Wal-Mart Stores, Inc. (479-273-4000) is opening a 135,580 sq.ft. Sam’s Club at Lewis Crossing, a 441,871 sq.ft. retail development located in Conway, AR during early 2016. The company will join Michaels, Dollar Tree, Burlington, Chuck E. Cheese, Academy Sports, Ross Dress for Less, Ulta and Petco at the site. The company trades as Walmart, Walmart Supercenter, Walmart Neighborhood Market and Walmart Express and currently operates more than 11,000 locations, as well as more than 640 Sam’s Club locations nationwide and internationally. Costa Vida Fresh Mexican Grill (801797-2374), through multi-unit franchisee agreements, is planning to open 41 restaurants throughout Denver, CO; Portland, OR; Atlanta, GA; Tampa and Sarasota, FL; northern CA and Vancouver, British Columbia, Canada. The chain of Mexican-inspired restaurants currently operates 68 locations in 12 states, primarily along the western coast, as well as three units in Alberta, Canada. Shake Shack, Inc. (203-747-8483) recently opened two Shake Shack restaurants in Boston, MA. The company also plans to expand to 450 locations nationwide, along with targeted openings throughout the Middle East and United Kingdom. The chain of fast-casual restaurants, offering burgers and dessert items, along with beer and wine, currently operates 65 locations worldwide. Trader Joe’s (626-599-3700) is planning to open a 9,300 sq.ft. supermarket at Tower Shops, a retail development located along South University Drive in Davie, FL by early 2016. The chain, offering more than 3,000 items under its private label, currently operates more than 400 specialty grocery stores throughout 40 states nationwide. Lowes Food, LLC (888-537-8646) is planning to open a 42,500 sq.ft. Lowes Foods grocery store at Riverside Commons, located at the intersection of Hammett Bridge Road and Suber Road in Greenville, SC during spring 2016. The store will anchor the center. The company currently operates more than 100 supermarkets throughout NC, SC and VA. IKEA (610-834-0180) is planning to open a 456,000 sq.ft. store on 22 acres along San Fernando Boulevard in Burbank, CA during fall 2017. Nordstrom, Inc. (206-628-2111) is planning to open a three-story, 150,000 sq.ft. Nordstrom store located at the intersection of West Avenue and North Water Street, just off Interstate 95 in Norwalk, CT during fall 2018. The chain offers apparel, footwear and accessories for men and women, and currently operates more than 290 locations nationwide, trading as Nordstrom, Nordstrom Rack, Jeffrey boutique and one clearance outlet. The Stop & Shop Supermarket Co., LLC (800767-7772) is planning to open a 38,000 sq.ft. Stop & Shop supermarket at the Litchfield Village Green Plaza in Litchfield, CT during early 2016. The company, featuring bakery, deli, meat and seafood departments, currently operates more than 375 grocery stores throughout NJ, NY and the New England region of the U.S. rue21, Inc. (866-533-4783) is opening an 8,000 sq.ft. rue21 store in Cranberry Township, PA. The store will feature apparel for men and women, along with an area called rueLounge, featuring flat-screen televisions, iPads, cellphone charging stations and free WiFi service. The company currently operates more than 1,100 locations nationwide. Jimboy’s Tacos, Inc. OBSERVATIONS AND CONVERSATIONS The best advice that I’ve heard about being a minor partner in the ownership of any kind of business, no matter if it’s a shopping center or a start-up venture; don’t invest money that you can’t afford to lose. Ann O’Neal

Welcome to The Dealmakers’ special edition for the ICSC Carolinas Idea Exchange. My last column must have hit a nerve. It appears a lot of people in the industry also have bad experiences with bullies and “has beens” trying to horn in on their deals. Some of the comments were hilarious and some feedback was concerning. A few people mentioned they had lost bonuses and one person even got fired, because someone was so desperate to steal their deal. They not only got thrown under the bus, but the bus driver backed up and ran over them again. It’s a shame when one person can cause so much unneeded havoc, but I’ve learned that if you’re still standing after an encounter with a toxic interloper, moving on as fast as possible is the best route to take. Thank you for all of your comments; it’s great to hear the feedback. A few weeks ago, I attended a class at the ICSC’s University of Shopping Centers. The night