ooking to update your home design, but don’t know where to start? It can be overwhelming with all the options out there today, but it’s important that your house feels like a home. One of the easiest ways to spruce up your home is with new paint. “What’s trending now in the Lakes Region are blues and greens … light and airy colors,” said Theresa DeChiero at TSD Interiors. “Although some homeowners are starting to dabble with brighter colors, most clients are choosing earthy color palettes,” said Dawn Ruel at Color Shed, “Especially if they have exposed wood in their homes. To add some color, they might add bright window treatments instead.” Let’s talk windows for a moment. Gone are the heavy drapes of the past: Natural lighting is the way to go. Although wood blinds are still popular, many clients are choosing solar or roller shades which can be textured for a rustic look. The shades also are automated by remote control. More homeowners are taking advantage of new technology, adding automated lighting and sensor faucets as well. Eco-friendly and energysaving options have increased in popularity, and even LED lights have been toned down to create a warmer glow. It’s easier than ever to “go green”. Formality goes out the window with the old drapes, as people in the Lakes Region prefer a casual space. “People want easy-to-maintain materials,” said Theresa. “I use a lot of indoor/outdoor fabrics.” Also practical: smart storage solutions to hide clutter, as well as “using every inch of every cabinet”. Traditionally, kitchens were used mostly for cooking; but, in recent years, they’ve become areas for entertaining. Kitchen islands have built-in sinks, and bar stools at the island encourage socializing. Theresa noted, “A classic, black-and-white color scheme is still popular, with granite countertops and composite granite sinks.” Dawn added that quartz countertops and Continued on page 5

A Tiny Home

Tiny houses are currently very popular. Images of charming — and very small — homes are all over the Internet. Television home décor shows feature the many ways the little houses are decorated by avid tiny home owners. I have paid lackluster attention to tiny houses, I will admit. The idea of living in a very small home, perhaps on wheels so it can be moved from place to place, with limited space and a mindset of purging oneself of worldly possessions in order to live in a modest house did not really appeal to me. Further, I never imagined I would find a tiny home in the Lakes Region; but that is exactly what happened when I was out on a late-summer yard sale, let’s-just-drive-around adventure with my friend, Charlene. It was a gloriously sunny late August morning and we were driving the back roads of one town after another. Suddenly, Charlene exclaimed, “Stop!” Thinking she had spotted a particularly great yard sale, I hit the brakes and glanced into the yard of a lovely property. I must have looked baffled when I saw no sign of a yard sale; Charlene quickly told me, “There’s a tiny house! I want to get a look!” Thus, I found myself pulling into the driveway and gazing at one of the most charming little houses on two wheels I have ever seen. A cheerful mural was painted on the exterior and a domed metal roof gave it the appearance of a romantic gypsy caravan. Continued on page 6

