Autumn may officially be here, dear readers, but I’m hoping to relax in the warm breeze of a few more balmy evenings before we say goodbye to this summer weather. Why does the best weather always seem to come once the kids are back at school? Maybe it’s time to rethink how our school year is structured. My two started in Year 7 at Orewa College this year, so I’m waiting with bated breath, as I’m sure many of you are, to see who the new principal will be.

This month the chocolatiest of all holidays is upon us. To help you celebrate Easter in style, we have all the info on the Easter children’s programme being run at the Silverdale Pioneer Village over Easter weekend and we have Nicky Skinner’s recipe for delicious, low sugar Macadamia and raspberry Easter eggs for you to try.

SHOULD YOU TRUST ONLINE VALUATIONS?

Didn't your mother ever tell you..."You shouldn't believe everything you read online." A growing number of properties are being marketed without a price right now and that creates a real dilemma for home buyers trying to decide how much to offer. At the moment of truth, many are turning to online property valuations as a guide on pricing. While these reports often contain useful information it is important not to consider them as a definitive guide, but rather just one piece of the fair-market-value puzzle. What are the main issues with online property valuations?

That doesn't mean you shouldn't take notice, it just means you should keep your eyes on what's happening at the coalface. What did that property you saw last week sell for? Go along to property auctions when you can, even if you aren't buying to see what properties are actually selling for today.

5. Properties are worth different amounts to different people. Are you going to live in the home or are you an investor? Do you have family living close by? Is it in a school zone you want to get in to? Do you have a deadline to move by? These are the sorts of factors that can lead to one buyer being prepared to pay a lot more than another for the same home. Consider your own situation and work out what is important to you.

6. If you obey the machine, you might end up paying too much. We have seen online valuations which grossly over-estimated the selling price of a property too. You aren't buying a pair of shoes here and you are going to have to put in some serious hours to learn your market and become an expert on pricing if you want to avoid making a poor decision. Visit lots of property, talk to salespeople, find out what similar houses have sold for, even if you didn't like them. It all helps to paint a picture and fine-tune your own value instincts.

In conclusion

The more information you have, the better. We suggest you take advantage of online property valuations, especially when your bank gives them to you for free. Take them for what they are though - a computer program throwing an educated dart at a dart-board. If your gut tells you the property is worth more or less than the report tells you, then trust your instinct and look at recent sales to justify your thoughts on price.

Changes to the Charities Act What you need to know

Important changes have been made to the Charities Act that affect every New Zealand charity. Some of these changes have come into force on 5 October 2023 and others will come into force on 5 July 2024. Here are some key things that you need to know:

1. The definition of ‘officer’ has been broadened to encompass anyone who holds significant decision-making powers. Examples might include CEOs

and treasurers. All of your charity's ‘officers’ need to be identified and listed on the charities register and their roles recorded.

2. There is a new duty to review rules every three years. Under section 42G of the Act, charities are now required to review their governance procedures every three years. This is

3. Reporting requirements for very small charities (with annual operating payments under $140,000) have changed. The Chief Executive of the Department of Internal Affairs (DIA) will have the power to exempt very small charities from the financial reporting standards set by the External Reporting Board. The DIA is still in the process of creating regulations around this. Even with the exemption, very small charities will still be required to file an annual return with basic financial information.

4. Every collector who fundraises on behalf of a registered charity will need to disclose the charity's registration number if requested by a member of the public. So, ensure that your fundraisers can provide your charity's registration number on request.

Welcome to One Nudge

One Nudge, a new charitable initiative borne out of a collaboration with New Day Church, is swiftly establishing itself as a lifeline for families in our community. With a firm belief in the benefits of connection and support, One Nudge aims to bridge the gap between parents and resources, offering a range of services tailored to meet the diverse needs of families in Rodney and beyond.

At the heart of One Nudge's mission is a commitment to walking alongside parents through every step of their journey. Drawing from the wisdom of their association with New Day Church, One Nudge understands the importance of holistic support, encompassing not just practical assistance but also emotional and spiritual guidance.

One of the flagship programmes spearheaded by One Nudge is their coffee mornings for parents with young children. After discussions with Plunket, One Nudge realised there was a pressing need for gatherings in the local area where new parents could unwind, connect and seek solace in shared experiences. They wasted no time stepping up to fill the gap, and these coffee mornings have quickly become a stable in the lives of many Rodney families.

