We hope you had an enjoyable summer. We’re pleased to share the Q3 edition of the Acorn Commercial ‘Update’.
The Autumn Budget has now been scheduled for 28th November. While this is later than usual, leaving limited time before Christmas and the end of 2025, it presents a valuable window to agree deals and conclude transactions beforehand. Unsurprisingly, we’re currently experiencing a busy period with motivated buyers and sellers, a trend we expect to continue.
As highlighted in this newsletter, there continues to be significant demand for existing bricks-and-mortar assets, whether vacant or income-producing. We’re also seeing a noticeable increase in enquiries for development opportunities.

Consented Development Site
Acorn Commercial were instructed by a prominent local developer and landowner to market a residential development site in Bromley. The site had planning permission for either 16 flats or 6 chalet bungalows, offering flexibility to potential purchasers. We utilised our full range of marketing platforms to generate maximum interest, ultimately securing a sale to another well-known local developer. We look forward to seeing the scheme come to life in due course.

Purley CR8
Mixed-Use Investment
Acting for a client seeking mixed-use investments, we were instructed to negotiate the purchase of this freehold property comprising two shops and two flats next to Purley Railway Station. Once terms were agreed, our client proceeded swiftly, completing the transaction within three weeks of their solicitor receiving the full legal pack.
Erith DA8 Freehold Yard
Acorn were instructed to sell this 0.9 acre vacant yard in Darent Industrial Park after the family owners decided to sell the freehold rather than re-let the property. The well-located site attracted significant interest from a range of occupiers and was ultimately sold to a scaffolding firm, who will use the yard to support their ongoing business operations.

Held in family ownership since the 1980s, this mixed-use freehold, situated on a prominent corner just outside Greenwich Town Centre, was entrusted to Acorn to sell. Comprising two commercial units on the ground floor and a six-unit HMO on the upper floors, the property generated significant interest. Thanks to its prime location and strong demand, a buyer was secured within just two weeks of being brought to the market.

With the summer holiday slowdown approaching, it was all hands on deck to launch marketing promptly and secure a buyer. Our proactive approach paid off, with terms agreed and an exchange of contracts achieved just six weeks from the commencement of marketing.

Representing the tenant who sought a smaller premises with three years remaining on their lease, Acorn successfully managed the lease surrender. The 6,000 sqft property comprised offices, warehouse space, and parking. We secured a blue-chip tenant on a 10-year lease, achieving a £23,000 annual rent increase for the Landlord. An outstanding result for our client!


Sidcup DA14
Turnkey Restaurant
Acorn were tasked with finding a tenant for this vacant restaurant in Sidcup. Measuring 1,185 sqft, the property features a fully equipped commercial kitchen with space for 53 covers. A comprehensive marketing campaign generated strong interest from a number of reputable operators, however the building was ultimately let to ‘The Sushi Co’ adding to their growing portfolio in and around London and the Southeast.

Welling DA16
Consented Development Site
After securing a consent for our client through our in house planning management services, Acorn were pleased to market this fully approved site in Welling. Following a strong campaign, a sale was agreed with a local developer already known to us. They plan to build six flats and a commercial unit, which they will retain. We wish them the best of luck with the development and look forward to seeing the finished result.

Consented Development Site
One of our most popular summer listings came from sunny Honor Oak. Featuring two vacant buildings with consent to convert into 5 apartments, along with approval to construct a 3 storey house at the rear. With the planning consent close to expiry, time was of the essence. Thanks to swift action from all parties, contracts were exchanged in just under 21 days, a fantastic result!

E Class Commercial Unit
This leasehold commercial unit generated strong interest from both small business operators and investors alike. Prominently positioned on the busy Kirkdale retail parade, the property presented an excellent opportunity for a wide range of buyers. The new owners plan to launch their beauty business from the premises following completion of their fit-out.

Freehold Site with Planning
This derelict detached building presented a classic development opportunity! Benefiting from consent to demolish the existing building and replace with a three-storey block comprising 6 apartments. The site attracted strong interest from buyers looking to either develop and sell the completed units or retain them as a long-term rental investment. The level of interest ultimately led to a swift sale.
E Class Unit
Acorn were instructed by a family freeholder to re-let this 2,262sqft E class commercial building in Vauxhall, previously occupied by the Music Union. Although let, the premises had been vacant for some time. Our marketing secured Fison Fitness as a new tenant, enabling the Music Union to exit their lease. We put together a deal that worked for all 3 parties involved, the new tenant, former tenant and landlord!

Most recently run as an antique shop, this property had fallen into disrepair and needed a full refurbishment and offered multiple development options. We were instructed to market the property following probate and after two well attended block viewings, generated 12 strong offers and were able to maximise value for our clients.

Acorn approached the owner of this site in 2023, following the successful sale of a neighboring property. The owner had been considering a sale for several years.
We provided comprehensive advice on property values, regularly updating them to reflect market changes. However, they were not yet ready to proceed with the sale just yet!
In June 2025, they instructed us to market and sell the freehold. Ultimately, we secured an off-market offer from a local investor at a competitive price.

After negotiations, the sale was agreed, exchanged, and completed within two months. Our client achieved an excellent price in a short timeframe, with the new buyer aiming to enhance the property’s investment value to maximise their return.
