Entry-level buyers, many fed up with paying near-record apartment rents, have driven co-op transactions in recent months as mortgage rates fell from a peak reached this past May. Mike Biryla, a broker with The Agency, said he’s seeing more first-time buyers entering the market than he has in two years. Other brokers shared similar observations.

“Based on the current amount of inventory on the market, and the level of active buyers, I don’t foresee there being a substantial drop in the prices,” says Mi ke Biryla, a New York-based real estate agent at The Agency.

Nevertheless, Biryla says that sellers are willing to make price adjustments based on market conditions and high interest rates. 0

“My prediction for home prices through 2022 wi ll be a continuation of a market correction,” Biryla said. “The Fed’s intentionally increasing the interest rates to cool down the housing market is a much different scenario than the 2008 !nancial crisis, and even with the interest rates potentially climbing even more through 2022, lenders have been more careful and wi ll li kely see fewer foreclosures.”

When Madeleine experienced just how stressful and overwhelming the New York relocation process could be, she knew she could help create a better solution. Madeleine made it her mission to learn the Manhattan real estate market so she could help others from going through the pitfalls of New York apartment hunting.

Through personal experience and a Southern upbringing, Madeleine gives all of her clients a welcoming, tailored, and creative approach to buying, selling, and leasing in New York. Madeleine attended Southern Methodist University, where she graduated with degrees in both Public Relations & Strategic Communication and Fashion Media. Prior to working in real estate, Madeleine worked in fashion PR, and she was responsible for obtaining press for luxury brands such as Bonpoint and Isabel Marant. She also formed relationships with editors and influencers to plan and execute successful events all over the country.

Madeleine brings her relationship-building, attention to detail and strong communication skills to the real estate industry. Madeleine grew up in Tulsa, OK, but shortly after her college graduation, her parents relocated to Sea Island, GA. Madeleine's father is a homebuilder in Sea Island, so she is familiar with not only the buying and selling of real estate, but also the design and building aspects. Outside of work, Madeleine can be found enjoying all the city has to offer with friends. Growing up with a professional chef in the family, she loves to try out new restaurants in West Village, Soho, and Tribeca, specifically to find the best Tex-Mex in the city. Kyle Ramdeen

Kyle Ramdeen came to NYC from the Caribbean island of Trinidad and Tobago as a young child. The City was overwhelming and full of firsts…first snow, first pizza, first skyscraper. Since then Kyle has been in love with the heartbeat and energy of New York and can't picture himself living anywhere else.

Prior to real estate, Kyle spent 15 years working in the entertainment industry. He got his start working as a production assistant on the Martha Stewart Show and was quickly promoted to stage manager during his time there. He has produced various events like the Grammy Awards, MTV Video Music Awards, Fashion Week and the Super Bowl. His experience in entertainment has given him an all-access pass to the backdoors of NYC and has made him an expert on the hidden gems that few get to see. His time spent working with high-profile talent and executives has helped him develop excellent client relations skills and the ability to always find a solution in any high-stakes situation.

As a skilled communicator and listener, Kyle specializes in sales and rentals across all Manhattan neighborhoods. And if you ' re looking for the perfect slice of pizza, he specializes in that too. Kyle lives in Midtown West with his wife, daughter, and their dog Otis. In his spare time, he enjoys practicing martial arts, uncovering restaurant gems that haven’t made it to Eater yet, and making the perfect Manhattan at home

A Manhattan townhouse decked out in $3.5 million of antiques and finery has returned to the market for $15.995 million.
