here comes the sun THE TRANSITION FROM SPRING TO SUMMER IS A FAVORITE time here at Marin Home. As the days get longer and the evenings get warmer, we move our lives outside. Oh, hello, Aries! You’re the first sign in the Zodiac! It’s great to be first. So why not be the first of your astrological amigos to jump into spring cleaning? Now is the perfect time to tackle those organization projects you’ve been ignoring all winter with a fresh perspective. Closets are a great place to start! After you’ve channeled your inner Marie Kondo and purged to the max, trick out your closet with some fun, new storage pieces. Consider sturdy wire baskets for a sleek industrial look or clear acrylic boxes for a modular feel. Think about out-of-thebox storage solutions too. Pair crisp, bold outdoor pillows in navy and white (maybe add a monogram for added punch!) with vibrant orange ceramic pots for completely pulledtogether look. Toss in some chic metal hurricane lamps and a few strings of white sparkly lights and—bam!—you’re ready to rock the warmer weather in style!

DEAR HE, So I finally got up the nerve to rip up all of the wall-towall carpet in my house. Initially I was excited about the idea of hardwood floors, but I’m now faced with the reality that my old discolored floors look worse than the carpet. Eek! I just wanted to freshen up my space! HE SAID My gut reaction to your email was to never take on a huge project like flooring without a back-up plan. And a back-up back-up plan! But what’s done is done, and here we are! So, you need to refinish the floors. There’s no way around it. But the good news is that this is an investment that will always increase the value of your home. But if you can’t afford to refinish the entire house, I’d suggest doing one room at a time. It’s easier on your budget and less disruptive since floor refinishing, when done properly, is a multi-day/multi-phase endeavor. In the meantime, area rugs or floor tiles are your best friends. Prices and styles run the gamut, obviously, but I’m partial to the rug tiles that can be swapped out if the dog has an accident or your best friend spills a glass (or two) of red wine. If you go this route, make sure that all carpet tacks and nails are completely removed. Then, fill the holes with floor putty and sand down rough spots. Lastly, keep the floors conditioned with hardwood floor oil while you’re saving up to tackle that next room! Good luck! -He

What are your thoughts on wallpaper? I have a small bathroom that I want to freshen up. Wallpaper seems like a good option, but when I think wallpaper, I think old and outdated. I’m terrified of choosing the wrong pattern and taking the space back in time instead of updating it. What do you think?

SHE SAID I’m a HUGE fan of wallpaper! It’s come a long way, baby. (Raise your hand if you had Holly Hobbie wallpaper in your childhood bedroom! Oh, just me? Okay.) These days there are so many beautiful patterns and colors—the possibilities are quite literally endless. Small bathrooms have so much potential when you take the time and make smart design decisions.

Something to keep in mind though is the repeat. The repeat refers to the number of inches it takes before the pattern begins again. Believe it or not, large patterns with a small repeat (the pattern repeats frequently) make a huge statement. Small patterns with large repeats (the pattern repeats infrequently, and there’s more space between the images) tend to fall flat in a small space and can be visually uninteresting. Pro tip: designs with a large repeat might require more paper because you may waste more when you’re trying to match up the design at the seams. (The same holds true for fabric when you’re recovering that chair you scored off Craigslist.) I love a big, bold print paired with high-gloss trim. Have an affinity for the tropics? What about a dramatic vintage leaf pattern in rich greens and corals? Toiles can be a fun addition to any bathroom, and the themes are endless so you don’t have to look very far for a paper that suits your fancy. A monkey holding a parasol riding an elephant? Yep, here’s a toile for that! The most important thing is to spend some time choosing the right pattern for you. Find a store that specializes in wallpaper, and take sample books home with you. Think about paint color and accents and whether or not you want to paper the entire bathroom or just one accent wall. Most of all, don’t be intimidated! Your local home improvement store can help you with the logistics of wallpapering, and many offer classes or workshops. Paper on, my friend! -She

10 Tips for Getting Your Home Organized This Spring by Kelly Berg | Story & Space

W

hat is it about clutter? We clean stuff out; we get more stuff. We clean it out again, and it comes right back. Again and again. It seems like a never-ending cycle, doesn’t it? Fortunately, there are tools you can use to combat clutter and make sure that you are in charge of your stuff, not the other way around. And with spring being Mother Nature’s own season of rebirth and renewal, there is no better time than now to tame the clutter.

