A new winery restaurant is luring diners with bold design and contemporary plates

ew wine farms in the Cape can lay claim to a terrace dining table that is within arm’s reach of a grapevine. At new Tryn restaurant at Steenberg Vineyards in Tokai, glass doors open onto vineyards and, in good weather, show off views of the Constantiaberg.

Relaunched this September, Tryn, with its bold interiors and accessible menu, is a livelier and brighter version of Steenberg’s previous restaurant, Catharina’s.

Selecting the casual nickname “Tryn” was the clincher – it belonged to Steenberg’s 17th-century founder Catharina Ras.

THE FOOD Since Bistro 1682 opened on the wine farm in November 2014, Steenberg’s executive chef Kerry Kilpin has drawn a steady following for her tasty, vibrant plates.

Tasked with creating the new Tryn restaurant experience adjacent to Steenberg’s boutique hotel, she aimed for slightly smarter dining yet “more connected to Tryn’s free and feisty spirit”.

Says Kilpin: “I’m not a fine-dining chef. I want a place where people can feel comfortable and also have a sophisticated dining experience. It’s all my food.

But Bistro has heartier portions; Tryn is just a little more refined. At Bistro I use a 59ml ladle of sauce; at Tryn I use a 39ml ladle.”

Yes, sauces created from classic stocks are a Kilpin signature. “I love my sauces,” she says. “I learnt from the sauce king: Franck Dangereux at The

Foodbarn. Whether it’s a jus on a main course or the accompaniment on a starter, sauce brings the whole dish together.”

Take the venison – mine was tender impala – served with baby beets and neat swirls of creamy mash. Its blueberry sauce was created by deglazing a 24-hour meaty stock with dehydrated and fresh blueberries at different stages. Chevin is crumbled over the final plate.

The rack of lamb with rosemary jus is another saucy main.

The pork belly is light, its fatty layers rendered down into three crisped portions on a smear of courgette purée. Passionfruit and pineapple jus along with tangy red cabbage and apple create a fresh twist.

Tryn’s starter menu introduces a fun element.

Ideal for snacking on at bar tables or sharing during a sit-down meal, the seafood options – calamari, prawns and scallops – are particularly good. The tempura prawns have sweet chilli mayo and avocado cream doing their thing, with a tangy salsa of diced roasted pineapple, tomato, cucumber, peanuts and infused black garlic oil.

Or try the sumac-dusted calamari, served with a red slaw, seeds and apple gel.

The steak tartare is also special. Pickled daikon wafers hold raw beef parcels. When a comfit of quail’s egg is cracked over, you savour Asian elements with crumbed onion soil and wasabi mayo.

contemporary place where diners feel comfortable.

Nicola Orpen and Hayley Turner of Bone Studio were recruited for the job.

“To modernise the interiors meant modernising Catharina and bringing her into the 21st century,” Orpen says.

They split the interior into four areas off the main reception, giving each room a colour identity.

The Ruby Room, a private dining space, has alcoves in red tones, whereas the Cuvée Room is a dramatic jade green.

The new bar is a game changer. It creates visual interest for diners at tables and introduces a casual buzz. “Structurally we moved the bar to make it the integral focus,

drawing people through to the heart of the space,” says Orpen. The result is a meeting point, a comfortable base for a quick drink and a chat, or somewhere to linger.

Rich shades of burnt orange and mustard form the colour scheme of the furniture and soft furnishings in the bar and restaurant. “The colours are warm so that people now feel welcomed walking in here, not as if they have to whisper to their friends in the corner,” says Kilpin.

The bar materials are rooted in marble and stone. “The sheer scale of the space dictated that the bar needed to be dynamic,” Turner says.

Distinctive lighting catches your eye in the reception area. The Bone Studio team spotted the Meshmatics Chandelier in a Moooi showroom on a recent trip to London.

