• Broker visits for staging, strategizing, and showing preparation coaching session.

DAY TWO

• Seller will submit to broker any of the following in their possession: utility history for the previous year, nightly rental income for the previous year, nightly rental income pro-forma, notice of any upcoming association assessments, any existing surveys, plat maps, or ILC, any party-wall agreements not part of a formal HOA association, upcoming nightly rental calendar link, contact information for any property managers or tenants, current inventory of personal property inclusions or exclusions.

• Custom brochure is ordered.

DAY SEVEN

• Final price conversation between broker and seller occurs.

• Showing instructions are finalized with seller.

• Showing instructions are relayed to front desk of The Group Real Estate.

• Bluetooth lockbox is installed at the property.

• Sign is installed at the property.

• Flyer box is installed at the property.

• Counter-top display is installed at the property.

• Seller provides any edits to MLS form to brokers.

8 DAY EIGHT

• Property goes live on the Multiple Listing Service and syndicated sites such as Zillow and REALTOR.com

• Broker e-blasts are scheduled.

• Pilot print ad campaign is established.

• Homefinder print ad campaign is established.

• A staff member at The Group Real Estate will contact the sellers in their preferred medium to schedule and confirm each showing.

9 DAY NINE

• Bluetooth lockbox is assigned to the property.

• Custom brochures are delivered to the property.

• Remaining elements of the counter-top display are installed at the property.

• Flyer box is filled with brochures.

10 DAY TEN

• Showings begin!

• Single property website is reviewed by seller for accuracy.

11 DAY ELEVEN AND BEYOND

• Written showing feedback forms will be emailed to sellers after each showing.

• Broker property tour will occur as allowed.

• Open houses will occur as allowed.

• Flyer box will be maintained by The Group Real Estate on a weekly basis.

• Neighborhood open house will occur as allowed.

• Broker and seller will review showing feedback and renewed market analysis until the mutual execution of a purchase contract commences.

• Listing broker will follow up with buyer’s brokers on any queries or information requests promptly.

FIRST OFFER RECEIVED

• When the first offer is received by the broker, they will review it and pass it along to the sellers with instructions to review it, but not to sign it.

• The listing broker will contact each buyer’s broker who has shown the property or has inquired about the property to solicit additional offers.

• If additional buyer’s brokers indicate their client’s intent to submit an offer, the listing broker will lay out the ground rules. Such ground rules include details about how the offers can be improved, the deadline by which to submit offers, and a timeline of when the sellers will respond. Broker will communicate the same information to all buyer’s brokers to ensure a fair and equitable process.

• Broker will require that all offers be submitted along with a pre-qualification letter from their lender, proof of funds, and if applicable, an agreement to purchase additional personal property, and a post-closing occupancy agreement.

MULTIPLE OFFERS

• In the event that the sellers receive multiple offers to purchase their property, the broker will condense all the pertinent details of the various offers onto a spreadsheet for easier deliberation.

• Broker will actively work with the sellers to determine not only which offer is the best, but which offer has the highest chance of closing successfully.

• Once the sellers have chosen which offer to respond to, the sellers may either sign that offer, or the broker will prepare a counter-offer to clean up any remaining issues.

UNDER CONTRACT

• Once the sellers have a mutually executed contract with a qualified buyer, the broker will work to obtain back-up offers from secondary buyers.

• At this point, the broker will introduce a transaction coordinator into the process.

• The transaction coordinator will assist the broker and the sellers with all the paper-work and administrative obligations pertaining to the seller’s contract.

• The transaction coordinator will prepare a live calendar outlining all the pertinent dates and deadlines in the transaction and share it will all parties.

• The transaction coordinator will order title work to be completed by the title company of the seller’s choosing.

• The transaction coordinator will ensure that the buyer’s earnest money has been submitted to the title company on time, and send the sellers the receipt as proof.

• The transaction coordinator will work with the seller to ensure all of their due diligence documentation is submitted by the deadlines outlined in the contract.

• In the event the buyer has any objections or amendments to the original contract, the broker will work with the sellers and the buyer’s brokers to arrive at a satisfactory resolution.

• Staff members at The Group Real Estate will continue to communicate with the sellers in their preferred medium to schedule any inspections, appraisals, surveys, or walk-throughs.

CLOSING

PRE-CLOSING

• As closing approaches, the title company will calculate the net proceeds to seller, prorations between the buyer and seller, and coordinate the seller’s payoff with the lien holder if applicable.

• The title company will submit the seller’s settlement statement to the seller once it has been finalized.

CLOSING

• The title company will be responsible for scheduling and executing the closing.

• The title company will submit the proceeds to the seller and handle the remaining distributions and recordings.

• The closing will be private with only the title closing officer, the sellers, and the listing broker present.

• The listing broker will coordinate any final walk-throughs, post-closing arrangements, and key hand-offs to the buyer’s brokers.

• The listing broker will provide the sellers with their post-closing champagne to celebrate.

• After closing, the listing broker will follow up with the appropriate year-end tax documents for the seller, as well as a confidential performance review of the listing broker.

• I’m not going anywhere. Should the sellers require any service after the sale, I’ll be here and ready to help. That is my Promise!

THE 34 EFFORTS THAT SET ME APART FROM THE COMPETITION

1. Pricing Analysis. I will assist you with pricing your home based on a competitive market analysis. I use a variety of evidence-based, statistical pricing tools and technology, and will consult with you on different pricing strategies. This will help you to set the best price on your home so that it will sell within your timeframe.

2. Coaching and Planning. Every real estate transaction is different and has its own challenges. I will work with you to plan around whatever constraints life throws at you. I will help you map out this process from start to finish and I will remain available to you long after the last document is signed.