Flooring tiles have gotten bigger. “More clients are asking for tiles that are 12”x24” or 24”x24”,” said Dawn. “This gives the floor a cleaner, more refined look.” In walkout, lower-level homes, porcelain “wood look” planks are often requested and can imitate dark wood as well as weathered, almost-gray wood. Both designers agree that, for bathrooms, custom, open walk-in showers are very desirable, with larger or “rain” showerheads. And, although the traditional vanity with legs is still popular, the floating vanity is starting to take hold. For the master bathroom, double vanities are all the rage. Natural materials like wood accents add an earthy touch. According to Theresa, when it comes to accessorizing a room, most homeowners in the Lakes Region look to New Hampshire artists for locally made objects, paintings, and sculptures, often depicting animals and birds, like the ever-present loon. It’s like bringing nature inside. Dawn also has seen eclectic items from other countries that the homeowners have collected from their travels. A clean design look is definitely in; one that is simple and not fussy. But change is always on the horizon. Dawn says that Color Shed is starting to see more geometric and floral-patterned fabrics coming in. You might want to change out your pillows! Continued from page 4 I was a bit unsure about knocking on the door of the homeowner and asking if we could see the interior of the little house, but Charlene thought it was worth introducing ourselves. After knocking on the door of the main home, a woman answered. We quickly explained that the little house on wheels intrigued us. She smiled and introduced herself as Cassie and then introduced us to her friendly Red Heeler dog, Shooter. She told us we were not the first to stop on a whim and ask to see the house. It is very eye-catching and seems to invite one to stop and learn more. And I must say, when you spy the cheerful little house, you just have to smile! From the quaint window box on the back of the house to the gorgeous mural painted all over the home’s exterior, with birds, flowers, and more, the structure just exudes charm. (Lakes Region artist Donna Manning painted the mural.) When Cassie opened the Dutch door to the home, I immediately fell in love with the little place. It was, indeed, small — one modest-sized room — but it had everything one could want in a cozy environment. With a great eye for décor, Cassie has decorated the one-room space in a shabby chic, vintage style with a dash of cowgirl thrown in to spice things up a bit. A modest, bejeweled chandelier is held in place with horseshoes; antique framed pictures depict horse scenes; throw pillows sparkle with vintage touches; and a large, elevated bed is tucked into one end of the home with a vintage quilt covering its surface. A fold-down table is just right for up to four people to enjoy a meal while sitting on built-in benches. “I first saw a tiny house at a stock show in Denver CO about 15 years ago,” Cassie explained. “There was a man at the show selling the tiny houses. He made them to customer specifications.” Continued on page 8

Continued from page 6 Cassie liked what she saw and ordered a tiny house in 2002 from the Colorado seller. She quickly found out that having the tiny house on wheels (she trailers the house and takes it to campgrounds and other locations) was a large conversation piece and a head-turner wherever she went. “I found out right away that I have to allow extra time whenever I travel with the little house. People always come up to me at gas stations and rest stops to chat, ask questions, and see the house,” Cassie laughed. The tiny house is modeled on the sheep wagons still used by shepherds in Wyoming and Colorado. While not often seen in New England, the huts are familiar in the west. Before purchasing the tiny house, Cassie had had a few camper-trailers but found the maintenance, such as draining the camper when not in use, to be a hassle. She liked the tiny house she had purchased but decided to sell it a few years ago. It was a decision she

immediately regretted and she eventually bought the house back from the purchaser. When the tiny house is parked in her yard, Cassie said she loves to retreat to the space with a good book to relax. Often, she naps in the tiny house and says it is a great place to kick back and get away from it all. The little house has lots of clever storage, such as the drawers built in under the bed and the portable toilet that can be stored out of sight. When designing the house, she could have had a cook top built in, but opted for a small countertop where she can use a microwave. Another small counter holds a propane cook top and a small, flat-screen television. Heat for the house is in the form of a wall-mounted propane heater that quickly warms the modest space. Because Cassie uses the tiny house when she goes to campgrounds, she does not need a shower (although she carries a Sun Shower with her Having a tiny home means using space wisely. Continued from page 8 living in the tiny house, because I often travel to a place with really fun, unique restaurants.” Cassie’s truck hauls the tiny house. “The house only weighs about 1,400 pounds. It is made of steel and wood. The roof is metal with a layer of insulation.” When traveling, Cassie secures a few items inside the tiny house, such as taking down the chandelier, pushing in the table, and storing the television. Otherwise, everything stays in place. The house has accompanied Cassie on trips to Yellowstone, Glacier Park, South Dakota, Colorado, Tennessee, and Arkansas. She is considering taking the tiny house on a trip to California this coming winter. While I am not sure I would want to live in such a small space yearround, I can now see how it could be done. Yes, it would mean paring down

possessions and living in a different manner, should Cassie or anyone decide to live in the one-room space all the time. Cassie seems to have found some great uses for her little house, from a get-away steps outside her main house when she wants to relax and take a break to using it for a great house on wheels when traveling anywhere from Maine to California. According to my friend, Charlene, an avid tiny house fan, the structures are gaining in popularity with those who wish to live off the grid and gain financial and worldly goods independence. Recent awareness of the perils of hoarding houses full of “things” has steered some people in the opposite direction, to a very small home with minimal possessions and the chance to live carefree and in a financially modest manner. Others love the tiny houses on wheels because they offer alternative housing options when traveling. It can be sure that the Lakes Region, as other areas, will see more tiny houses spring up and offer a wonderful (little!) alternative to those who want to live a different but wonderful life.