1

START SMALL Tackle one category at a time. Maybe start with all your board games, kitchen spices, or cleaning products. If you try to tackle an entire room at once, you can easily get overwhelmed. Start with a closet. Or maybe just a dresser drawer. The key is to focus on one very manageable area of organization at a time.

2 DESIGNATE SPACES Eliminate dumping grounds. This is the place where you toss everything you don’t know what to do with. Instead of dumping grounds, put things where they belong. Junk mail goes directly into the recycle bin, for example. Shoes and clothes go back into the closet. Keys go into a dish or get hung on a hook. If you don’t have a spot for everything, make one.

3 CLEAR OUT MULTIPLES You don’t need 12 pairs of reading glasses. Or eight iPhone chargers. If you find that you are hanging on to multiples, then it’s time to scale down. Donate extra usable items, and create a designated spot for the items you do keep. You’ll not only save space but also time because you won’t constantly be searching for that thing that you need.

4 VALUE BEAUTY AND FUNCTION Be thoughtful about what you keep as well as what you don’t keep. This can be hard sometimes, but the general rule of thumb is to only keep things that are beautiful or functional. And if something is beautiful and functional, you’ve definitely got a keeper.

5 BE MINDFUL OF SENTIMENT Sentiment is clutter’s best friend. Many times we will keep something because it triggers our heart and soul with memories and emotions. But we have to remember that stuff is only stuff. You can keep a memory without keeping the thing. Getting rid of stuff can be painful, but it’s necessary to live in the present. Keep a few sentimental pieces and truly cherish them by creating a special place for them in your home. Then let the rest go.

6 RELEASE THE GUILT Many times we will keep something only because someone gave it to us. But too often these gifts are emotionally burdensome. They can bring up feelings of guilt because we know we are supposed to be appreciative. Even if we don’t like it. We are supposed to hang on to it for-EVER, or else we feel disrespectful and ungrateful. Forget it. It’s your home. Keep what you like. Get rid of what you don’t. Because when you do get rid of it, whatever “it” is, guess what you also get rid of? That emotional burden of guilt. Out of sight, out of mind.

7 FIX OR TOSS It can be so tempting to hang on to things that need repair. But many times this stuff never gets fixed and turns into clutter. Be real about what’s broken. Either fix it or toss it. Or donate it to someone who will fix it. But don’t live with broken things. They just remind us of something we need to do but never get to. More guilt. Again, out of sight, out of mind.

8 RESIST THE URGE TO STOCKPILE It’s easy to collect things when you happen upon a good deal. That toilet paper is sooooo cheap, you need four 24-packs. Never mind that you don’t really have room for it. You can justify those deals all day long, but every time you bring home more than you need you are creating clutter.

9 MAKE IT FUN Let’s face it—getting organized is not always the most fun and exciting activity. It can be dusty, sweaty, and emotional. When you have multiple members in the household, you may even have a few arguments as you try to agree on what is and isn’t clutter. But organizing doesn’t have to be all bad. Turn on some music, make a plan for tackling one area at a time, and remind yourself that you are doing something good for you and your home.

MBA BUILT Rempe Construction leads a sophisticated and modern remodel with Marin Builders Association dream team. text by Marin Home Staff

Marin Builders Association (MBA) members are known for their craftsmanship, attention to detail, and stylish and innovative designs. So when MBA members team up on a project, the results are nothing short of stunning. PROJECT SUMMARY The primary goal of the remodel was to remove visual barriers that were part of the original design and to update the outdated finishes on this early ’90s home. Every effort was made to take advantage of the light and views. Partitions were removed, doors relocated, and solid stucco railings were replaced on the decks to provide unobstructed views of Tamalpais, open space, and the bay. The master bedroom and bath were carefully laid out to have better flow and accommodate more storage. Incredible detail was incorporated into the space to make the area feel modern, simple, and sophisticated. Great care was taken to marry each material with an adjacent material to give the room a calm, cohesive feel. The family room orientation was changed to allow for a cozy arrangement of furniture for watching TV or gatherings for parties. The kitchen took advantage of the existing window configuration while adding custom cabinets, bar seating, modern appliances, and a larger, more useful island. The finishes are practical and timeless. The changes in the living and dining rooms are subtle. Lowering partitions, removing heavy trim, and adding a glass rail to the stairway increased the view to the outside and flow through to the deck. The exterior stucco trims were removed to give the house a more contemporary feel, and to have a cleaner look as you sit on the nearly 1000-square-foot blue stone deck. The upper deck rails were replaced with glass to take advantage of the view, and the lower decks were retrofitted with stainless steel rails and blue stone to continue the modern theme.