It’s common knowledge how vital bees are to our survival. A couple of ways we can help preserve these precious creatures is by planting wildflowers in our garden and by avoiding pesticides. Don’t spray plants in your garden when they are in flower or bees are present. Sadly, you’ll find a lot of spider and fly repellents for the home are toxic to bees. Recently, I came across a dying bumblebee that I was able to save, which inspired this month’s topic.

A bee could be inactive because it’s cold, hungry, tired, overheated or at the natural end of its life. Intervention may not be required, but if it is on a pathway where it could be trodden on then you could move it with a leaf or piece of paper to a safe and sunny location such as on a flower. On a very hot day it likely needs shade. Check back in 30-45 minutes and if the bee hasn’t moved you could offer it a 50/50 mix of cane sugar and water. Honey and jam are bad options due to the risk of pathogens, and brown sugar is too hard for them to digest. Ensure the bee can easily feed from

the syrup without falling in. You can place a few drops on a leaf or rough surface a few bee steps away. Once it regains some strength the bee may opt for drinking from an upturned bottle top before flying away to its natural diet of nectar from flowers.

If your patient is wet then manoeuvring it onto a paper towel or tissue to dry out its fragile wings is the best practice. Keep pools covered as bees are attracted to chlorine and many drown because of this in their hunt for water. To be extra bee friendly, you could create a water trough for bees with a shallow dish containing pebbles for them to stand on, and also revel in the excuse to not mow your lawns too often, providing long grass for bees to rest in and wildflowers to feed from.

Big boost for community hub fund

It’s a pretty good day when you’ve been working hard on a fundraising campaign and a local company offers to build an entire house and donate the proceeds to your cause.

You may have heard The Orewa Surf Life Saving Club is currently raising funds to build a new 2000sqm Orewa Surf Life Saving Community Hub. With features such as a new lifeguard tower with medical facilities, enough space for the club to operate efficiently, a family restaurant and bar, and hospitality and community spaces available for hire, the new hub will be a great asset to our growing community. It is also a necessary replacement for the existing clubrooms, which are in bad shape and will soon become uninhabitable.

club, sponsors and other volunteers have already put a considerable amount of time, energy and resources into getting the project underway. So it was an incredible moment for the team when Elaine and Ross Morley of GJ Gardener Rodney East generously agreed to build a 3-bedroom, 2-bathroom home in Milldale and donate proceeds from the auction to the hub development fund.

Elaine and Ross are long term sponsors of the club, and when they heard about the

idea of building a house to raise funds for the community hub, they agreed straight away. ‘We were so thrilled and excited,’ says Club President John Chapman. ‘It is a significant boost to the redevelopment project and apart from institutional donors (including Auckland Council and central Government) this will likely be the single largest contribution we receive.’

Savour the end of summer

A guide to heartburn-free indulgence

As we enjoy the end of summer, the last thing anyone wants is the discomfort of heartburn putting a damper on the fun. Acid reflux or heartburn often causes a burning sensation in the chest or throat and is a common condition for many people.

Consider these four practical tips to manage heartburn:

1. Portion control: Keep an eye on serving sizes, opting for meals that leave you satisfied without feeling overly full.

2. Hydration (with water): Stay wellhydrated with water to aid digestion. Cut back on alcohol and caffeine, as they are known to worsen heartburn symptoms.

3. Sleep strategies: Try sleeping with an extra pillow or elevating your bed head slightly for a more comfortable night's sleep, reducing the chances of nighttime reflux.

4. Stay active: Regular exercise isn't just about burning off extra holiday calories; it's also great for overall digestive wellness.

If lifestyle changes alone aren't bringing relief, consult your GP about medications, which are often effective.

However, if you experience persistent reflux symptoms or any other issues such as difficulty swallowing, anaemia, pain, vomiting, chronic cough or unexplained weight loss it's crucial not to ignore

this. These symptoms can signal more serious health issues, and in such cases, a Gastroscopy is recommended. A Gastroscopy is a minimally invasive procedure that involves placing a thin tube with a light and camera into the stomach for a comprehensive examination. It helps identify reflux damage and rules out other serious conditions.

What a summer it's been on the water! Beautiful weather paired with two public holidays in Auckland saw boaties flock to boat ramps across the country to make the most of it.

Waitangi Day is always a busy one for us, but this year was truly something else. Over 2,500 Trip Reports came through our Operations Centre in Auckland, with only 36% of Trip Reports through the Coastguard App. Across the country, our volunteers responded to over 50 callouts, 40 of those on the Hauraki Gulf alone.