There’s a history of the land in stone walls, and they evoke an inherent strength in the landscape. Kevin Gardner, author of The Granite Kiss, seems to think that we’re attracted to “the balance between what occurs naturally and what humans are capable of.” According to Kevin, stone walls “organize the landscape” and that is why homeowners find them so desirable. Kevin has more than 25 years of experience building, restoring, and repairing New EnglandAuthor Kevin Gardner offers advice style, dry stone walls with Owen on building and restoring stone and Associates in Hopkinton. The title of his book, The Granite Kiss, is from an insider term that describes the inevitable experience of getting your fingers caught between two large stones while building a wall. Historically, farmers would just use whatever was around on their property that they wanted to get rid of. Homeowners should know that, although there are stone suppliers out there, that is the most expensive option. Do some legwork and you can find stones in your area and make a deal. Excavation companies are good resources for stones, and you could talk to the road agent in a small town. The road agent knows the land layout and would be able to suggest places to look for large stones. What else should homeowners consider when thinking about adding a stone wall to their property? “It takes time, patience, and practice to apply stones properly,” says Kevin. “Spend a couple of hours doing research, and then practice.” The surface of the ground should be reasonably level; but, if it’s sloped, a flat place can be cut into the ground for the wall. In fact, installing a stone wall will always involve some digging first. Kevin says that it’s important to make sure that the land can take the weight. If the ground is very soft, for instance, you’d have to dig a trench and fill it with small gravel to anchor the wall. If you decide to hire a contractor to do the work, the cost can vary greatly. Definitely get three or more estimates and ask for photos of their work to compare styles. When it comes to restoration, there are two basic methods. A simple repair involves picking up what’s fallen out and putting it back into the wall. Then there is the more involved repair, usually with walls that have stood for decades or more. The first step when restoring an old wall is to know what the wall originally was erected for. For instance, if it was to keep out livestock, it was probably 3.5’ to 4.5’ high. Over the years, any rocks that have fallen out would be covered by leaf mold on the ground around the wall. It may be necessary, in that case, to dig around the wall to look for buried rocks that once were a part of the original structure. The bottom line is not to be intimidated by the process. He has done installations for a wide range of residential and commercial customers. His business installations include Windy Ridge Corporation in Tamworth, Woodstock Station Inn and Brewery in Woodstock, and the NH Electric Cooperative district office in Newport. While Windy Ridge had enough roof space to generate 100 percent of its electrical needs from PV panels, Woodstock Station can realize a much smaller percentage of electricity because of the way the building is configured and its large electric load. The fire station and town garage in Sandwich also have solar arrays from Frase Electric. Roof installations are popular because they tend to be less expensive than free-standing configurations. The advantage of a free-standing array is that it can be installed where there is the best sunlight. The PV panels are guaranteed to produce at least 80 percent of their rated power for 25 years but they typically last 30 or 40 years. There is very little

maintenance, other than perhaps clearing off snow; but the accompanying inverter may need to be replaced sooner. Most have a 10-year warranty, and some longer. Inverters convert the direct-current electricity produced by the PV panels into alternating current. For those on the grid, solar power will go down when the grid goes down because the inverters shut down when power is lost to avoid back-feeding the grid. That is why some clients prefer having batteries to store the charge. “It is more cost-effective to use a generator,” Kim said. So how expensive are the solar arrays? It varies by the job but Frase Electric offers a breakdown of a typical system in company literature. For a homeowner, the installed cost of a typical solar electric system starts at $19,000; but, after federal tax credits and the state and utility incentive payments, the net cost can be reduced to $6,800. As a result, the system should pay for itself in a little over seven years. Commercial customers also qualify for incentives and depreciation advantages. For businesses, the federal tax credit is the same, 30 percent; but the state rebate is tiered, with the first 20 KW qualifying for $.80/watt. Kim also noted that commercial customers can write off the balance of the cost over five years of accelerated depreciation. Continued on page 16

