Get Serious About Life With "Lonnie Bowden" New york Life insurance

The Black Estate had the pleasure of sitting with long-time life insurance agent Lonnie Bowden of New York Life. Bowden is a Portland, Oregon native dedicated to educating our communities on the importance of financial literacy and life insurance. He attended Benson Polytechnic High School in northeast Portland—where he found interest in Computer Aided Drafting (CAD) for the sole purpose of being behind the scenes of building ‘something special.’ Although Bowden’s high sc Z hool aspirations didn’t play out from the desktops of his architectural drafting skills, I believe he’s put himself in a much-needed role for generations to come.

From unexpected illnesses, tragic accidents, or death, Bowden is at the forefront with families when presenting them with the advantages of life insurance. And depending on a family’s experience with these unexpected events, it often gives a reality check for what can be managed through potential hardships. Those who’ve experienced unprecedented hardship and had to turn to a GoFundMe or other modes of assistance, understand the prolonged burden of not having a policy in place. Life insurance lifts a great deal of weight from what is already a challenging time. As Bowden mentioned, this is one of the more complex conversations he must have with families.

However, he prides himself on the valuable education he provides. As an agent, Bowden’s empowered to spread his experiences with the families he’s helped, agents he’s worked with, and the education New York Life has provided him. His relatable demeanor opened my mind to a few objections I had when understanding life insurance. Like myself, most people think they don’t need it because they have it through their job.

But often, an employer’s life insurance policy won’t cover supplemental [hospital] expenses from an injury, extra days off for grievance, or out-of-pocket costs when a family member can’t work. Life insurance doesn’t have to be used only for unexpected life events. For anyone interested, Bowden suggested What Would The Rockefellers Do? by Garret B. Gunderson. The book discusses how the Rockefellers leveraged the cash base value of their policies to reduce taxes, protect assets, and leave a lezzgacy [of wealth] for future generations. The book challenges readers to think differently about where to get a loan for a future small business, catch up on bills, or seek investments. Since life insurance costs are based on health and budget, there are policies for all in -

With this information ask yourself why not?

Challenge yourself and your family to have the conversation that can be the blueprint of financial stability. Create a discussion with your loved ones who can benefit, not only for the rainy days but also for generations to come. If you don’t know where to start, Lonnie Bowden’s contact information is provided below. Allow him to structure the path you build to prosperity, security, and wealth.

NAR Lawsuits: Implications for Buyer's Agents and Home Buyers

The real estate indusry has been buzzing with news of recent lawsuits against the National Association of Realtors (NAR), raising concerns and uncertainties among buyers agents and home buyers alike.

As a buyer's agent navigating through this changing landscape, it is crucial to understand the implications of these legal actions and adapt to thrive in this new era.

The lawsuits have shed light on the potential conflicts of interest within the traditional real estate model, particularly

the practice of commission sharing between buyer's and seller's agents. This has sparked discussions about transparency, fairness, and the need for reforms to better serve the interests of home buyers.

As a buyer's agent, it is essential to emphasize the value that you bring to the table, despite the challenges posed by these legal developments. Home buyers should still consider working with a buyer's agent for several reasons, including:

Expertise and advocacy : Buyer's agents provide expert guidance throughout the home buy -

ing process, helping Clients navigate negotiations, contracts, and inspections to ensure a smooth transaction. They serve as advocates for buyers, representing their best interests in every step of the journey.

Market Knowledge and Access:

Buyer's agents have access to a wealth of market information, insights, and resources that can help home buyers make informed decisions. They can provide valuable guidance on neighborhoods, pricing trends, and available listings to help clients find their dream home.

Closing Cost Coverage: Despite the changes in the real estate landscape, there are still opportunities for home buyers to have closing costs covered. Buyer's agents can leverage their negotiation skills and industry expertise to help clients secure favorable terms, incentives, and savings on closing costs.

To survive and thrive in this new era as a buyer's agent, consider the following strategies:

Embrace Transparency: Be open and transparent with your clients about your compensation structure, services, and any potential conflicts of interest. Build trust through honest communication and ethical practices.

Enhance Value Proposition: Focus on providing exceptional service, personalized solutions, and added value to differentiate yourself in the market. Showcase your expertise, professionalism, and commitment to client satisfaction.

THE BLACK ESTATE MAGAZINE

Adapt to New Trends: Stay informed about industry developments, regulatory changes, and market trends to stay ahead of the curve. Embrace technology, digital tools, and innovative approaches to enhance your services and reach a wider audience.

In conclusion, while the NAR lawsuits have raised concerns and challenges for buyers agents and home buyers, there are still opportunities to thrive in this new era by focusing on expertise, advocacy, and value proposition.

