HOW ACCURATE ARE ONLINE PROPERTY VALUATIONS?

In the property world, online valuation websites have been a game-changer for information-starved buyers and sellers. But while these sites contain lots of useful property info, their estimates are still just one piece of the fairmarket-value puzzle. Here are some key points to consider with online valuations...

No one has physically looked at the property.

It could be risky to let a computer algorithm determine how much you should pay for the biggest asset you will ever buy. Especially when no one from that valuation website has visited the property in person.

You can learn local real estate values better than any computer program by undertaking your own market research. There are some things computers can't measure.

Algorithms can't take into account the condition of the property and other critical factors that influence value like ease-of-access, sun aspect or the general feel of the home. Some houses you walk into and fall in love with and it can be hard to explain exactly why.

No two houses are the same.

If you are comparing apartments or terraced houses with other similar properties, then values may be easy to estimate But in an area with standalone properties of varying ages, that have had extensive renovations over the years, it's harder to compare apples with apples. Once you go further and add in micro-location variables like school zones and sun aspect, the result is a wide possible value range for each and every property.

The market moves quickly.

In our information age, markets move fast. Online property valuations however are based on settled sales that happened months ago That doesn't mean you shouldn't pay attention to what they say, it just means you should keep your eyes on what's happening right now. Follow up with salespeople and ask what properties you recently visited ended up selling for Go along to property auctions when you can, even if you aren't bidding to see what properties are actually selling for today.

Properties are worth different amounts to different people.

Are you going to live in the home or are you an investor? Do you have family living close by? Is it in a school zone you want to get your kids into? Do you have a deadline to move by?

These are all factors that can lead to one buyer being prepared to pay a lot more than another for the same home

If you follow the estimate, you might end up paying too much.

We have seen online valuations which grossly over-estimated the selling price of a property, too. The best way to work out what a home is really worth is to find out what similar houses have sold for nearby and decide how they compare to the property you are considering.

In conclusion

The more information you have, the better. Online property valuations are a useful tool, but they are just one part of the bigger picture. It's important to be aware of the shortcomings and remember that they aren't perfect. If your gut tells you the property is worth more or less than the online estimates, then trust your instinct and back it up with your own market research. As area specialists, we would love the opportunity to help with any questions you may have

THE DOOR TO YOUR

An unusual summer

Ōrewa Surf Life Saving Club has been an integral part of the Hibiscus Coast community for over 70 years, providing vital surf lifesaving services to the community. This year we have had a summer like no other experienced in a very long time.

The season started with the club coaching 200 primary school students on how to be savvy in the surf and has lately seen the club Search and Rescue (SAR) teams on standby due to extreme cyclonic weather conditions, ready to assist those suffering flood damage.

Club President, John Chapman says ‘When the call comes, we have trained and capable teams of life guards ready to immediately respond to any emergency situation, at any time of the day or night.’

Unfortunately, Orewa Beach has been closed by Council on a number of occasions through the summer because of poor water quality. This is frustrating for all beach users, including life guards.

John says ‘Often life guards cop flak from beach users because of the restrictions. I’d like to say that the life guards do not make these decisions. Our job is only to explain the dangers and risks. It is up to individuals how they treat the advice they receive from life guards.’

Beach closures also impact on our ability to run our youth training and development programmes, which is very frustrating for those involved.

‘Surf life saving competitions throughout the season have been disrupted or cancelled altogether due to adverse weather conditions. These competitions provide opportunities for surf lifeguards to develop important surf lifesaving skills that are used in real life rescue emergencies.’

Questions have been asked about the planned surf lifesaving community hub and the coastal erosion currently being experienced at the beach. John would like to assure the public that the proposed building location is set to address the impacts of coastal erosion and tidal inundation over time. That includes the life guard operations building, which is designed to be relocatable.

Surf, sand and Allbrand

If you’ve seen Orewa Surf Life Saving Club’s Buy-a-brick campaign, watched the fly-through video of their proposed new community hub or had a browse through Destination Orewa’s fancy new website then you’re already familiar with the stellar work of local branding expert Chris Norris.

After many years working for big corporates in advertising, customer experience, newspapers and signage, Chris had a rethink about what was really important when he sadly lost his wife to lupus. Leaving the corporate world behind him, Chris moved back to the Coast where he now runs his own branding business, Allbrand.

‘I’ve condensed all my experience into an offering of design, print, sign and web services. These all come together as tools and advice to help you grow your business,’ says Chris.

Look out for Gatmans’ print advertising campaign and their new radio ad created by Chris. Simpson Western North are presenting a new brand and there are others in the pipeline too. They’re actively looking for more local businesses they can help to grow.

Is the way your business looks and sounds important to you?

Allbrand can help with everything from refreshing your logo and applying it consistently, to design for a specific event or campaign, managing your printing to keep costs down and quality up, signage that gets noticed and websites that get found, look great on any device and connect across your social pages. They can make this all simple for you.

Chris enjoys running his own business, and now happily remarried with a son, he loves his life here on the Coast. ‘The other day I came in from a surf, walked through Moana Reserve with my board under my arm, ordered a beer from Shoreward and had lunch standing at the leaner in my dripping boardies,’ says Chris. ‘This really is living in paradise.’

A keen proponent of giving back to his beloved community, Chris donates as much as 30% of his time to local projects and organisations, including the Silverdale Business Association where he lends his expertise to their branding and Vote Yes campaign, and the Whangaparaoa Business Association where he was recently elected Chairman. His work with the Orewa surf club and Destination

Orewa was donated time too, and he co-runs a local business networking group and coaches his kid’s basketball team.

‘I have the belief that if you want to become part of a community you have to truly immerse yourself in it,’ says Chris. ‘It’s hugely rewarding being part of positive change, both in the community and with my business.’

If you want to grow your business, why not have a chat with Chris at Allbrand and see what positive changes he can create for you?