“The organic curve and upwards lighting of the industrial mesh create a glowing contrast to the delicate folds of the linen curtaining behind,” says Turner. “Then, in the main dining area, gold disc pendants add a sense of glamour, leading your eye downwards to the warmth of the fireplace and

As a Tryn diner, your impression is one of openness and a lightness of touch. In terms of design, an intentional celebration of curves through the use of subtle repetition is noticeable. “You can see it in the back bar shelving, the bespoke oak doors and turned table legs, the backrests of the ochre banquet seats, the tubular clad arrival counter and the traditional tub chairs,” Turner explains. “This curvaceous undertone complements not only the inspiration of Tryn herself but softens the space and creates a sense of welcoming.” www.steenbergfarm. com/tryn/

ecent analysis of sales in the sectional title, freehold and estate property market by Lightstone Property highlights Midrand and Modderfontein as the most popular areas in terms of volume of five-yearold properties sold in the past five years. They attribute this largely to the level of commercial, industrial and residential growth within these geographic parameters.

Meanwhile, sectional title sales of properties that are between 30 to 39 years old have outperformed other age bands with an average annual growth of 4.7%. In the past five years alone, these properties have realised an average of

29% compared with 22% for the 20- to 29-year-old sectional title units.

While the South African economy continues to struggle and sentiment and political confidence in the market remain low, Seeff Property Group chairman Samuel Seeff says FNB has hinted at some stability returning to the property market as it adapts to the post-election reality.

There are pockets of excellence, with some areas faring above average, Seeff says, although the real estate market remains flat when compared with the previous three years. Even though the national house price rose marginally to 3.5% by midyear, it is still below the CPI and is expected to remain in this range,

possibly only ticking up to about 4% next year.

Mixed use Properties in Midrand, however, are in demand.

The area is 20 minutes’ drive from Sandton and an hour from Tshwane, and on the Gautrain route. It is also the location of multi award-winning Waterfall Estate, the largest mixeduse development in Africa that will ultimately house nearly 76,000 residents and provide commercial and office space for a further 75,000 people.

Resulting upgrades to infrastructure and roads have helped reduce traffic congestion, which had been an issue in the past. “Investors have seen massive capital gains on vacant land and all

our developments in this area are sold out,” says Jessica Hofmeyr, executive at Century Property Developments and head of Houss, a new company established to manage the Century Property Developments rental portfolio. “Waterfall Equestrian Estate, Waterfall Hills Mature Lifestyle Estate, Waterfall Valley Mature Lifestyle Estate, Waterfall Country Estate and Waterfall Country Village have all increased in price by at least 80% and reached record prices for resales.”

The company has more than 2,000 units in its Midrand rental portfolio, says Hofmeyr.

“We have maintained a 98% occupancy rate, and are looking at expanding our portfolio within the Midrand area.”

Craft Homes marketing manager Jessica Cabanita attributes the significant spike in demand in the Waterfall Ridge precinct to the fact that this area is now fully developed.

Launched in June 2018, Waterfall Ridge is a three-phase development comprising 294 units.

Two-bedroom, twobathroom ground-floor apartments were priced from R950,000 to R1.1m.

By the time of going to press, all three phases were under offer.

Sectional title Balwin Properties’ Kikuyu Waterfall is the first phase of Waterfall Fields, a sectional title apartment development with its own lifestyle centre. These units are fibre-ready and equipped with world-class amenities and ecofriendly appliances, and have solar-supplemented electricity and balconies for outdoor entertaining.

A one-bedroom, onebathroom apartment starts from R859,900, whereas a three-bedroom, twobathroom apartment on the first floor is priced from R1,599,900. There are no transfer costs.

Two- and threebedroom sectional title apartments priced from R2.299m form part of Polofields, another Balwin Properties development next to the Equestrian Estate and Waterfall Hills.

by LYT Architects that won the 2018/19 African Property Award for Best Leisure Interior and offers superb facilities and services focusing on quality leisure activities.

