Q.

I am helping my mother sort out old paperwork for my late father who passed away earlier this year. We did not require grant of probate as it all passed to my mother. Is it necessary for my mother to keep all of my late father’s paperwork?

A. In many cases where assets pass automatically to the surviving spouse, or under the terms of a Will, it is not necessary to take out a grant of probate on first death. In such circumstances, like your mother’s and

8. Thame Out

late father’s, when the surviving spouse (i.e. your mother) passes away it is likely that you will wish to transfer your late father’s unused nil rate band allowance and/or unused residential nil rate band in order to minimise any inheritance tax due from your mother’s estate. It can be difficult to calculate the value of your late father’s estate, at that stage, if you do not have records of this and if many years have passed since your father’s passing, financial institutes such as Banks may not have retained the records that you might need either. I would advise you to keep hold of the probate valuations of all assets held by your late father, the

original Will (if there is a Will) and a note of any substantial gifts made 7 years prior to his death. One year on Celebrating one year at Oracle Ear Care

I

t has been a whirlwind year for Oracle Ear Care since opening last November. The team has been working hard to support the local community and GP practices with ear health. Extra pressure on the NHS and doctors has made it difficult for everyone to be seen in-person, and telephone consultations can only go so far when it comes to ear health. It is crucial to be able to see inside the ear canal to identify the problem. In the last year, Oracle has seen clients aged between 2 and 102 years old. As well as removing a lot of ear wax, they have also seen a wide range of ear conditions, from simple ear infections to much more serious diseases requiring urgent referrals. They have also removed a wide range of foreign objects such as: stones, gems, insects, cotton buds, hearing aid domes and bits of garden hedge! Luckily, more serious problems are few and far between, but it does highlight the importance of getting your ears checked. Sereta says, “We have met so many interesting and lovely people. I would like to thank all our clients for their ongoing support and kindness during our first year. Our doors are always open to anyone who needs advice. If you have any concerns get in touch with us – we always offer a free ear health check”.

10. Thame Out

HOW DO I LOOK AFTER MY EARS? Many people ask, “How do I clean my ears?”. The short answer is “You don’t!”. Ears are self-cleaning and the skin inside your ear canal should naturally migrate outwards, carrying ear wax and debris with it. By using cotton buds or anything else to clean your ear canals, you may disrupt this natural cleaning system and end up pushing the ear wax further down towards the ear drum. This can cause an ear wax build-up, damage to the ear canal or even a ruptured ear drum. For some people, the natural cleaning process does not work very well, and they may require regular visits to a professional to have it removed. This is common for those who wear hearing aids or frequently use earphones. HEARING LOSS It is not always obvious when you start to lose your hearing. When your eyesight worsens, you notice that it becomes difficult to read your book or see distant road signs, but with hearing loss, it is much more difficult to notice when you are missing out on sounds.

l Asking people to repeat themselves l Listening to music or watching TV with

the volume higher than other people need it l Difficulty hearing on the phone l Finding it hard to keep up with a

conversation l Feeling tired or stressed from having to

concentrate while listening Oracle Ear Care are now offer hearing assessments as well as ear wax removal. They have a soundproof room and hearing booth which creates a quiet environment for an accurate test of your hearing. They provide a hearing report afterwards to give you a clear view of how well you are hearing. Sereta says, “Hopefully this Christmas we will be meeting with family again. If you think you’re struggling to hear, make sure you get your ears checked. It may just be a wax problem which, when removed, can restore hearing immediately.” Oracle Ear Care look forward to hearing from you.

Early signs of hearing loss include: l Difficulty hearing other people clearly

and misunderstanding what they say, especially in noisy places l Struggling more than others to

understand what people are saying when they are wearing masks

Treating thread veins on the leg with Nd:YAG Laser

Lasers can be used to treat common face and body concerns. ERA Skin & Laser Clinic in Thame has 3 of the latest medical grade lasers. Nicci Maitland went to have a chat with clinic owner Emma Rothery to find out more about some of the most popular laser treatments the clinic offers and why this season is the perfect time to start your treatment.

Laser days What are the benefits of laser hair removal?

LASER HAIR REMOVAL Laser hair removal is the most effective method of hair removal available that can be used almost anywhere on the face and body. Unlike other methods such as waxing and shaving laser hair removal gives long lasting results. The hair will become finer and softer meaning less visible, and the growth will slow down. How does laser hair removal work? Laser hair removal uses light energy to permanently damage or destroy individual hair follicles. This treatment targets the roots beneath the surface of the skin using a medical grade laser to prevent regrowth. The hair follicle must be targeted at a specific time during its growth cycle to prevent the hair from returning. As individual hairs could be in different parts of the hair growth cycle at any one time, you will need several treatment sessions to see long-lasting results. We usually recommend 6-8 appointments spaced 4-6 weeks apart. Laser hair removal is suitable for men and women with all skin tones. It works on your entire body including sensitive areas such as the face and bikini line.