Like most independent dog rescue organisations, the Saving Hope Foundation relies on its network of foster families to take in and care for abandoned and surrendered dogs and puppies until they are ready to go to their adoption families.

When I heard Saving Hope desperately needed foster volunteers, we jumped at the opportunity to help prepare rescue dogs for a happy furever home.

My family's previous experience with a rescue dog was a little guy named Sherlock He came into our household as a frightened, cuddly boy with no experience of leading the normal life of a family pet

He quickly learned housetraining, and to get on with other dogs rather than be frightened of them I have often found myself sitting on the footpath stuffing treats into his mouth as other dogs walk by, to teach him that good things appear when strange dogs come near.

Sherlock

Copying our family dog, Shadow, he's learned how to play, do zoomies, and sit and lie down He loves perching on my knee while I work, and he does special happy breathing when I pat or talk to him. Sherlock is much loved by his family now that he's not scared any more.

Saving Hope has saved more than 3,167 puppies and dogs like Sherlock and has 186 in foster care at the moment The Foundation desperately needs more people to act as that halfway point, to teach puppies and dogs that life as a family pet can be wonderful Saving Hope provides all fosters with medical care, toys, and food - you just need to supply love, guidance and patience. So if you want to experience the reward and gratification of saving a puppy or dog from an unknown fate please get in touch with Saving Hope now.

Curry in a hurry

This month’s review is a little different. I asked you, our dear readers, whether I should review fish and chips or an Indian curry and my word, I was so happy when the feedback was overwhelmingly in favour of curry as it is so much more of a comfort food than our iconic national takeaway and that’s exactly the pick me up I needed, given the horrific summer we’ve had.

You should be able to smell a good curry long before you see it and the aroma should linger long after the meal has been devoured. It should be rich, aromatic, punchy and wholesome, and whether animal-based or vegetarian, the ingredients should be plentiful with enough sauce to mop up with a cheeky naan or mini mountain of rice.

Now I don’t want to debate the origins of tikka masala and whether you believe the British folklore of the dish being invented by a creative chef using Wattie’s tomato soup to appease his customers or whether you believe the origins to be deep in the north-western Indian state of Punjab. One thing is for sure, it’s New Zealand’s most bought takeaway curry, so I feel compelled to base this taste test on a chicken tikka masala.

I tried three curry houses. Unfortunately one of them wasn’t up to scratch, so I’ve chosen to provide my opinion on the two that were very good – Cheeky Chapati in Orewa and iCurry in Millwater. In addition to the curry I ordered a garlic naan and both were served with complimentary rice.

The tikka masala from Cheeky Chapati has all the hallmarks of a great takeaway curry. The minute you lift off the container lid the rich and fragrant aroma punches you in the face and your salivary glands are pushed into overdrive. The naan is generous and baked beautifully in the tandoor and the rice is fluffy and fresh. At first bite you can tell this team know what they’re doing. The chicken thigh cubes are deliciously juicy and the rich tomato and onion gravy packs a decent depth of flavour. The spice profile of garam masala, turmeric, ginger, chili powder, cumin and coriander is prominent and authentic. Whilst I’d usually opt for an Indian hot curry I need to preserve my taste buds and the medium spice is somewhat soft for my liking. I suspect it would be just right for most. The only real criticism here is that it is an expensive takeaway meal at $28.40, but it is enough to share. I give it 7.5/10.

iCurry – 6/175 Millwater Parkway, Millwater

The overwhelming requests for review were for iCurry. The restaurant has changed hands a couple of times and the curry has been inconsistent (I don’t know whether this is a chef or an ownership matter) and one of my most important criteria for a restaurant is consistency. I’m a little apprehensive to see what iCurry

dishes up, to be honest.

I pop the container lid and the aroma overwhelms my senses. Strong wafts of spice take me straight back to Brick Lane in London where I had my first tikka masala two decades ago. I’m now dancing in the kitchen while I dish up the takeaway meal. Strings of soft onion in the bright orange gravy make me happy before I’ve even taken a bite. The chicken looks to have been cooked in the tandoor as there is slight charring. Nice touch. The naan is a little small, but it’s balanced with garlic and has a nice consistency. The flavour of the curry matches the aroma and it really is rather delicious. It may be a little salty for some but in my opinion it elevates the deep, rich spice of the tikka masala blend and the balance is near perfect. Again, I should have opted for more heat. My anxiety around giving iCurry a go diminishes with every knuckle-deep, naan scooping swathe of curry I devour until the bowl is barren. Great takeaway curry, 8/10, and at $24.50 it’s good value for money.

I settle into my comfy chair, Gaviscon at the ready. I relish that we’re so blessed with some genuinely good takeaway eateries, but it breaks my heart to see the number of closures due to the pandemic, lack of staff and cost increases of running a hospitality business. I encourage you to get out and support these businesses and experience the richness that is Indian food on the Coast.

Creating new habits

We are just settling into this new year, and a new year allows us the opportunity to reflect, restart, reset, refresh… I kind of like the idea of that! I am all for new beginnings and being given the opportunity to try again.

Some habits are good and some are not so good, so how do we go about creating new habits that we feel good about? Especially skin care habits.

Ask yourself what your WHY is, why are you wanting to create this new habit change? When you know your purpose, it can help make that transition so much easier.

Don’t over complicate anything, this will make the change too hard and you will be more likely to give up. Small steps in the direction you want to go is more achievable.

Some ideas you can consider incorporating into your new healthy skin care for 2023 that will set you up for great skin are:

• drink plenty of water (the obvious one), but seriously, this is one habit is key for optimal overall health

• wash your face before you go to bed

• apply sunscreen 365 days of the year… I know while it is summer it is easy to remember, but apply the sunscreen even on cloudy days or when you are headed to your office, your skin will thank you – as I will always say, the best sunscreen is the one you will wear

• consider what supplementation your skin needs

• simplify your skin care – use what YOU need not what is on trend, we are all different with different skin needs

• moisturise

• keep moving and try to get enough sleep

Most of all, be consistent. Consistency is the key to ensuring great healthy skin.

