CEO & PRESIDENT'S LETTER

On behalf of the Marin Builders Association Board of Directors, thank you for reading our 2018 Marin Home Annual Resource Guide. We are confident you will find a combination of inspiration, ideas, and professional resources to help make any upcoming home or business project a success. In 2018, we are celebrating serving our community and our industry for 60 years. As you might imagine, since 1958 our organization has changed and grown in many ways. Today, we have over 500 members guided by an all-volunteer board of directors of 22 dedicated, local, community-minded people. Beginning this year, along with our partners the Marin Economic Forum and the City of San Rafael, we are commencing our long-term initiative to assess the customer experience for those navigating the permit process. Our long-term goal is to help and simplify the process for both contractors and homeowners across Marin County. Over the next few years, we will be upgrading our operations including our physical and online resources to best serve the needs of our members, our industry, and our community. In addition, this year our scholarship program will approach the $1 million mark in scholarships awarded over the past three decades. We are committed to the success of our members and our community. FIRST ANNUAL GOLF CLASSIC Hosted at San Geronimo Golf Course to benefit Marin Builders Scholarship Fund.

FOUNDED The Marin Builders Exchange is formed by Charter members breaking off from the North Coast Builders Exchange.

ESTABLISHED MARIN BUILDERS EXCHANGE SCHOLARSHIP TRUST Formed trust to provide educational awards and assistance to Marin youth.

CONSTRUCTION TECHNOLOGY PROGRAM With a pilot grant from Marin Community Foundation the Construction Technology Program at Redwood High School began in spring 1996. The program trains young people interested in construction and design. Marin Builders members donate time and materials to support the program.

Check the contractor license number at www.cslb.ca.gov to make sure it is current and in good standing. Ask to see the contractor’s pocket license and a current photo ID. Ask for a list of current contact information (telephone number and business address) for the contractor, subcontractors, and suppliers. Find out from your local building department whether your project needs a building permit and confirm that your contractor will obtain all necessary permits. Bring in a contractor early, but retain them with a contract with which you are comfortable. This will help you design a project that is low stress and within your budget. Get at least three contractor bids and references, and check out, in person, each prospective contractor’s recent similar projects.

Ask whether your contractor carries general liability insurance for employees in case accidental damage occurs during the project, and workers’ compensation insurance for employees. Make sure all project materials and expectations are spelled out and signed in a written contract, including clean-up, debris removal, and site security. Ask your contractor if he or she understands your project expectations. Schedule and document each phase of your project and the corresponding payment schedule. Do not let payments get ahead of the work. Pay no more than 10% down or $1,000, whichever is less. Avoid paying in cash. Keep all of your project documents, including payments and photographs, in a job file. Try researching your contractor’s name online for additional reviews.

With solid research and information about the real costs of remodeling, clients will be much more prepared and comfortable talking with their architect, selecting a contractor, and watching their dream home become a reality.

teve Salamandra, a General Contractor (GC) in the Bay Area over the last 25 years, gives us some insight on avoiding sticker shock. “I have come across a variety of issues that make planning a home remodel, or a new home project, challenging for clients as well as contractors. One of the most common issues I face is that I’m asked to bid a remodel or new home that has been meticulously planned, drawn and engineered—only to find there has been a disconnect between the architectural drawings and the client’s budget,” says Steve. FINANCES AND YOUR ARCHITECT You, as the client, need to understand the motivations and limitations of your architect. Architects, by and large, love to solve problems and fulfill dreams. Beyond the initial consultation, they would prefer to focus on the creative flow rather than financial realities. Architects do not deal with construction cost data on a daily basis. It typically takes a contractor three to four weeks to work up a bid for a large project. Your architect cannot reasonably be expected to give you cost details in a few consultations.

Upon further investigation, it became clear that the perimeter foundation needed replacing. A marginal increase in construction cost resulted in enhanced living space with a view.

Often, lacking a contractor’s input or other knowledgeable sources of information, clients will seek advice from friends, family, and neighbors who’ve gone through a home project—and they're always eager to share their experiences. While these sources may yield some helpful data, and certainly interesting stories, the information may be inaccurate or may not consider factors that are specific to your location. The regulatory environment, topography, accessibility, engineering and soil conditions all prominently factor into the cost. HOW MUCH SHOULD I SPEND? Figuring out how much to spend on your remodel or new home is a big question. Ultimately, it boils down to real estate value and your personal needs and desires. Meeting with an experienced real estate professional should be your starting point. Creative decisions should be grounded in clear-eyed estimates of future value. If, for instance you are investing $500K in a new remodel, you will want to find out what type of additions might be desirable and make sure your neighborhood or local market will support the added value. Having a clear idea of necessities, near necessities, and luxuries is will help you create a living environment that fits your personal/emotional 22