t’s been said that simplicity is the ultimate sign of sophistication. Recent trends in architecture and design echo that sentiment, as more and more structures nod to one of the simplest and most timeless styles: the rustic farmhouse. Inspired by one of the earliest forms of American architecture—the humble barn structure—the agrarian look never has been more coveted, or beautifully interpreted, as it is now.

hink rustic shiplap paneling and chalk-white wainscoting.

Imagine sturdy furnishings, such as farmhouse tables and tall hutches, beautifully weathered from centuries of use. Picture metal roofs and pitched ceilings buoyed by salvaged wooden beams. Then visualize largescale, industrial elements that are more than welcome indoors. These thoughtful details compose the modern farmhouse style. Perhaps it’s a nod to our Quaker roots; or maybe it’s a desire to return to a simpler time, when the home was not so precious because it was meant to be lived in— and loved—by many. Whatever the reasons, the popularity of this classic American look is undeniable—from city lofts and suburban homes to country inns and metropolitan shops.

In the Bay Area, nothing exemplifies this aesthetic more authentically than the impeccable Farmhouse Inn in west Sonoma County. This luxurious property has put small-town Forestville on the map of design-savvy travelers. The inn, once a sleepy—and dated—bed and breakfast, was purchased and ultimately transformed by Catherine Bartolomei-Smith and Joe Bartolomei, a brother-and-sister team who saw vast potential in its bones and promise in its peaceful, idyllic setting—not far from their grandparents’ ranch.

In the Farmhouse suites, a strong indoor-outdoor connection is part of the sense of luxury, with fireplaces that warm both the interiors and the patios/terraces. Simple board-andbatten walls, lofty ceilings, fourposter beds, slipcovered furniture, and stone fireplaces nod to the original farmhouse aesthetic.

Farmhouse is known for its stunning exteriors, outfitted in a perfect shade of yellow that’s at once fresh and cheerful. Hallmarks of the farmhouse architectural style include board-and-batten exteriors, metal roofing, cupolas, and a connection to the outdoors by way of a porch. The owners worked with the architects to ensure that the new east and west buildings on the property played to the style and felt completely at home with the rest of the buildings that were already there.

The new east and west buildings are anchored by a pedestrian-friendly courtyard, complete with rustic water features and pebbled walkways, which the owners and architects opted for over cement sidewalks, to nod to the inn’s history and the farmhouse aesthetic

Together, they took a leap of faith and bought the property, which is anchored by an 1879 farmhouse that now houses the Michelin-starred Restaurant at Farmhouse Inn. “Catherine and I took on this project because we saw so much potential in the property, and we knew from the beginning that we could grow the original Farmhouse into something much better, and bigger,” says Joe, whose interest in architecture and passion for remodeling came in handy as the duo planned the property’s first expansion: a modern barn, which would house eight additional luxury suites. “We just wanted simple and clean architecture that had a farmhouse vibe, something that would feel intrinsically a part of the property,” he says. “I couldn’t walk into a Barnes & Noble without picking up a book on American barns. We tore out images from magazines, bookmarked pages from design books, and created storyboards for every single project, whether it was exterior details or interior spaces.”

In the spa, housed in a building lovingly referred to as the “carriage house,” a long, light-filled hallway boasts Dutch doors leading to treatment rooms.

They ultimately decided they wanted their version of the farmhouse aesthetic to be more Americana and less regional—because a century-old Sonoma barn likely would have been made of unfinished redwood. “We wanted something cleaner and a little less rustic in feel than that,” says Joe, who focused on simple farm elements that felt reminiscent of a bygone era. “When we completed the barn, our aesthetic was set, and we knew that, moving forward, we had a definite style direction.”

hile Joe dedicated himself to the architectural details, Catherine worked with the late Myra Hoefer, a heralded Healdsburg designer known for her unapologetic devotion to large-scale accessories, plush furnishings, and timeless textiles. They relied heavily on a warm, neutral palette and natural textures, like wools and linens.