It will provide only 60 to 75 percent of the heat needed in the winter because, to size it correctly for the winter, it would be oversized for the summer, unless it also is used to heat a swimming pool. PV can produce 100 percent of the hot water needed as well as providing electricity. “The best scenario is using a hot water heat pump which is 240 percent efficient,” Kim said. “They can be the sole source of hot water or used in conjunction with an electric hot water tank. As the leaves fall off the trees and greenery thins out for the season, exposing branches and undergrowth along the way, homeowners may be tempted to prune their trees and shrubs. But while autumn pruning may seem like a good idea, many gardening experts say it is often best for homeowners to wait until winter or early spring before pruning. Although pruning does thin out branches and tame spent blooms, which can be eyesores, pruning also stimulates new growth. Pruning in the autumn, when plants are naturally preparing to go dormant, can weaken the plants considerably. This can compromise their chances of surviving into the next growing season. “If you prune too early,” says Bryan Shedd of Belknap Landscape, “the wounds you inflict on the tree won’t heal before the plant goes dormant.” Fall temperatures also can be deceiving. While it may be warm during the day when the sun is shining, temperatures can quickly drop overnight. Pruning during the warmth of day, when the sap has risen in the plants, may deplete energy from the plant. When the mercury drops at night, the plant can suffer. If you must spend time in the yard in the fall, tend to the leaves and debris that have already fallen to the ground rather than focusing energy on fall pruning. Dan explained that there are three components to his “zero-energy” home: a tight, well-insulated, well-built house; an unobstructed solar array facing south; and high-efficiency heat pumps that provide 100 percent of the heating needs and half the electrical requirements of the home’s appliances. The Lakes’ home in Tuftonboro is situated in an idyllic setting: abutting a conservation area on one side and a marshy “savannah” on another, the great room overlooks the whole Ossipee Mountain Range, with the centerline of the house bisecting the peak of Mount Shaw. The Lakes have landscaped their property with flower gardens, benches, and stone walkways, with hemlock archways and gates. (Carved into one side of the entrance are the Greek letters for “light” and on the other for “life”.) Dan, a retired science teacher from Connecticut, said they had spent years looking around for the ideal property and they feel they have found it here. “We looked at dozens of parcels, and then this came on the market,” he said. “We decided this suited us best because we love nature, hiking, and kayaking.” Having designed his last two homes, Dan set out to create a home where he could live completely “off the grid” but he found it made more sense to tie into the NHEC power supply. The interdependence, he said, is beneficial to both his family and the cooperative. “When they need electricity during the warm months, I help them out, and when I need the electricity, they help me out,” he said. Dan designed the house with the idea of being able to close down three sides for heat efficiency in the winter. French doors between the main section of the house and the great room allow the Lakes to close the room off and the thermal windows and insulated walls keep the room above freezing with no internal heating. If they want to open it up, the heat pump will bring the temperature back up in 15 minutes. Their two-car garage on the east side provides another area that does not have to be heated and yet provides a buffer between the home and the winter’s chill. Double-wall, polycarbonate glass — the same glass used in greenhouses

