IN THIS YEAR’S GUIDE , as we do every year, we share inspiration, ideas, and local professional resources to help make your upcoming construction project a success.

Our collection of stories in this year’s guide is centered on hot topics surrounding climate change and sustainability, both of which are of growing importance to homeowners and builders alike. We all have a collective interest in keeping Marin County what it is—a beautiful place to live and work.

Who We Are and What We Do

The Marin Builders Association is a group of dedicated professionals from over 565 local firms actively engaging the construction industry. We work with our dynamic team of volunteers, partners, and staff to responsibly build and improve our local community. We help our community build smart, build safe, and build local.

INDUSTRY

We provide essential resources for our members including construction specific guidance and access to business building programs. We provide opportunities to connect with local industry professionals through our Building Women Group, Marin Remodelers Forum, Member Mornings, and our signature events.

ADVOCACY

We help train and place future construction industry professionals with our construction training partnership programs: Construction Technology Regional Occupational Program (ROP), North Bay Construction Corps Marin (NBCC), and College of Marin e2c Construction Academy

We work with the Marin Economic Forum and local municipalities to help improve the permit customer experience for homeowners and building professionals. To date, our Permit Improvement Program (PIP) has engaged the cities of San Rafael and Novato, Town of Tiburon, and County of Marin. All reports are published at marinbuilders.com We take positions on issues of importance to our members; we monitor legislation that could reduce choice and increase costs for homeowners, taxpayers, and building professionals.

EDUCATION

In addition to our construction training partnership programs, we offer college and trade school scholarships to local students annually to help them pursue their educational aspirations.

COMMUNITY

We serve as the nexus for our local building professionals and our local homeowner community by providing over 15,000 referrals each year to our members for local construction work.

We partner with over a dozen local community organizations to create solutions to issues including Covid-19 business recovery, housing, transportation, and workforce development.

TO ELECTRIFICATION

ONCE AGAIN, CALIFORNIA IS FIRST IN THE NATION TO TAKE STEPS TOWARD REDUCING GAS EMISSIONS AND FIGHTING CLIMATE CHANGE IN OUR EVERYDAY LIVES. LAST YEAR, IT WAS THE FIRST STATE TO ANNOUNCE A BAN ON THE SALE OF NEW GAS-POWERED CARS IN FAVOR OF ELECTRIC-VEHICLE SALES BY 2035; NOW, IT’S BECOME THE FIRST STATE TO ENACT BUILDING CODES REQUIRING USE OF ALLELECTRIC IN NEW HOME BUILDS AND IN SOME REMODELS. CALIFORNIA’S LATEST ROUND OF BUILDING CODES— WHICH ARE UPDATED EVERY THREE YEARS—WERE INTRODUCED IN 2022 AND BECAME EFFECTIVE ON JAN. 1 OF THIS YEAR.

It's safe to say that this round of building codes have come with a level of confusion and uncertainty; less so for builders who must keep up with the changes, more so for homeowners who don’t necessarily pay attention to them. Some of the updated codes come with a certain amount of controversy attached to them.

Inspiration

FOR MORE INFORMATION ON CURRENT BUILDING CODES AND AVAILABLE INCENTIVES:

The updated energy code outlines five standards for new construction, which are important for both builders and homeowners to be aware of:

1. New homes are required to have either electric heating or electric water heating , depending on which one uses the most energy.

2. Existing residential energy efficiency standards have been increased, including for solar PV (photovoltaics) systems and battery storage.

3. Prescriptive standards for solar PV have been expanded and battery storage standards have been introduced for more nonresidential building types.

4. Indoor air quality standards have been increased including minimum standards and increased residential kitchen ventilation requirements for gas cooktops.

5. All mixed-fuel buildings need to be electric-ready, meaning that electrical connections and other features need to allow use of non-combustion equipment options (space and water heating, cooking, clothes drying, and energy storage systems) installed at the time of initial construction.

This last standard about buildings and electric-readiness signifies the most sweeping change, ushering in a new era of home construction.

“Electric-readiness” is best described as future proofing or preparing a building’s capacity for an anticipated increase in electricity demand coming primarily from home electric vehicle (EV) charging, heat pump space and water heaters, induction stoves, heat pump clothes dryers and other electrical appliances.