“Our decor is residential, comfortable, and pretty timeless,” says Catherine, whose attention to detail and passion for interior design served her well in the project. “Think snapping white sheets and garden flowers. Think slipcovers—fitted linen and white denim—and four-poster beds. The clean, simple aesthetic feels fresh and modern. But the lines are all very classic.” The interior design decisions were driven by a desire to create a product different than a modern hotel room. Catherine and Joe wanted people to feel like they were staying in a home; they didn’t want the suites to mirror commercial, hospitality-grade rooms, where the look or experience is often formulaic. Instead, they wanted the accommodations to remind people of times they might have stayed in someone’s guest suite—someone who took the time to set up a nicely appointed space and make their guests feel treasured and welcomed. The end product was at once cozy and luxurious, inviting and serene. Results were so well received that demand for reservations grew, necessitating another expansion. The second growth phase, carried out in 2014, added two new buildings, housing nine more suites, as well as an exquisite “carriage house” for the spa. The goal in phase two was to create more rooms without losing the sense of intimacy and authenticity that guests had come to love and appreciate. Catherine and Joe hired San Francisco-based SB Architects, known for their work with luxury hotels around the globe, to help them achieve their vision.

“The main part of our directive was to make sure everything flowed together, because the vision and aesthetic already existed,” says Heather Hebert, director of marketing for SB Architects. “The heritage rooms at the front of the property were smaller, and the barn rooms in the back of the property were quite expansive,” she says. “We needed something in the middle, size and cost-wise, and the two additional buildings provide that. They’re very much agrarian in feel, in keeping with the other structures, but the positioning of them was key, and creating pedestrian walkways and sight lines through the property was important to establish a feeling of intimacy and openness at once.” For the expansion—nine new guest rooms, a new full-service spa, and a total facelift to the grounds—the owners were most imperative about one thing: “We truly wanted the buildings around the property to look like they were here all along, to feel authentic to the location and give no sign whatsoever that they were built at different times,” says Joe. They made sure they were consistent as they went along and kept all the elements—from the board-and-batten siding and whitewashed trim to the intricate rockwork and tin roofs—repeated across the property. “We balanced a lot of traditional with a little bit of modern and created a nice balance,” says Joe. The marriage of old and new works in the new spa building as well. Modeled after a rustic stable, the carriage house boasts treatment rooms whose Dutch doors lead onto a light-filled breezeway, adorned with oversize Colonial-style lanterns. Catherine hired artist Tina Wainwright to hand paint horses on the walls of the treatment rooms, a nod to the equestrian theme. “It was very important to me to mix high and low, rustic and modern,” says Catherine. “In the new spa, I think we really hit that spot on. Big rustic elements mixed with marble, huge mirrors, and gorgeous porcelain tile that looks like barn wood.”

Light fixtures made out of galvanized milk buckets announce the entrances to the suites. The exterior of almost every building boasts a cupola and bits of corrugated metal roofing. Rock walls and decomposed granite pathways evoke a sense of history. “When someone asks me how long it took to restore these buildings, it’s like music to my ears, because that’s what we wanted all along,” says Joe. “We wanted it to feel like we stumbled upon these old barns and buildings and simply brought them back to life.”

A former parking lot became a grassy, pedestrian-friendly area, hemmed by traditional rock walls. “One of the single biggest improvements was creating a space for people to be outside,” says Heather Hebert of SB Architects. “It was relocating all the parking to the front of the property, in order to create this pedestrian-friendly grassy area and courtyard between the barn and the newer buildings. That made such a big difference right away and turned something that was already good into something that was excellent.”

“It was built in 1965 by a famous local guy named Dick St. Laurent, who owned the Chevy dealership in Sonoma. The house had these massive double doors, and Dick would drive his ’65 and ’66 Corvettes through them and into the house to display them. And he’d shine one of those old military spotlights into the sky, and everyone in Sonoma knew that meant he was having people over for cocktails. Legend has it that people would come drink martinis and look at the view—and some would come home with a new Corvette.” The memory of this show-stopping house stayed with Michael for years, and he often considered buying it. But it passed through several owners’ hands before the timing was right. “When I could finally afford the house, it had unfortunately been remodeled with more of a Mediterranean look, which didn’t fit the architecture at all,” he says. “And the neighbors’ trees hadn’t been trimmed in years, so the view was gone. But I knew the potential was there to take it back to what it was before—and perhaps make it even better.”

