory and joyous process. For most people, it’s not. My brother, a psychologist, says it is one of the most stressful experiences people go through. I get it. I look up at 40 years worth of memories and memorabilia in my townhouse, and realize I am not going anywhere soon. Really, though, you should move early and often. It’s both the selfish charitable thing to do. First, you self-indulge excessively and buy yourself all new stuff. Second, you get to donate everything you don’t want any more to Poverello or Julian’s Fountain of Treasures. And an unemployed barback now gets to score a beautiful Murano vase for his living room. Not to mention, you get to get off Grindr and cruise the aisles of Home Depot for the next nutritional supplement your partner won’t know about, at least until you are throwing out stuff from that home while get ready for your next one. We are fortunate in the midst of this pandemic to put out yet another issue of the Mirror. I am grateful I can offer a little bit of levity in this time of so much personal loss. It is truly a blessing so many of us are still doing so well, and the real estate industry particularly. But please look around you. Many of our friends are still hurting. There are doors of prosperity to celebrate to be sure. But there is also pain and poverty we cannot ignore. Do your part to make a difference. Stay safe, and be strong. The sun will shine again.

A

n opulent manse in Miami, James Deering’s Vizcaya has played host to many a wedding, elaborate engagement shoot, and field trips of schoolchildren learning about Miami’s past. But it also holds a prominent role in local LGBT society, as the setting for the White Party from 1985 to 2010, then again in 2018. But does its gay history go back further? In short, the answer is “perhaps,” but Julio Capó, an associate professor of history at FIU and the author of “Welcome to Fairyland,” has been the foremost expert on our region’s LGBT history. “I was really interested in learning more about how differently LGBTQ history would look like if we hadn’t censored the voices of mostly Black and brown people who had otherwise often been left out of the general narrative of LGBTQ history,” he said. His research took him to Vizcaya when he was studying the Black Bahamian laborers who built the estate. Deering, an agricultural tycoon, began work on the sprawling property in 1912. He moved in four years later, but even at his death in 1925, the home was not complete. According to Capó’s writings in “LGBTQ America” for the National Park Service, as Vizcaya is a National Historic Landmark, people have long wondered about Deering’s sexuality and if his luxurious home was party central for gay men. “Vizcaya has been the site of a lot of interest in terms of LGBTQ history,” Capó said. “But a lot of it is unsubstantiated. There’s been all these kinds of rumors of James Deering and his potential sexual appetite.” The historian pored through records and memorabilia from Vizcaya, but he was not able to find any concrete evidence that Deering was actually gay. However, there were insinuations that seem to keep the rumors going. He was referred to as a “bachelor,” and Capó also found a 1961 newspaper story that went as far as to describe him as a “prissy bachelor who preferred bourbon to women.” It also states that he “staged wild parties” at the home. In his research, Capó has since reframed the question from, “Is James Deering gay?” to “Why are we asking this

question in the first place?” “Some people commented about his sexual behaviors and preferences during his lifetime and after, and some things are just unanswerable,” he said. “A lot of people just didn’t fit the mold, of the expectations of masculinity, especially for white masculinity for this period, and words like ‘eccentric’ and ‘bachelor,’ these are often coded words.” However, there is evidence that those in Deering’s circle were gay, including Paul Chalfin, who served as the interior decorater and an architect for the home. According to Capó, he lived openly with his partner, Louis Koons, into the early 1920s — far from the norm at that time. In fact, the late Florida journalist, naturalist and feminist, Marjory Stoneman Douglas, wrote about seeing the two attending a party as a couple. Capó notes an important fact about Chalfin and others in Deering’s circle: being white and wealthy, they had the privilege to live more openly than perhaps the Black Bahamian men who built the mansion on their backs. “He was such an important part of Vizcaya’s image and as far as the record shows, lived fairly openly. Almost as an open secret,” he said. “It was kind of understood many ways, and in other ways, celebrated or tolerated in some circles.” For decades, the queerness of Vizcaya simply lived in the rumors and memories of those who believed Deering to be a forever bachelor because he was gay. Then, in 1985, the home returned to the LGBT spotlight when it served as the location for the inaugural White Party, the signature fundraiser for HIV/AIDS healthcare organization Care Resource, then known as the Health Crisis Network. It was hosted there until 2010, and then again in 2018. “People suddenly kind of reimagined or created new memories of Vizcaya with very little evidence for it,” Capó said, a sort of mirage of raucous Saturnalia parties at the level of Jay Gatsby with throngs of gay men in attendance. Capó does remind us that being gay in the early 20th century would not have been the same as it is today. Queer culture in Miami was limited and “very few people understood themselves primarily through their sexual identity in the way that we think of today.” “Who knows if James Deering did have same-sex loving affinities, and again I could find no clear evidence of it at all, nor was I looking for it.”

