Each building became available at different times to ensure that a sequence of demolition and build was adhered to. This resulted in the final new build being commenced once the previous stages were complete. The following work was completed as part of an early work package: • the existing Mental Health Day Hospital - located in the Frederick Bell Ward - was temporarily relocated to a vacant Fertility Centre building until the new Mental Health Unit was completed. This required Licensing and Accreditation Regulatory Unit (LARU) inspection and approval prior to occupation; • an upgrade to the existing plant room services and dangerous goods store for the new buildings was required. This involved a new precast second-storey building addition which would house upgraded boilers, generators and a large LV switchboard. To accomplish this, a HV switch room and the hospital’s boiler system were relocated and subsequently demolished; • existing electrical LV and HV infrastructure were relocated to allow for demolition of existing transformer building; • existing services in the east/west link corridor were diverted (communications, fire, security, CCTV, medical gas, HV ring main, LV, gas, water ring main, sewer and stormwater); and, a Brislee Generator was installed to replace to provide another backup feed to the hospital. This brought its own challenges as the generator was situated among a live area of the hospital which needed to remain operational as the enabling works were completed. CONTAMINATED SOILS ON SITE Adding to the complexities of the service diversions, heavily contaminated soil was found throughout each tunnel in which Georgiou needed to work and divert services from. Having completed the enabling works, the next series of challenges stemmed from the tight program. Within 11 months of pouring footings, Georgiou produced a fully fitted out endoscopy suite, cold-shell tenancy suites and multi-level car park with link corridors connecting back to the existing hospital. All work had to conform to the LARU building regulations to which all private hospitals have to conform. Meticulous pre-planning by Georgiou, in consultation with Ramsay Health Care ensured all works were carried out without any disruption to the day-to-day running of the hospital. This involved, in some cases, completing shutdowns for chillers at times of low demand such as night shifts and weekend works, and power shutdowns when no theatre operations were planned. EMPHASIS ON COORDINATION AND LIAISON Being located in the middle of an operational hospital, the project

required a very high level of client interface in order to ensure it ran smoothly and without any interruptions. Heavy emphasis was placed on the coordination and liaison with key project stakeholders including the client, consultants and subcontractors. This also extended to communicating and building relationships with NSP, Ramsay Health Care and the consultant team to ensure transparent communication around critical deliverables. With a tight timeframe to deliver the project, Georgiou continuously revised the construction program to find efficiencies and improve productivity. Trades were scheduled simultaneously and worked closely in smaller work areas to guarantee the project’s on-time completion. To deliver in the timeframes desired by the client, the team installed temporary water proofing, bunds and canopies during the structural phase, together with engineering of the back-propping design to expedite removal of props in order to accelerate the construction on the class 9A gastroenterology fitout. Examples of innovations and problem solving included engaging service consultants and them novating them under design and construct subcontracts. This ensured they worked collaboratively and resolved design and coordination issues to allow for more efficiency on site.