From Labour weekend 2023 to Waitangi Day 2024 Coastguard New Zealand volunteers have responded to 1,267 incidents, assisted 3,368 people and received 109,111 trip reports. Your local team responded to 54 of these incidents and have spent over 3,250 volunteer hours on the water assisting others during this time. Our primary search and rescue vessel Hibiscus Rescue One has been out of action since November due to her ongoing refit. Additional remedial work was required for survey, but she should be returned to us at the beginning of March. The 3,250 on water volunteer hours are even more astonishing when you realise that most of these hours were undertaken in the two months of December and January while we had one of the Lotto NZ funded training vessels on loan.

Off the water our volunteers have been just as busy with the old for new lifejacket trade, community engagement and of course sales of our famous Summer Lottery tickets. We would like to take the time to thank all our supporters who purchased tickets directly from the unit. A massive $7 of your $10 purchase comes back to keep your local boats on the water, and your local volunteers trained.

Also a huge thank you to our ongoing supporters who make selling tickets possible, New World Orewa and their customers – with over half our tickets sold at this one venue. Lions Orewa – Big Dig Whangaparoa Business Association, Vine Community Church Gulf Harbour, Raiders ‘Old Boys’ Club and of course the Gulf Harbour Yacht Clubs and Hibiscus Coast Boating Club.

It is still to be confirmed, but rumour has it that one of the major prizes was won by a local supporter this year. No doubt by the time this goes to print someone will be enjoying their new Haines Hunter. We look forward to meeting you and your friends and family out on the water soon.

Okay customer, you're fired

Whoa, steady on, I’m out there looking for new customers too. But while customer acquisition may be an important focus for many, it is crucial to know when enough is enough. Some customers are just not right for you. They might take up more time, or might never be satisfied because their business requirements or attitudes don’t suit, or perhaps your products or capability don’t yet.

The critical factor is knowing how to tell, early. It takes real courage to tell a customer you can’t help them now. Be nice, they might suit you later.

Here’s some guidelines to help you identify a bad customer fit. Do they:

• ask too many questions? Be careful. Sometimes the questions are a necessary part of their sales journey, and they will spring into action once you satisfy them. But some people are time wasters and higher maintenance than your process can ever make money from.

• need too much education? Maybe they just need someone else to educate them first so a referral to a trusted partner to work on some initial steps and then hand back when they are ready suits.

• pay on time? If your industry is volume based then your margins are low and acting as their bank might be costing you money. However, be mindful of their future needs as it might be worth investing in them.

• boast about how they won a battle? Some people are more competitive than collaborative. Research confirms when there are two winners, business is more sustainable and enjoyable. Think about that, which are you?

• make your staff complain? If staff are complaining look into this. Is the customer more important than employee satisfaction? It’s a balance.

• constantly change the scope once started? A consistent creep here and there. Is it costing you money?

• take too long to respond? For the service industry the longer the job stays in your system the more it costs you. Also, keeping this in your head is compromising other opportunity.

• complain about your costs? Sometimes suggesting a competitor you know is more expensive might be a good idea. Keep these as guidelines because sometimes it is worth investing. Therefore, to get this right you really need to have your ears peeled for their future plans. It takes courage to say ‘No’ to a customer, and often the good ones will respect you for it.

Taking a Hike

The Routeburn Track

The Routeburn Track is the shortest of the Great Walks at 32 kilometres, traversing through the Aspiring and Fiordland National Parks. I’ve had fit friends nail it in one day, but my party and opted for the standard three, to soak in all the glorious scenery.

Our first day kicked off with a bus ride from Te Anau down the picturesque Milford Road to the Divide. We had some morning drizzle, combined with some uphill and a raincoat that didn’t do its job; a bit of a challenge, but the rain soon cleared. Our first diversion took us off track out to Key Summit, a beautiful walk through wetlands to an outlook with panoramic views out over the valleys below. After a photo stop we carried on through silver beech forest and past Earland Falls, thundering down the mountainside after the rain. There was some rock scrambling and then onwards to the serene MacKenzie Lake for the night. The still water created some beautiful reflections of the surrounding mountains.