12. Thame Out

Popular areas include top lip, chin, leg, bikini area, underarm hair, back hair and chest hair. Why choose laser hair removal? Our laser hair removal treatment enables you to benefit from smooth skin, avoiding the in-grown hairs and irritation that can occur with shaving. Results are also more permanent than waxing, sugaring or hair removal creams/depilatory creams. Unlike IPL (intense pulsed light), laser hair removal is suitable for dark skin tones and hard-toreach areas. And in contrast to electrolysis, it can be used to remove hair all over the body, with the ability to target large areas at one time. Our Expertise We’ve been lasering here in Thame for over 4 years and our client feedback is testament to the results we achieve. We have 3 laser therapists at the clinic who are all Level 4 trained, which is a specialist laser qualification. Treatment is carried out in a dedicated LPA approved laser room to ensure your safety at all times. We specialise in intimate laser hair removal i.e Hollywood / Brazilian and have significant experience in treating clients with Polycystic Ovary Syndrome (PCOS) or who are Transitioning.

It reduces hair, permanently: Laser hair removal offers a permanent reduction can achieve reduction of up to 90%. Any hair that does grow back will be finer, lighter and softer, with the additional benefit of smoother skin. No more ingrown hairs: Laser hair removal vastly reduces the need for shaving and waxing, so you can say goodbye to ingrown hairs, shaving rash and stubble. Save time and money: Invest in a course of laser hair removal and you may never have to wax or shave again – saving time and money in the long run. Improved skin tone and texture: Say goodbye to pigmentation and uneven skin left behind after constant shaving or waxing. THREAD VEIN REMOVAL Also referred to as spider veins, thread veins are commonly found on the face and legs but they can appear anywhere on the body. This condition can develop in anyone at any age and can be treated quickly and effectively with the right advice and treatment. Facial thread veins are not dangerous, but they can affect your confidence if left untreated.

What are facial thread veins? Facial thread veins are tiny blood vessels which run close to the surface of the skin. They look like thin red or occasionally purple or blue lines. They appear when blood vessels become enlarged which cause the veins to appear broken. The medical term for them is telangiectasia. What are the causes of facial thread veins? There are a number of causes including overexposure to the sun, excessive alcohol consumption, hormonal changes such as pregnancy, sudden changes in pressure such as severe vomiting or sneezing, or they may simply be genetic. People with rosacea often find they suffer from facial thread veins as the skin is red and flushed. How does laser treatment work to treat these type of veins? Laser treatment is a safe, effective way to banish thread veins. The light from the laser is directed at the veins causing them to heat up very quickly. This heat will cause the vein to break down and collapse in on itself which may present as some bruising on the skin’s surface. The damaged vein gradually dissolves and is removed through the body’s natural immune system, leaving the skin smooth and clear. What is the treatment process and how many sessions will I need? We use an ND:Yag laser to treat thread veins. This is a very precise treatment, where we can trace along the vein with pin-point accuracy. Some clients see results after one treatment, but we would recommend a course of three for maximum results. We allow four weeks between each treatment, so a course of treatment would take place over three months. INTENSE PULSED LIGHT (IPL) TREATMENT What is IPL treatment? IPL technology uses a broad spectrum light which penetrates the skin to target some of the most common skin concerns such as; PIGMENTATION: brown patches on the skin causes by sun damage or aging. MELASMA: caused by sun damage or most commonly hormone related. ROSACEA: general redness of the skin caused by hormonal factors

Our Laser Specialists

What other concerns can IPL help with? IPL also has a rejuvenating effect on the skin, helping to even out skin tone, brighten the skin and smooth fine lines and wrinkles. A difference can be seen after only one session, monthly treatments are recommended to maintain results. IPL treatment is also effective for hand rejuvenation, regular treatment improves skin condition and plumpness, leading to a more youthful appearance. IPL treatments can be combined with the Clinic’s award winning Hydrafacial treatment and Radiofrequency or HIFU skin tightening to further improve skin health, lift and tighten sagging skin. FUNGAL NAIL TREATMENT

nail. The laser is non-ablative, meaning, it does not create a hole in the nail. The energy in the form of heat passes through to the nail bed. A short course of weekly treatments is required and aftercare is provided to help ensure optimal results. Is this the best time to start laser treatment? Laser can make your skin sensitive to bright sunlight which is why the autumn and winter months are a great time to start treatment. You will need to use a sunscreen after any laser treatment where skin is exposed to the sun. A patch test is always required before any laser treatment can commence.