Home buyers should continue to consider working with a buyers agent for a seamless, informed, and rewarding home buying experiance.

By adapting to changes, embracing transparency, and delivering exceptional services, buyers agents can navigate through this evolving lanscape and continue to support their clients in achieving their homeownership dreams.

Thorn City Syndicate

Thorn City Syndicate is a podcast brand management and promotions business in Portland that helps build and grow brands from the ground up.

Na’eem Hall founded Thorn City Syndicate in 2014 and although podcast management is the focus today, the business didn’t start out that way.

Hall initally started this business because he wanted to help out his best friend who was a talented hip-hop artistst struggling with addiction at the time. Hall grew up around musical people including his best friend who was always spitting verses and grew to be very popular in the local rap scene. At one point, he noticed something was off about his friend.

“I heard part of a rap he did and I was like, ‘I got to help my friend out, he’s calling out for help, and that’s how I took it,” Hall said. “I thought if I could give him something to live for besides wanting to drink and do pills all day, it might spark something in his brain to get clean.”

When they decided to make the music video, Hall met his now-business partner Juston Gaddis who owns GMP Podcast Group, a podcast production business. Gaddis did the script writing for the music video and as a result of their collaboration, Hall and Gaddis came together to form a business: GMP Podcast Group Studios.

The two-person business currently manages nine different podcasts covering a range of topics, and Hall focuses on the marketng and promotional side of things. Hall didn’t know his business ventures would turn out this way, but now he loves what he does and how it helps people.

“I didn’t know how it was going to work out but it actually did. We did some travel, we did some shows and film fesivals. Went on a mini tour,” Hall said. “Helping people fulfill their dreams is fulfilling in itself. You get great joy in someone having an idea and you help bring it to life and help them follow their dreams.”

Jamal

In an industry known to chew up and spit out its newbies, it’s needless to say there requires a great deal of perseverance—a character trait rooted in the many values of The Black Estate network. As we are committed to showcasing individuals who model our values, we had the pleasure of speaking with up-and-coming mortgage loan officer "Jamal Abdoul", who came into his role with Fairway Independent Mortgage Corporation at a peculiar time for the industry and the world in general.

Born and raised in Corvallis, Oregon, Jamal, whose father was a Cameroon national soccer team member, was involved in many sports through his teenage years. He also considered himself a closet [aviation] geek who would study airplanes out of the military aircraft books. The analytical side of Jamal is what brought him into the mortgage industry—and considering he recently hit his two-year mark in February, he’s exponentially growing in the field. But it’s his positive outlook on the market that brought us to question his experience and share his perspective.

Question: Why would you choose to become a loan officer in an already challenging industry?

Answer: After college, I had friends who became real estate agents, and

Broker With Fairway Mortgage: Jamal.abdul@fairwaymc.com THE BLACK ESTATE MAGAZINE

Abdul

who became real estate agents, and there seemed to be this prolonged period for them until they got it going. This ultimately meant a lot of money was being forked out until seeing a return. Real estate agents must also be flexible with their clients and keep their weekends and evenings free for showings. Whereas with lenders, we don’t always have to be available for a showing any time of the week—and we can work with clients from anywhere at anytime.

Question: Considering you started during a global pandemic, what changes have you noticed in the last two years?

Answer:The industry has roughly 40 percent fewer lenders than before COVID. So, considering the market today, everyone here has withstood the industry’s changes. There are record low refinancings, decreased purchase market [inventory], and higher rates. Simply put, everyone who is here, wants to be here!

Question: Is there anything you would like to see change in the industry?

Answer: Since the 2008 crash, people tend to have a bit of mistrust in their lenders. Buyers sense the predatory nature of the process and feel they are being taken advantage of— it’s a kind of PTSD for some people. However, unlike in 2008, before the Consumer Protection Act, there are

now strict policies preventing lenders from pushing through unaffordable loans. That said, I’d hope lenders are more transparent with their clients because it’s a highly regulated transaction.

Question: What are your short-term and long-term goals in the industry?

Answer: Honestly, I just want to focus on growing my business and increasing the number of families I’m able to help with home ownership. I’ll also continue to teach Continuing Education courses to Realtors—along with courses at a local high school on firsttime home ownership, the investment side of lending, and the different types of loans outside your typical mortgage. This will educate the next generation on how important it is to own a home in order to grow their wealth.

Question: In a cutthroat industry, what’s your advice to those just starting as a lender?

Answer: Find a mentor you can trust and see eye to eye with—because it’s important to connect with a lender you know you feel comfortable with to have uncomfortable conversations. Like football, basketball, or soccer, becoming a loan officer is one of those roles that will show you immediately if you’re cut out for it. And you would hope to have someone honest with you early on rather than late.
