JENNIFER RAMEY, LA JEFFE

In 2015 Jennifer and her family decided to settle in the CSRA when her husband retired to Ft. Gordon and she could finally pursue her own career. Being too old to follow her lifelong dream of fire fighting, real estate seemed an equally hazardous career, with less knee pain. Always being a team player, she drew from her years of basketball and roller derby coaching to start a real estate team, she started the Giant Group in 2017 and has never looked back. With small teams that cover all of the CSRA, Lexington/Columbia and Central FL she enjoys empowering home buyers and sellers to accomplish their real estate goals no matter how big or small.

VICKI FLORES, LEAD GA TEAM AGENT

Vicki relocated from Summerville, SC to the Grovetown area in 2011 with her family as part of a military move. In 2017 after purchasing her second home, she decided to give real estate a shot and hasn’t looked back since! She loves working with buyers, sellers and investors alike. She is committed to educating and making the process as smooth and fun as possible. Vicki specializes in first time home buyers, investment properties and military families currently not stationed in GA/SC looking to buy or sell. Michelle was born and raised in Columbia County, GA. She moved to Charlotte, NC in 2009 where she eventually met her husband, Jon, and they moved back to the Augusta area in 2016 after their son, Odin, was born. Michelle and her family are now proud residents of Lexington County, SC! She is licensed in both SC & GA and prides herself in her knowledge of both the CSRA, as well as the Midlands and surrounding areas. ELEXIA LIEBERMAN , BUYER’S AGENT

Born in Florida but raised in Texas; I am a SOUTHERN girl through and through. I moved to Georgia in 2011 where I got my Associates Degree in Business and worked as a manager for several years. Once I decided to get into real estate, it was a no-brainer that I would join The Giant Group with Meybohm! I am an extrovert and love to meet new people! During my downtown I like to read mystery novels, play tennis, or spend time with my son, Landon. I love the client/customer relation side of the business and look forward to helping as many people as possible.

GEORGIA WEATHERS, BUYERS AGENT

Georgia was born in Atlanta but grew up in Evans, Ga. She is married to her high school sweetheart, Zach. They have two beautiful girls, who are their world. They love to spend their free time at the lake, traveling, and watching the braves, along with the Bulldogs. Georgia looks forward to serving the CSRA and helping you find your dream home.

LINDSAY STRAUGHN, DIRECTOR OF OPERATIONS

Lindsay was born and raised in the CSRA. Lindsay is happily married to her high school sweetheart and they have 3 boys. Lindsay and her family love God and have always been active in church ministry and that is where she met Jen. They became besties by bonding on their awkwardness and joined her real estate team in 2017. Lindsay loves being in the background organizing, scheduling, supporting and keeping everyone up to date on what’s happening.

DELAINA NICHOLAS, TRANSACTION COORDINATOR

Delaina Nicholas is the transaction coordinator for the Giant Group. She is task oriented and prides herself on doing a good job. She enjoys being in the background, making sure everything runs smoothly with the under contract transactions.

She spends her free time with her 5 beautiful children and amazing husband. She loves God and she stays active in her church. Delaina also enjoys building and refinishing furniture with her husband when there is time.

VOCABULARY FOR SELLING

AFFIDAVIT OF TITLE

This is a written statement essentially certifying that the recipient of this document possesses the property by title. It includes everything from your marital status to relevant dates.

AS-IS

Selling a house as is means that you will not have to make any repairs or correct any problems with your property upon sale.

BROKERAGE

An agency managing both the buying and selling of property for clients. Typically, in this case, a brokerage firm would represent you in the sale of your property.

CHAIN OF TITLE

Part of what’s important in the real estate industry is knowing the “timeline” of any piece of property so that there’s no confusion of who owns what and when. The “chain of title” is that timeline, showing all previous owners and conveyances from the very beginning of the construction of the home.

COMMISSION SPLIT

The seller will agree on a “split” between both the buyer’s agent/broker and the seller’s agent/broker as far as the commission is concerned.

APPRAISAL

The estimated market value as currently stipulated for any piece of property. Typically, an “appraiser” determines this value through comparables in your community.

BACK ON MARKET (BOM)

Sometimes, properties are removed from the market but can be placed back in due to a price change or reduction. As a home seller, you would want to stipulate that on a listing.

CAPITAL GAINS

If you have a high “capital gain,” you can celebrate; it means you’ve received a certain percentage of “profit” from the sale of your home because the sale was above the initial purchase price plus any fees.

CLOSING COSTS

The costs to complete a real estate transaction in addition to the price of the home may include points, taxes, title insurance, appraisal fees, and legal fees.

COMPETITIVE MARKET ANALYSIS

A CMA is a very detailed evaluation of specific homes listed or sold on the market based on location, style, and amenities similar to your property. Your agent completes this analysis to come up with an accurate price point.

CONTINGENCY

Certain requirements you expect from a buyer before a transaction is completed and a contract is bound. It can go both ways, buyer or seller.

DEPRECIATION

The value of your home dropping due to physical or functional deficiency.

ESCROW ACCOUNT

Account the earnest money is held in.

STAGING

This applies to repainting your home in neutral colors, placing your furniture and accessories in appealing ways to feature the home without clutter or personal items, allowing prospective buyers to see the features that matter the most.

UNDER CONTRACT

When you stipulate this in a listing, you ensure that a buyer has the exclusive dibs on a contract for the purchase of the house. No buyer can make a better offer in the hopes of stealing the bid.

COUNTEROFFER

When a buyer makes an offer on your house and you respond with your offer.

EARNEST MONEY

When a buyer offers money in “good faith” the moment an offer is made, it’s held in a trust account until closing commences

PENDING

When a contract has been agreed upon and completed (but the transaction has not taken place.

SURVEY

You could ask for the county to do this, as it typically involves measurement of lot lines, dimensions, and positioning, just to determine how much property you have, even outside the actual structure. Encroachments and easements are also determined, such as pathways and additions outside the lot lines.