What is Fungal Nail infection? Fungal infection in the nail is normally caused by one particular fungus called Trichophyton Rubrum. Our skin naturally has fungus on it and it is normally controlled by a very weak acid secreted by our sweat glands. The fungus will overwhelm these natural defences when conditions on the skin are moist and warm. Around 30% of us will develop this condition and it is the fungus that is responsible for this infection that spreads into toe and finger nails. It’s estimated that 25% of the adult population under 60 years of age will have a fungal nail infection and this can increase to 50% of adults over 60 years of age. Will the infection clear up without treatment? No. The infection is contagious and if left untreated can spread to other nails. Once the infection is in the nail it can cause the surrounding skin to become infected so it’s best to seek treatment as soon as possible. How does laser work? We use an ND:Yag laser which penetrates the nail to target the infection under the

Widen your field of vision It’s time you saw the bigger picture with Zeiss SmartLife Lenses from Ivan R Cammack in Thame.

I

n today’s world, we have never been more connected. We are forever browsing, swiping, clicking and zooming. Digital devices are an integral part of our lives. Staring at television screens, computers, laptops and phones inevitably has an effect on our eyes. Eyes that rarely ‘switch off’ need help. In response to consumer insights and extensive research on modern visual behaviour, ZEISS have developed a new lens portfolio to help all spectacle wearers keep up with the times. Recommended by Ivan R Cammack, the ZEISS SmartLife Lens Portfolio is a complete, all-day lens addressing the everyday visual needs of people today, whatever challenges the day brings. SmartLife Lenses offer full UV protection (standard in clear ZEISS Lenses*), and are specifically designed for todays connected, fast-paced lifestyle. Wearers can take on everything their eyes face today, with confidence. We are looking at even more information on smaller displays. A closer reading distance on digital devices.

14. Thame Out

Our changing visual behaviour has seen a significant increase in downward shifted gaze. SmartLife optics with multipoint optimisation means exceptional central and peripheral vision despite the additional downward eye rotation required to navigate when using devices while on the move. Whatever your age, you have to deal with the visual strain that is part of this digital lifestyle. But your visual needs also change as you grow older, and anatomical and physiological changes of your eyes can lead to different visual challenges over time. See clearly and stay sharp all day long with ZEISS SmartLife Lenses. Wide fields of view across all distances and in all directions can improve your clarity of vision. There is nobody better qualified to endorse these remarkable lenses than Ivan Cammack himself. “As a new varifocal wearer in 2018, I was happy but aware of compromises when using my specs. I was always searching for the ‘sweet-spot’ on the lens when reading, and slightly troubled by peripheral blur when driving,” says Ivan.

“I changed to Zeiss Smartlife in Spring2021, and the difference was remarkable. “The extra measurements taken and the use of iTerminal technology when dispensing SmartLife, means my lenses are individual to me, my face shape and my chosen frame. I never have to think about my specs, they just work really well at all distances, all of the time. It has been a real success. I would not go back to any other lenses”, he concludes. For further information on Zeiss SmartLife lenses lenses, contact Ivan R Cammack.

R

egardless of age or gender, many of us suffer from aches and pains. With 20 years’ experience working for the NHS, including over 10 years of ultrasound guided injections, Simon Duck is perfectly placed to help you. He now brings his ultrasound skills and state of the art equipment to the Feet First clinic in Thame’s Upper High Street. Simon is a Sonographer who also trained as a Chiropractor and Podiatrist. He has a wealth of clinical experience, having worked alongside Osteopaths Physiotherapists, Orthopaedic Surgeons, Radiologists and Rheumatologists. Ultrasound scanning for the diagnosis of foot, ankle, knee, wrist, elbow or shoulder pain is often not readily available on the NHS and limited to hospital settings. Simon provides a one stop service whereby a diagnosis and ultrasound guided injection for knee, ankle and foot patients can be performed using high resolution images. Ultrasound guided injections are more accurate than “blind “injections as they take out the guess work and ensure the correct area is targeted. A dose of steroid or hyaluronate can be precisely deployed under local anaesthetic to accurately target the problem area and minimise pain for the patient during and after the procedure.

Patients can be seen with or without referral from a GP or other health care professional. In a single appointment, Simon will carry out a diagnostic ultrasound scan and discuss treatment which may include an ultrasound guided injection that can be performed at the same appointment. A full report will then be provided to your GP.

If you are over 30 and suffer from painful joints or tendons there is now a straightforward pathway to diagnose and treat these problems with Simon at Feet First. Call Feet First on 01844 261023 or email thamesono@pm.me today.