Day two started with an ascent, some zig zags and up into alpine territory, my favourite for the fauna and flora. The mountain daisies are so pretty and I do love some kea spotting. Crossing the Hollyford face shrouded in morning mist was beautiful and once the cloud lifted we had spectacular views down to the Hollyford Track. We stopped at Harris Saddle for lunch. From here you can take the path up to Conical Hill, but it was closed due to high avalanche risk. After refuelling we hiked on to the highest point of the track at 1,255m above sea level then downhill over boardwalks and gravel tracks to the Routeburn Falls. Our hut was set in the bush close to the river and falls, with breathtaking views everywhere. Some of our party had a Wim Hoff dip in the icy water, but I had a hot shower instead!

Our third and last day started with a descent through the bush and out on to the tranquil Routeburn flats. We followed the river as it cascaded down the gorge, hiking through more beech forest and over swing bridges. We saw an abundance of birdlife on this stretch including lots of cute little Robins, if you stand still long enough, they love to jump on your boots and have a tug at your shoelaces.

By early afternoon we were finished and back on a bus to Queenstown, with a stop at the Glenorchy pub for a drink and a debrief. The Routeburn might be a short hike but the terrain is so diverse you feel like you’ve jammed a huge amount of stunning landscape into a short amount of time – I still managed to come home with hundreds of photos for my New Zealand collection.

Debt to Income (DTI) mortgage restrictions

What’s happening?

What DTI restrictions is the Reserve Bank proposing?

The Reserve Bank is proposing to introduce Debt to Income (DTI) mortgage restrictions from around the middle of 2024. These new DTI restrictions will set limits on the amount of debt borrowers can take on depending on their incomes. These new restrictions are designed protect the stability of the financial system.

Debt to Income Ratio (DTI) – what is it?

Debt to Income Ratios (DTIs) are calculations used by lenders to determine the maximum amount you can borrow based on your income. DTIs are calculated by dividing your total debts (such as mortgage + credit card limits + finance loans + any other debts ) by your total income (before tax) to give you a ratio number. The higher the number, the higher your debt is relative to your income and therefore the higher the risk is considered to be.

For example, if you had a $500,000 mortgage + $20,000 credit card limit + $30,000 student loan, and your income was $90,000 pa, you would divide $550,000 (being the total debt) by $90,000, to get a DTI ratio of 6.11, meaning your debt is 6.11 times your income.

If the DTI limit was set at 6 with the bank you would be outside the limit and would need to reduce your debt or increase your income before you could get any extra lending.

The Reserve Bank is proposing to restrict banks mortgage lending to:

• 20% of residential loans to owner-occupiers with a DTI greater than 6; and

• 20% of residential loans to investors with a DTI greater than 7

While DTI restrictions are expected to apply to most borrowers, there are potential exemptions, like new-builds and Kainga Ora’s First Home Loan Scheme.

The Fishing Spot

The fishing has been great over the last month, and it will certainly get better as summer transitions into autumn. This summer has been particularly slow through January, but it has improved this month and March will be even better.

Fishing the long sunsets during late summer is the best time to chase trophy fish. The bigger fish will be back on the bite during dusk when the water comes to life and the bite is magical.

My fishing calendar is starting to fill up again with a couple of charters booked early and late march, mates wanting to try for marlin, plus trips out on my little tinny in between. The weather has certainly improved for trolling lures and hopefully we will get an opportunity to land something special before the end of the season.

Recently I took a mate out for a fish on one of the glamour days after Waitangi weekend. We headed out a little further than normal to Little Barrier for a bait and burley session. I hadn’t fished this spot for a couple of years so I was a bit nervous about how we would do. Little Barrier has many great areas with lots of structure, current and food which attract fish. It also has less fishing pressure than areas like Tiri and Kawau.

We missed the sunrise so I decided to set up along one of the banks in about 35m of water where the sun wouldn’t be as intense down below and I knew there would be current to carry the smell of the burley along the bank. Immediately our baits were being snapped up by fish around 35-40cm which improved to 40-45cm once the burley started working. Soon we were putting large baits down like whole trevally heads and whole sides of mullet to catch the big fish lurking around. We had our limit in two hours with a couple of bigger fish up to 70cm in the bin. It was a good sign to see the fish full of scallops, something we are all waiting for, to return to our local dive spots. I will definitely be heading back out there for another session very soon – tight lines!

Myopia progression and control

Starting the school year with clear vision puts your child or teen in the right lane for learning. If they can't see the board clearly, they may have early myopia. With the rise of digital gadgets and fewer outdoor adventures, myopia, or near-sightedness, has become a growing concern for young people. It is estimated that 50% of the world’s population will be myopic by 2050!