— on the south side heats a space between the garden and the southern side of the house, with the wall painted black to absorb that heat. At 10 a.m., the temperature there already was 80 degrees, and the solar panels had produced 4.4 KW. As for the building’s construction, it uses standard 2x6 framing with good insulation. Dan said he hired Bill Allen of Olde House Builders in Ossipee for the construction of the home, and he was very pleased with Bill’s work. A key component of the design is the use of Mitsubishi air handlers which measure the load for each zone and deliver only the amount of heat or cooling needed for the space. Dan has a separate unit for the great room, while the other covers the rest of the home. Dan noted that, with better planning, he would have been able to incorporate the ductwork inside the wall, rather than on the outside of the building; but it is not unsightly and still does exactly what he needs it to do. He added that they also reduce their electrical usage a little by utilizing LED and compact fluorescent lighting. “I would not consider putting an oil or gas furnace in any house I built when there are these high-efficiency heat pumps on the market,” he said. The home does have electric baseboard heating but Dan said they don’t use it now that they have the heat pumps. Questioned about what happens when the grid goes down, Dan said his whole system shuts down and he relies on a small propane fireplace to heat the whole home — which it does with no problem. He avoided battery backup for his solar array for two reasons: expense and maintenance. He said battery systems are not only expensive to install but they require careful maintenance because they contain sulfuric acid. There also is the potential for the batteries to catch on fire. “The only thing I’d do differently would be to put in a wood furnace for backup,” Dan said, explaining that he is concerned about nature and the environment and he wants to avoid fossil fuels as much as possible. “In my opinion, it’s incumbent upon every good citizen to implement the oldest and most basic law: ‘Do no harm.’ … I have chosen to be part

of a benign revolution, and I encourage others to do the same,” he said, citing a different take on New Hampshire’s motto of “Live Free or Die”. “No one will be entirely fossil-fuel free,” he acknowledged, noting that the groceries he buys are delivered by truck and their online orders get delivered by UPS or FedEx. “We’re halfway on our journey,” he added, saying they are looking to purchase an electric car and would like to install another dozen photovoltaic panels to charge the vehicle. “With any paradigm shift, you have to kill the demand, and vote with your feet: We just walked away from it.” Dan said the PV system they use is a good example of the government’s power to facilitate change for the good. With the federal tax credits and state rebates, along with the NHEC rebate, the Lakes had to pay only 40 percent of the installed cost of their system. “It was a $20,000 system, and we paid $8,000,” he said. Estimating that their payback period for that investment will be only six or seven years, Dan said

Holding up a picture of their grandchildren, Joyce noted that the PV system they have installed “is good for generations to come”. Living nearby are John and Barbara Nelson who hired Frase Electric to install a 27-panel PV array on the roof of their garage to provide for their 4,400-square-foot home on two levels with two porch areas. In their case, the solar panels were a late addition to their 14-year-old home, and they are glad they made the investment. A retired electrician from Boston, John noted that the panels face the southwest and still have provided $1,183 in savings since they were installed last October. Now he would like to install more panels on the south side of the home. “It’s done more than I expected,” said Barbara who monitors the system

When Frase installed the panels, the Nelsons paid an extra $500 to have optimizers on the panels that relay information to the Internet, allowing them to log in and see how well the system is performing, even when they’re vacationing in Florida. Barbara displayed graphs that show how much energy the panels have produced, month by month, since last October. Other graphs show their usage and put it in context: “We’ve saved the equivalent of 21,100 light bulbs,” Barbara said, pointing to the chart on her screen. The Nelsons’ solar investment was roughly the same as the Lakes’ and they, too, have now installed two Mitsubishi heat pumps which will drastically lower their heating and air conditioning costs. “They should heat the whole house, and keep the temperature around 60 degrees,” John said. The Nelsons also have a propane generator for backup power, should the grid go down. If the power goes out while they’re away, they will know it by monitoring the house on their computer, and they can notify their son to come by and start the generator. They also have an alarm system and plan to install a 360-degree webcam to provide better monitoring of the home while they are away. John is particularly concerned about ice buildup on the solar panels, noting that, last winter, there was period when the panels got covered and they saw a drop in electrical output. With a camera on the house, they will know when snow or ice needs to be removed. Barbara said that, having the optimizers relaying information to her computer has made them much more aware of their energy use and they are able to see where they can make changes. “When Dan told me about his system, we decided to shell out the money, and it was well worth it,” John concluded. The two homes, one new and the other with a retrofit, demonstrate that solar power is not only feasible but economically beneficial, even here in the northeast.