HEALTH & BEAUTY Hilary Westall with more exercise advice.

Why do Pilates?

I

’ve been practising and teaching Pilates for nine years now and am as big an advocate of it now as I was when I discovered it back then. However, there remains confusion over what Pilates actually is and what it can do for you; and also how it differs from other forms of exercise. Why the name? Pilates was developed in the early twentieth century by Joseph Pilates, a German born in 1880 who was plagued by ill health, for which he studied and developed an exercise programme that would restore him to fitness. He observed that where there was a weak or misaligned area in the body, the individual would over-compensate or over-develop in another area. It was therefore imperative that the misalignment be corrected, and the body re-educated to avoid recurrence of injury. He also believed that true wellbeing could only be achieved through a combination of physical fitness and positive mental attitude. So what is Pilates? Joseph Pilates’ focus was on controlled movements which, over time, would improve flexibility, build strength, and develop control and endurance in the entire body. His emphasis was on alignment, breathing, developing a strong core, and improving co-ordination and balance. The core is defined as the ‘powerhouse’ of the body, and consists of the muscles of the abdomen, lower back and hips – the key to a person’s stability. His system is still the basis of Pilates taught today, which has evolved to allow for different exercises to be modified in range of difficulty to suit any level, progressing in intensity as the body adapts to the exercises. Pilates can be done with or without equipment, but the movements should always involve slow, precise movements

18. Thame Out

and breathing control, unlike many other types of exercise. It is not restricted to specific body parts – many movements focus on your core and trunk, but as defined by the ‘powerhouse’, this also involves hips, inner and outer thighs and the upper back and neck. Depending on your instructor, many other moves are mixed in, creating a full body workout. Pilates classes focus on control as opposed to endless repetitions or working to failure and exhaustion, working to oppose gravity, using resistance with your body, and sometimes equipment such as bands, balls and foam rollers. The ultimate goal is to strengthen and isolate the right muscles, taking your time to focus wholly and mindfully on the exercise and connect with your breathing. One of the main differences between Yoga and Pilates is that Yoga is generally used for increasing flexibility of the body including the joints. Pilates, on the other hand, focuses on trying to relax muscles which are tense, providing strengthening work for the body’s many muscles. Benefits of Pilates Pilates helps you to do everything better and I truly believe that everyone can benefit from it. It strengthens and stabilises your body so that you can move efficiently, and improves posture, flexibility and mobility. It can be very functional, helping you to move more comfortably and effectively on a day-to-day basis with everyday tasks whilst minimising your risk of injury, such as lifting shopping from the car, or bending over to tie up a shoe. It’s also a fantastic basis for any other physical sport you might do, helping with imbalances and faulty movement patterns by strengthening weaker areas. Like other forms of exercise, Pilates has also been found to have a beneficial effect on mental health. It cannot be effective if performed mindlessly, requiring concentration and focus on the connection between mind and body to

get maximum benefit. As such, it can be a good introduction to both physical and mental endurance. Today, Pilates has become extremely popular with the general public of all ages and levels of fitness, some of whom have never embarked upon any form of physical fitness before. The benefits are clearly being learned as modified and adapted versions of the exercises are now widely used by physiotherapists, osteopaths, sports massage therapists and personal trainers for their clients, in addition to GP referral to instructors. Classes do vary widely in their content and standard of teaching and at present there is no official regulation on who can or cannot teach. However, Pilates is very different to keep fit classes due to the technicality and precision of the moves. A Pilates instructor should hold at least a Level 3 instructor qualification, and preferably a Level 3 Pilates Teacher qualification. A small class (maximum of 12) is beneficial so that the teacher has time to monitor, assess and correct everyone’s movements, giving hands-on, individual attention where necessary. We all have weak areas, imbalances, postural problems and areas of tightness, due to lifestyle, fitness and age, not to mention the fact that back pain is the largest single reported cause of absence from work. Unfortunately, many people don’t discover the benefits of Pilates until they are referred by their GP or physical therapist after a problem has already occurred. My advice to everyone is to start practising Pilates as a means of maintaining wellbeing and preventing injury instead of waiting until the damage is done.

Hilary is a Level 3 Personal Trainer and Pilates teacher. She runs Pilates, body conditioning and stretch classes in Chinnor, currently via Zoom, and can be contacted on 07812 097562, email: hilarywestall@gmail.com for further details.