T

wenty-five years ago, California Wine Tours’ founder and CEO Michael Marino attended a party at a special property in Sonoma, set on a hillside with sweeping views of the small town. “I can’t explain it, but I had a connection with this house,” he remembers.

After much negotiating, the trees were pruned within two weeks of the Marinos closing escrow. “When the real estate agent stopped by to bring us an extra set of keys, she nearly had a heart attack when she looked out the windows,” says Michael. “No one who’d come through and looked at the house had any idea of the view I remembered from that party. And suddenly, there it was—that amazing view I’d never forgotten.”

Michael and his wife, Valerie, wanted to capitalize on that view by taking the house back to its mid-century-modern roots and exposing it to the stunning vistas they had uncovered. That meant redesigning the backyard, which was incongruent and mostly unusable. They hired The Land Collaborative to transform the home’s landscape into an organized oasis for relaxing with their daughter, Lilli Ann, 7, and entertaining friends. Here’s how TLC’s president, landscape architect and contractor Brett McPherson, reinvented the outdoor spaces to honor the lines of the house, the sweeping views, and the Marinos’ desire to create multiple living spaces outside.

The couple, who entertains regularly, wanted the backyard to feel like an oasis. “There are so many places to spread out that, even if we have 100 people over here, it never feels crowded,” says Valerie, who chose Restoration Hardware for the outdoor furnishings. The Tuuci umbrellas are set into the concrete.

“WHEN WE WERE REDESIGNING THE HOUSE AND THE PROPERTY AS A WHOLE, I THOUGHT, ‘LIFE IS SHORT. WHY NOT MAKE YOUR EVERYDAY HOUSE FEEL MORE LIKE A VACATION HOUSE?’” SAYS MICHAEL. “AND NOW, I COME HOME FROM WORK AND I NEVER WANT TO LEAVE.”

One of Michael’s primary requests in the remodel was the 32-foot sliding glass wall, an engineering feat that allows a seamless connection between the interior and exterior.

Q: Tell me a little bit about the scope of this project—it’s quite extensive. A: When TLC arrived on the project, Mike had engaged with a local architect for a complete building remodel. He was looking for a full landscape design for the property to take advantage of the indoor/outdoor relationship this midcentury-modern home had to offer. The original landscape was a conglomeration of old plants and bare spots, and the backyard was a mix of paving and planting projects—a general hodgepodge of non-cohesive landscape elements. Mike and Valerie wanted to fully refurbish the landscape to create a current mid-century-modern property with clean lines to enhance the house’s structure, to develop the front yard into a spectacular arrival experience for visitors, and secure private space for the family.

Q: I love the home’s entrance. It’s grand, but not in an ostentatious way. It’s quite simple, clean, and modern. A: Mike really wanted a porte cochere—fancy for carport— to provide cover when you arrive in a car and to add focus to the entry experience. I designed the structure to create a large covered arrival that enhanced the sense of focus and perspective to the front door from the pedestrian entry gate and walkway. The driveway was repaved with colored concrete, and I added more stone walls with beautiful detail, while tying all of the materials around the house front to back. Q: I love the consistency of the materials used in the project. A: Repetition of the three main materials—concrete, stone, and wood—is very important for cohesive landscapes and what I call “visually quiet” spaces. Too many materials—say, four to five-plus—can become very busy and disjointed.