Bucket List Travel

Vietnam A foodie's paradise

When we travel it’s often the flavours of local cuisine we remember best. In Vietnam it is always the crusty bánh mì or streetside pho, seafood cù lao hotpots and the scarily addictive coffee with condensed milk. Vietnamese food is characterised by fresh, contrasting flavours: sweet and sour, crunchy and silky, fried and steamed. Rice and noodles are integral to most dishes, though you’ll find flavour variations in different parts of the country. Dishes tend to be milder in the north, sweeter in the south and quite spicy in the central region.

Here is our guide to what food you can’t miss trying in Vietnam. Don’t be afraid to try some of the Street Food Tours – you won’t be disappointed.

Pho: A steaming bowl of flavoursome pho is one of Vietnam's most celebrated street foods and an absolute must on the list of things to eat in Vietnam. This noodle soup, pronounced more like ‘fur’ than ‘foe’, usually features clear noodles in a broth with beef or chicken, some vegetables and herbs.

Banh mi: The French influence in Vietnamese cuisine becomes obvious when you consider the popularity of fresh baguettes. Take crusty bread, stuff it with meat, coriander, daikon or green papaya and pickled condiments and you've got a favourite lunch or breakfast treat that anyone would enjoy.

Banh xeo: A delicious crepe-like savoury pancake that is filled with shrimp, fatty pork, bean sprouts and green onions, and served with lettuce. Its name, literally ‘sizzling cake’, comes from the intense sizzling sound the crepe makes when the turmeric and rice flour batter hits the frying pan.

Bun mam: This is the pungent essence of southern Vietnamese food – a vermicelli noodle soup prepared with a heady fermented fish paste, topped with an assortment of meats such as squid, prawns and pork, and a slice of eggplant.

Bun bo hue: From the central Vietnamese town of Hue, this rice noodle beef soup packs a spice and lemongrass-filled punch. Often served with pork knuckle, slices of beef, Vietnamese sausage and onions, this soup is citrusy, hearty and warming.

Bun Cha: The smell of charring meat that permeates Hanoi is probably bun cha – patties of fatty pork served in a thin soup alongside assorted greens, herbs and fresh rice vermicelli noodles.

If this has tantalised your taste buds, get in touch to discuss a foodie experience in Vietnam. Michelle | Bucket List Travel, Red Beach

The Green Spot

Wonderfully wonky

Did you know that approximately a third of food is wasted globally and it is estimated that up to 40% of produce grown doesn’t leave the farm gate? Food waste is reportedly responsible for 6–8% of greenhouse gases. It is therefore a major contributor to climate change but also one of the easiest things to take action on.

Wellington based company Wonky Box is on a mission to fill hungry bellies, not landfill, whilst supporting local growers. Fruit and vegetables are wasted at all stages of the supply chain and Wonky Box reduces food waste at the source by accepting ‘wonky’, ‘ugly’ and surplus – yet perfectly edible – produce that would otherwise be rejected by supermarkets and food retailers. They are then delivered to households who have signed up to a subscription, much like other food delivery services.

Go online to wonkybox.nz and choose the box type and frequency that suits you. You’ll receive a range of in-season goods in carefully considered, low waste packaging that have

only travelled local miles, thus reducing carbon emissions. They’ll also send you inspirational recipes to go with the particular produce you have received.

Angered by the prices of healthy foods in supermarkets, the Wonky Box team have developed a sustainable process that provides you affordable produce and they are even offering an introductory discount for readers! Use the code MillwaterMag25 in the month of March to get 25% off your first box. We are also giving away a box for free through a prize draw! Find this article on The Millwater Mag Facebook page or on my Instagram page @trashtalkingmama and tag a friend in the comments to put yourself in the draw. A winner will be selected at the end of March and have their yummy fresh prize delivered to their door.

Coastguard

Busy as ever

Even with the dreadful weather over the last few weeks our vessels have spent well over 200 hours on the water during what is our busiest period – between December and February. With most trips consisting of at least 4-5 volunteers this equates to almost 1000 volunteer crew hours during this time and over 50 vessels and their families bought home safely.

The longest day was most definitely New Years Eve, where the crew spent over 19 hours on the water. Their day started with an urgent page out at 7am to Fisherman’s Cove and finished with a mayday around the Bean Rock area at midnight. This incredible team of volunteers didn’t make it back to Gulf Harbour until 5am on 1 January. Don’t let this put you off volunteering for us though, as most crew days on weekends are normally five to six hours.

With the weather events in January and February we were asked by Civil Defence if we would be able to respond if required inland with Hibiscus Rescue Two our 7.7m ‘Sealegs™’ and the full range of medical equipment carried on board. Thankfully we weren’t required but our hearts are with everyone who sustained loss during this time.

In January you may have seen our crew members out and about selling tickets for the Coastguard Summer Lottery at events such as the Orewa Lions Big Dig. For each ticket sold by our crew the unit receives 70% of the ticket price, which goes towards keeping our boats on the water, our crew trained and with the correct equipment to respond whenever necessary.

We would like to take this opportunity to thank the community for their support and also to thank the team at New World Orewa who support Coastguard Hibiscus year after year having our crew and the prize boat on display under their roof. We are incredibly grateful for this opportunity to connect with our community while keeping our crew safe, dry and warm.

Stefan: Which kitchen gadgets do chefs use that you think home cooks should invest in to make their life easier in the kitchen?

All chefs love a good gadget but I’m pretty old school when it comes gadgets. My favourite gadget would be a ‘stick blender’, great for making cold sauces, emulsifying and blending small amounts. Then it’s the ‘Kitchen Wizz’, which does the job of a stick blender but on a larger scale. It’s also great for some pastries and awesome for blitzing items but keeping it chunky or smooth. I can’t do without my ‘Kitchen Mixer’, great for cakes, desserts and whipping items. These for me are the essentials but of course there are dozens of different gadgets, shop away!

