ABOUT BASCI The Building Association of South-Central Indiana (BASCI-pronounced /bas-ke/) is a 501(c) 6 not-for-profit organization that advocates for affordable housing laws on behalf of builders and home buyers in the state of Indiana. BASCI serves Bartholomew, Brown, Owen and Monroe counties. BASCI is a resource for businesses in the home building industry, as well as future home buyers and those looking to renovate their home. The Association is dedicated to the belief that all Americans should have the right to fulfill their dream of home ownership. Our members work hard to promote the ideas to help meet this goal. early everyone agrees that clean, renewable energy is good for the environment, good for our economy and good for the pocketbook, too. But one drawback to solar and wind energy systems is–what do you do when the sun isn’t shining, or the wind isn’t blowing? Recent innovations in battery technology may provide an answer to this dilemma with a new generation of storage solutions that are safer, longer lasting and more reliable with sleek attractive design that looks more like a fancy appliance than a battery. Companies such as Tesla and Sonnen are betting on the promise of increased energy independence and security from utility rate hikes and grid failures. An easy an attractive package will appeal to the masse, and ultimately transform the way we collect and consume energy. For years, battery backup and offgrid systems have used big, heavy deep-cycle batteries to store energy. These required regular maintenance, lots of space, temperature control and had a risk of failure, fire and toxic gas. In short, they only appealed to a small segment of the population. But increasing concerns over energy independence and grid security have created a demand for reliable, safe backup and off-grid systems. As a result, much research and development into battery technology has yielded exciting new options for energy storage. Entrepreneur Elon Musk’s company, Tesla Motors, made a big news Photo courtesy Tesla Motors splash in early 2015 by unveiling the Tesla Powerwall, a Lithium Ion battery that charges using electricity generated from solar panels, or when utility rates are low, and powers your home in the evening. It also fortifies your home against power outages by providing a backup electricity supply. Tesla plans to roll the Powerwall out nationwide, and the sleek, modern design has created such demand that the product is backordered through the end of 2016. Sonnen is a German company that offers a similar product, a lithium-iron-phosphate energy cell with a user-friendly interface that allows the owner to manage their energy storage and consumption cycles to maximize efficiency and savings. It uses more of their produced and stored solar energy and less from the utility grid. Systems can be configured for total grid independence too. Other big players in the storage game include G.E. Siemens, SMA and Enphase. Even Bill Gates and Sir Richard Branson are getting into the renewable storage game by backing a toxin-free battery offered by Aquion Energy and Eos Energy respectively. With so many new and exciting options for energy storage, the popular goal of energy independence seems more achievable than ever.

We have sets of sheets we don’t use, towels that always seem to stay at the bottom of the pile. We wind up becoming caretakers of stuff, and it can become overwhelming,” she says. “Things come into our lives, but sometimes you just have to let them go.”

Create a Private Sanctuary in Your Master Suite By Pat Jeffries , Closets, Too!

hy does the master bedroom so often get ignored? It becomes a dumping ground piled high with clutter and clothes. Because the master bedroom isn’t a room guests see, it’s easy to throw things in and quickly shut the door. Wouldn’t you like to cozy up to a good book, take a relaxing shower or be able to find that perfect outfit in the closet without the overwhelming feeling of the clutter and chaos that surrounds you? YOU CAN! START NOW! Challenge yourself to work on it a little every day. The most important place to start is the floor. Begin by putting items in their proper locations. If you don’t have places for things that have been living on the floor, there are storage and organization products available to help. A hamper for laundry is essential. With a clear floor, you can move on to organizing surfaces of dressers and night stands. A few small decorative baskets and media bins can be used to nicely contain items such as lotion and cosmetics. Media bins are wonderful because they come with a durable lid and have a label. Baskets are great if you want a rustic look and do not need a lid or label. Either option is more appealing than having loose items on the dresser tops. Next edit the drawers of dressers and nightstands for items that you no longer use or want. Not every drawer needs an organizing product; however drawer dividers are great for sorting belongings by function and categories . . . for example you can divide sock drawers for dress socks, sports socks and work socks. And finally, what is probably the most important part of clearing and reclaiming the master suite? Organizing clothing. Is your closet too full? What you want to do is free up closet space for the clothes that you wear regularly. Begin by removing everything….the sorting process will go much more quickly that way. Sort by creating piles as you go . . . laundry, donate, toss, put away and relocate. A helpful guideline to remember is: if you haven’t worn it in a year, it goes. Hang-off season clothes together on one side of the closet or keep them in totes on the shelf or under the bed. Face all hangers in the same direction. If you have clothes that are too small in your closet that you hope to fit into again, box them to store separately so they don’t take up valuable closet space. If your closet system seems inadequate, you can call a professional organization consultant who will be able to provide you with many options for extra shelving and storage. Go online to locate your local organizational experts. Your master bedroom should be a place where you can escape after a long day. Do yourself and loved ones a favor and make it the ultimate getaway by eliminating the clutter. You will feel better and sleep better in a clear and clean space.