In children, the eyes are meant to grow steadily until the teenage years, then stabilise. In myopia, the eyes grow too quickly leading to rapid and continual deterioration of vision and continued eye growth through the teenage years and even into early adulthood. This ongoing deterioration is called myopia progression.

Once myopia in children and teenagers onsets, it typically progresses or worsens every few months until the late teenage or early adult years.

Myopia progression brings with it:

• increasingly blurred vision

• the need for frequent changes in spectacle or contact lens prescription

• increased risk of eye diseases and vision problems over a person’s lifetime

However, it’s not just about correcting myopia, it’s about managing myopia with a treatment proven to slow down myopic progression.

'Myopia control' describes the use of treatments aimed at slowing the progression of myopia. Having a contingency plan in place for those tough financial times that may arise owing to sickness, accident, or losing a loved one is one of the smartest decisions you will ever make.

But where to start? It can all be a bit confusing and scary. It’s an insurance advisor’s job to work together with you to come up with a tailored plan that provides you with security and peace of mind, knowing that you have protected yourself, your family and your business.

Once your insurance application is lodged with the insurer it’s assessed by an underwriter, following which your application may be either approved at standard rates, or an offer of terms provided that may include special provisions such as exclusions or premium loadings, generally as a result of some pre-existing medical condition(s) or injury. In some cases cover may be declined or deferred.

When the insurer comes back with exclusions, premium loadings or deferral of cover, a professional insurance adviser who fights for their clients can make a real difference.

A recent female client who’d had an abnormal cervical smear in November 2021 was presented with an offer of terms excluding cervical smear test abnormalities, cancer and pre-cancerous conditions of the cervix until a further three subsequent consecutive normal smear test results were obtained at least 6 months apart. In other words, the exclusion would apply for at least 18 months! Unacceptable!

What had transpired is that following the abnormal smear, my client’s obstetrician advised she should have another smear test done in six months. However, by that time she was pregnant and so my client was advised to wait until after the baby was born to have her next smear. A subsequent smear test in late October 2022 had been clear and normal.

I took the case up with the underwriter, advocating that the rather draconian exclusion should be amended so that it would be removed if the client had a smear test now and the result was normal. The underwriter agreed. A prompt smear test came back normal and the exclusion was removed within 24 hours. Another very happy UProtectNZ client!

Cooking Questions with Mark Lane

I have been cooking professionally for 39 years, both in New Zealand and internationally. My business, Culinary Lane Catering is based in Millwater, providing three and five course dinners in your home, out-catering and grazing tables. Now you can gain the benefit of my experience by emailing me your cooking questions.

Steve: I’m trying to make weeknight meals easier but still cook at home. I’ve started doing a batch of roast veges at the weekend to add to different meals over the week. Can you suggest other things I can prepare at the weekend that survive well when premade to use in different dishes over the week?

Great question Steve. Batch cooking is a great idea for busy families. I have provided frozen meals to my mum for the last three years. When I cook our evening meal I make extra and freeze into takeaway containers for her to microwave. Any meal can be frozen if you cool and freeze correctly.

With vegetables, use options such as broccoli, cauliflower, carrots and beans – dense vegetables that don’t break down when precooked. Boil in salted water, cook crisp and put straight into ice water to lock in the flavour, nutrients and colour. Drain well and place in an airtight container in the fridge. They will last around five days.

When precooking starches such as potato or kumara mash, boil as normal with salt (a preservative), then mash and season but don’t add any milk, cream or butter. Place in an airtight container in the fridge and when needed, microwave, then add butter/cream to finish. They will also last at least five days.

Rice and pasta precooked also keep well. With the pasta, just before it is cooked, drain it and place on a flat tray to cool naturally. This allows excess water to steam away (water aids in the growth of bacteria), then add a little olive oil to stop it sticking and store the same a previous food.

Everyone says fresh herbs and spices are best, but which ones do you recommend as REALLY needing to be fresh and which ones can you easily get away with using dried packets?

To be honest you can’t beat using fresh herbs, but we all have dried herbs and spices in the pantry. Dried spices are fine as long as they have been stored properly (airtight, in a cool dark area) and aren’t too old. They start losing potency after 6 months to 2 years (green herbs) or 3 years (stronger flavours such as pepper, cinnamon).

When using dried herbs and spices in cooked food, sweat them first in oil or butter to toast and release the flavour. This basically reconstitutes them. I keep fresh herbs pre chopped in the freezer and use them directly from the freezer.