3. Advocacy. Selling your home can be one of the most stressful endeavors you can undertake. As your listing broker, I will work my hardest to get you the best deal possible. In every situation, I put your interests above my own.

4. Pre-Listing Inspection. I will have the major systems in your home inspected on my dime to reduce surprises when negotiating with a buyer and to make your transaction smoother.

5. Pre-Listing Title Commitment. I will order a pre-listing title commitment to reduce your risk of any title problems before closing.

6. Professional Staging . I will assist you with preparing your home for sale. I have access to staging furniture and props and I will consult with you on what should stay and what should go to show your home in the best possible light.

7. Professional Photography. I will photograph your home professionally and thoroughly to maximize my print and online marketing efforts. If needed, I will reshoot the home multiple times throughout the listing period to keep track of any changes.

8. Walk-Through Video Tour. In today’s fast-paced real estate market, buyers want the ability to understand your listing from the comfort of their preferred tech device. I will create a walk-through video of your home so buyers from across the country or across the globe can contemplate making a purchase without having to visit the home in person.

9. Market Experts. I understand the subtle dynamics of my complicated real estate market. I will use my experience to minimize surprises and overcome obstacles quickly and easily.

10. Personal Contact. I will make contact with at least 100 people a week throughout the Real Estate community regarding your listing, Via Sales Meeting, broker tours, and Email campaigns.

11. Mail to Neighbors. I will mail or hand-deliver a color postcard of your home’s listing to your 50 closest neighbors to maximize exposure in your local market.

12. Hands On Care. As your listing broker, I will personally help you manage your property from afar by developing a tailored care plan that covers everything from landscaping and snow removal to deep cleaning and emergency maintenance. You can have peace of mind knowing that every detail of your home’s upkeep is thoughtfully handled, keeping it in top condition no matter where you are.

13. The Group Real Estate Support System. My office is open 60 hours a week. Any time someone wants to see your home during office hours, our front desk will be there to help you schedule the showing.

14. Branded Yard Sign. I will place a branded The Group Real Estate sign on your property with a brochure box for easy distribution of marketing materials. My office helps me maintain my signs for a neat and tidy appearance and to ensure listing materials are always in stock.

15. Color Brochure. My in-house marketing and design teams will develop sophisticated custom media pieces, including fliers and brochures to be used in different applications for your listing.

16. Bluetooth Lock Box. I will place an electronic lock box on your property to aid in effortless showings and provide you with the security of knowing who has shown your home and when.

17. Counter Display. I will prepare an informational packet containing most things a buyer will want to know including, MLS listing sheets, existing surveys, school information, utilities and rental history, HOA information, pre-inspection information, and more. This information will give the buyers the confidence to write a contract quickly.

18. Multiple Listing Service. I will enter your home’s information into the Steamboat Springs MLS, and my listings syndicate to over 9,000 individual property marketing websites worldwide.

19. Enhanced Internet Technology. I will enhance your property on REALTOR.com with additional photos and technology so that you will appear earlier on internet searches and receive up to 300% more visitors to your property than non-enhanced listings. I will also email you reports showing the number of internet visitors to your property.

20. Online Marketing. I will enter your home’s information on REALTOR.com, GroupRealEstateSS.com, OwntheBoat.com, and other social media sites as appropriate to ensure that any potential buyers can quickly locate your listing.

21. Custom Website. In addition to the above online marketing efforts, your home will also have its own custom website to showcase the listing and make sharing your listing quick and easy.

22. Market Updates. I will set you up on a custom search system so that you will be automatically emailed any new listings that come on the market in your area. This is an easy way for you to stay up-to-date on the competition.

23. Print Advertising. No matter how quickly I bring you a contract, your listing will be advertised in at least one of the following, Homefinder or the Steamboat Pilot & Today.

24. Relocation Program. Information on your property will be put in the LeadingRE relocation packages that go to major employers. This will increase your exposure to relocating buyers. Last year, one in four buyers were from out of town.

25. Buyer/REALTOR® Survey. I have several different ways to elicit feedback from the buyers that view your home. You will get prompt notes on things we can do to improve our chances of being the next home to receive an offer.

26. Open Houses. I will hold as many open houses at your listing as availability allows. I will advertise your open house on either social media or in the Steamboat Pilot, or both.

27. Neighborhood Open House. People tend to love where they live. In Steamboat, many times your neighbors may be on the look-out for a property nearby for a friend or family member. I will hold a special open house for your neighbors, and I will personally invite them to tour your home and enjoy some neighborly hospitality on me.

28. Broker Tours. I will host an open house at your home exclusively for the REALTOR community. These open houses can be extremely productive as most REALTORs are shopping for several buyers at any given time.

29. Broker-to-Broker Marketing. As full-time, active brokers, I attend all industry meetings where brokers have a platform to speak about their listings. I also engage in regular email campaigns with the broker community to keep my listings top of mind.

30. Expert Negotiating. With 13 years in the business, and with almost 200 Real Estate transactions under my belt, I have ample experience negotiating to get my clients the best possible results.

31. Dedicated Staff. I have a full-time marketing team, a graphic design team, technology support staff, a transaction coordinating team, as well as administrative staff to aid me in all of my work. 32. Transaction Management. My full-time transaction coordinators will manage the details of your transaction to ensure that your contract closes on time, and that all details are accounted for in a professional and timely manner.

33. Maintaining Contact. I will maintain contact with you as frequently as you would like, in your preferred medium, to give you updates on the marketing of your home and answer any questions you may have.

34. Service After the Sale. I won’t disappear after the deal is closed. Should you need any follow-up information or services, I will be there for you. Helping my clients is my passion, Steamboat is my home, and I’m not going anywhere.