Millennials to Shape Housing Preferences— Once They Start Buying By Mark Sovinski, G&S Homes

he millennial generation is poised to make a significant impact on home design with their strong preferences for energy efficiency and smart home technology, comfortable, workable kitchens and more casual spaces, said speakers today from the National Association of Home Builders (NAHB) and Better Homes and Gardens. Both spoke at a press conference on housing preferences for millennials, Gen X, boomers and seniors held during the NAHB International Builders’ Show in Las Vegas. But first, they have to move out of their parents’ homes and into a place of their own, said NAHB Assistant Vice President for Survey Research Rose Quint. In 2015, about 15 percent of adults ages 25-34 lived with a parent, about 3 percent more than the highest share between 1983 and 2007—12 percent. That translates into 1.3 million people who normally “would be out there, forming their own households, demanding their own units,” either as buyers or renters, she said. Quint had anticipated that new mortgage programs and looser mortgage insurance requirements unveiled a year ago would have led to an increase in consumers buying homes for the first time. But a look at the size of the typical new single-family home in 2015 found the opposite: home sizes grew to an average of 2,721 square feet, the highest yet, and an indication that the new-home market continues to be dominated by moveup buyers, rather than first-time buyers. “Before we see that expected pullback in square footage and price, we’re going to have to see a significant return of the first-time buyer,” who is more likely to buy a smaller home at a lower price point, Quint said. This year, home buyers of all ages say they are looking for homes with separate laundry rooms, energy-star appliances and windows, exterior lighting and a patio. What they don’t want are rooms

with cork flooring, elevators, pet washing stations, expensive outdoor kitchens and fireplaces, and two-story entryways and family rooms. And their countertops should be granite, but never laminate, according to a Fall 2015 survey of potential buyers. In terms of house type, buyers want a detached, single-family home: 65 percent of all buyers and 68 percent of millennials expressed that preference. That number rises to 72 percent with Gen X (born between 1965 and 1979) but falls somewhat to 55 percent with those born before 1945, Quint said. Better Homes and Gardens Brand Executive Editor Jill Waage echoed Quint’s findings on preferences for well-equipped kitchens and casual, comfortable living spaces—especially outdoor living rooms, where millennials want to entertain their families and friends. What’s important about this generation is their comfort with technology. Millennials “are leading the way on this,” Waage said. “They are the first generation to walk into homeownership with a smartphone in their hands.” These millennials want to use technology to make entertainment choices easier, monitor the comings and goings of packages, repairmen and their children, and improve their health and well-being. When it comes to product choices, “they’ve read the ratings, comments and reviews, and they know what’s worth it,” and have probably created a Google alert so they 2016 B A S C I B O O K • PA G E 1 7