At Waterfall City, next door to the Mall of Africa, Ellipse Waterfall is launching its second phase of development on October 26 and 27. More than 80% of Phase 1 of Ellipse, the first residential high-rise in Waterfall, is sold. The development comprises luxury apartments in four towers named Galileo, Cassini (the tallest and the focus of this month’s launch), Newton and

Kepler. These units have unparalleled views of the Gauteng skyline, as well as high ceilings, modern light-filled interiors and ecofriendly features.

Freestanding homes Meanwhile, Craft Homes will be launching four new projects leading up to March 2020, one of which is in Kyalami.

“We’ve identified a gap in the market for freestanding homes,” says Cabanita. “We’re very excited about The Woods in Kyalami, which comprises three- to fourbedroom duplex homes priced from about R2.1m to R2.5m. That is really good for this area. The development is entirely surrounded by parkland.”

Top estates Residential estate living is growing in popularity, especially among the more affluent, says real estate advisor Basil Weinrich, who assists global market research group New World Wealth in compiling its estate ratings reports.

“We estimate that more than 40% of South African HNWIs [high net worth individuals] live or have homes on residential estates,” he says.

Notably, SA is one of the global pioneers in residential estate living.

According to New World Wealth, the only country in the world with more residential estates than SA is the US, where the majority are found in the Florida area.

The New World Wealth Estates Report 2018 points out that although the residential market in the country has come under strain over the past year, houses or apartments on top-end residential estates have outperformed the general market.

“Most developers are now creating small neighbourhoods within the estates, as opposed to the old model where houses were spaced evenly around the entire property. The new model allows for more parkland and open spaces between the neighbourhoods,” the report states.

It ranks Steyn City near Broadacres among the top

10 residential estates in the country.

“Steyn City is arguably the best designed estate in SA, with large amounts of beautiful parkland between the various distinct residential neighbourhoods. It also offers a nice mix of houses, townhouses and apartments,” the report notes. “In our view, its design and layout has set the blueprint that upcoming estates will try to follow. The communal areas, vegetation, nature and parklands are particularly impressive, as is the bird life. The estate is also child-friendly, with walking paths and underpasses under all the

roads. House or apartment prices on the estate range from R2m to R35m.”

Retirement developments According to Lightstone Property’s data, retirement developments and mature lifestyle estates aged between one and 19 years old dominate the list for sales of properties under five years old, with three of the midstream branded estates among the top 10 performers in estate sales.

“It’s been really interesting to see how the variation in property ages affects sales and how these ages do not necessarily meet the associated perceptions,”

says Esteani Marx from Lightstone Property.

“Properties bought and registered in the past 19 years take the top spot in estate sales. However, properties that are 20 to 30 years old continue to show promising growth year on year – a comforting thought in an economic climate that has had such a volatile effect on the property industry.”

Meanwhile, bank lending rates are continuing an upwards trend. “FNB recently reported that the mortgage lending growth rate outpaced house price growth for the first time since mid-2011,” says Seeff.

“It remains a good time to get into the market.”

hat do teenagers need?

Education,” writes Savvas Savouri, Toscafund chief economist in the 2019 Knight Frank Wealth Report, which looks at how private wealth is shaping property markets globally. “It’s almost as if they can’t build the student accommodation quickly enough in the UK.” The report states that “property investors will become increasingly focused on income, asset management and development opportunities”, increasing their exposure to education facilities and student housing.

“While the South African market lags about three to five years behind global trends in student accommodation, there are opportunities for investors, developers and property managers,” says Johan Janse van Vuuren, property development manager at Eris Property Group.

Based on the Department of Higher Education and Training’s shortfall estimate of about 250,000 beds, Eris highlights that student accommodation will need to scale rapidly to meet government’s intended increase of tertiary enrolments to 1.5-million students by 2030.

INCREASED DEMAND Emily Craig, owner and CEO of Cape Town-based Student at Home, which has 326 units, believes student accommodation will always be in short supply. She attributes her success to creating the right environment.

“It’s one thing giving students the necessary facilities, but it’s another to manage them,” says Craig.

Student at Home clients risk losing their deposit if they don’t stick to certain rules. “As much as kids want freedom, parents are happy to know there is a certain amount of structure they have to abide by,” she adds.