CHEF’S TIP: Don’t go with the cheapest version of a gadget as it won’t last as long or have the continued power you need. Quality always wins!!

nothing else. We only wipe it with a paper towel, lightly oil after use and never wash in water. I would invest in a pan (non-stick or cast iron) and save it for this purpose only. Also try not to use metal utensils as this will scratch the surface. We don’t use stainless steel pans much for sautéing/panfrying as they do tend to stick.

CHEF’S TIP: I use BALLARINI Italian non-stick fry pans (I have 3, all 33cm, which is large), They are fairly well priced and perfect on induction and gas. Feel free to email me with the size you are after and I can get a price from my supplier for you and get the pan couriered directly to you, no obligation to buy.

Silverdale Volunteer Fire Brigade

Saying that 2023 has had a bit of a rough start is an understatement. Crews from Silverdale (and neighbouring brigades) literally saw the New Year in battling a scrub fire near Waiwera. Since then there have been car accidents, structure fires, floods, salvages, rescues and emergency medicals. The Auckland Anniversary weekend flooding was a challenging event, with SVFB successfully rescuing nine people in Silverdale and Redvale.

Sacrifice

It takes a special kind of person to make the sacrifices necessary to serve and help protect our community. When a call comes in and a pager goes off, family and friends of fire fighters get used to them dropping everything to respond – be it in the middle of the night, during a meal, family celebration or storm.

Mindful Parking

Most fire calls are time-critical and unfortunately crews have had some recent challenges getting to emergencies. When cars are parked opposite each other on both sides of a narrow road it can cause access problems. Please be mindful when you park that a fire engine needs over 4m of space to pass. Having to back up and navigate a different route can have serious or even fatal consequences.

Mindful Driving

There are more cars on our roads than ever before and one of the challenges for emergency response drivers is navigating through traffic with inattentive drivers. You’d think that a big red truck with flashing lights and deafening sirens would be quite noticeable but… no, not all the time. More drivers are not pulling over or slowing down enough for emergency vehicles. When you see a fire truck or police car or ambulance, it is safer to immediately pull over and stop to let them past. Please do not force them to have to take assertive actions.

Not coming home from a call is not something they tend to think about, because firefighter safety is paramount. The tragic deaths of two volunteer firefighters, Craig and Dave, at Muriwai last month could have happened to any firefighter. Losing two of their own was a very sobering reminder of the risks they take. Members showed their respect and condolence for their lost brothers by parading in front of the station and flying the flag at half-mast.

Weathering the storm

Supporting our kids emotionally in times of disaster

stay at Auntie’s house because we can’t go home right now’. Or ‘It makes sense that you might be feeling a bit worried at the moment, with the extreme weather we have had lately and the damage it has caused.’

The major weather events in the North Island this summer have been absolutely devastating with unfathomable loss, destruction and displacement for many. For those directly affected the practicalities and logistics of surviving the aftermath are tough enough, let alone the overwhelm of trying to mentally and emotionally process what has happened.

Even those who did not experience any direct loss or damage may still be anxious or distressed. They could be worried about loved ones in harder hit areas, seeing unsettling images in the media, seeing local damage in the aftermath and having memories of the extraordinary ferociousness of winds and rain battering their home and living through the uncertainty of preparing for the storm and not knowing how bad things were going to get. For children especially, all this can be difficult to cope with and to comprehend.

Kristin Ward, of the family coaching team at Parenting Place, says that when children are distressed after major events, rather than talking about it they can often express their feelings through behaviour (and so can we!), so firstly, be kind to your kids (and yourself) and understand they may be having big feelings that they don’t know how to handle.

Help kids express themselves

By calmly talking to them about what is going on, says Kristin, you are offering empathy and also giving them words they can use to better express how they are feeling. For example, ‘Everything must feel a bit strange at the moment – having to

Be honest Kristin suggests telling your children the truth about what is going on at an age-appropriate level and being prepared to explain what is happening several times as they try to make sense of it all. But try not to gasp at images on your phone or talk non-stop about what has happened – that can be overwhelming too. Be conscious of what they are being exposed to in the media without trying to completely shield them from updates and information.

Helping can help

For kids who are feeling sad or distressed about these events, Kristin suggests that getting involved in helping those affected in some way may help them feel a bit better and a little more in control because they feel they are making a difference. You could donate to an associated appeal, drop off donated items being collected to help those in need or perhaps do some baking for workers helping with the recovery.

Sending love and light to everyone.

What’s the big fuss about fibre?

Last month we looked at some of the benefits of fibre. This month we’ll have a look at different types of fibre, good sources and recommended daily intakes. Fibre is only found in plant foods. There are two types: soluble and insoluble, and they have slightly different functions.

Insoluble fibre is indigestible. It helps prevent constipation by acting as a bulking agent. Soluble fibre is fermented by the bacteria in our intestines to produce short chain fatty acids that provide food for the cells that line the colon and keeps them healthy. These short chain fatty acids also assist in the breakdown of carbohydrates and fats. Some soluble fibre absorbs water like a sponge and causes a softer stool that is easier to pass. It also prevents the absorption of cholesterol and slows down the release of sugar into the bloodstream. An additional benefit of fibre is the positive effect it has on our gut microbiome.

Fruits and vegetables, preferably with the skin on, are our best sources of fibre, but oats, wholegrains, legumes, nuts and seeds are excellent sources too.

How much do we need? Generally, 25g per day for women and 30g per day for men. However, requirements change as we age, during pregnancy and breastfeeding or if we have a health condition. Children’s fibre requirements vary according to age. It is not advisable to put young children on very high fibre diets as it could make them too full and prevent them eating enough food to meet all their vitamin and mineral requirements.