before, the ICSC hosted an excellent lecture on CEOs Coping with Stress by Sharon Melnick, Ph.D., a business psychologist. It was pretty funny watching a room full of CEOs learning how to cope with a “screamer” in their office. The following day a panel of industry leaders was moderated by Brad Hutensky, President and Principal of Hutensky Capital Partners and an ICSC Trustee and Past Chairman. Brad’s questions focused on current issues and a look to the future. He had a distinguished panel that gave great insights and different perspectives. If you haven’t taken the time to attend classes at ICSC’s University of Shopping Centers, I highly recommend it. The class I took “Investing in Retail Properties and Structuring Partnerships” was taught by Gary Rappaport, Chief Executive Officer of Rappaport, CRX, CMD, CSM, CLS, CDP, as well as an ICSC Trustee, Past Chairman and Past State Director. Not only does Gary have a long and well-respected track record, he probably has more letters of the alphabet after his name than anyone else in the business. I wouldn’t be surprised if he has every certification the University of Shopping Centers offers. Needless to say, he really knows what he is talking about and I learned a lot in three hours on structuring partnerships. I’ve had three partners in my lifetime, one that I went home to every night and one that I contemplated hanging by his toe nails every other day. The other one is my best friend from college, he’s a financial wizard and I’m a scrappy dealmaker. Our talents are as equal as the money that we both invest, always 50/50 and we’ve stayed friends for over thirty years. However, I’ve seen the fallout when shopping center partnerships go haywire, especially when money gets tight or someone needs to cash-out. The worst case of a bad partnership that I’ve ever seen was when the general partner “forgot” to pay the mortgage for six months and most importantly, the insurance hadn’t been paid. The general partner was fired and a criminal investigation was started. The panic attacks with getting the shopping center insured immediately and coming up with some cash to get back in the good graces of the lender was not fun for any of the minor partners. The best advice that I’ve heard about being a partner of any kind of business, no matter if it’s a shopping center or a start-up venture; don’t invest money that you can’t afford to lose. Gary’s class gave me a better understanding of more complicated deals than I’ve personally been involved with and I have a greater appreciation for putting together deals with 85 minor partners. The classroom had a few oldies like me, but for the most part I saw people in their 30s and they asked really good questions. I stayed after class a bit to hear the questions students wanted to ask Gary one-on–one. I saw lots of smart young people with an entrepreneurial spirit and family money. I love spending time with people that have five or less years in the business, because if you’re attracted to the shopping center industry then, A) you’re most likely street smart B) you enjoy making money and C) you probably are a likable person. Without those three traits the odds of staying in this business for the long haul are slim. We have the pedal to the metal with getting ready for RECon. Some of the people that I work with heard that Peyton Manning would be speaking on Sunday and they mentioned how much they are looking forward to seeing him. The only sporting events that I follow are when my dogs compete in trials, so I had to ask, “Who is Peyton Manning?” They looked at me like I was from outer space and then in stereo the whole group said, “He is the greatest quarterback in the history of football.” My crew is fairly young and when they talk about TV shows and bands, half the time I have no idea who or what they are referring too, so getting a “I can’t believe you didn’t know that” look and their responses in stereo are regular occurrences. The lineup of speakers and sessions looks great for RECon. I know the dealmaking will be crazy good. Short of a major catastrophe, how could it not? The finance guys that I know are placing funds as fast as possible. My developer friends have projects coming out of the ground and are optimistic. The landlords and brokers that I talk with regularly also have expressed that the amount of lease transactions that they have in the pipeline is the best it’s been since the last recession.