FROM STATE TO LOCAL: HOW THE NEW BUILDING CODE TRICKLES DOWN IN MARIN COUNTY

According to Kellen Dammann with the County of Marin’s Sustainability Team, the new building standards code has raised a lot of questions and issues with the county’s builders and homeowners. While Marin County adopted the Green Building Code Ordinance in late 2022 which mirrored the State of California's building code, Marin’s local jurisdictions are still in the throes of deciding how they will (or will not) adopt the code’s standards. According to Dammann, most Marin jurisdictions currently require state minimum standards for new construction; however (as of press time) only unincorporated Marin County, San Rafael, Corte Madera, Fairfax and San Anselmo are requiring all-electric buildings for new construction. Several other Marin jurisdictions are considering adopting similar allelectric requirements later in the year.

In Marin, only unincorporated Marin and Fairfax are requiring remodels (including additions and alterations) of a certain size to have stronger energy efficiency, electrification, and electric readiness requirements. These requirements are evolving so be sure to check with the building department in your specific jurisdiction.

Dan McLennon, an attorney who represents California-based builders, says that despite what the jurisdictions ultimately decide, it is not presently clear whether, in fact, an owner or builder must comply with the new rules. He points out that several lawsuits have already been brought that challenge such requirements, including a lawsuit in the city of Windsor, which was the first jurisdiction in Sonoma County to require all-electric construction plus establish a gas-power ban on all new residential construction under four stories. When a developer subsequently sued the city of Windsor, it withdrew the ordinance to avoid legal costs.

DOES THIS MEAN HOMEOWNERS WILL HAVE TO GIVE UP THEIR GAS STOVES?

No, or at least, not yet. McLennon offers this explanation: Instead of banning installation of new gas appliances, Marin County is offering homeowners flexibility to achieve energy efficiencies by choosing from several construction measures, with the goal of reaching a designated number within the points system set forth in the county’s Green Building Code Ordinance. For instance, a homeowner conducting a remodel can hold on to a gas stove or gas water heater, as long as they are installing the right amount of electrical appliances and systems, such as heat pumps, heat

pump clothes dryers and solar power systems to satisfy ordinance requirements. They can also satisfy requirements with installing circuits for future electrical appliances, creating 'electrical readiness' in their homes.

Any remodeling projects involving structures 750 square feet in size or larger do not require homeowners to replace their gas stove or fireplaces. Instead, homeowners are allowed to flexibly choose from a menu of measures to meet performance requirements, including energy efficient insulation (attic insulation, duct sealing, air sealing, etc.), electrification of appliances (heat pump water and space heaters, induction stoves) and/or electric

readiness measures (solar PV). In some cases, low-income residents and ADUs are exempt from these requirements.

At least for the short term, it appears that there is some choice and flexibility in the matter of gas versus electric, keeping it a personal choice. Yet, even long-time gas stove devotees may be tempted to make the switch, simply because of the lure of induction. “My wife and I have cooked with gas but now cook on an induction cooktop,” says McLennon. “It cooks nearly as evenly as gas, heats as quickly, gives off no fumes and is much easier to clean than a gas cooktop.”

Inspiration

COST-SAVING INCENTIVES

There are a number of recently introduced rebates and tax credits from federal and regional sources that have upped the allure of going all-electric. For example, Marin residents are eligible for up to $750 in total rebates from Marin County and BayREN for replacing a gas range or cooktop with an induction unit. Heat pump water and space heaters are also eligible for incentives.

At the federal level, the Inflation Reduction Act is poised to offer two rebates for electrification modifications and upgrades. However, one rebate is for low-to-middle income homeowners only, while the second requires proof modeled energy savings of up to 20 percent. The Department of Energy is still finalizing both rebates.

The Inflation Reduction Act is also providing tax credits to homeowners for qualifying energy efficiency home improvements.

IS AN ALL-ELECTRIC CALIFORNIA SUSTAINABLE?

Many questions linger about the reality of a total reliance on electricity in the state. The biggest, and most obvious concern: can existing power grids handle the load of millions of homes and businesses? Already, current PG&E customers are asked to reduce their power usage during heavy usage periods, which fall between 4 to 9 p.m. each day, so as to not overload the system. What will happen over time when the use of electricity by homeowners starts to greatly eclipse the use of natural gas and other sources? How will the power grids keep up?

