BY YOGESH SADHWANI @yogeshsadhwani Sharmila Th ackeray and Smita Th ackeray are developing buildings at Shivaji Park and Juhu. The two daughters-in-law of the Th ackeray household have taken a fancy to real estate. Both are constructing multistorey towers. While Sharmila is constructing a 17-storey building near Shivaji Park, Smita is building a 13-storey tower at Juhu. Both, sources reveal, have apartments for sale. The duo has recently got on to the real estate wagon. Sharmila’s project was approved in October this year, while Smita’s got clearance in September. Both acquired land parcels for their projects a few years ago and applied for permissions to construct early this year.

Sharmila, wife of Maharashtra Nav Nirman Sena chief Raj Th ackeray, is constructing her project on Dr M B Raut Road, near Shivaji Park. In 2012, she acquired a fourstorey building located diagonally opposite her residence Krishna Kunj for Rs 2.91 crore from the Shahs, the earlier owners. Earlier this year, her architects applied for permissions to bring down the old structure and construct a 17-storey building. The plans include resettling four families living in the old building named Satyam, and constructing a d d i t i o n a l apartments for sale. The going rate for a fl at in the new buildings in the area is upwards of Rs 40,000 per sq ft. In all, the building will have 15 fl ats, which would include a duplex on 12th

and 13th floors. The plans, which are in possession of TGS reveal that a mechanical parking system going up to the 11th floor of the building will be erected to accommodate 35 parking slots. To be built on a plot admeasuring 4,293 square feet, Sharmila has been granted Floor Space Index of 3. Sharmila’s proposal to construct the 17 storey building was cleared by the Municipal Corporation of Greater Mumbai (MCGM) on October 28, with the civic chief giving his fi nal nod that day. Since the project is close to the Arabian Sea, it needed to be cleared by the Maharashtra Coastal Zone Management Authority (MCZMA). On November 26, MCZMA too gave its nod. Similarly, Smita Th ackeray is constructing a plush project in upmarket Juhu, Mumbai. Way back in 2002, Smita, who was wife of Bal Th ackeray’s estranged son Jaidev, acquired a 4BHK bungalow on lease on Road number 8 of the area. Earlier this year she put up plans to demolish the old bungalow named Laxmi, and construct a 13-storey building. The proposal has been given a nod by the MCGM. The plans, which are in possession of TGS, reveal that the new building will have eight fl ats, which includes a duplex and a penthouse. The smallest fl at in the building will be of 1,315 sq ft while the penthouse will be spread over 3,800 sq ft. She has provided for 39 parking slots in the new structure. The building will come up on the plot spread over 6,600 sq ft. Flats in the area are priced at around Rs 50,000 per sq ft. yogesh.sadhwani@goldensparrow.com