It’s important to increase the fibre content of our diets slowly and always with increased water consumption, otherwise we may end up constipated. Suddenly increasing our fibre intake can also cause bloating, gas and discomfort. Fibre is definitely our friend and it is worth making sure we include a good amount into our diets every day.

If you would like help with creating a more nutritious way of eating, increasing your fibre intake, guidance for healthy weight loss and food allergy specific diets, contact me at paula@nutritionsense. co.nz, both in person and online consultations are available. Silverdale Katsubi’s grand reveal

Crunchy, crispy, succulent chicken right on your doorstep – Silverdale’s very own Katsubi opened on 1 February this year, delivering everything you’d hope for in a bowl for breakfast, lunch or dinner.

Owner Radhika brought Katsubi to Silverdale with her husband and sons, who also working alongside her, to share their love of the food chain with their local community. The store is at 2 Central Boulevard, just across from the Silverdale Mall. Since opening the queue of eager customers has quite often gone right out the door. They do say the busier the better!

Upon walking into the shop, I was instantly impressed with the friendly smiles of the servers and the welcoming environment of the venue. Their most popular meals include the flavoursome lemon chicken, moreishly sweet honey nut chicken and the deliciously crispy karaage chicken. For lovers of udon, ramen, chicken, salads, rice bowls and a large selection of flavours, Katsubi’s kitchen and online website await your arrival.

Katsubi as a company was founded 20 years ago as a 100% Kiwi-owned family business. As more stores opened all around New Zealand, Katsubi became a local favourite. This franchise food chain is continuing to gain more and more popularity throughout the country.

Katsubi Silverdale brings staff of many nationalities and levels of experience into the business, with everything form experienced caterers to prior travel agents and several other dedicated staff members. They all work together to make Katsubi Silverdale a welcoming and friendly addition to both the Katsubi food chain and the Silverdale area.

The response they’ve had from customers has been positive and encouraging right from day one, even with power outages and other weather-related hurdles within the last few weeks. They hope to continue serving customers high quality foods with their new staffing additions and spread their love of food to everyone they can.

They have an exciting new addition to their menu coming soon – their chicken dak meal with chicken, coleslaw and fries will be available in the near future! For more information on their large food selection, visit their website at https://www.katsubi.co.nz/ or visit them in store at 2 Central Boulevard, Silverdale.

An opportunity of a lifetime Creating a Silverdale Business Improvement District

The last 10 years have seen exponential growth in Silverdale, which emphasises that it’s a great place to do business and a great place to live. But Silverdale can get even better by achieving Business Improvement District (BID) status.

A Business Improvement District (BID) is an economic development initiative run by a business association in partnership with Auckland Council. A BID is a specified commercial area with boundaries agreed by the local board and business association. Targeted rates funds are made available for the business association to use to promote economic growth in their area. Council sets accountability requirements through its BID Policy.

BIDs are a proven, successful concept

There are already 50 BIDs in Auckland. Our neighbours at Destination Orewa Beach are a BID. We see, first-hand, the success of their many events and activities that make Orewa an attractive destination to benefit local businesses and enhance economic growth in the area. Silverdale has a thriving and diverse mix of businesses. It is inconceivable to us that Silverdale is not yet a BID, and we believe now is the time to put this right!

What do Silverdale Businesses want?

Businesses within the Silverdale commercial BID map area have been canvassed to find the priorities they would like to see addressed. Four key themes identified are:

• better security and enhanced crime prevention

Silverdale a destination of choice, not default, and driving the concept of ‘be local, support local'

• strong advocacy for Silverdale with Government, Council agencies and the Local Board, over infrastructural and policy issues that impact on local businesses

Detailed information is available at: silverdalebusiness.co.nz/ bid-project/.

How can we get a Silverdale BID in place?

From 1-28 March 2023, all commercial property and business owners in the Silverdale BID map area will be contacted by an independent ballot management company asking them

Central’s Tips

March 2023

The fruit and vegetable garden

• Feed citrus, feijoa and fig trees as the fruit develops. This is necessary after a very rainy season to add nutrients to the soil and ensure good sized fruit

• Ahead of planting out new vegetable seedlings, condition the soil with compost, sheep pellets or fresh Garden Mix

• Cover late season blueberries, raspberries and strawberries with bird netting as the birds get braver and hungrier

• Get adventurous with cold season vegetables – plant seedlings of broccolini, purple sprouting broccoli, green Romanesco and coloured Asian greens

• The power of lemon flavourings –lemon peel, lemon verbena, lemon thyme, and lemongrass – use them together for infusions and syrups

• Prune plum trees now, thinning out the middle and removing dead branches. Pruning now reduces risk of disease

• Rosemary in abundance? Use the woody stems as kebab sticks for lamb or beef. The smell from the BBQ and the meat flavour will be delicious

The ornamental garden

• Plant out autumn-toned shrubs and flowers to complement developing autumn colours: NZ coprosmas and grasses often fuse well with ornamental trees that have colour, as do dwarf maples and late flowering hydrangeas

• One last trim and tidy – trees, shrubs and topiaries should be tidied to harden up before winter. Crisply shaped bushes offer interesting structure when the garden dies down

• Renovating lawns begins now – fertilise with Prolawn Lawn Booster after a summer of unseasonably heavy rain. Mow often and resow bare patches

• Some cutting back of spent perennials is good housekeeping, but roses and hydrangeas should only be deadheaded as they’re traditionally pruned at the end of winter

• This year the soil is warm and moist, making it ideal to plant all those trees and shrubs on sale at the garden centre. Add some compost or Garden Mix and a layer of mulch and they will establish easily

• Early spring flowering bulbs should be planted out now, including ranunculus, freesias, anemones, and crocuses. Crocuses are suitable for small containers and bowls

Tips for buying and selling in the same market

Buying and selling at virtually the same time under the same market conditions can be profitable, but it can also be tricky to do. The right preparation makes it easier to buy and sell at once.