Hibiscus Coast Edible Garden Trail in May 2024 (a message from the organisers)

We are seeking gardeners from the Hibiscus Coast to join us in this awesome new project. Popular around Aotearoa and overseas, edible garden trails are a great way of seeing what others in your community are growing and be inspired to start your own edible garden.

The inaugural Hibiscus Coast Edible Garden Trail will be the first time we will come together as avid gardeners and interested observers on the coast. We will be showcasing gardens from around our area, each with a different take on edible food growing, celebrating food sovereignty and resilience.

If you are interested in sharing your edible backyard with your community (and it doesn’t have to be perfect!), contact Lena on kovac. lena@gmail.com. We are looking to add five more gardens to the trail, all with a slightly different challenge -  for example, gardening in a high wind zone, on a tiny section, with minimal budget/time or for the very young to the elderly.

Orewa Community Centre expected to reopen 30 March

If you usually attend activities at the Orewa Community Centre, or you’ve ventured passed it recently, you will know it currently looks a little more like a building site than a gathering point for the local community.

The centre, which was built in the 1970s, has been out of commission for a while as essential maintenance takes place to ensure it complies with current building code standards.

The work includes installing a new roof, new skylights and strengthening of the building, getting rid of some asbestos and also some electrical work and interior painting. The good news from the Hibiscus and Bays Local Board is that the work is progressing well and the centre is expected to reopen on 30 March.

Hibiscus and Bays Local Board Chair Gary Brown thanks everyone for their patience and says ‘We look forward to delivering an improved facility that is fit for purpose and available for the community to use for many more years.’

The fruit and vegetable garden

• Time to plant or sow brassicas – cauliflowers, broccoli, and cabbage are traditional and there are several varieties to choose from. Stay vigilant around the caterpillar and snail control

• Keep regular water over the feijoa, tamarillo trees and the passionfruit vine – delicious fruit are ripening for autumn

• Later summer is a good time to grow bok choy, pak choy and spinach, but keep it watered and pick it regularly or it will go to seed quickly

• Continue to feed citrus trees as fruit develops. Trees in sheltered, covered areas may develop brown waxy scale along the branches and backs of leaves. Flick these off or with a heavy infestation spray with Aquaticus ‘Glow’

• Sow crops of rocket, parsley or coriander – they germinate easily in this weather and are reliable winter stalwarts for flavouring dishes

• Stonefruit and early apples and pears can be harvested. Pears are best stored in a dry place for a week or two, then they are ready to eat

• Conditioning soils with compost helps replenish it because plants have used nutrients over summer. Dig compost through the top 5cm of soil

• Later this month trim hedges, and evergreens to give shape and structure to the garden. It’s a good idea to fertilise them as you go

• Traditionally garden centres have great grades of NZ shrubs and grasses available now. Select some of our more colourful foliage and grasses that will complement autumn tree colour garden

• Weedy lawn? Spray with a selective weedkiller or dig out the weeds. Fill the bare patches with Premium Lawn Soil then sow grass seed

• Deadhead dahlias, daisies and heleniums for a long-lasting display of flowers that can extend to early winter

• Salvias come in to their own from late summer: this is a huge plant family from bedding salvias to neat bushes of around 60cm through to the thumping Salvia Mexicana

Wooden sleepers make great raised garden beds. They keep the soil is warmer and plants grow quicker. Sleepers can also be used for garden walls and steps. Fill steps with white lime chip or Waikato Fleck decorative pebbles.

Rimu on the rise

Construction has begun on the second apartment building at The Botanic Silverdale with 32 one, two, and three-bedroom apartments expected to be completed in the later part of next year.

MAKO Construction’s large hammerhead tower crane has become a familiar sight to Silverdale commuters, and is now hovering over the foundations of the new, four-story, Rimu apartment building, which mirrors the recently completed Nikau apartments.

The crane has a maximum lifting capacity of 12 tonnes, and will fulfil 95% of the lifting capability for the new apartment building.

‘The peak construction months will be August through to November, and at that point we’re anticipating up to 100 contractors will be on the job every day. It’s fantastic for the development of our village, but also a boon for the local Silverdale economy too,’ says Alan Edwards, a Director at The Botanic Silverdale.

On the northern side of the site, more than 100 tonnes of concrete has been poured into the piles and foundations of a large retaining wall which stabilises the site, and ensures construction doesn’t impact a natural creek below the development.