Q: There’s almost no division between the house and the lovely patio and pool area. How did that relationship evolve? A: The house was already there, but the connection inside to outside was not ideal. I designed the concrete patio to cover all exits from the main level, so they could go in and out of any room and not step down. This allows an uninterrupted flow for them, where the inside and outside are brought together. I wanted to tie the pool visually into the arrival and daily views from the house. So I used local stone to create walls defining the pool terrace. I created pool patio spaces for lounging in the shade of the oak trees, a seating arrangement next to the water feature at the main terrace level, sun lounging space with shade umbrella mounts seamlessly built into the patio, and a play lawn for their daughter and friends. Everything in the back yard is designed to take full advantage of the spectacular views— day and night, from inside and outside. Q: If you had to describe the style you were going for, how would you define it? A: The overall style is modern, to tie in with the era of the house. I wanted to create new elements that would stand up style-wise and functionally over time. This allowed me to use concrete for paved areas, locally sourced Sayr Quarry

stone for vertical planes and retaining walls, and wood elements for the deck, guardrails, gates, and fencing. All of the guardrails at the viewing deck and master bedroom deck use stainless steel cable rail to enhance the horizontal lines of the house and provide transparency with the property and distant landscape views. Q: What vegetation was already there, and what plantings did you bring in? A: There were mature old-growth oak trees and some large agave plants, which really establish the history and overhead canopy of the property. Otherwise the other plants were past their prime and an unorganized mix. I designed the garden with a mix of evergreen shrubs, flowering perennials, carpeting ground covers, and “no-mow” grass. The planting pallet includes ornamental varieties, native shrubs, and ground covers along with plants with varied leaf texture and colors. I like to use the change of color and textures for yearround interest and low maintenance. Q: Tell me about how you incorporated the water and fire features into the backyard plan. A: I designed the water feature in the upper back terrace with multiple visual and auditory thoughts in mind. When

Michael and Valerie replaced a kidney-shaped pool with a rectangular one, to better reflect the angular house. Valerie was worried about the amount of concrete in the various patios, so they broke it up visually using colored concrete on the upper patio and blue stone on the lower patio.

“I WAS A LITTLE WORRIED WE’D END UP WITH A CONCRETE JUNGLE,” SAYS VALERIE. “BUT WITH BRETT’S GUIDANCE WE ENDED UP WITH A NICE MIX OF MATERIALS THAT ARE MODERN BUT SOFT, AND IT LOOKS NATURAL AND WARM AND WELCOMING. IT TURNED OUT BEYOND MY EXPECTATIONS.” you first arrive at the front door and it opens, the water feature is on axis with the door out the very large back glass sliding doors. This is meant to draw a person’s eye through the house out into the landscape and long valley view beyond. The fire features each have their own purpose. The upper fire feature is at the viewing deck—or, as I designed it, the “infinity edge” deck that seamlessly floats out into the valley view with no visual obstructions. This fire feature is a linear gas unit with Corten weathered steel sides for a monolithic fire element. It is enjoyed from the inside kitchen and living

room, as well as outside at night for heat and ambiance while enjoying the city lights and San Francisco view beyond the valley ridge line. The dining terrace fire feature is a square gas fire pit, providing a casual seating area adjacent to the dining table. It gives family and friends a spot to relax in the more intimate dining terrace area. Q: What are you most proud of in this project? A: I’m most proud of the full vision of my design integrating the home and landscape together.

Brett’s plans incorporated the old oak trees scattered around the property. “We didn’t want to take down any trees, only prune them to expose the view,” says Michael. “The property isn’t large—just about a quarter of an acre—but the landscape design makes it feel so much larger, because we use every single space.”

adastra winery tasting room One of the newest additions to historic Sonoma Plaza, Adastra Winery opened their tasting room in late-April. The space features rustic elements (including a redwood “barn” built from a recycled goat shed) that honor the heritage of Adastra’s vineyard in the Carneros region of Napa Valley. There are also hints of the (very) Old World—think Stone Age—a playful nod to Adastra’s sister label, Ed’s Red, whose label features its mammoth mascot. sonoma–loeb tasting room No stranger to the Sonoma wine scene, Sonoma-Loeb has been making wine in the region for over 25 years, but now they are opening a new tasting room right in town. St. Helena-based designer Daniel Hale was enlisted to design the space—a tasting room that is both sophisticated and inviting, with lounge-style seating, warm woods, dark metals, and polished concrete floors. Hale also designed a showstopper art piece for behind the bar, an abstract grid made from reclaimed grape stakes. Before Hiring A Contractor

Don’t pay in cash.

Stick to your schedule of payments and don’t let the payments get ahead of the completed work.

Contractors cannot ask for a deposit of more than 10% of the total cost of the job or $1,000, whichever is less.* (This goes for any home improvement project, including swimming pools.)