know when it’s on sale, she said. Their home improvement preferences center on home organization and workspaces, as the separation between working in an office and telecommuting continues to blur. “This generation is searching out ideas, following bloggers,” and creating Pinterest boards with their preferences, Waage said. “They’ve already curated their dream home online, saving it on their boards so they can [be ready] when the day finally comes.” The survey results are also important to home builders in the 55+ market, said David Peskin, president of Reverse Mortgage Funding LLC (RMF), which sponsored the NAHB study on consumer preferences. “The boomer generation is currently experiencing a transition to their next phase of life, so the home building and finance industries should commit to better understand the wants and needs of this generation to offer the best possible solutions for them,” Peskin said. “The results of this important survey shed light on the buying preferences of older Americans, and confirm that an uneasiness over finances is one of the primary reasons they are hesitant about relocating to a new residence that better suits their needs. designed with good southern exposure to reduce lighting costs. Roof overhangs can be used to shade windows in the summer and allow solar gain in the winter. Also solar panels are becoming more cost effective every year. Wind generation could be an option in some parts of the country. Smaller wind generators are becoming more affordable all the time. Some of the more common energy conservation systems in the southern Indiana area are high efficiency HVAC, upgraded insulation, energy star windows, energy efficient lighting, and energy star appliances. High efficiency heating and air conditioning (HVAC) is a must today. Furnaces can be electric, heat pumps, gas furnaces, or geothermal systems. Air conditioning can be electric, heat pumps, or geothermal. Costs and design parameters can determine which system works best for you. Upgraded insulation is also a must today. Spray foam insulation was used in the last two houses I’ve built and is performing extremely well. The cost is higher but the return on investment is shorter also. Insulation is a critical component in new or

remodeled homes. Energy efficient windows are another must today. There are many brands of energy star windows today. Select the brand that best suits your design and budget. Look for low-E glass and possible Argon gas between panels. Also look for low air infiltration. Energy efficient lights should be incorporated also. Many of the new compact fluorescent lights are very efficient. Timers can also be installed on vent fans to avoid fans being left on and exhausting conditioned air. Energy star appliances will also reduce costs in the kitchen and utility room. The water heater is another appliance that consumes a lot of energy. If the water heater is an electric heater, look for a Marathon water heater. The water heater can also be incorporated into a geothermal system for “free” hot water during the air conditioning season.

o, you’re thinking of starting a project at home this year, correct? I can safely assume that since you’re reading this article in the BASCI Directory (and probably as you decide what booths to visit at the 2016 BASCI Home Show), the answer to that question is “yes.” May I offer some advice as you begin to start whatever size project you’re taking on? First, decide what sort of services and products your project will be requiring and focus on those. It’s easy to come into a showroom or storefront and end up spending an hour looking at kitchen products when you plan to remodel your powder bath

(not that any of us in the industry wouldn’t be willing to help you with both). It never hurts to plan ahead, of course, so looking isn’t the problem. Home remodeling projects get expensive and run longer than planned when we lose sight of what we’re trying to work on. Decide what elements of the project are most important and prioritize them so you can easily answer a salesperson or contractor when they ask what you can do without if budgets become a concern. If you’ve been in love with a new quartz counter top color, like Cambria’s Oakmoor©, then everything else comes second to that. If you’re really just looking to make the bathroom have a

Most likely, we all have a neighbor who has remodeled something recently, whether it be a kitchen, bath or backyard patio. Check the newspaper, phone book, or your favorite search engine if you don’t know where else to start. You’ll probably feel overwhelmed at first, but pick several companies and start making inquiries. Visit local showrooms and speak to the salespeople. You’ll often get recommendations from the contractors and suppliers you speak with. Most often, these are valuable recommendations as people who have worked together for years help make projects run much smoother. I don’t feel that there is a hard and fast rule for choosing a contractor, designer or product provider; going with your gut instincts

about people still goes a long way in this business. Lastly, ask questions. I often have clients apologize after spending an hour or two with them going over counter top options for a kitchen. Their reason for apologizing: we asked a lot of questions and took up your time. Please, don’t be afraid to ask questions! As salespeople, we need those questions and comments in order to know what you’re really coming to us for. When meeting with clients in the showroom, I often find that it’s hard for people to explain what they do or do not like about something. Often, people love something they see online until they see it in person. Sometimes the combination of textures and styles is what is appealing in a design, not the design itself. If the questions aren’t asked up front, they will be later on and that’s when someone is bound to ask, “Does anyone have a good idea?”