Things don’t always fall perfectly into place and you may find your next dream home before finding a buyer for your current property. Here are some tips to help you prepare for smooth and successful sales.

Find an experienced agent

For the best chance of success, keep it simple and choose one experienced real estate agent to coordinate both property sales. Your agent should have experience buying and selling at the same time to get you as close as possible to settling on both properties simultaneously.

A good agent can also negotiate special conditions on your behalf to get you the best deals at the right time.

Apply for bridging finance

If you buy a new property first and struggle to sell your home, you may need a bridging loan to cover your second mortgage until you sell your original property. A bridging loan is taken out on top of your existing home loan so that you can service two mortgages simultaneously.

Speak with your lender or mortgage adviser about securing a bridging loan before buying another property, as you may need significant equity before applying.

Extend your settlement period

Extending your settlement period can increase your chances of achieving simultaneous settlement. If you’re buying first, ask your agent to negotiate a longer settlement so you have more time to sell and settle on your existing property.

Keep in mind that your settlement period will depend on the flexibility of the vendor.

The Fishing Spot

Fishing has been tough this summer with huge weather systems presenting themselves week after week. Compounding this, the freshwater from all of the storms seems to have driven the fish out into the deep. I have certainly had to work hard for my fish this year.

My last two trips out have been in between short weather windows either in pelting rain waiting for the weather to clear or in SW winds building to 20 knots. Both trips required a lot of patience and a change in tactics to land any suitably sized fish.

My last trip out was out to the northern channel of Kawau Island. The wind was about to change with the tide and the wind was building. I was reasonably confident after my last trip so I only took a couple of burleys and a small box of pillies. The fishing turned out to be very slow and I didn’t have any tougher baits on board that would stay on the hook long enough for the bigger fish to strike. This was mistake number 1.

After being frustrated for a couple of hours, I decided to pull anchor and head to Little Barrier. Halfway across the Jellicoe Channel my first tote tank of fuel ran out and I only had one spare tote on board. I was forced to turn around and head back to my original spot. Mistake number 2.

By now the wind had picked up quite severely and it was a slow hike back to the mainland. I was super impressed with the performance of the Senator doing 17 knots head on to the SW which was registered as 19 knots gusting 25 knots on the Coastguard APP. This was mistake number 3.

This trip was a good lesson on what can go wrong if you don’t plan properly. Always take extra bait and tackle in case you need to change tactics. Always check your fuel tanks and take enough reserve for when the weather changes. Check the weather forecast both before you go out and

throughout the day in case it changes. Common sense tells you that if the big boats are heading back in from out wide, then it’s probably rough out there! Tight lines and stay safe!

Diverticulitis and nutrition

No more nuts and seeds?

Diverticulosis is small pouches in the muscular wall of the bowel. The older you get, the more likely you are to have it, with 65% of people over 70 years having it. Whether you get symptoms from it (diverticular disease/diverticulitis) can be the luck of the draw, but there are some things that put you more at risk of having ‘a flare’.

Having low physical activity, being overweight and having a low fibre/highly processed diet, or being on NSAIDs (non-steroidal anti-inflammatories), steroids or opiate pain relief increases your risk of experiencing pain in your lower abdomen due to diverticulitis.

Traditionally people with diverticulitis were told to avoid nuts and seeds, and follow a low fibre or low residue diet. Recent evidence increasingly points towards diverticulitis being an inflammatory and immune-mediated condition, rather than one of infection and too much fibre. Randomised controlled trials have shown no benefit from antibiotics and low fibre in uncomplicated diverticulitis, but the onset of symptoms can trigger altered gut motility, and dysfunctional gut-brain interactions that can keep annoying symptoms going. This makes diagnosis of acute diverticulitis inflammation challenging.

So what does that actually mean?

Medical and diet treatment of abdominal pain should depend on the presenting symptoms – a registered Dietitian will want to thoroughly understand your specific symptoms, severity of symptoms and will understand how they are impacted by

gut function and the food you are eating. We also need to understand your medical history and background, as these are taken into account with any suggested dietary changes.

Medical management includes using laboratory tests to check inflammatory markers, and helps to differentiate between uncomplicated and complicated diverticulitis.

From a diet point of view, we often need to increase fibre to help switch off inflammation. By modifying the type of fibres we can do this while ensuring an adequate amount of nutrients as well as a reduction in gut symptoms.

The commonly held belief that nuts, seeds, corns, grains and raw vegetables fibres should be avoided has been consistently unsupported by research since the 1970s. A trial which included 42,000 men demonstrated that not only was there no association between these foods on risk of diverticulitis, but there was a protective effect of including them in the diet.

Dietary modification for managing medical conditions, or even general health, benefits from an early consultation with a specialised dietitian. And in the meantime, ask yourself – how many handfuls of vegetables have I had today?

What happens when you die without a will?

Dying without a will is also known as dying intestate. There are often misconceptions surrounding what happens when this occurs, and in many cases the estate is not distributed as the deceased would have expected or wanted. As a starting point, if you die without a will and are survived by:

Your spouse/civil union/de facto partner but no children or parents, then your spouse/partner receives the entire estate.

Your spouse/partner and children, then your spouse/partner receives all your personal effects (such as clothes, furniture, etc), a cash sum of $155,000 (with interest from time of death) and a third of anything remaining. The other two thirds will be held on trust for your children, to be divided equally between them if more than one. With blended families the situation is more complex and depends on several factors including the age, relationship and financial dependency of the children.

Your spouse/partner, one or more parents, but no children, then your spouse/partner receives all your personal effects, the cash sum of $155,000 (with interest from time of death) and two thirds of anything remaining. Your parent(s) will receive the last third, divided equally between them

Only your children, then your estate will be held on trust for your children, to be divided equally between them if more than one survives you

Your parent(s), but no spouse/partner or children, then your parent(s) will receive your estate, divided equally amongst them.