‘If you walk through our village you’ll notice our homes, the pathways and our beautiful landscaping, but behind it all is a remarkable feat of modern engineering,’ says Edwards.

The Botanic Silverdale is home to more than 150 residents, and the village is expected to grow beyond 200 retirees in the second half of 2025, following the completion of the Nikau apartments.

‘Interest has been strong. We’ve sold more than a third of the apartments off-the-plans already,’ says Michelle Pipping, a Millwater resident, and a member of The Botanic’s sales team.

The recently opened Clubhouse Café is proving popular with Silverdale residents. Pipping says it’s bringing more footfall to the village, and locals are developing a greater understanding of resort-style retirement living.

‘I sometimes have to remind people that you have to be 65 to move into The Botanic. I’ve had the occasional person in their fifties ask if they can move in!’

Once completed, the eight-hectare site will have 84 villas and 354 apartments for independent living residents. An aged care home, and specialist memory care facilities will eventually complete the full suite of retirement care options.

The reality of varicose veins

It’s a common belief that varicose veins – those purple, lumpy veins often seen on the legs – are an issue that only older people endure. However, whilst it’s often seen in the older generation, many people are susceptible to this oftenmisunderstood condition at any age from teenagers up.

Those who are in standing occupations, people post pregnancy and people with a family history of venous disease are at higher risk of developing varicose veins. Some symptoms to look out for are restless legs at nights, cramping in the calves or feet, itchiness associated with dry skin, swelling of the ankles, changes in skin quality and eczema or ulceration in the lower legs and ankles. Bulging varicose veins also have an increased risk of blood clots.

Varicose veins are caused when the valves fail in the superficial veins. Blood then back-flows and pools. The pooling blood causes the veins to distend, swell and stretch causing further valve failure. This can result in progression to visible and palpable varicose veins. Varicose veins can appear beneath the skin as bluish green lines and can be visibly raised, twisted or bulging, but sometimes they may not be seen or bulging, yet can still cause significant symptoms.

It’s also widely thought that varicose veins are purely a cosmetic problem. Again, not true. When the veins are stretched, they can become leaky. The fluid that leaks into the surrounding tissue causes discomfort, swelling and irritation of the skin. For some, if left untreated, they can result in skin damage, poor healing and ulcers.

Protect yourself

With the summer we’ve experienced of late, constant exposure to the sun has become the norm. However, it’s crucial to enjoy these conditions without jeopardising our skin and overall health.

The combination of intense sun, high temperatures and humidity in New Zealand puts our skin at a higher risk of damage compared to other places. I always advise my clients, friends and family to avoid being in the sun during peak hours, typically between 10am and 4pm. If you do go out, wearing a hat, sun-protective clothing and sunglasses is essential.

For those determined sun-seekers, it's important to understand the risks of repeated or over exposure. Prolonged sun exposure can lead to dry skin, loss of elasticity and increased visibility of fine lines and wrinkles. Additionally, freckles and skin pigmentation may appear, causing hyper-pigmentation due to increased melanin production. Most concerning is the risk of skin cancer, with ultraviolet radiation from the sun being the primary cause.

Sunscreen is crucial for shielding your skin, but many people are not sure about how sun protection works and how to apply it correctly. Here are a few important points to consider.

Beware of both UVA and UVB rays: While UVB rays cause burning and skin cancer, UVA rays contribute to premature aging. Look for products labelled ‘broad spectrum’ to ensure protection against both types of rays. Ingredients such as avobenzone or zinc oxide indicate protection against UVA rays.

Use a higher SPF for longer protection: SPF (Sun Protection Factor) gives an indication of the time it takes for your skin to burn when using that sunscreen compared to no sunscreen. For example, SPF 30 provides approximately 300 minutes of protection, but this does vary from person to person and reapplication is necessary after swimming or sweating.

Apply sunscreen generously: Use enough sunscreen to cover your entire body adequately. Aim for approximately one teaspoon per limb to ensure the stated SPF on the bottle is effective. Using too little product may significantly reduce the level of protection. By following these guidelines and taking precautions, you can enjoy the sun safely and minimize the risk of sun-related skin damage and health issues.

