Closing and Final Walk Through Scheduled

Prior to closing, the final walk-through and closing will be scheduled with the closer at the title company. The final walkthrough is to ensure that the home is in the same condition as it was during the inspection. You’ll be informed and agree to the change in writing—nothing happens without your permission.

As Transaction Brokers, we still owe you:

Accounting for all funds

Using skill, care, and diligence

Disclosing all known facts that materially affect value

When you list your home through our EASY EXIT GUARANTEE, you can cancel your listing with us at any time. No hassles. It’s easy.

We at The Bryan Coward Team have strong opinions about our real estate service. We believe that if you are unhappy with the service you receive, you should have the power to fire us. It takes a strong belief in the quality of one’s service to make this kind of stand, but we never settle for less than the highest professional standards. We are confident you will be happy with our service and results. That’s the simple truth. We always stand behind our service.

The Guarantee:

If you are unhappy with the service our team provides you, we ask that you first discuss it with us because we would like the opportunity to improve. Simply tell us the problem, give us seven days to attempt to fix it. If you are still unhappy, simply ask for an unconditional release from our services in writing, and within 1 business day you will receive a receipt of your request by canceling the buyer broker agreement.

The Exceptions:

If there is an accepted offer, buyer cannot be released. Broker protections as per the buyer broker agreement continue to be in effect as explained on the buyer broker agreement until such time contract falls through (buyer may be released) or the transaction closes.

We’ll waive our portion of the commission and we recommend you offer 3% in concessions to the buyer, which may include paying the agent. 1.

You have 90 days (beginning at the date of closing) to take advantage of this offer.

We have certain guidelines that we use when selling homes to get them sold quickly, and for the largest amount possible. We ask that you work with us when listing your home - we are great at our job and experience dictates the suggestions we make.

You will still be responsible for any extra fees associated with listing a home (aside from our commission, which will be totally FREE).