Fall Foliage at its Finest by Sarah Clermont If you only have one day to see the foliage in New Hampshire’s Lakes Region, visit Castle in the Clouds. Perched 1300 feet above sea level, this mountaintop estate provides panoramic views of the lakes and surrounding mountains. Autumn is the perfect time to get outdoors and explore nature’s beauty with the bright colors, and what better place than an estate where you can see it all? The views from the Castle are unlike any views in the Lakes Region! Built 100 years ago this year on an imploded volcano, Lucknow was once the home of shoe manufacturer Thomas Plant and his wife Olive. An innovator of his time, Plant brought only the best to his estate. In the early 1900s he had his own ammonia brine refrigeration and electricity on his mountaintop estate. The needle showers in the bathrooms are those seen in some of the finest spas today; his central vacuuming system and butler’s pantry are envied by many. With no expenses spared, Tom and Olive would say, “We really are in luck, now!” and there the home was named. While a millionaire in his prime, Plant lost his money in failed investments and the estate went into foreclosure. He was allowed to live in the home until his penniless death in 1941. After Plant’s passing, his wife Olive moved back home with her family and the property was sold to private families over the next few decades. Eventually the property was acquired by the Lakes Region

Conservation Trust which, in 2006, imparted the buildings to the newly formed Castle Preservation Society. Now owned and operated by CPS, Castle in the Clouds is open seasonally for tours. Visitors can experience life as it would have been when Thomas and Olive Plant lived at Lucknow. From the moment they enter the main gate on Route 171 they are guests of the Plant’s. Just remember, the best is yet to come! Atop the scenic road, visitors park their cars and walk to The Carriage House. This building serves as the visitor center, but it’s also home to an award winning restaurant. Open for lunch only, guests can choose to dine indoors in what were Plant’s horse stables; or opt to dine alfresco on the Terrace with views overlooking Lake Winnipesaukee. Guests rave about both the food and service in the restaurant all season long, but dining in the fall with the beautiful and colorful vistas is incomparable to any other restaurant! For those who don’t want a sit down restaurant, there are picnic tables throughout the property. To experience Lucknow, board the trolley outside The Carriage House. These giant rainbow trout will leap out of the water as soon as they hear footsteps on the docks. Fish feeders take quarters for a fist full of little pellets to feed the fish. Children and adults alike love a trip to the pond! Hiking is unparalleled this time of year. The trails go up and down the mountains and provide some of the best views of foliage. Start Preparing Your Home for Colder Weather “There are many small, low-hassle items you can complete to ‘winterize’ your home,” says David Andreozzi, principal of Andreozzi Architects and the American Institute of Architect’s (AIA) National Chair of CRAN, the AIA’s Custom Residential Architects Network. “Prepping your home for the season ensures you aren’t dealing with major issues when they are harder to tackle, and can prevent costly repairs come springtime.” To help homeowners prepare, Andreozzi offers the following advice. Check Chimneys and Gutters Regular checks of your chimneys and gutters are both safety-smart and wallet-friendly. Fireplace dampers should be closed and functioning properly to protect against drafts and keep heating costs down. Leaving a damper open or using a broken one is the equivalent to leaving a window open when the air conditioner is running. While sometimes not as noticeable as a chimney draft, ice is another danger. It can build up in gutters quickly if there is debris there from previous seasons. In order for ice to melt and drain properly, drains must be clear. Clean your gutters when it’s warm to prevent clogs and costly replacements. Remember Watering Systems This is especially important for new home buyers who may not think to look for this. Water trapped in an outdoor faucet, spigot or irrigation system

