Since its inception over three decades ago, The Guild of Property Professionals has continuously displayed its ability to evolve and challenge itself to think bigger on behalf of our customers. Driven by the principals of helping our Members make money, save money and remain compliant, finding a new home within The Property Franchise Group (TPFG), will ensure we continue to develop our service offering to the network.

We are excited by the opportunities created by our two businesses coming together; placing Guild Members under the umbrella of an established and growing organisation. As part of TPFG, we can leverage the economies of scale to our Members’ advantage. COMPLIANCE UPDATE FROM PAUL OFFLEY

June seems to have come around very quickly, and it has been a busy few months in the world of compliance, with quite a lot of activity and I suspect more to be expected once a new Government is formed after the Election in July. A few highlights from me:

Cornflakes and Compliance continues to be well received and I thoroughly enjoy doing them. I have now changed the format so we focus on one topic each week, and in addition supplied a ‘briefing document’ for each one. The aim here is provide you with a way to demonstrate continuous development and with written evidence to support this. Do make sure you print off the documents and use them as your training records.

Over the last few weeks I have covered:

• Buyers funds and AML

• AML ongoing monitoring

• AML High Risk Countries – what you need to know

• Referring to a third party provider

• Information on ‘Right to Cancel’

• The Estate Agents Act and the offer process

These are a great way to refresh your memory on existing legislation. If you have missed any then these are all in the Members’ Hub.

Whilst I’m on the topic of training and development, remember I offer AML courses, all delivered via Teams for

your own teams – if you want to see about getting booked in then drop me a message, all I need to know is the session you are interested in and the total number of people who would be joining.

STOP PRESS – I now have an ‘AML funding control test’ available via teams where we review your last few sales and the evidence you have to confirm ‘source’ of funds to help negotiators understand what they need to be asking for. If you want to get a session booked in, send me a message.

I guess the most impacting changes have got to be the disclosure of material information Parts A B and C, and I know this is very much work in progressespecially as CRMs and Portals are working on updating fields which will help you provide the information. I think everyone should be able to provide the information under A and B, with C probably being a little more challenging. Take a look at the ‘checklist’ in the Members’ Hub which may be helpful for you to refer to so that you can see where you have any gaps.

eZINES

Account Manager Joe Rattue hosted an excellent session on the new eZines – have you seen it?

Our new and improved Ezine system launched earlier this year, featuring a cleaner web view and a revamped creation process that is all accessible to you from within the Members Hub.

Key Improvements:

• An improved viewing experience of the magazine on a mobile

• The choice between a cleaner web view or the magazine page view on a desktop.

• A more intuitive and visual creation process

• The ability for you to manually choose the property on your front cover or add your own custom image.

• You can now create pages or adverts for one edition, or to run in every edition.

• The option to add a featured listing, to make a property stand out from the crowd.

• The ability to include your Instagram feed in your eZine.