There are a few exceptions to the examples above, including the size of the estate, the impact of Relationship Property law and the particular needs and circumstances of the family and whether there are any claims against your estate.

If a next of kin cannot be found, your estate will be given to the New Zealand Government.

How we can help:

Losing a loved one is difficult and working through the administration of an estate can be costly and time-consuming but it helps if you have left behind a valid will.

Simpson Western can help with estate planning and preparation of your will. Contact us on 09 421 0559 or at silverdale@simpsonwestern.co.nz if you would like assistance with this.

The main advantage of hydrabrasion machines is the fact that it is much more gentle and it enables treatment diversification by combining with skin care products such as anti-pigmentation products, lactic acid and salicylic acid to aid a variety of skin concerns, all while hydrating the skin.

Hydrabrasion, just like traditional dermabrasion, focuses on refreshing the skin. However, instead of crystals hitting the skin with pressure, the machine uses specific cosmetic ingredients to exfoliate the skin while deep cleansing/washing it. The special serums are pushed into the deeper layers of the skin while the exfoliation process is going on. The skin will feel hydrated with less redness and irritation, rather than traditional microdermabrasion, which often leaves skin red and dry. With a hydrabrasion peel the technician is able to choose specific serums that address issues such as acne, hyperpigmentation and aging.

Five benefits of hydabrasion are that it:

• evens out your skin tone through serum injection and gentle exfoliation

• refines poor size by diminishing congested skin

• improves the appearance of acne scars by helping to break down the epidermis

• reduces fine lines and wrinkles through a polishing effect

• repairs sun-damaged skin by breaking up the outer layer of the skin and removing dead skin cells

Radiofrequency (RF) therapy

Radiofrequency therapy is a nonsurgical method of tightening your skin.

As you age, your cells produce less collagen, which can lead to sagging skin and wrinkles. Skin laxity occurs around age 35 to 40 when the quantity and quality of your collagen begins to

decline. Radiofrequency therapy uses energy waves to heat the deep layer of your skin which stimulates the production of collagen.

Combining these two modalities will give the latest and most visible results in one session. A course of six treatments is recommended.

Hey guys Let’s talk about men’s eye health

With the ever increasing awareness around men’s health issues thanks to fantastic initiatives and organisations such as Movember and I Am Hope, discussing and addressing men’s health (both physical and mental) is becoming far more mainstream, and we are here for it!

Similarly, eye health is something that’s important to keep in check too. We’re talking about ensuring you’re getting a regular eye examination so our optometrists can monitor things like cataracts, macular degeneration, glaucoma and more. Have you noticed yourself having to hold your phone or your book out as long as your arms reach and find that that’s still not enough? Yeah, definitely time for a check-up!

With all the time we’re spending looking at screens (this has increased to around a whopping seven hours a day!), it’s no wonder we suffer from things such as headaches, eye strain, difficulty concentrating and increased sensitivity to light (photophobia). Luckily for you, we only work with the best, most technologically advanced lenses that will help combat those symptoms of digital eye strain. We’re able to spend time discussing your lifestyle and requirements in order to fit you with the best possible lens type so you can get the most out of your day. We can also

fit your specific prescription into sunglasses.

Perhaps you work in an environment where safety glasses are required. We can set you up with fully certified prescription safety eyewear which is tested to 1337.6.2012 AS/NZS standards.

We are incredibly proud to be able to offer a huge variety of men’s frames (both sun and optical). No longer is your choice limited – we stock all shapes, sizes and colours.

The team at Orewa Optics are on hand to answer any eye care and eye wear questions you have as well as providing knowledgeable advice around the type of contact lenses or optical lenses that will best suit your lifestyle. Not to mention we have a stunning range of new season frames in store, perfect for complementing your summer wardrobe.

We can’t wait to see you! Visit us at 10 Bakehouse Lane, Orewa.

You can count on us every step of the way. (09) 426 7950 | 39 Riverside Road, Orewa 24 Hour Service www.forrests.co.nz

Art Speak

Art awards showcase our local talent

In February Estuary Arts Centre hosted the ninth Hibiscus and Bays annual art awards. Featuring 80 works of art, five local artists took out significant prizes.

The Premier award for 2D work went to Red Beach artist Susannah Law with her piece the NZ bush bathed in moonlight, using a unique technique of marbling for the shadowed trees and bringing attention to the pekapeka/ native bat of Aotearoa. Joint Premier winner was Sheree Foster with a unique sculptural work using copper, leather and nikau frond. This was the first year we ran a Maori art award and Bernadette Ross’s piece Moana Anu Anu took centre stage. Judge Holly Aymes said, ‘Bernadette takes you on a haerenga across the moana with her raranga/weaving skills’. The under 21 year youth award went to local artist Jasmine Reynolds with her acrylic painting The Big Friendly Monster under my bed. Auckland renowned artist and judge Evan Woodruffe said, ‘Jasmine’s monster is a luminous figure glowing out from the dark background. This painting is full of narrative and painterly interest.’ Other local winners included Amanda Moore, Tracey Currington and Elizabeth Walker. Congratulations to all of the eight winners. The exhibition runs until 12 March and there is still the People’s Choice Award to vote for, so come on down to the arts centre to view the work and make your choice.

After the awards, four new exhibitions go up for the month of March. In gallery one view Magical Aoteaora where three artists, Susannah Law, Heather Maree Owens and Kim Boyd, take a unique look into the mythical world we call home. In gallery two view the distinctive abstract and colourful work of Sylvie Joyce. In gallery three Jill Bryce showcases her seascapes and ceramic works of art.

Book Reviews

The Tūī Has Landed

Becky seems to lurch from disaster to disaster. She is unlucky in love after a series of terrible dates with unsuitable men, and she is now facing unemployment after being late once too often working in a retail shop.

