MANAGER’S CORNER

Welcome to the New Year!

The new year is here, and we are looking forward to an exciting and fun year ahead. January was a terrific way to kick things off, filled with wonderful entertainment from the Massengill Brothers We had a fantastic month and hugely appreciate everyone who joined in.

As we move into February, we have more fun planned! We will be hosting our Valentine’s Dinner and Dance Party, featuring entertainment by Debbie and Gordy, along with a delicious Italian dinner

• $15 door charge

• Casual to dressy attire welcome

We hope you can join us for a great evening!

Property & Grounds Reminders

Although we have had a great deal of rain this year and last year, weeds still need to be sprayed and pulled in a timely manner to keep our community looking its best.

Please also remember:

• Dumpsters may NOT be filled with large trees or oversized items. If you are disposing of tree branches, they must be cut down into smaller pieces, so others have room for regular trash.

• Recycle bins should not be overfilled to the point where the lid is difficult to close or risks breaking.

Weed Control Services

I am now working with C4 Weed Control: 480-851-0109, his name is Chris who has taken over for Rob.

• Startup fee: $30

• Monthly service: $15

If you would like more information or need his contact details, please see me.

YARD OF THE MONTH (FEBRUARY)

I would like to thank everyone who takes pride in caring for their yards. This month’s Yard of the Month goes to Betty McMahon! Her lot looks beautiful, welcoming, and well cared for. Congratulations, Betty!

I have also noticed most others putting in extra effort to keep their lawns neat and attractive— thank you for that. Take pride in where you live. Make it your home and keep the outside neat and tidy. We know you have it in you!

IMPORTANT REMINDER: COMMUNITY SPEED LIMIT ENFORCEMENT

I cannot stress enough how important it is to follow the posted speed limit within our community. The speed limit is ten miles per hour, and the signs are posted for a reason— to keep everyone safe.

A good majority of the residents do follow the speed limit, and I hugely appreciate your cooperation and respect for the community rules. However, there are still ongoing issues with speeding, particularly with guests and delivery drivers. While we understand that we cannot always control delivery services such as Amazon or FedEx, you are responsible for your guests and must ensure they adhere to all community rules and regulations, including the speed limit.

Recently, a brownish/tan low-rider truck entered the community, sped excessively through the back street, and exited just as fast. Unfortunately, I do not know which lot

the vehicle was visiting, but this type of behavior is unacceptable and unsafe.

The speeding must stop. Please make sure your guests are clearly informed that speeding in this community will not be tolerated.

If the issue continues, additional speed bumps will be installed—up to three or four more if necessary—to reduce speeding. I understand that speed bumps are not popular, but safety comes first. Rules are rules, and they must be followed.

Thank you for your cooperation in keeping our community safe.

NEIGHBORHOOD WATCH NEWS

Neighborhood Watch Update & Community Cleanup Plans

I wanted to share a few updates with you as we kick off the new year.

I have officially taken over the Neighborhood Watch from Mindy, and I want to thank her for all the hard work and dedication she has given to our community. She has been supportive and grateful for the transition, and I hope to continue the wonderful job she has done.

I am currently working with the City of Mesa, and I will be coordinating with Alicia, the TriStar Program Coordinator I will be submitting an online application to the city to see if we can obtain roll-off dumpsters for our community. While I do not yet know how far out the scheduling is, my goal is to have dumpsters available by March so we can organize the community cleanup

After the holidays, and especially after last year, I know a lot of us could use the opportunity to get rid of unwanted items. I know I certainly can. I am working as hard as I can to get everything organized and to get the Neighborhood Watch fully up and running in the new year.

If you have any suggestions, ideas, or feedback, they would be appreciated. Community involvement is key, and your input truly matters.

Let us kick off 2026 with positive thoughts, a cheerful outlook, and a renewed commitment to keeping our community safe, clean, and connected.

Thank you all for your continued support.

COMMUNITY CLOTHES & HYGIENE DRIVE

From February 8th through February 19th, we will be holding a clothes drive to help support local homeless shelters that need warm clothing and personal hygiene items.

We encourage everyone to come out and help us support those in need and keep our community members warm during this season.

Donation drop-off:

• Please bring donations to the clubhouse

• Items may be placed in bags, though boxes are preferred.

Items especially needed:

• Shoes

• Jackets and coats

• Socks

• Shirts and other clothing (all sizes and ages welcome)

• Personal hygiene items

Anything you can donate is appreciated—no matter how big or small. Every contribution helps and shows that we care.

Thank you for your generosity and support.

CONGRATULATIONS TO SOUTH S&P ON YOUR CHRISTMAS DECORATING!

We certainly have not forgotten about our South S&P family. We are excited to share wonderful news and recognize two homes that truly stood out this Christmas season.

A big congratulations to Mike and Chris Ferrazzi and Delia Ramirez for their beautiful holiday decorations. You did an outstanding job decorating your homes and spreading Christmas cheer throughout the community.

As a thank-you, you will be receiving gift cards from Cobblestone in recognition of your festive Christmas displays. What a fantastic way to show holiday spirit— well done!
