The balcony & stairs may be slippery when wet.
Please do not flush wipes – they always and instantly block our sewage system.
There is a pool, pond and stream. Guests are responsible for their own safety; young children need to be supervised.
The pool is not open to guests.
We have two dogs – they may well run up to you barking but are completely harmless. Please don’t feed them.

The Garden
You are very welcome to explore the garden. There are four acres to enjoy, though do please be aware that some bits can be a bit damp! Also, watch out for the electric fence that keeps our sheep from escaping. You can step over it once you have un-hooked the electricity. Please ensure you hook it back up again.
We are fortunate to have a resident pair of barn owls (their box is in the oak trees halfway down the garden on the left). You can often see them around dusk. We also have visiting badgers, foxes, deer and many bird species.
There are ropes, swings and a trampoline. We are NOT insured for guests to use these, so we say that these are not for guest use.

Guests Dogs
We welcome dogs. However, please make sure they do not distress the animals we have on site (especially the sheep).
The garden is fenced, but a determined dog will be able to find its way off the property, so it is the guest's responsibility to look after their dog.
Please clear up after your dog.
Please no dogs in either bedroom or on the Sofas.
If dogs are left alone in the barn, please can they be crated to avoid a bored dog scratching or chewing on the furniture.

Our Family
Humans
We (Hannah & Richard) largely work from home. Hannah in the main house and Richard in the ‘Man Cave’, at the bottom of the garden. So, we are usually around if you have any questions. We won’t impose on you but do please feel free to grab us for a chat.
We have two girls, Georgie (born 2007) & Charlie (born 2009). They love making new friends and like sharing the facilities they enjoy here with guests’ children. It goes without saying, but please do respect their things and leave them as you find them, so we can continue to share these.

Furry Things
We have two Hungarian Viszlas (Scooby (Mum) and Bronte (Daughter)). They can bark quite loudly but are friendly. We are happy to introduce them to you.
Please don’t encourage the dogs up into the barn (some people aren’t fond).
In spring we have lambs, and several friendly bottle fed sheep. Please do ask if you would like to be introduced.

Heating, Lights, Washing, Freezer
Underfloor heating
All rooms have their own underfloor heating with thermostats. Please fell free to adjust the temperature on the thermostats, but be aware it takes time to change and making larger adjustments wont speed this up.
In warm weather, the sun heats the barn well, so you may wish to turn off the heating completely.
Towel Rails
The bathrooms also have heated towel rails.
Lights
The switches for both bathroom lights are not obvious! They are on the wall behind you as you enter the bathrooms.
Please do not turn off the extractor fans, this causes us a lot of grief…
Please save electricity and turn off lights when not needed (including the ones outside).
Washing
We can make available a washing machine and tumble drier on request.
Freezer
There is a little freezer space available in the car port under your accommodation.

River Wall Walk
There is a lovely walk that starts through a gate just to the left of the pond (please be careful of wet ground – to avoid it, keep close to the pond). The key for the padlock is tucked into the post on the left of the gate. Please re-lock this after you.
The route goes up through the woods and then left down Broomheath (a private road) to Kyson Point (see opposite) to join the River Wall that leads you into Woodbridge.
There is nice Tea Hut towards the end of the walk.
This takes about 25 mins and is a nice way to get into Woodbridge. The more direct route, via the Ipswich Road, takes about 8 mins.