Even those who can profit from electrical work have concerns. “I’m not sure there is enough generated power within the state to sustain these requirements within the timelines California policymakers want to set, especially when you add in the future electric vehicle requirements,” says Paul McConville, CEO of Ard Mac Electric.

He adds, “the major issue we are facing now (as an electrical contractor) when completing any type of remodel involving the addition of electric appliances or equipment is the big possibility that a service upgrade will be required. This is where it gets complicated, as it could take PG&E up to a year or more to build out a new connection if one is required.”

A well founded and reasonable next step for moving ahead with your remodel is to access and review the best resources and experts available to you. DROUGHTS IN NORTHERN California have become an unwelcome visitor to our climate. he period beginning October 2019 and ending September 2022 marked the region's three driest years in recorded history. Those three years are only part of a larger “megadrought” condition in the Western US, in which 19 out of the past 23 years have been dry.

Marin's reservoirs, which rely heavily on rainfall, provide approximately 75% of Marin's potable (or drinkable) water supply. Two summers ago these reservoirs dipped to just 31% capacity, and if they fell to 20% they would have been rendered unusable.

Despite the heavy rainfalls in Marin in late 2022 and early 2023, it’s clear that climate change will continue to impact natural water supply over the long haul—and as a result, create real water insecurity in our county.

It might be surprising to learn that here in Marin, we actually have more than enough water to sustain us, even during extended drought periods. It’s because many household activities, such as watering landscapes, flushing toilets and even washing clothes can be done with non-potable water (water not fit for human consumption) with the use of creative water reuse solutions, some of which can reduce household potable water demand by 50% or more.

Let’s take a look at these solutions for water recapture and reuse.

RAINWATER HARVESTING SYSTEMS

GREYWATER SYSTEMS

capture and reuse water on a daily basis from showers, bathtubs, bathroom sinks and the washing machine. On average, each person in a household generates 250 gallons of greywater per week; a family of four generates approximately 52,000 gallons of greywater annually, the equivalent of 36% of the family's average annual potable water consumption. There are a few options: low-cost laundry-to-landscape systems that feed plants laundry wastewater, filtered greywater systems that feed landscapes from multiple fixture drains inside the home, and more innovative solutions such as the Hydraloop home water recycling system.

All of the solutions above can help reduce the carbon impact associated with processing and transporting water, save money on water bills, and enable hydration to the land to keep it green and fire resilient. Plus a number of them are eligible for Marin Water rebates.

We can all become water champions by taking action to bring water reuse and conservation into our homes. It's a small thing that we can do to not only save water, green landscapes and save money, but also to ensure water sustainability for generations to come.

ON AVERAGE, MOST of us spend more than 80% of our time indoors. So it makes sense that our home environments should be healthy and free from unnecessary toxins, molds and other irritants. Even low levels of toxicity and irritation (some which are undetectable to the average homeowner) can have a significant impact on our personal health. Plus, many of us experience a constant low-grade inflammation that we don’t even recognize we have, but which impacts our energy, our digestion, the clarity of our minds and the overall quality of our lives.

Just like we strive for good personal health, it’s important to aim to have the healthiest home possible. But what does that mean?

In general, ideal healthy homes are those which:

 Include a balanced fresh air ventilation system in which mechanical ventilation goes hand-in-hand with new air-tight building enclosure practices.

 Have updated and well-maintained HVAC systems, including attics and crawl spaces which have been encapsulated.

 Have been upgraded with MERV 13 or carbon filters – and sometimes additional VOC or aldehyde filters.

 Feature all-electric induction appliances for cooking instead of gas-powered ones. Recent research indicates that gas stoves can cause health risks, especially to children, due to their output of nitrogen dioxide. (For more on the topic of using gas in the home, see our feature story on Electrification, page 20).

 Feature good water management techniques, meaning there are no leaks or condensation problems throughout the home.

 Are mold-free. Indoor mold may produce mycotoxin chemicals

as a defense mechanism. Live or dead spores, spore fragments, and mycotoxins can all cause illness. Fungal growth typically occurs at water sources, food sources, and with the right temperature conditions.

 Are pest-free and are designed to keep it that way.

 Have solid safety protocols throughout: properly installed and cared for smoke and CO2 alarms, updated electrical wiring, seismically sound features, removal of trip or fall hazards, and more.