can cause a pipe to burst if ice settles inside. Make it part of your winterizing routine to ensure that outdoor plumbing and pipes are clear before temperatures drop. Designing for Weather In the design process of your home, it is important that your home is sealed correctly to account for local weather. An architect can advise on how to prevent unwanted drafts. If you have an older home or apartment, use self-adhesive weather stripping to seal cracks in windows and doors, too. Create a Timetable The change of seasons means maintenance. Historical Homes: How T Historical landmarks provide citizens with a physical, present experience of history. Through landmarks, one can not only observe but, in many cases, feel the original work and walk the spaces of the past. Historical homes help us remember important persons, as we can view intimately how they lived; we get to see the most sacred of spaces, their internal sanctum, their home. Where did they read at night for inspiration? Where did they write that novel? Where did they meet the important guests and characters in their lives? All of these things we can glimpse through seeing history preserved in rock and mortar. Historical homes also allow us to visualize and experience architecture, culture, events, and community history. They help tell the story of how our towns and communities came to be and developed. Listing a Property as Historical The National Historic Preservation Act of 1966 (amended in 1992) provides guidelines for federal, state, and local governments to work with nonprofit organizations and the public to preserve historical places. The preservation is handled through the National Park Service which administers the National Register for Historic Places. Historical places can be buildings, structures, sites, and objects associated with American history, architecture/engineering, and culture. This can be as varied as a historic home to an archaeological site. A few places that are considered to represent the nation on a whole may also be registered in the National Historic Landmarks program; however, that membership is harder to obtain (there are only 2,500 such sites nationally).

To Protect Historical Property If an individual or group feels a property meets the right criteria and should be registered, he/they may nominate properties for the National Register. Nominations, depending on the property’s significance and location, are nominated through the State Historical Preservation Officer (SHPO), the Federal Preservation Officer (FPO), or the Tribal Preservation Officer (TPO). In most instances, nominators will start with the SHPO for their state. In New Hampshire, that is Elizabeth H. Muzzey (Elizabeth.Muzzey@ dcr.nh.gov) or Deputy SHPO Richard A. Boisvert (Richard.Boisvert@dcr. nh.gov), NH Division of Historical Resources, 19 Pillsbury Street-2nd Floor, Concord NH 03301-3570, 603-271-3483. Owners of registered historical places may find both benefits and restrictions from state and federal programs. At the federal level, once a home is registered, owners may choose to change very little about their property: Under Federal law, owners of private property listed in the National Register are free to maintain, manage, or dispose of their property as they choose, provided that there is no federal involvement. Owners have no obligation to open their properties to the public, to restore them, or even to maintain them, if they choose not to do so. However, state and local preservation laws may be more restrictive of what property owners may do once a property is registered. Some properties will obtain federal historic preservation grant funding or investment tax credits for rehabilitation. Participation in the federal programs may include more restrictions. As for changes to a structure or site, drastic alterations or physically mov-

ing a property when not absolutely necessary may affect the property’s status. If, for example, the remodeling of the structure is enough to destroy and remove its historical significance, the property may be removed from the registry. Finally, a property may be affected by the recommendation of the Advisory Council on Historical Preservation at the federal level. Property owners should contact the SHPO for more specific answers about local and federal benefits and restrictions. Resources for Historical Properties The restoration of historical homes can be overwhelming and expensive. Obtaining expert advice from contractors, architects, and historians can be valuable to the homeowner. Research may be necessary to understand how the home looked, was furnished, and functioned in the past. It may be necessary to update older systems of plumbing and wiring, and replace lead-based paint. To begin the renovation process, the homeowner will need to consider where the funding will come from, what projects need to be done, and, finally, what the ultimate function of the historical home will be. There are many grants and sources of funds to help ease the impact of improvement costs. Funds available to owners of historical properties vary both nationally and locally. Nationally, the most common is the Federal Historic Preservation Tax Incentive which entitles those qualified a 20 percent tax break. However, to obtain the credit, the property has to be used commercially for at least five years, usually as a rental or an apartment. In some cases, use as an office may be sufficient.

Local grants, loans, and state tax incentives are not always available. When they are available, the funds may come with restrictions or requirements. For example, some funds are only available to non-profit organizations or a grant may be offered that requires owners to share property with the public through tours or other educational outreach programs. Involving family and the community in the restoration project can help tremendously. Receiving help from the community may mean opening up your home to educational programs or tours; but, when owning a historic home, sharing the history is part of the fun! There may be many renovations needed for your historical home, ranging from wiring to lead-paint removal. So overwhelming are the renovations at times that there is the tendency to over-renovate homes. The National Trust for Historic Preservation has this top 10 list of Dos and Don’ts: Make every effort to use the building for its original purpose. Do not destroy distinctive original features. Recognize all buildings as products of their own time. Recognize and respect changes that have taken place over time. Treat sensitively distinctive stylistic features or examples of skilled craftwork. Repair rather than replace worn architectural features when possible. When replacement is necessary, new material should match the old in design, composition, and color. Clean facades using the gentlest methods possible. Avoid sandblasting and other damaging methods. Protect and preserve affected archeological resources. Compatible contemporary alterations are acceptable if they do not destroy significant historical or architectural fabric. Build new additions so they can be removed without impairing the underlying structure. Once you have clarified the tasks that need to be done, hiring a contractor, plumber, architect, or electrician will be an important step in the