N

othing cheers up a ‘bleak midwinter’ more than Christmas lights, and they are not just limited to the tree. Call into White Hart Studio in Haddenham and you will find some bright lighting ideas. Candles, Battery, Solar and Electric solutions will light up your Christmas. Owner, Jane points me to some wonderful St. Eval candles. Sustainable. traditionally hand poured in Cornwall they come in beautifully designed tins. The candles are available in fragrances such as Winter Thyme, Orange & Cinnamon, Figgy Pudding and Inspirits. They make a great gift. If a naked flame makes you a little nervous, try the various ‘safer’ options. The LED Flame Candles are a brilliant

alternative. Operated by remote control they are available in ‘Christmas’ red or green. You can have a still light or a flickering version. These are great value at just £18.00 for a pack of two with their remote included. Traditional white church style candles come in a pack of three. Other lighting options available are a Starburst wreath featuring LED lights. An ideal hanging decoration or a table centre piece. Also popular this year is the ‘Robin’. A metal frame in white or earth colour with numerous lights in the shape of a Robin. Very light, this is ideal for sending through the post. Just £15.00. Exterior lighting. Great for trees, doorways come in the form of a cluster of lights on a chain (comes with a transformer). Starburst lights that are

available as solar or battery powered are perfect for lighting up a pathway. White Hart Studio are switched on for Christmas lights.

LIFESTYLE l The new Hybrid Mediation model where

The Divorce Revolution There is a Better Way Family Mediation and Mentoring LLP and a big change in family law.

M

ost people know someone, a friend or family member, who talks about the nightmare of their divorce, the conflict, stress and what seemed like never ending legal fees. Well, separation and divorce no longer needs to be like this anymore. A divorce revolution is upon us. In 2022 “No fault divorce” will become law and it is one of the biggest changes ever seen in family law. In readiness, new options are now available to help couples discuss and agree all aspects of their divorce, the legal paperwork, the financial issues and arrangements for their children. There is no need to go to court. Claire Colbert and Rachael Oakes have established their new business called Family Mediation and Mentoring LLP because they want to work with couples in a way that law firms cannot. The aim of the new business is to keep couples out of court and facilitate the resolution of any issue involving family breakdown, separation, divorce and its financial consequences, arrangements for children and any other kind of family dispute. The goal is to support couples to achieve the no fault divorce they want. To do this Claire and Rachael use all the skills they have as accredited mediators whilst drawing on all the knowledge and experience they have each built up working as specialist family lawyers for more than 20 years. They are leaving the

world of litigation to do what feels like the right thing, helping couples achieve an amicable separation and divorce. Lawyers cannot meet with a couple together. They are prevented from doing so because it is regarded as a conflict of interest by the rules that govern how lawyers’ practice. One of the unique services Family Mediation and Mentoring LLP can provide is a Family Law Information Meeting. Whilst working as family lawyers Claire and Rachael were conscious that many couples wanted to meet together to obtain an understanding of the steps and options involved in divorce situations. Law firms cannot offer this service because they are unable to meet with couples together. This is a great first step for any couple wanting to receive as much information as possible about how the divorce process works and enables couples to make joint decisions about next steps. This service can reduce the risk of conflict, help people keep their legal costs down or assist anyone who might already be representing themselves in the family court. Family Mediation and Mentoring LLP are the only local business who can provide all the following services to help and support people; l Traditional Family Mediation where a couple meet with a mediator to facilitate the resolution of the practical and financial consequences of separation and divorce.

both lawyers representing the couple are involved in meetings so that they became part of finding the solution and stop litigating. The lawyers can provide legal advice as and when it is needed when discussing proposals for reaching an agreement l Meeting with children to ascertain their views about future arrangements so that they feel that they have a voice in the process l Mediating for couples to facilitate what might be included in a pre-marital agreement, post marital agreement or cohabitation agreement. l Coaching people who are having to go through the court process. This is a very stressful process and one Claire and Rachael know inside out. l Resolving other types of family disputes by mediation l Mentoring lawyers who work in the field of family law. This service is led by Rachael who also sits as a Deputy District Judge The website contains lots of information about all the available services and explains all the above options in more detail so please do have a look – www.familymediationandmentoring.co.uk Family Mediation and Mentoring LLP came about after much reflection and wanting to help couples find a better way to separate and divorce. As Alice Walker said – “Look closely at the future you are constructing. It should look like the future you are dreaming”. Claire and Rachael have dreamt the dream and want to create a better future for those they work with. Tips to sell your home this winter

I

f you’re ready to move, you might be wondering whether to put your home on the market now or wait until the spring. Well, although winter may traditionally be a quieter time for homemoving than spring and summer, the market is still very much open for business and selling your home in this colder season does have its benefits. As those who aren’t in a hurry to move tend to hunker down and focus on festivities, buying and selling activity usually dips a little over the winter period. That gives motivated sellers who push ahead with marketing two advantages:

With that, here are our top 7 tips to help you sell your home this winter:

1. Style for the season Work with the colder weather and shorter daylight hours by styling your home so that it reflects the season and creates a cosy atmosphere. Refreshing soft furnishings and accessories is a simple way to transform the look of a room, so replace light cushions and throws with heavier fabrics and deeper colours. Pillar candles in storm lanterns cast a lovely light and can make a great focal point on a coffee table, sideboard or kitchen countertop. WinterA. Although you may get fewer viewings scented candles – think cinnamon, spiced pumpkin and orange – can also help overall through the winter, those who create a welcoming seasonal vibe. make the effort to look at potential new homes despite the inclement weather, are generally committed buyers who are serious about making offers. B. If there is a slight drop in the number of homes on the market, there’s less competition. That means you should get a higher proportion of buyers viewing your home and, with fewer houses for them to choose from, they should be quicker to Low-maintenance green plants, such as make an offer if they like what they see! peace lilies and Boston ferns will add life and are easy to look after, and potted orchids should give you long-lasting flowers and just a hint of spring around the corner. Finally, if you’re wondering whether you should put up Christmas decorations, we’d say yes – as long as they’re not overpowering. Festive décor can add a lovely, cheery feel to your home, but you don’t want to detract from the natural Remember, even if there’s a howling space. So, even if you usually dress every blizzard outside, the internet is always room from head to toe in Christmas trim, up and running. House-bound potential buyers will have plenty of time to browse hold back a little this year! through online listings, and estate agents’ 2. Maximise light doors and phone lines are still open. Low natural light in winter can sometimes So, if you’re keen to secure a sale make interiors feel dull, so make sure you this winter, it’s time to revitalise your let as much daylight in as possible when marketing for the season and prepare you have viewings. Pull back the curtains, to show buyers that your home is a make sure blinds are fully rolled up and wonderful one to live in – whatever the clear window sills of any large objects weather’s doing outside! that might block light from getting into a room.

38. Thame Out

Another thing to consider is how you could change the lighting to show off the size of each room – emphasising the height in particular can make a huge difference to how spacious rooms feel. Investing in some higher-wattage light bulbs is a simple way to brighten up your whole home, and have plenty of lamps throughout to add a warm and welcoming glow.

3. Turn your garden into a winter wonderland With fewer daylight hours for potential buyers to appreciate the outside of your home, install some pretty garden lights to inject a touch of ‘winter wonderland’. There’s a huge range of all-weather options for exterior lighting – from strings of fairy lights for trees and summer houses, to stakes for lawns or borders and spotlights for pathways. And many of them are solar powered, so once they’re up, you don’t need to think about plugs or timers. If you have a terrace or other outdoor seating area, you could add solar-powered lanterns and why not consider investing in a heat lamp or fire pit that you can take with you to your next home?

4. Refresh your photography The best way to keep your home looking fresh in adverts is to ensure the photography is always in line with the

season. So, if your current photos were taken in the summer, speak to your agent about updating them. Have the interior shots taken once the styling has been refreshed for winter, but before you put up any Christmas decorations, as they would make the pictures a little too time specific. And for the exterior, make sure the photographer gets some shots at twilight, with plenty of lights on – inside and out, so your home glows and the garden twinkles!

5. Stay on top of maintenance With higher levels of rain and wind – plus frost and possibly snow – you may have a few more jobs to do than usual to keep your home looking its best through the wintertime. But it’s worth doing a daily maintenance check because even if you don’t have a viewing booked, you never know when potential buyers might be passing by to check out your home from the outside. Three key things to stay on top of: 1. Keep paths free of leaves, snow and other debris 2. Make sure drains are clear so rainwater doesn’t pool or flood 3. When it’s icy, salt the driveway and paths Also, you may want to keep a close eye on how clean your windows look, as low light can be unforgiving and you want your home to sparkle!

6. Get set for perfect winter viewings When it’s chilly outside, you want to welcome potential buyers into your home with warmth on all fronts. So turn the heating up a few degrees ahead of the viewing, light fires and candles for a cosy atmosphere, and make sure every room is well-lit. Check the garden and other exterior lights are on, so people can clearly see where they’re going, and make sure there’s somewhere to hang up coats and leave umbrellas and boots. If you don’t have a porch or hallway, it’s worth popping a coat stand by the front door – and don’t forget a clean doormat. A nice touch is to offer viewers a warm drink and even a seasonal nibble – perhaps a mince pie or some gingerbread. The more welcome you can make people feel, the more positive they’re likely to be as they walk around your home, hopefully leaving them with a happy memory of the viewing and your home.