ambitions as well as your financial constraints. Once your financial homework is complete, decisions regarding your projects features, materials and size are more obvious and easier to manage. REVEALING YOUR BUDGET Most clients refrain from revealing their “true” budget under the false assumption that there is an advantage to keeping it secret, or that setting a low budget will somehow diminish the actual cost. Employing either of these strategies is almost always a bad idea and frequently creates misunderstanding, mistrust and disappointment. There are often costs that will impact your project that need to be discussed and included in your budget. In working out financial outlays, most people budget for things like appliances, framing siding and roofing and believe those costs make up a complete budget. What are often overlooked are things like Wildland Urban Interface (WUI) costs, school fees, utility upgrades and staging costs (e.g., toilets, rubbish bins). While there are occasions when you can stretch your budget to obtain something you want, being honest with your architect and contractor about your construction budget is essential to a complete and satisfying result.

HOW ELASTIC ARE YOUR FINANCES? One of the more important elements of budgeting is calculating the “elasticity” of your finances. As a contractor, it is substantially less stressful to work with people who have carefully calculated the best-and worst-case scenarios for their project. If you are under budget, additional features and upgrades can be comfortably added. If spending exceeds the budget, a great deal of stress can be avoided if cost overruns have already been considered and approved along the way. Tracking changes over time is a must! Discuss with your architect a method of tracking changes in the architectural plans and reflect those in your budget. WHEN TO INVOLVE A CONTRACTOR There are a couple of methods typically used to acquire a contractor. Marin Builders member Daniel Weaver, of Sausalito’s 361 Architecture, (361-team.com) believes that in an optimal scenario the client would interview three general contractors (GC’s) after the schematic design phase has been completed by an architect. Selecting a contractor frequently involves discussions of timing, manpower,

subcontractors and profit margins. Based on interviews and references, the client would then select a contractor with whom to move forward and the contractor would create a budget. A seasoned architect should be able to know whether or not the estimate developed by a GC is reasonable. Daniel believes that selecting a contractor early in the design process allows the contractor to weigh in on construction methodologies and develop a framework for pricing before the architect completes complex, expensive drawings. This collaborative approach with the client, architect and GC develops trust among all parties and translates into a smoother construction timeline and build. Once the client, architect and GC come to agreement on the design and associated budget, the owner can move forward with confidence. The second most common method of selecting a contractor is to have your architect recommend two or more contractors to bid the project. The advantage of this method is that competitive bidding can help trim costs. This method can work well but has a few shortcomings. continue >> 23

You will only be generally aware of the cost of your project until you receive the contractor’s bids—which is later in the design phase. At that point, you may be surprised. Frequently, without early input from a contractor, important information is not detailed at the time of bidding. As a result, as Plan details are worked out, bid costs will likely rise. Undiscovered and unresolved issues are commonly encountered after the start of construction, and costs change as materials and methods of assembly are solidified. A fair number of unanticipated costs can be avoided with early and thorough consultation with an experienced contractor.

A third option for owners who prefer not to lose the ability to send their plans out for competitive bidding, is to retain a preferred contractor you think you may want to use under a specific hourly consulting arrangement. In other words, get input from the GC on such things as: materials, assembly methods, product sourcing, pricing, change orders, supervision, and scheduling by paying an

Depending on your location, $100 per hour is probably sufficient. The worth of the information provided can be of exponential value and your agreement can stipulate that the fee is not paid if the contract is awarded to the consulting contractor. You can also specify that you reserve the right to “go to bid” with other contractors after the term of the consulting agreement is over. The consulting arrangement provides you two advantages: • The ability to get to know and hopefully like and trust someone that you will be working closely with for a long time, before awarding the contract. • The ability to send your plans out for competitive bidding. Since your obligation to the contractor terminates at the completion of consultation, you are not obligated to award a contract to the consulting contractor unless you want to. FIND OUT WITH A GREEN AUDIT You recycle, you compost, you turn off lights when you’re not using them, but have you ever wondered what else you can do to improve your home’s “green quotient?” One way to make sure you’re doing everything you can to save energy and water in order to protect our environment is to do a green audit of your home.

WHAT IS A GREEN AUDIT? A green audit, also known as an environmental audit, assesses the environmental impact of the way you use and maintain you home and landscape in order to identify ways you might reduce it.

ENERGY UPGRADE CALIFORNIA® This is a statewide program that partners with local governments and utilities to help homeowners improve their energy efficiency through larger upgrade projects. Participating certified contractors conduct on-site energy assessments and make recommendations for energy upgrades. Depending on a number of factors, including the number and type of upgrades you do and the improvements in your energy use, you may be eligible for rebates up to $5,500. Some homeowners are eligible to finance upgrades at special rates available through a state program.