“Some of the more upmarket private residences in safe locations ask more than R7,500 for a shared room, going up to R10,750 for a private room. If a child enrols for a three-year degree, parents would be in the hole for R387,000 in accommodation without the possibility of return,” he says.

“Now consider the cost of buying an apartment. Entrylevel 21m2 studios are selling for R985,200, including VAT and transfer, at 1 Albert Road in Woodstock. That would equate to a bond instalment of about R8,556 a month if

ne&Only Le Saint Géran has launched its first collection of private homes. Exclusive freehold beachfront residences are on offer to international HNWIs. The properties are available in five designs, ranging from two to six bedrooms.

This exclusive community will include 52 villas on a 2km stretch of beach among tropical vegetation on the resort’s secluded peninsula. With two styles to choose

from (Modern Mauritian, with pitched roofs, or Contemporary, with flat roofs), the concept is “ultraluxury service within the residential space”.

Residents will have access to the adjacent One&Only Le Saint Géran’s amenities and receive priority status for reservations at resort restaurants, experiences and events.

Ranging in size from 280m² to 758m², all of these homes have two floors of spacious interiors and include private terraces,

kitchens that can be prestocked, secluded gardens and swimming pools.

“Many opt for the island life in Mauritius, not only for its beauty but also for greater financial and tax security,” says Hugues Jannet, director of Private Homes at One&Only Le Saint Géran. “South Africans buying private homes will be entitled to Mauritian residency permits.” The properties will be fully maintained and serviced by the resort on behalf of owners.

Flyt Hospitality Fund launched for 12J investors

nuva Investments, SA’s first Section 12J company, has launched a new property/ hospitality fund. It allows for diversification from traditional 12J private equity into the property sector via a hospitality fund created in partnership with Capebased property developer Flyt Property Investment.

Anuva Investments founder and CEO Neill Hobbs says the company’s investment mandate with Flyt Property Investment is focused on quality hospitality. “Our strategy is to find outstanding opportunities in the sector: good-quality, strategically

located properties with a focus on sectional title serviced apartments and student accommodation.”

Property was excluded as an asset class for 12J investing until recently, when a few venture capital company (VCC) specialists included the hospitality sector in qualifying VCCs. Investment in venture capital vehicles of this nature has boomed over the past 24 months because of its tax incentives. Section 12J provides local taxpayers with a 100% deduction on the invested amount, so they can claim tax relief of up to 45% on the investment amount.

The partnership will issue shares in selected qualifying property developments. Two Cape Town developments have been structured into the fund. The issued shares give the holder access to all benefits of the property. A minimum R1m investment is required from private investors, trusts, stokvels, investment syndicates or companies. The investment is locked for five years.

Eaton Square in Deep River, Cape Town, will be available to Section 12J investors via the Flyt Hospitality Fund. The project is due for completion

by January 2020.

Sandton Gate precinct gets green credentials

andton Gate precinct has been awarded Green Star certification for its sustainability and design features shortly before Phase 1 of this mixed-use development opens to the public this November.

It received four-star certification under the

Green Star SA Sustainable Precincts v1.1 tool after the project’s second-round submission in mid-August, whereas Phase 1 achieved a five-star Green Star SA Office v1.1 Design certification in July.

Abland and Tiber are the developers of the precinct. “We are proud

to be a frontrunner in the green building sector.

This development is one of the first to be rated under the Green Building Council SA’s Green Star Sustainable Precincts tool,” says Tiber director Germano Cardoso.

Site-wide requirements were met under the

Sustainable Precincts tool, which was developed specifically to influence and incentivise developers to consider good design, community and environmental outcomes.

Sandton Gate precinct’s sustainable incentives for occupants, on the other hand, include an

app-based carpooling scheme, bus shelters with solar-powered charging facilities and a reverse vending machine that accepts recyclable materials in exchange for credits or tokens.

Three primary wastemanagement schemes have also been strategised.
