Millbrook Ct. plans approved

Developers to add 3 buildings, 101 units BY JA N E LL E CL AUSEN Village of Great Neck trustees approved a demolition and renovation project for the Millbrook Court apartments on Tuesday night on the condition that the applicants provide a shuttle bus and aim to complete the project within three years. According to the plans, North Shore Millbrook LLC will" demolish 34 apartment units – or roughly 12,637 square feet of building space – to help make way for 101 new apartments through three buildings, or 39,116 square feet of building space. This would be on top of the 85 units that remain, bringing the total amount of apartments to 186 and number of bedrooms to 288, the plans say. The proposed four-story north building would have 59 apartment units, according to plans, with 32 one-bedroom apartments, 11 two-bedroom apartments and 16 three-bedroom apartments. Plaza passes affordable housing laws Village OKs new zoning for 2 districts following 2014 lawsuit, C-2 district changes BY JA N E LL E CL AUSEN Great Neck Plaza trustees passed laws to boost affordable housing in two residential districts last Wednesday night, more than two years after they first began considering the idea.

The two laws amend the village code to change regulations in the Residence T, or RT, and Residence D, or RD, zones. In addition to giving more lenience on side and rear yard setbacks, the laws more than double the allowable floor area ratio, cap the number of floors allowed at four and height at 45 feet, and set a minimum apartment size of 1,000 square feet rather than 1,200 square feet. In exchange, 20 percent of the units are to be

reserved for affordable housing. Great Neck Plaza Mayor Jean Celender said the laws aim to encourage workforce housing, raising the number of incentive districts from one to three, which will benefit all parties involved. “The encouragement of affordable workforce housing units has been identified by the village as a goal that will benefit the village, its residents and those persons wanting to live in affordable housing units,” Celender said. “The proposed amendments

to the village’s zoning ordinance are designed to provide incentives to developers for the creation of housing that is afforddable to households at a range of income levels that the market would otherwise not provide,” Celender said. Specifically, within the RD district, developers can have a floor area ratio up to 2.0 and cover up to 55 percent of the lot rather than 50.