Canadians are long established buyers of Florida real estate. Although COVID and the border closing combined has kept them on the fringes in the last several months, they remain interested in buying new homes and condos in our area.

According to Fulvio Abbate, realtor with Canvas Real Estate, the sale of soon-to- be built-luxury condos has customer-in-waiting from Ontario to Quebec. Most of the “open houses” or “sales galleries” are viewed online but as soon as travel restrictions allows it they are eager to resume traveling to South Florida. Some are hedging their bets. Those Canadian citizens that own second homes are considering leasing them for this year while others might decide to sell. The quandary is: “Am I better off staying put where I am, or am I better off going to Florida?” Only time will tell.

REAL ESTATE IN A

TIME OF COVID / / James Oaksun

I must admit, it’s been hard for me this year to come up with anything meaningful to say about real estate, in the face of COVID, a contentious election, and everything else. I suppose in part it’s a desire on my part to separate what is important from what really isn’t. When your friends are sick, when you yourself have to quarantine for a time (I was exposed but fortunately tested negative throughout), it gives you pause. Still, the business of real estate continues. People continue to buy and sell — in some areas, at some price points, with great enthusiasm. But I believe that like much of society, we will define an era in real estate before COVID, and then after. How will the two eras differ? For one thing, this may be the final nail in the coffin of shopping malls. However, I think open air shopping areas and central business districts could grow at the expense of the large mall. (I expect online shopping, of course, to continue its ascendance.) Next, valuations. I have been arguing for some time that the underlying economics cannot justify the increased levels of valuations in Florida, and in South Florida specifically. No, I don’t think things became as overvalued as they were in the 2006 bubble. Still, commercial valuations plummeted more than 20 percent on average nationally as COVID ravaged the country earlier this year. I think it’s fair to say that residential properties could be similarly overvalued. This of course will vary widely by community, price point and type of property. And while I believe prices will recover, I expect condo and townhouse valuations to recover more slowly than single family homes. I think areas of lower population density (small cities, towns, more rural areas) will see better price appreciation than big cities for the foreseeable future. The fewer the people, the less the risk of contracting COVID (or any successor virus). Square footage will become much more important, driving changes away from condos and toward single family homes. Increasingly, people will be calling on their living space to fulfill multiple requirements. Your home will not just be your refuge and place to chill and sleep. It will be an office, restaurant, theater, health club, and (for those of us with children) a school. Only single family homes of more than a certain size will be able to play all these roles while

Celebrating our 11th Year on Wilton Drive! minimizing compromise. Which leads me into a new bit of research I have conducted recently. We know that real estate prices in South Florida bottomed out in the first half of 2011, after the bubble burst. From that point we have seen tremendous appreciation. Prices have essentially doubled, on average, from that point. It’s very easy for Realtors to track price changes by city, or even by zip code. The state association does the heavy lifting there, for those who care to use the information. But here in South Florida, that’s not nearly the level of precision we need. Our market is hyper-local, and varies by neighborhood. About the only way I know to track that is at the census tract level. There are roughly 30 municipal divisions/cities in Broward County. However, the US Census Bureau further divides those into 360 different census tracts (somewhat analogous to neighborhoods). My question was, did price changes vary across these neighborhoods? Did they double everywhere? Or was there a dispersion of results? Well with great difficulty I constructed a dataset at the census tract level of all single family home sales from the first halves of 2011 and 2020. To try to make sure outlier values did not skew the result, I restricted the analysis to neighborhoods where there were at least 10 sales in each period. Perhaps not surprisingly, there was a wide dispersion of results. In the poorest-performing neighborhood, the median sale price of a single family home actually decreased by six percent between 2011 and 2020! The strongest performing neighborhood, on the other hand, increased by 537 percent. (A sextupling.) The attached chart shows the 10 best neighborhoods — all of which quadrupled or more in value. So, what does it all mean for us in South Florida? While changes in society will tilt the landscape in favor of single family homes and away from condos (all other things being equal), if you are looking for return on investment, you must select your location carefully. Some locations may vastly outperform the overall averages. In general, lower priced neighborhoods will outperform on a percentage basis. But not every low-priced neighborhood. Proximity to key services and more in-demand locations is essential to consider. For example, four of the top returning tracts here in Broward County are within 10 minutes of Wilton Manors. Low price is one thing; low price plus a “story” to tell is preferable. Regionally, we face in my opinion two countervailing trends. On the one hand, I think people from the northeast corridor (primarily) and California (secondarily) are going to find the post-COVID lifestyle and cost of living here superior to their current locations. On the other hand, I could see current residents of South Florida buffeted by the same societal trends and seeking less densely populated (and less expensive) areas of Florida and the Sunbelt. People will still be buying and selling homes — though probably different people buying and selling different types of homes. Markets will adapt. Realtors must, too. DESPITE 2020, THE MARKET IS