renovation of your historic home. Make sure to take time to interview and speak with several professionals to find one with the most experience and knowledge of historical homes. Again, the National Trust for Historic Preservation has compiled good, short summaries about choosing professionals. When making any renovations to the historic home, it is important to keep in mind the purpose of the house. The functions of a historic home can be varied. Some homeowners simply want to renovate and enjoy the historic building as their home. When making improvements, owners will be more concerned about updating creature comforts and creating an aesthetic environment for their family. On the other hand, some will choose to live in the historic home but also dedicate rooms or floors as public museums. When making renovations for these homes, a balance should be kept between updating the living space that will be used while keeping museum spaces closer to the feel and accuracy of the time they represent. Brand new faucets upstairs in the family bath are great, but a stainless steel countertop in a 19th century room may look a bit out of place. Others will live in the historic house but also rent out rooms for guests and small conferences. Historic homes can make an ideal bed-and-breakfast. This may create additional renovation challenges, such as access ability and practical updates for the comfort of guests (i.e., adding and updating a bathroom or two). However, owners will want to keep in mind the historic atmosphere of the home. Visitors are drawn to historical B&Bs because of the sense of walking into the past. Keeping antiques relevant to the time or using period-correct wall treatments (i.e., wallpaper patterns) are just a few ways to help keep the historic feel of the home. If creating a bed-andbreakfast out of a historical home is the goal, then reading about the B&B business will be helpful. Whatever the function of the historical home, the project should remain fun and rewarding.

The options with regard to countertop surfaces are numerous, and the following are just a few of the more popular options homeowners planning to replace their existing surfaces might want to consider. Laminate Laminate countertops are popular and affordable. Made of sheeting glued to plywood or particleboard substrate, laminate countertops are water-resistant but not very heat-resistant, so homeowners will want to place any hots pans, pots or baking sheets on trivets to maintain the laminate. Many homeowners prefer laminate countertops because they are available in so many colors, meaning they can match any homeowner's preferences, no matter how colorful those preferences are. Cutting on laminate countertops is not recommended, but such surfaces are easy to clean and maintain. Quartz Quartz is among the most durable countertop surfaces available, as it is

Granite also is resistant to heat, scarring and, when sealed properly, stains. Granite is naturally porous, so if it is not sealed properly, it can harbor bacteria. Some granite countertops must be sealed annually, while some pretreated countertops can go as long as 15 years without a need for resealing. Unlike other countertop surface materials, granite, which is among the most expensive countertop materials, does not come in a vast array of colors, so homeowners should expect to choose from just 20 or so color options. Recycled glass Homeowners who want to give their kitchens a modern and eco-friendly feel may want to consider recycled glass countertops. Recycled glass countertops, the majority of which are now produced with 80 to 90 percent postconsumer glass, are made of pieces of glass that are held together with cement binders. Some might be concerned that countertops made of recycled glass are not very strong, but the cement binders are very hard, making the countertops durable, strong and unlikely to chip or crack. Recycled glass countertops come in various colors and are resistant to both heat and stains. Installation of recycled glass countertops can be tricky, as improper installation can lead to stress points that make the glass susceptible to cracking. As a result, the installation of recycled glass countertops is best left to professionals with experience on such projects. Recycled glass countertops can be quite expensive as well. A homeowner's choice of countertop surface material can go a long way toward defining the personality of his or her kitchen, so homeowners should consider their options before making a final decision.