She will consider any job and applies for a role as a nanny to three boisterous young boys. When she goes to the job interview, she hits it off immediately with their stepmother, Anahera, who seems to be living the perfect life with her rich partner in their fancy house. But looks can be deceiving, and Becky declines the job when Anahera’s partner is dismissive and rude to her and Anahera. It’s not long, however, before Becky and Anahera’s lives collide in the most unexpected of ways.

This is an engaging, feel-good read reminiscent of books by Marian Keyes, with its lively characters and sense of humour, but also the way it explores some deeper underlying themes.

The Writer’s Journey

This is a fascinating collection of famous writers and their various journeys worldwide. There are journeys that influenced their work in some way, from epic road trips and treks to cultural tours.

It’s a highly engaging read following in some of these writers’ footsteps. Each chapter is devoted to one author and their trip and the book it influenced, and all chapters have illustrations of each writer, a map of their journey and various photographs that bring the chapter to life.

There are so many favourites in the book. I loved reading about Agatha Christie and her travels on the Orient Express. F. Scott Fitzgerald and his time spent on the French Riviera writing Tender is the Night. J.K. Rowling’s inspiration for Harry Potter after getting a train from Manchester to London, and the fascinating account of Bram Stoker finding inspiration in Whitby for Dracula.

The Writer’s Journey is a captivating snapshot of each writer at a particular time in their lives, and it is interesting to see how these journeys influenced their writing.

What we can learn from a flock of starlings

A murmuration of starlings appears as a shape-shifting cloud, moving and twisting in the sky.

This synchronised aerial dance continues to mystify scientists as they have discovered the flock of birds fly in all directions, without colliding or pushing a neighbour out of formation.

During a murmuration, each bird must stay aware of its closest neighbours, the starlings work together as a team. They fly as a unified community, providing ongoing support to each other. Scientists believe their movements are coordinated by the birds constantly observing others around them and staying in flow with the community they are part of.

Murmurations are similar to snow before an avalanche or liquids turning to gases. These systems are ‘on the edge’, meaning they're ready to be completely transformed in an instant.

By forming a murmuration the birds can defend each other against danger and create physical warmth. Scientists have also proposed starlings congregate to share information about food sources and areas to roost for the night. A starling on one side of the flock can respond to what others are sensing all the way across the flock.

What can we learn from starlings, about living in a community?

We can be assured of knowing someone ‘has your back’ when life has an unexpected change or transition. Recent community support during the February storms was wonderfully demonstrated. Food, shelter, safety and essential information were willingly offered to those in need.

The murmuration always moves as one large being – there is no ‘pecking order’ as each bird shares the responsibility of creating this spontaneous phenomenon. They demonstrate mutual cooperation, with an individual commitment to the group.

The birds willingly join a murmuration. It’s possible to become part of a community whilst maintaining personal autonomy and individual space. There is also an opportunity to choose a

different community if desired.

By observing a murmuration of starlings we are reminded that we do not need to navigate life alone.

Local Recipes

Cider, herbs & smoked bacon mussels (serves 1-2)

Ingredients

4 cloves of garlic (chopped)

1 medium brown onion (fine diced)

15g fresh flat-leaf parsley (rough chopped)

10g fresh tarragon (rough chopped) or dried, but only ½ tsp

4 rashers smoked streaky bacon (medium diced)

30ml extra virgin olive oil

1kg mussels, cleaned & debearded

200ml quality apple cider

50ml fat-free natural yoghurt or cream

2 vine ripened tomatoes concasse (diced) (for toast)

½ loaf rustic bread or ciabatta

1 clove garlic

extra virgin olive oil

Method

Debeard the mussels and scrape the shell with a blunt knife to remove any barnacles etc. from the shell. Wash well under cold water, then drain well.

Heat olive oil in a large heavy bottomed pan on a medium heat, add the garlic and onion and sweat till soft, add the bacon, cook for a couple of minutes or until the bacon is golden, stirring regularly.

Place the dry mussels into the hot pan with the apple cider. Cover with a lid and leave to steam for 3 to 4 minutes, or until the mussels have opened but are not over cooked, shaking the pan occasionally. Add the tomato concasse for the last minute of cooking.

Slice the bread 2-3cm thick then toast on a hot griddle. Halve the garlic clove, rub on the hot toast, then drizzle toast lightly with extra virgin olive oil.

When all the mussels have opened they’re ready. Transfer to a serving platter. Stir the yoghurt/cream into the pan, bring to the boil and leave to simmer for a couple of minutes. Add the herbs, then season with black pepper and check the salt. Pour the sauce over the mussels. Place the toast on the side and serve.

I’m supporting a Silverdale Business Improvement District

When Cristina and I started our new build in Millwater in 2012, we knew that Silverdale was a great place to do business and an exceptional place to live. The explosive growth in Silverdale over the last 10 years is testimony to that and we have been blessed, over that time, with the opportunity to establish and grow UProtectNZ Insurance Services as a respected insurance adviser.

Since March 2020, I’ve also had the pleasure to chair the Silverdale Business Association and work with a great team of people, both voluntary and part-time. The extended lockdowns placed major constraints on our ability to undertake our normal activities but over the last three years the association has grown from strength to strength.

I believe, however, that Silverdale can become even better by achieving Business Improvement District (BID) status, which will create a partnership with Auckland Council and bring in funds to promote economic growth in our area. You can

get more information on the BID process by checking out the article on page 26 or by visiting silverdalebusiness.co.nz/ bid-project/.

The success of initiatives by our neighbours at Destination Orewa Beach (also a BID), in supporting and promoting Orewa businesses and the vibrancy this brings to Orewa shows just how much Silverdale Business and the Silverdale community could benefit from becoming a BID.

Voting by commercial property and business owners within the Silverdale BID map area will take place from 1 to 28 March 2023. If you are eligible, I encourage you to vote YES. Every vote counts.

I personally have no doubt that a Silverdale BID would be a great initiative for Silverdale. That’s why I’m supporting a Silverdale Business Improvement District.