While much of the world is on hold due to the stay-at-home orders and quarantine recommendations that accompany the COVID-19 outbreak, the real estate market in South Florida keeps moving. It’s just moving slower. Photo via PxHere.

“Has the market slowed down? Yes. Yes, it has. But it hasn’t stopped,” seems to be the standard response from Real Estate experts and agents. While so many industries are suffering because of COVID-19, rural real estate is booming. People are leaving the big city for the countryside because of the pandemic, trading in the city life for rural life. According to the Sun Sentinel, South Florida’s housing market is booming as home buyers flock from cities in the North with a new ability to do their jobs remotely from anywhere. While it’s sellers who have the advantage right now — demand is high but supply is limited — there are opportunities for buyers to benefit, as well and local real estate agents are weighing in on how to best take advantage. Every year since 2010, Florida has gained approximately 300,000 new residents. They are the state’s lifeblood, keeping taxes low while infusing billions into newhome construction, and now after the coronavirus, the state is seeing a surge of people from the Northeast looking for housing. Twin condos measuring 300 feet each are coming to Fort Lauderdale, making them the tallest skyscrapers on one of the busiest slice of beach transforming an entire city block now used as a parking lot. The towers, at 3000 Alhambra Street, will sit just south of the popular Casablanca Cafe. The $100 million project will have 215 luxury condos and over 5,000 square feet of restaurant and retail space. The Alhambra will face again the Fort Lauderdale City Commission sometime before the end of the year for a final vote of approval. Construction is expected to begin late 2021 and take an estimated 18 months, completion is slated for spring 2023.

Months and months of working remote has left people craving extra space. Some are taking advantage of historically low mortgage rates to buy homes. Developers are getting creative and one of thenovelties, gaining popularity, is elaborate air filtration systems. “Our Air is Better” is a new slogan outside construction sites. After years of strong growth, rents in urban area have decreased 2% since February, according to Zillow Group Inc. Other surveys show even steeper drops. Landlords are trying to keep units filled by offering weeks or months of free rent. This could improve affordability in the long run while the wealthy rent local luxury homes to spend their time for the duration of the pandemic. Pandemic or not, Fisher Island remains one of the richest communities in the country. The 33109 ZIP Code ranked 16th among the 130 wealthiest ZIP Codes in the United States, according to a 2020 report by the New York-based residential listing company PropertyClub. MASSIVE PALM BEACH ESTATE ONCE OWNED BY JOHN LENNON IS UNDER CONTRACT After landing on the market in April for a whopping $47.5 million, El Solano, the massive Palm Beach estate once owned by the musical legend John Lennon and his wife, Yoko Ono, is currently under contract, the Palm Beach Daily News reported. The couple bought the retreat for $725,000 back in 1980. Yes, that was 40 years ago, but that’s still quite an appreciation in value. Even the Queen is taking a financial hit from the coronavirus pandemic. Part of Queen Elizabeth’s UK real estate portfolio lost $716 million in value last fiscal year as the COVID-19 crisis exacerbating existing struggles for its tenants. The Crown Estate — which oversees the monarch’s vast holdings in London and other parts of the country — took the loss in its regional property segment, which includes shopping centers and business parks around the country. The drop stemmed from “the challenging operational markets faced by our retail customers during the year, an issue which has been accelerated by COVID-19,” the estate said in its annual report recently released. The total value of the estate’s portfolio fell by 1.2 percent to 13.4 billion British pounds.