WHO DOES THEM? Utility Companies — Local utility companies often offer basic energy audits at no charge. These may include an online questionnaire or a home visit from an energy company expert. Your utility company’s website may have information about audit services offered.

IN THE BAY AREA, PG&E HAS TWO AUDIT SERVICES: HOME ENERGY CHECKUP This is a free online tool that takes about five minutes to complete. It helps you evaluate your energy use and creates a list of simple suggestions for improvement.

ENERGY STAR A program of the U.S. Environmental Protection Agency, Energy Star offers a host of resources and information on energy use, including the Home Energy Yardstick. This yardstick is an online tool that rates your home on energy efficiency, estimates your annual carbon emissions, and provides guidance on improving your home’s comfort and energy performance. Energy Star also partners with a network of qualified contractors in some areas to conduct Home Performance Assessments and make recommendations for improvement. (Assessment costs vary depending on the location and contractor.)

NAVIGATING THE TRICKY WORLD OF SECURITY SURVEILLANCE SYSTEMS Security systems provide around-the-clock monitoring to ensure that even when you aren’t home or at work, you have protection and peace of mind. But which system is right for you? Will the camera really detect movement in the dark of night? Or will a tree swaying in the breeze cause a false alarm and wake you at 2 a.m.? Finding the right system can be tricky and expensive. If you’re confused, believe us, you’re not alone.

Today there are countless manufacturers of security devices or so called smart devices. Cameras, motion detectors, smart connected smoke and CO detectors are available at every price point imaginable. These devices promise to help secure your home or business while you are away and warn you when something is wrong. “There’s a lot to think about and a lot of options. Even for professionals, it’s not an easy road to navigate,” says Jeremy Williams, owner/partner at Interra, a surveillance integrator. TRIED AND TRUE GUIDELINES FOR SELECTING YOUR SECURITY SYSTEM

CHOOSING A SECURITY CAMERA AND NETWORK VIDEO RECORDER (NVR) Some systems only work with a paired camera and NVR and will not communicate with other systems on a network. If you mix and match the camera and controller, be sure they can see and speak to one another. We recommend buying a branded camera and NVR solution designed to optimally perform together.

SIZING YOUR SOLUTION What’s the application of the system—is it for a business with expensive equipment that needs monitoring or a home system to check on the kids? Businesses may require a highly available, real-time responding solution that has the ability to quickly alert the client, allow for detailed images, and zoom in on selected areas. It may also need night vision and infrared technology for 24-hour monitoring. Though expensive, such systems provide peace of mind to business owners. They can also reduce insurance rates and be a highly effective second set of eyes that never take a break or fall asleep on the job.

SELECTING WIRELESS VS. WIRED

STORING RECORDINGS

Wireless systems are easier to install, move, and network with other connected devices. Wired systems are ideal for multizone protection in large homes, offices, or businesses. Signal interference or loss of Internet connection is also less likely. Professional installation is usually required, and these systems are not easily portable.

Consider the number of days you want to store as a “record” and the expandability of the NVR. Make sure the drives have the capacity to store the data and the NVR can manage the number of cameras deployed. Typically, a system can store 30-60 days of recordings. Recordings can be archived to cloud storage for additional backup.

READING THE ALARM COMPANY CONTRACT

OPTING FOR NO CONTRACT OR UPFRONT PAYMENT

The moment you let a traditional alarm company put a system into your home, you may be locked into a three-year contract with a commitment of $1,200 — $1,547 (or more!). Consumers are often shocked to discover what they consider “excessive cancellation fees” when they try to “stop their monitoring” before the contract term is up. If you read the fine print, you can’t cancel a three-year security system contact without being required to pay 80-90% of the outstanding balance. Don't be caught off guard!

If you work with a company, consider one that doesn’t lock you in—you’re free to leave any time. You can choose a company where you pay for the supply and installation of your alarm equipment—in full—upon completion of the job. Generally, this type of monitoring contract will only be for a one-year term, or month-to-month, with much easier conditions to “stop the monitoring services” if things change in your life. Do your homework and shop monitoring providers. It’s a competitive market and the quality of services offered is not equal.

CONSULTING AN EXPERT Finally, when considering a security system, consult an expert. The time, research and frustration of navigating this market place requires skill and experience. You may be cutting holes in walls and crawling under floors. If you don’t have the know-how to design and implement a wired network, you can quickly get in over your head. In 2017, more than 10,000 structures were lost due to wildfire and as the result of home-to-home ignitions. While firefighters work diligently to protect our property, the truth is, they can’t save every home, and their efforts and safety are increasingly compromised by today’s severe wildfires.