WHAT TO WATCH FOR

Now that you have a better idea of ideal healthy home standards, it’s fair to say that not all homes in Marin live up to those standards. Yet, it’s still possible to have a healthy home, whether you are just purchasing one or have lived in your home for years. The pros say that there are some clear tell-tale signs that the home might be compromised health-wise when:

 There are missing or disabled smoke and/or CO2 alarms in the home

 The home has older gas appliances along with insufficient venting

 The home was built before 1978, as it could have lead paint, old knob-and-

tube wiring, old plumbing, asbestos, or other outdated features that could pose risks

 There are indicators of serious structural problems such as a leaning building, broken framing, missing framing (i.e., termites or dry rot), major cracks in foundation, or landslides and erosion beneath hillside homes

 There are signs of poor drainage around the home and foundation

 The home has high dust and biological growth in HVAC units and ductwork

 Mystery smells are present (sweet, chemical, acrid, musty, urine, etc.)

 There are any signs of unpermitted additions without safe egress

WHEN AND WHERE TO SEEK HELP

Even the best do-it-yourselfers might find themselves lost for answers when faced with a not-so-healthy home issue. Even though it might be tempting to defer maintenance or ignore the issue altogether, experts agree that’s the kind of mistake that often results in unforeseen and costly remodels or bigger fixes as the damage escalates. Calling in an expert as soon as possible is the key to averting future disaster.

There are no patterns or one-size-fits-all design, but rather, the design is inspired by and centers on the homeowner’s wants and desires. Taking it a step even further, “a bespoke home is one of art and spirit,” says Ashley Murphree of Murph Engineering.

The way our society has changed over the past few years has contributed to the popularity of bespoke homes. Career site Zippia reports that 26% of working Americans conduct their workdays fully from home; that number is predicted to increase to 36% by 2025. The Covid pandemic also stoked interest in cooking, gardening, DIY and other home-based hobbies. Bespoke homes can offer what other homes can’t, such as creative work lofts and minimalist office spaces with ceiling high built-ins, kitchens equipped with hidden appliance areas, smart technology and movable cabinets, and dedicated arts and crafts rooms.

While it’s possible to build a bespoke home without designing it according to passive house guidelines and the latest building science, “doing so is a bit like wearing a cocktail dress made of burlap,” she adds.

In terms of greater sustainability, John Rising of Rising Design points out that there are many other elements one can use in a homebuild (passive or not) to make it more earth friendly, such as high fly-ash content in all concrete and VOC free stains, paints and sealers. He also likes natural wool carpets, bamboo or marmoleum flooring which doesn't contain synthetic materials.

Something that is entirely tailored to a client may seem prohibitive financially, but in reality, “a home can be custom and built within budget if the appropriate guidelines are in place,” says Stensland. “The designer and architect play a crucial role in designing the space and selecting materials to stay within the client’s budget.”

THE TERM ‘BESPOKE’ originated in Britain hundreds of years ago, first showing up in the tailor shops of London. The term was used almost exclusively to describe gentleman’s suits which were created from a single bolt of cloth and without a pattern to distinctly fit the individual’s taste in terms of materials, cut, look and feel.

Now, it seems, ‘bespoke’ has gone far beyond suits to become prevalent in our society and describe almost anything that evokes a highly personalized touch.

What does bespoke mean to the building industry? For starters, to say that a bespoke home is the same as a custom home falls a bit short. A truly bespoke home goes beyond custom, and like a tailored, unique suit, it distinctly takes into

Blueprints aside, bespoke homes can also be built to better handle climate change and keep interior spaces fresher and healthier, making them passive homes. “Passive homes are ones that meet more stringent energy standards, such as airtight construction with blower-door testing, optimized windows, balanced ventilation, and high-tech mechanical systems to ensure consistent comfort throughout the home,” says Kristopher Stensland of Dotto Construction. Murphree compares passive homes to selfinsulating thermoses of hot coffee, whereas non-passive structures are more like glass coffee pots sitting on an electric heat source all day.

“People's lives change and so do the needs of families,” adds Rising. “I feel that homes should be designed and built to take into consideration future plans as well as current desires. We built homes very differently 100 years ago, but today’s homes should be designed and built with the future in mind.”

IS SOLAR WORTH THE INVESTMENT?

JOHN DRYDEN, the 17th century English poet, once said, “The glorious lamp of heaven, the radiant sun, is Nature’s eye.”