very year, no, wait. Every month. No, that’s wrong, too. Every week, there seems to be more and more LGBT movies being released and available for streaming on-demand. Like the community itself, the movies come in all shapes, sizes, colors and genres. As this is being written, horror is very popular. The foundation of “THE ESTATE” (Stone Lane Pictures) is horror, but it’s also amusing, erotic and full of doublecrosses. Additionally, it’s somewhat predictable although it tries not to be. To its credit, “The Estate” features a showy cast including Eric Roberts, Heather Matarazzo, Alexandra Billings and Alexandra Paul, which it milks for all it’s worth. As “The Estate” opens, shallow gay George (Chris Baker, who also wrote the screenplay) is doing a TV interview with Bonnie (Billings) about having survived a horrific event that occurred in his home, prompting him to write the book “I, Victim: A Memoir.” We then flash back to a year ago. At that time, George is watching TV coverage of the Black and White Gala. He is interrupted by Lux (Eliza Coupe), the current wife of his father Marcello (Roberts), shrieking his name. Lux, well aware that Marcello is unfaithful, invites George to go “dumpster diving for dicks” with her. At a seedy bar, they meet a tasty snack named Joe (Greg Finley). They take him back to the Brentwood estate, which is in a state of increasing disrepair, where he has sex with Lux. The next morning, they tell Joe how Marcello treats George and Lux like dirt, making them “grovel for pennies.” Joe, who was abandoned by his own father when he was young, claims to have murdered 18 people as a hitman on the dark web, and offers to kill Marcello. George is freaked out, but Lux is intrigued. Before you know it, George, who is also having sex with bisexual Joe, is on board with the murder plot. The first two deaths are those of Marcello and his driver (Allan Graf). Shortly thereafter, George and Lux have an appointment with Marcello’s lawyer for the reading of the will. It’s there that they meet conniving receptionist Mary (Matarazzo). She will come in handy later after they find out that Marcello has bequeathed the deteriorating property to them, in addition to $10k a month. However, he has left all his other possessions to a daughter neither George nor Lux knew anything about. Mary helps them track down cam-sex girl Caitlin (Lala Kent) for a price, and Joe’s killing skills are useful again as they quickly dispose of her. As is perhaps common in psychosexual triangles, petty jealousies arise, alliances form. The law firm’s investigator Ellison (Rif Hutton) grows suspicious of some of the events taking place. Lux tries to get George to team up with her against Joe, pinning everything on him. But her plan backfires as George and Joe have already made a pact of their own and she joins the body count. Segueing back to the present, lovebirds George and Joe are packing up the crumbling estate. George meets with realtor Bethenny (Paul), who tells him the estate is the “site of more murders and disappearances than any other nine-bedroom manse in the area.” He doesn’t care, he wants it sold. George is delighted when his own longed-for invitation to the Black and White Gala finally arrives in the post. Even better, George is slated to be the guest of honor. But his excitement about being one of two “bloodthirsty, murderous fuckboys” with Joe is short-lived. A phone call from the lawyer reveals that yet another long-lost heir has been discovered. No spoilers here. Suffice to say that the twisted should-have-seen-it-coming conclusion is one for the ages.

CARES Act Assistance Programs Extended Residents, businesses and non-profits can now apply through December 2 BROWARD COUNTY, FL - The deadline to apply for Broward County CARES Act rental, small business or non-profit assistance has been extended through December 2 at 10PM. These programs are made possible by the Broward County Commission and funded through the federal CARES Act. Broward’s Family Success Administration Division will continue to process rental assistance applications and will disburse so long as funds are available. The program provides between 60% and 75% of assistance to qualified residents for unpaid rents between April and December. Residents are cautioned that significant documentation is required and should be gathered prior to beginning the online application process, which must be completed in one sitting. Successful submission of an application is not a guarantee of funding. After processing is complete, applicants will be notified via email if they are eligible. The Office of Economic and Small Business Development is encouraging small businesses and non-profit organizations to apply for the CARES Act grants and has made the following changes to the eligibility criteria to allow more businesses to apply: businesses with revenues up to $2M, and businesses who received prior funding from PPP, EIDL, and FL State Bridge Loan up to $100K are now eligible to apply. The County also resumed offering free technical assistance for businesses and non-profits to help them understand the application eligibility criteria and documents required. The grants can only be used for costs incurred due to the COVID-19 pandemic and are designed to aid small businesses with 20 employees or less and non-profits with 25 employees or less.
