House and land packages with a twist

In previous issues we have talked about the differences between spec and bespoke homes. But what about house and land packages? What are they and why can they sometimes be a good option for buyers?

In the last decade there has been a bit of a trend where developers acquire multiple large pieces of land, complete all the civils works and subdivide them into service-ready sections. It is common in this situation for the developer to sell sections to their appointed builders. This provides confidence in the build quality and design style in order to create the type of community the developer has envisioned and the purchasers are expecting.

It also creates the opportunity for more people to access a new home faster and easier. Millwater and Milldale are two good examples of the success of this type of development, creating new homes, quality communities and bringing good vibes to the area.

When buying a house and land package within this type of development, you purchase a section of land but the house that will be built on that section has already been designed. In most cases it will be a standard plan from the builder’s library with some minor tweaks to fit the site. But sometimes, rather than the house plan coming from a catalogue, the builder chooses to design a house specifically for that site.

There are a couple of good examples of this type of package currently available in Milldale. Design and build specialist Maddren Homes have just released two house and land packages within Milldale that both offer unique designs never been built before and both have exceptional exterior style. They have been designed specifically for the site, maximising the potential of the land and creating the perfect indooroutdoor flow to suit the surroundings.

This combination creates a bit of an unusual opportunity for the buyer, where they get the time-saving benefits of a house and land package where a lot of the hard work has already been donebut with a one-off house designed specifically for their land and the option to have input into decorating.