Without a doubt, the sun is the most important part of our solar system. It gives us light, warmth and life. Without it, the human race would quickly cease to exist. And increasingly, we are figuring out ways to harness the strength of our mighty sun to power many aspects of our lives, including our homes.

There are some distinct advantages of having a solar powered home, the foremost being freedom from local utility companies. As utility bills continue to rise and scheduled power outages become more commonplace, those homeowners who already have solar installed on their roofs are seeing the cost benefits right and left.

Now, with climate change an inevitability, it’s never been a better time to install solar. There are few key pieces of information to know.

First, the good news: solar is cheaper than it was 10, or even 5 years ago. The average per-watt price is now about $3 to $4, down significantly from the $8 or $9 per watt cost a decade ago. This is largely due to the work of solar manufacturers increasing technology efficiencies which in turn impacts cost effectiveness.

In addition, many solar companies have built relationships with roofing companies to make the process more seamless for the customer. In many cases, homeowners are opting to do roof upgrades or replacements and solar installations simultaneously, in order

to avoid extra work. Many banks and other financial institutions have opened the doors to financing options for solar installations, so homeowners no longer need to come up with significant out-of-pocket dollars or rely on the solar companies themselves to offer financing. Plus, there are tax incentives: homeowners can claim up to a 30% credit for solar costs at the federal level.

Ben Goldberg, the co-owner of Simply Solar California points out that while there are ‘sexy solar’ options out there that can give a home a sleeker look, such as a Tesla black tiled roof, ‘buyer beware,’ he cautions. “The technology behind a Tesla solar roof isn’t quite fully developed yet and the installs almost always involve issues; I’ve seen roofers have to take on a number of uninstalls of those types of roofs.” Also, he says that rebates for solar panels no longer exist in California, and the rebate paperwork for solar batteries is “a tangled mess and not worth pursuing.”

SO, IS SOLAR WORTH IT?

Then there are whole-home batteries, which more homeowners are opting to install for two primary reasons: to run their homes during power outages (as opposed to a generator), and to ‘bank’ solar power that they can sell back to the utility companies.

Now the downside: there are still a few issues with solar. “The biggest impediment to solar's current affordability is red tape,” says Kim Fink with Sun First Solar. “In some parts of California, installing a solar project takes a few hours. But there are some instances when it takes one month to get a permit and then

Lastly, solar is an excellent Earth-friendly sustainability choice.

“Yes,” agrees Fink. “Even with the new legislation, people can still save money with solar. But instead of a 5 to 6-year payback period, it is more like a 10-year payback period. Considering that solar panels last for 20 to 30 years and that a regular utility bill never pays for itself, solar is still a great deal.”

RECLAIMED REMODELS

SO YOU’VE DECIDED to remodel. Instead of sending those beloved old parts of your home to a landfill, consider taking the deconstruction route. Deconstruction involves removing materials from a building while keeping them intact, using environmentally friendly methods that minimize carbon leakage, greatly reduce dust pollution and keeps waste out of landfills.

Deconstruction is a growing trend not only in Marin, but across the country. Surprisingly, the cost of undergoing deconstruction is on par with the cost of demolition. Plus, it allows you to keep those cherished pieces for reuse, or to donate them to others.

There are other benefits, too.

UNLEASH YOUR CREATIVITY

Every remodel is an opportunity to inject more of your personal style into your home. There are nearly unlimited ways to do this with reclaimed materials and goods, either with those you already own, ones you find, or buying them at reclamation stores and lumber yards (see sidebar below).

The sky's the limit when it comes to ideas and inspiration. Nicole Tai, president of Green Lynx, sees customers using reclaimed old growth lumber to create sliding barn doors,

and old lath paneling affixed to ceilings or walls for texture and interest. Others have used reclaimed fir or redwood paneling on the inside of sea containers to create tiny homes and ADUs.

Reusable materials can add personality to your outdoor spaces, too: use reclaimed lumber, redwood siding and rusted tin corrugated roofing to put together charming chicken coops, or lay out rustic wooden railroad ties to create raised garden beds.

SAVE SOME CASH

If you are a person who likes to get creative with your spending, there’s good news for you. Reuse is budget-friendly: it’s estimated that reclaimed materials can be between 50 to 75 less expensive than their new counterparts.