If you’re keen to sell and are ready to start marketing your home this festive season, get in touch and we can discuss the best strategy for finding you a buyer this winter. And if you’re already on the market with another agent but haven’t had any offers yet, we may be able to help you secure a sale ahead of Christmas – so give us a call! Phone 01844 399292 or email us on darren@collegeandcounty.co.uk and we’ll get straight back to you.

7. Discuss the festive period with your agent Find out what your agent’s business hours will be over Christmas and New Year, and make sure you keep them posted on your own plans – any specific days when you’re going to be entertaining or hosting family and friends and when viewings wouldn’t be convenient. If you’re going to be very busy over Christmas, you could simply consider taking a short break from selling for a couple of weeks. The best thing to do is have a chat with your agent and come up with a strategy for the festive period, so you can relax and enjoy yourself, while making sure you don’t miss out on a potentially perfect buyer.

How a career in television channelled an interest in antiques and furniture for Kate Farnaby, owner of Edie & Po.

A new direction K

ate Farnaby has worked in TV all her life as a Director and Series Producer on documentaries and factual entertainment programmes. Kate worked on shows such as ‘Cash In The Attic’ and Grand Designs which really piqued her interest in furniture, antiques and interiors. This became a real passion, as Kate learned more and more about vintage furniture, homeware and design. Encouraged by her new local friends who were creative small business owners, as well as reconnecting with Cash in the Attic antiques experts at The Swan Antiques Centre in Tetsworth, Kate made the leap to start her own business.. When a shop became available in Thame’s Buttermarket, Kate decided to go for it. She has now launched Edie & Po, named after her children, Edie and Harpo. This is a little shop with big ideas. Selling vintage furniture and modern homeware, Edie & Po is yet another independent business that has opened in Thame. Kate scours auctions, antique fairs and car boot sales looking for items to

44. Thame Out

sell in her shop. Some items even come from friends and family. However, Kate will only ever take excellent quality, well made items. All carefully selected by Kate. All items must have ‘good bones’ as Kate says. As an independent business, Kate champions small independent craftsman and suppliers. Another one of Kate’s passion is the environment. Kate wants to make her own home as eco friendly as possible. She buys responsibly, searching out sustainable items from local suppliers. Edie & Po’s modern homeware is well-made, ethically sourced, environmentally friendly and crafted with the highest quality materials. Shopping with a conscience has never been easier. As for vintage items, Edie & Po, find unique, beautiful and well made vintage pieces. Buying vintage means you are doing your bit to combat our throw away culture and reduce your carbon footprint. Why buy new when you can re love the old? Edie & Po can revive your old furniture as well. Don’t throw it away bring it in. Whether it’s antique, modern,

or a family hand-me-down, don’t give up on it just yet. Edie & Po can paint, paper and pamper it to match your home, ready for you to reuse. Better for your wallet and the world too!

Tailored tables Bespoke hardwood tables made in Long Crendon

48. Thame Out

All tables from Tailored Tables are made to measure and come with a choice of wooden and metal legs. You can see examples of their work online, via Instagram or you can simply call in. Jack and Liam are hard workers. You could be sitting down at a totally unique table within just 8 weeks.

I

n early spring this year, Jack Ollis and Liam Boycott launched their business, Tailored Tables. For Jack it is a business that started as a hobby. For five years he had been working as a Carpenter, and was well used to working with wood. When he was given some samples of Oak, he decided to make tables for friends and family. Tailored Tables was born. Jack works alongside Liam, his business partner of 13 years. Liam is a joiner, designing and making bespoke cabinets and kitchens. For Jack however, tables are his first love.

As the name suggests, Tailored Tables create one-off, beautifully crafted tables that really are statement pieces. They also make hall tables, coffee tables, desks and benches. Tailored Tables works with three main hardwoods. Ash, Oak and Walnut. Beautiful looking woods that make tables that last a lifetime. What really sets apart tables from Tailored Tables is the size and depth of the boards used. The boards are much wider than conventional wooden tables that tend to use thin strips, this means you see so much more of the grain. Two inch deep boards make for a sturdy design as well.

FOOD & DRINK Wine Expert, Jerome Harlington talks seasonal wine trends.