According to the National Interagency Fire Center (NIFC), 2017 saw 71,499 wildfires burn over 10 million acres and more than 10,000 structures in California alone, making it the most damaging fire season ever recorded in the US. The 2017 Sonoma, Napa, and Mendocino fires were the most destructive in US history, destroying three times as many homes as the 1991 “Tunnel Fire” in the Oakland and Berkeley hills, which held the record for 26 years. More than 43 people died in the 2017 North Bay fires. The Oakland fire killed 25. These fires all occurred less than 20 miles from Marin. COST PLUS CONTRACT: A WIN-WIN FOR HOMEOWNERS AND CONTRACTORS IN MARIN COUNTY Due to the shortage of contractors and the abundant amount of home renovation work, most contractors are months away from having the resources available to start a new project. Using a Cost Plus contract makes it more attractive for contractors to want to work with you.

In Marin County, timing has a lot to do with both Contractor and Contract Selection. Contractors are in high demand. Most contractors have projects scheduled out months in advance. What that means for homeowners is that they need to decide on a contractor long before they plan to start the work on their home. Along with selecting your contractor, you need to consider the type of contract you will use for the project. This can help expedite the process for you. There are basically two contract options you have for your project: • Fixed Price • Cost Plus A fixed price contract means that a price has been set for goods or services, and in most circumstances no bargaining is permitted over that price. The price is held constant regardless of the cost of production. Cost plus pricing, refers to a contract where the price is based upon the actual cost of production and any agreed upon rates of profit or fees. A cost plus contract fully reimburses a contractor for the cost of materials and then adds additional money to arrive at the total cost of the job.

ADVANTAGES OF FIXED PRICE The most significant benefit of a fixed price model is that it allows the homeowner to set in advance an exact budget. The homeowner is aware of the total cost before the project 36

The outline should include the terms of the agreement such as their management cost, overhead, and the fee percentage they add to costs. You should also ask for references and get to know the project manager that will be onsite. All of this information should be easy for the contractor to put together quickly and requires very little design, if any.

If homeowners can get on-board with the idea of evaluating contractors based on a few key factors, they can do so well in advance. Here is a list of factors that are important to consider: • Experience • Customer reviews • Management and overhead fees • In-house labor vs. subcontracted • Profit percentage applied to costs • Estimated project schedule

One addition to the cost plus contract that may alleviate your concerns about project costs getting out of control is a cost plus with a Guaranteed Maximum Price Contract. This keeps all the same terms of the cost plus contract but puts a cap on the overall number. We like this contract for its transparency and requirement that the contractor work efficiently. Another win-win.

MEET JOHN BUSICK DIRECTOR, PAST PRESIDENT, INDUSTRY LEADER, ENTREPRENEUR AND PHILANTHROPIST John Busick is a 5th generation painter and CEO of Bob Kunst Painting Inc., a premiere residential and small-commercial painting company headquartered in San Rafael. He is also Co-Founder of Workglue.com, an all-in-one field service management software platform. In keeping with family tradition, John is extremely active in the local community and a recognized member of many professional and non-profit organizations. Since 2011, he has served on the Board of Directors for the Marin Builders Association. John also served as Board President in 2017.

When John took over leadership of his multi-generational painting business, Bob Kunst Painting, he quickly noticed the need for new technologies and modern systems. After several attempts to introduce multiple apps that sync core business functions, he failed miserably. Out of frustration and necessity to use a central system, Workglue.com was born. PHILANTHROPIST Beyond being a fifth-generation painter and entrepreneur, philanthropy runs deep in John’s family. His grandfather, Bob Kunst, taught him at an early age to give back to the community.

MIRACLE LEAGUE NORTH BAY miracleleaguenorthbay.com As a current board member of Miracle League North Bay, John is helping to enable over 50,000 children and adults to play on a custom-designed, rubberized turf field that accommodates wheelchairs, and other assertive devices while helping to prevent injuries. The Miracle League playground site will be at Lucchesi Park in Petaluma. Marin, Sonoma, Napa, Lake, Solano, Contra Costa, Alameda, and San Francisco County residents will easily have access to the Miracle League field and playground. Recently, phase one of the playground project was completed thanks to many volunteers, partners, and donors. Phase two of the Miracle League North Bay Project will begin construction Spring/Summer of 2018.

John is also one of the founders and active board members with Down Syndrome Association North Bay, a group that promotes self-advocacy, raises awareness, furthers educational pursuits, and supports the inclusion of individuals with Down syndrome and their families throughout the North Bay. John and his wife, Angela created and founded the popular “Voices 4 Down Syndrome” gala in 2014. The Voices 4 Down Syndrome Gala has become a spectacular event supporting individuals with intellectual and development disabilities in the North Bay. Since inception, Voices 4 Down Syndrome has raised over $500,000 for Down Syndrome Association North Bay.

LOOKING BACK AND LOOKING AHEAD In 1958, Bob Kunst was one of the original founding members and presidents of the Marin Builders Exchange. Over the course of several decades, he set the stage for a family that gives back to the community.