Focus on the art of Plein Air

For the month of March Estuary Arts Centre welcomes the Auckland Plein Air painters who will be exhibiting. They will be hosting a Quick Draw public event on Saturday, 9 March from 12pm to 2pm with judging at 3pm. All painters, professionals, amateurs and the simply adventurous are invited to take part. These artists have only two hours to complete their works. During this short time, all registered Quick Draw participants will set up their supplies and paint or draw en plein air around the Estuary Arts Centre, Hibiscus Coast locality. This is a most thrilling experiences to be part of. Together, artists and spectators are immersed in the creative process, to see the location and how the artists interpret them. After the paint out, a viewing is held with the paintings exhibited on the artists easels or tables. The paintings will be judged and prizes awarded. To enter, come along on the day with your art supplies ($10 per adult and $5 per child under 16 years). Money raised will go toward the Studio Three upgrade project.

In the galleries are five new exhibitions. Caroline McSharry will be displaying her inspirational paintings in Gallery One. She has worked as a healing therapist for

over 30 years, which channels into her work. Meet Caroline at the opening on Thursday 29 February from 6pm.

Laura Layton returns to showcase her newest body of paintings called Tui and More on display in Gallery Two. In Gallery Three Auckland in Plein View is celebrated by the members of the Plein Air Group. The Foyer will be filled with Paul Belli’s gorgeous long exposure seascape photography taken from some of Auckland's beautiful beaches.

With term one now underway and classes bursting at the seams, we will be offering a range of oneoff weekend workshops. These include ‘Luminous flowers in pastel’ with award- winning pastel artist Julie Freeman. ‘Fuss-free makeup’ with Kathy and Brenda, ‘Floral ink painting’ with Kavita Lamba, ‘Watercolour’ with Marina Waller and ‘Fused glass making’ with Christine Walker. Local Recipes

Seafood chowder (Serves 6)

Ingredients

100g butter

4 rasher of streaky bacon, diced

1 medium onion, diced

3 celery stalks 10mm, diced

½ leek 10mm, diced

1 cup frozen sweet corn kernels

2 cloves garlic, chopped

½ cup all-purpose flour

1L fish or chicken stock

2 medium Agria potatoes, peeled and diced into 10mm pieces

½ tsp dried thyme

2 bay leaves

250g fish fillets, bite-sized pieces (your choice of fish)

300g prawn meat or cutlets no tail

400g Marinara seafood mix or mussel meat

220ml cream

2 Tbsp Italian parsley, chopped

Salt and white pepper

Method

In a large heavy bottomed pot, melt the butter and sweat the

bacon over medium heat until cooked, stirring often. Don’t allow to colour too much. Add the celery, leeks and onions, cooking until they are translucent and very soft, about 5 minutes. Add the garlic and cook for around 1 minute.

Stir in the flour, coating all of the veggies and the bacon. Continue cooking for about a minute, just until the flour begins to very lightly colour.

Add the boiling fish or chicken stock in 4 lots, stirring each time with a wooden spoon into the flour and veggie mixture. There should be no visible liquid between each pour, as it gets absorbed by the roux. It will look very gummy to begin with but will end up being more liquid after the 4th pour of the liquid. Finish with the sweetcorn.

Add the potatoes, thyme and bay leaves and bring to a boil. Reduce to a simmer (the lowest heat-wise still seeing bubbles) and continue cooking for 20 minutes or until the potatoes are cooked. Stir every 5 minutes to make sure it doesn’t catch on the bottom.

Add in the diced fish fillets and cook for 5 minutes. Then add in the prawn meat and Marinara mix or mussel meat and cook for 3 minutes. Stir in the cream and let it heat through for a minute. Remove from the heat and stir in the fresh parsley. Season with salt and pepper to taste and serve with crusty bread.

Macadamia and raspberry Easter eggs

Free of added sugar and trans fats

Ingredients

½ cup dark chocolate chips

3 tsp salted macadamia or any nut butter

3 tsp raspberry chia jam (see below) or your favourite jam

Directions

Melt chocolate in the microwave (30 seconds then stir and then another 30 seconds).

Coat a silicone Easter eggs mould with the chocolate, ensuring all sides are coated.

Place in the fridge to set.

Remove and add ½ teaspoon nut butter and ½ teaspoon chia jam (ensuring there is enough room for more chocolate on top). Return to the fridge.

Once firm, cover with the rest of the melted chocolate and smooth tops. Return to the fridge for a further 15 minutes to set.

Raspberry chia jam recipe

In a small pot mix ¼ cup of mashed raspberries with 2 Tbsp chia seeds and a dash of maple syrup.

Boil over a medium heat for a few minutes, stirring frequently, until the raspberries have broken down a little and the mixture slightly thickens.
