WHAT HAPPENS NEXT?

1. LISTING COORDINATOR CALL: Within one business day of signing your listing agreement, you will receive a phone call from the listing coordinator who will be assisting you. During this call, we will review the process of getting your home on the market, time frames and answer any questions you might have.

2.STAGING: We offer our listing clients two hours of professional staging.

3.PHOTOGRAPHY: Your listing coordinator will arrange for a professional photographer to come photograph the interior and exterior of your home.

4. MARKETING MATERIAL REVIEW: Your listing coordinator will prepare all of your home’s marketing materials and send to you for review and approval.

5. ACTIVATE IN MULTIPLE LISTING SERVICE (MLS): After you have approved the listing and marketing material, we will activate your home on the MLS. This is when your home is officially “live on the market.”

6. MARKETING DISTRIBUTION: Approximately two to three business days after your home is live on the MLS, it will be distributed to hundreds of websites across the internet. Our marketing department will then optimize many of the websites and launch the marketing plan for your home.

7.SHOWINGS: Once your home is on the market, you will need to keep it ready for showings. Dependent upon your instructions, you will be notified in advance via phone, e-mail or text of any showings.

8. OPEN HOUSE OPPORTUNITIES: Your listing coordinator will discuss with you open house opportunities and work with you to schedule dates for public and/or broker open house tours.

9. MARKET ANALYSIS: Your listing agent will check with you periodically to discuss your showings, any feedback they have received on your home and to review the current market as it pertains to any price adjustments needed.

STAGING TIPS

It goes without saying that if you are putting your house on the market, you want it to sell as quickly as possible and at asking price. You can set the stage for success with these tips for styling and upgrading your home.

Boost curb appeal. Many people considering touring your home will drive by first, often deciding on the spot if a look inside is even worth it. Make sure your home is ready with these tips:

• Power wash siding and walkways

• Hang easy-to-read house numbers

• Plant blooming flowers and fresh greenery

• Mow lawn and reseed or add fresh sod as needed

• Repaint or stain the porch floor as needed

Get your house sparkling clean. From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle. This is the easiest and cheapest way to put your home’s best foot forward. Consider hiring pros to do some of the really tough stuff, especially if your home is large. Don’t skimp - this step is key!

Open those closets! Visitors previewing the house will inevitably peek inside your closets. Closet space can be a make-it to break-it selling point for buyers, so make sure yours is being shown to the full extent. Aim to have 20 to 30 percent open space in each closet to give the impression of space, even if that means boxing it up and storing it elsewhere.

It is imperative that you price your house competitively when we finalize the listing agreement.

The value of your house is determined by what a buyer is willing to pay and a seller is willing to accept in today’s market. Buyers make their decisions based on comparing your property to other properties that sold in your area.

Unfortunately, you cannot base the price on what you paid, what you need, what you want, what your neighbors suggest or what it would cost to rebuild today.
