We will finalize the Lease Listing terms, the signing of the Lease Listing Agreement, establish a pre-launch and launch strategy, devise a marketing plan, and ensure the lease agreement is promptly signed.

Prepare and organize high quality photos and marketing materials, initiate the market launch, and carefully review potential tenants.

Secure the lease agreement, complete necessary preparations for the unit pre-move-in, welcome tenants, and successfully conclude the process.

PLAN OF ACTION

Outlined below is a strategic blueprint designed to optimize efficiency with capitalizing on opportunities with precision.

WEEK 1 (FIRST MEETING)

Listing agreement signed with launch date + photography scheduled. Work internally with the marketing team on listing description + additional marketing.

WEEK 3 (CHECK IN)

Feedback received from prospective tenants on the unit. Feedback is shared with landlord. Full applications presented to the landlord.

FINAL UNIT PREP

During this time, cleaning/any outstanding repair work for units are completed. Renters insurance is also provided by the tenant.

WEEK 2 (LAUNCH)

Listing officially goes live with new high definition photography. Showings are scheduled.

WEEK ¾ (SIGNED LEASE)

A meeting is arranged to select the best tenant from the received applications. Once chosen, the lease agreement is prepared and signed by both parties to finalize the lease.

MOVE IN DAY

New tenants receive all necessary keys, fill out the MIMO (presented to landlord 3 days after move in) and information for property manager.

PLAN OF ACTION: BREAKDOWN

With Leased By Kashani, you pay commission only upon the unit’s official leasing. I handle all listing paperwork (using CAR forms), showings, marketing, professional photography and collection of professional tenant applications. After approval, I draft and facilitate the signing of the lease agreement by all parties. Finally, I ensure the unit is ready for the tenants’ move-in, completing the process. Upon receipt of payments, the landlord is responsible for 5% commission for my services of the total lease term.