A free telephone call to CSLB or a few clicks on its website can help you verify that your contractor’s license is in good standing and that he or she has the skills to complete your project.

Check Out the License By law, anyone in California who contracts for or bids on a construction project valued at $500 or more (total labor and materials) must be licensed by the Contractors State License Board (CSLB). To qualify for a license, a contractor must verify four years of journey-level experience in the trade, pass both a trade and license law examination, and post a license bond. Since 2005, all new contractors are required to pass a background investigation that includes a criminal background check. Contractors are required, by law, to put their CSLB license number in all advertisements. Unlicensed operators are required to say they are not state-licensed in their advertisements.

Ask to see the contractor’s plastic pocket license and photo identification. Verify the license and make sure it is in good standing by visiting the CSLB website: www.cslb.ca.gov or by calling CSLB’s toll-free automated line: 800.321.CSLB (2752). Get at least three bids and ask for references on work the contractor has completed in the local area. View the contractor’s past projects in person.

Get It in Writing •

Make sure you have a written contract and don’t sign it until you fully understand the terms.

All changes to the contract, or “change orders,” need to be in writing and signed by both parties.

Keep a job file of all project papers and payments, and don’t make the final payment until you’re satisfied with the job.

Homeowners waive their three-day right to cancel if they sign a “service and repair contract,” which is different from a standard “home improvement contract.” (Service and repair contracts are usually for emergency repairs where the consumer initiated the contact and cannot wait.)

Complaint Forms If you have a complaint against a contractor, free forms are available at www.cslb.ca.gov or call 800.321.CSLB (2752) and ask for a copy of A Consumer Guide to Filing Construction Complaints and a complaint form.

* There is an exception to this rule for about two dozen contractors who have filed a blanket performance and payment bond with the Registrar. This information is noted on the contractor’s license detail page on CSLB’s website.

CONSTRUCTION PROJECT CHECKLIST 1.

Check the contractor license number at www.cslb.ca.gov to make sure it is current and in good standing.

Ask to see the contractor’s pocket license and a current photo ID.

Ask for a current list of contact information (telephone number and business address) for the contractor, subcontractors, and suppliers.

4.

Find out from your local building department whether your project needs a building permit, and confirm that your contractor will obtain all necessary permits.

Get at least three contractor bids and references, and check out, in person, recent projects by the prospective contractors that had similar specifications.

7.

Ask whether your contractor carries general liability insurance and workers’ compensation insurance for employees.

8.

Make sure all project materials and expectations are spelled out and signed in a written contract, including clean- up, debris removal, and site security. Ask your contractor if he or she understands exactly what you want.

9.

Have a timetable for each phase of your project and the corresponding payment schedule spelled out in the contract. Do not let payments get ahead of the work.

10. Pay no more than 10% down or $1,000, whichever is less.* 11. Never pay in cash. 12. Keep all of your project documents, including payments, in a job file. 13. Try researching your contractor’s name online for additional reviews—but consider the source. Protect yourself from

Only hire state-licensed contractors. Any contractor performing $500 worth of work or more (including materials and labor) must be licensed by CSLB to work in California. Don’t rush into repairs, no matter how badly they may be needed. Don’t hire the first contractor who comes along or be caught up in high-pressure sales tactics. Ask to see the contractor’s “pocket license” or their representative’s “Home Improvement Salesperson” registra- tion. All contractors are issued pocket licenses that show the type of trade for which they are licensed, and the expiration date of the license. Ask to see a photo identification to confirm their identity.

So after you clear everything out and you’re off the clock, where would we find you? I really like the outdoors and exercising. You would probably find me out for a run or at the beach. What song do you play when you want a little spring in your step? Well, I like a lot of different music styles, but some good old Van Halen always gets me pumped up.

This is Marin Home, so we have to ask you: What type of design style are you most drawn to? Midcentury Modern. I was a midcentury kid. Our houses, cars, and everything in life reflected midcentury culture. In the last few years, I have a reborn interest in Midcentury Modern style. My current house is a midcentury Ranch (with 21st-century technology and comforts). If you could spend a day with anyone—past or present—who would it be? My dad. He passed two years ago, and I miss him. What is the best advice he ever gave you? When I was very young, my father told me, “Treat everyone with respect, and in return, they will respect you.”