Tipple trends T

op five trends to watch in wine and spirits over this festive season, according to GlobalData Ho ho ho, Merry Christmas to you! Although reading the papers exclaiming disruptions in supply chains and crop damage as a result of climate change it can seem anything but a Merry Christmas. A global pandemic causing lockdowns coupled with a climate change crisis have led to a shift in attitudes towards drinking and are shaping new trends and consumption habits in spirits and wine. Holly Inglis, Beverages Analyst at GlobalData, explains how these factors are driving new innovations: “Health consciousness and sustainability, sprinkled with a pinch of indulgence, are set to drive... innovations... as consumers look for products’ that align with their personal values without compromising on taste”. So here are five trends for you to look out for this winter: Low/No ABV Already established in the beer sector, low or no ABV are now taking shape in spirits and wine. Moderation continues to be a winning trend as we look for lower/no ABV variations of our favorite drinks. Mindful of this trend, for some time I have been working on an alcohol free wine brand that delivers an authentic wine experience without the alcohol. I am launching sinVinos alcohol free wine in the coming weeks. So long as we can collectively keep the ships sailing across the channel and trucks running along our roads without too much disruption. To keep up to date on launch I would recommend following sinVinos on Instagram.

56. Thame Out

CBD infusion Two companies have recently leveraged experimental and health trends in one unique launch. Spirit’s producer, Amass, has recently paired THC and CBDinfused with zero ABV spirit, highlighting a modern take on what was once considered a taboo. In Poland, CBD beer launches from Browar Miejski Gloger Sp. Z o. O have also been witnessed. Take up and offerings in the UK are still highly niche so this is very much an emerging rather than established trend. Green wine We are increasingly demanding sustainable and healthier alternatives to traditional products, and often this is achieved via certifications such as organic. Regarding wine, this refers to organic, biodynamic, or sustainable, all of which have their own certification boards and regulations. More of us are finding natural and organic claims to be very appealing. I have been a cheerleader for handcrafted artisan wines for many years and my outstanding sommelier, Bruno, will soon be launching Unrefined Wines. A new wine discovery club subscription box that will include curated wines from across the world. Follow unrefinedwines and brunoxx1nft on instagram to be among the first to hear about the launch, keep up to date with news or access the wines. Hard tea Following the immense success of hard seltzers, producers are now looking to new cross-category innovations. Hard tea leverages a popular non-alcoholic beverage choice – with a twist. Producers

are able to combine novel alcoholic blends with a tea base to create a unique offering, which is appealing to many of us. Convenient eco-friendly cans The can format primarily came into play as part of the on-the-go trend. However, since the pandemic and subsequent slowdown of many people’s lives, canned wines and spirits have coopted a different space – that of portion control. Cans provide an accessible and affordable way to both count calories and consumption of alcohol units. You may think that because wine is a can, the quality is poor, but this very often isn’t the case. There are some fabulous wines available in a can, so I would recommend giving some a try. So why not seek out some of these trends this Christmas and try them for yourself. If you would like to be among the first to try sinVinos alcohol free wine when it lands on our shores, please drop sinVinos a message via instagram and we will make a note to let you know when it arrives and will keep you up to date with news. Of course, let’s not forget that this is the season of good cheer and indulgence, so if you would like some hints and tips on pairing wine with this season’s fair, as always please do drop me a line or Bruno a message via Instagram and we would be delighted to help. Happy Christmas to you and family!

Horse and A La Carte Jane Rogers treats her husband to a pre Christmas meal at The Black Horse in Thame.

D

arker evenings at this time of year seem to drag us into pubs and restaurants even earlier. So straight after work my husband and I decided to sample the seasonal menu at The Black Horse. A chilly winter evening found us seeking out the comfort of a tasty meal and warming beverage in a convivial atmosphere. The Black Horse fitted the bill perfectly. It is a beautiful pub and brasserie that is simply brimming with character. Cosy snugs in the bar make for a perfect spot to enjoy a pint, whilst the airy conservatory and artfully decorated barn brasserie are attractive spaces in which to spend a leisurely meal with friends and family. The Black Horse serves a menu of seasonal home-cooked favourites with a French twist. Also on offer is a carefully curated wine list, expertly-mixed cocktails and a wide range of ales. So there is something for everyone. For us, it was one of my favourite starters, Moules. Hubby had Salmon.

66. Thame Out

Mains were Coq au Vin for him and Beetroot salad for me. Delicious, but I did envy his choice. The excellent food was accompanied by another favourite of ours, a bottle of Primitivo red wine. As warming as the welcome and service from all the staff that looked after us.

To really celebrate this festive season, The Black Horse has introduced a Christmas party menu. The Christmas party menu is 32.50 per person and you can see what’s on offer on this page. The Black Horse work closely with the finest suppliers to bring the very freshest ingredients to your plate. You will find a well-stocked cellar with wines from across the world alongside craft ales and beers. There is always a guest ale on tap. If gin is your thing then you’ll be sure to find your favourite tipple on the drinks menu, expertly mixed by friendly bar staff. GIFT CARDS A perfect present for the foodie in your life.