In addition, by donating what you don’t want to save from your deconstruction project— doors, windows, lighting, cabinets and flooring are good examples—you are helping others save money too. These items can be used in Habitat for Humanity housing projects and therefore beneficial to low income individuals.

Tai also points out another money-saving tactic for those rebuilding an entire home:

by deconstructing a building you can receive a tax deduction for donated goods and materials, which offsets the cost to deconstruct.

PROTECT THE PLANET

According to Tai, the demolition of a 2,500 square foot single family home produces the equivalent to the waste produced in a single American lifetime. With deconstruction, 40 to 50% of the same home can be reused, while 20 to 30% can be recycled.

Nationwide, the use of deconstruction (which was status quo back in the 1920s) can save 350,000 tons of material from going into landfills each year. Climate change and the need to undertake more earth friendly construction methods has brought it back into the spotlight.

Tai counsels homeowners to plan well in advance if they want to go the deconstruction route prior to a remodel. “Incorporating deconstruction into your project planning early on ensures a smoother process and results in a higher yield of materials saved for reuse,” she says.

PETER ARRIGONI BUILDING COMMUNITY AWARD WINNER

Tom Eller was introduced to the world of carpentry at a young age. Tom's father was a mechanical engineer and a home handyman, with projects always in the works. His dad enlisted Tom to help him build a couple of bedrooms in the family basement, one of which would become Tom’s bedroom.

While living in Vancouver, British Columbia as a young man, Tom found construction work during the summer months. This cemented both his passion and natural talent for carpentry, something very much alive and present 50 years later.

Yet, his professional life has taken some twists and turns along the way.

Not long after arriving in Marin County 30 years ago, Tom was invited to a poker game one night to a house up the street from where he lived. Joe Downey, founder of the Construction Technology Regional Occupational Program (ROP) class, was at the same poker game. Joe had previously established the ROP class with the help of Peter Arrigoni (Marin Builders Exchange

General Manager) and Mary Jane Burke (Superintendent Marin County Office of Education).

During the course of the evening, Joe mentioned he was looking for volunteer contractors to help with the class. Tom told Joe he would like to participate, which he calls “the best decision I ever made.” He became immediately engaged with the program and students. 17 years later, Tom is the primary coordinator, cheerleader and ambassador for the Construction Technology ROP.

According to Tom, the most rewarding part of his involvement in construction education is taking a class of ‘rookies’ and watching their confidence grow each week. “My students, whom I teach in groups of 5 or 6, can't believe they will build sheds from scratch, and those sheds will be delivered to clients all over Marin County," he says. “They are building right along with other students from Marin’s high schools as well as with volunteer contractors.” He adds, “the volunteer contractors really make the class happen.”

One fond memory stands out to Tom. “A mother came up to me and said she had been driving her son to and from school for many years in complete ‘teenage silence’,” he says. “She told me when her son started taking my class, he couldn't stop talking about it on car rides.”

Tom often runs into past students at Rafael Lumber and Golden State Lumber, and loves to hear stories about how his class inspired them to pursue careers in

the contracting business. "Many of our students have become architects, engineers, contractors, and construction managers. I am so proud of them all,” he says. He still receives photos from the students’ parents of projects, fences, gates, and planter boxes his students have built for their homes.

Tom realizes the importance of dependable construction training in Marin. With the advent of new programs at local high schools and the College of Marin, he envisions himself staying connected to training the next generation in some way, either through consulting or teaching. He says, "it is in my blood."

Apparently it runs in the family too. Tom’s son, Jon, recently became involved as a volunteer with a local building class in San Rafael which Tom formerly taught. He told Tom, “Dad, I see what you mean, it is easy to get into but hard to get out…because it is so rewarding!”

Tom has been involved with the Marin Builders Association for more than 30 years. He appreciates the support from a “central organization that has the best interest in mind of the education professionals, contractors and community.”

 A brief summary of your project (5 lines or less). Please include a budget range if you have one.

 A list of the categories of business types you want contacted. Please refer to our Membership Directory (pgs 50-64).

 The name, email address and phone number of who you would like to be contacted. (Important)

When you’re ready, simply email the above information to mba@marinbuilders.com with “Request for Proposal” in the subject line and we will take it from there!

We will share your project within 3 business days and encourage all interested/available vendors to contact you directly.
