Buyers in New York City’s residential market are gaining leverage for now.
But demand is strong for well-priced apartments, said The Agency broker Mike Biryla, suggesting the market could shift quickly in the spring.
“There’s no inventory of two-beds, one-bathroom apartments on the Upper East Side with washer/dryer in-unit,” Biryla said. “Those typically trade for a million. I priced [one] at $995,000 … We literally had seven offers the first week and we sold for 3 percent over ask, all cash.”
Biryla, who has been a real estate agent for 10 years, says he always tells his clients that if they’re committed to staying in one particular area, it’s better to purchase a home there than to continue paying rent costs that will continue to rise.
“You’re going to own a hard asset that will appreciate and keep its value as opposed to just paying somebody else’s mortgage,” he adds. “Anytime there’s volatility in a market and people are nervous, it’s a good opportunity.”
“My prediction for home prices through 2022 will be a continuation of a market correction,” Biryla said. “The Fed’s intentionally increasing the interest rates to cool down the housing market is a much different scenario than the 2008 !nancial crisis, and even with the interest rates potentially climbing even more through 2022, lenders have been more careful and will likely see fewer foreclosures.”
“Based on the current amount of inventory on the market, and the level of active buyers, I don’t foresee there being a substantial drop in the prices,” says Mike Biryla, a New York-based real estate agent at The Agency.
Nevertheless, Biryla says that sellers are willing to make price adjustments based on market conditions and high interest rates.
