A MESSAGE FROM THE DESK OF SHELDON GROTHAUS, CEO, BROKER & OWNER - TEXAS RANCH SALES
Fall 2025 Market Update
As we head into the final stretch of 2025, we want to take a moment to connect with our clients, partners, and friends. Whether you’re a multi-generational landowner, a first-time buyer, or simply watching the rural market, Texas Ranch Sales is here to keep you up to date.
The land market has held steady this year—measured, but resilient.
Ag Land: Quality acreage with strong water security continues to bring premium prices.
Recreational & Legacy Ranches: Buyer demand is growing, fueled by those seeking privacy, security, and investment value.
Out-of-state Buyers: Still a strong force across Texas.
Rates: The Federal Reserve has hinted at gradual easing beginning mid-2026. Until then, expect short-term rates to hover in the 5.25–5.5% range.
What this means for you:
Buyers with solid equity positions are best positioned to act.
Sellers should price strategically and consider offering flexible terms (e.g., owner carry, land contracts) to broaden the pool of qualified buyers.
We’re also seeing a generational shift: Millennials and Gen X investors are stepping in, often blending lifestyle and portfolio growth. Tech professionals, remote entrepreneurs, and families are eyeing working ranches as primary residences or hybrid-use properties. Meanwhile, family land transfers are accelerating, creating both opportunities and challenges in acquisition and inheritance planning.
Looking ahead, the fundamentals remain strong:
Limited supply in prime regions will keep values stable to rising.
Productive farmland should see modest appreciation.
Ranches with live water, hunting, or multiple revenue streams will continue to outperform.
Sustainable and regenerative practices are becoming value-add features buyers recognize and reward.
If you’re considering buying, selling, or restructuring your portfolio, now is the time to plan. Whether you want a current valuation or a long-view strategy session, we’re always ready to talk land.

A
MESSAGE FROM THE DESK OF DAVE WILCOX, COO & BROKER – TEXAS RANCH SALES
That’s a wrap on Hunting Show Season!
What an incredible (and at times exhausting) couple of months it’s been.
We kicked things off in mid-July at the Dallas Safari Club’s Summer Expo at the Gaylord Texan in Grapevine. A strong three-day show that set the tone for what’s shaping up to be an exciting fall in hunting camps across Texas.
From there, we began our journey as the Presenting Sponsor for the Texas Trophy Hunters Extravaganza as founder Jerry Johnston would say, “The Grandaddy of them all!”
Houston, Reliant Expo Hall: We caught up with old friends, met plenty of new ones, and felt the buzz for the upcoming hunting season. Conversations quickly shifted from hunting excitement to hunting land ownership—always our favorite turn.
Ft. Worth Convention Center: Another great turnout, with thousands streaming through. The enthusiasm was electric, and we had meaningful conversations about what it would look like for families to own the land they hunt.
San Antonio, Freeman Coliseum/Expo Hall: Our “last stand” in the Alamo City didn’t disappoint— crowds every day, and serious discussions about farm and ranch real estate with our team throughout the weekend.
We’re proud to have served as Presenting Sponsor and thank Texas Trophy Hunters for the opportunity.
One of the biggest takeaways? Many folks told us they didn’t think owning their own hunting property was even a possibility.
Once we talked through their goals, it often became clear that it was more realistic than they imagined. And with our friends at Capital Farm Credit right there beside us, we could immediately connect people with financing options to see how attainable their dream really is.
Our team is ready, eager, and excited to help buyers and sellers navigate the farm, ranch, and rural real estate market. If you’ve been thinking that owning your own piece of Texas is out of reach, let’s have a conversation. We’ll show you why it may be closer than you think.
Here’s to a safe and successful hunting season. Early reports show strong dove numbers this year—great news for Texas hunters.
So, when you’re sitting on a bucket overlooking a sunflower field or stock tank this fall, ask yourself—what if this was my ranch? Let’s talk about making that dream a reality by next season.

Wildorado ISD Leads the Herd with Cattle Company
by Beth Griesmer
The students carefully studied the seedstock catalog before heading to a sale 30 minutes down the road from Wildorado ISD with a list of six bulls they liked. Five of the breeding cattle were definitely not within their budget. But the students were patient — they had goals and genetic aspirations for the bull they wanted to buy that day. When senior Hollis Albracht’s bid on bull #22 was accepted, all the students cheered.
The Wildorado Cattle Co. is a student-run seedstock operation in the 200-student Panhandle district west of Amarillo. This one-of-a-kind career and technology education program imparts a wide variety of skills to the students involved.
“The cattle are simply the tool,” said Brody Russell, the Wildorado ISD agriculture teacher. “We could be raising anything. The key is getting kids the experience to learn those skills.”
Some of those skills include learning how to communicate with people in the cattle community, marketing the company, and planning an auction held in March each year. Not to mention all the animal science, genetics, and math they are learning along the way.
Russell, a certified teacher from Pampa, knew about the program from consigning his own bulls to be sold through the Wildorado Cattle Co. before joining the district three years ago. He is the second teacher to lead this unique program that
started after the district built a high school in 2016.
“The school board had a vision and a heart for the community,” Russell said. “Most small communities, you let the school go and it doesn’t take very long for the rest of it to go with it. It was very important to keep a school.”
A High School Returns to Town
Shannon Leavitt was the board president when Wildorado ISD passed a bond by two votes to build a new facility. Previous to that bond, the last class to graduate from Wildorado High School was in 1951.
“I lived in this community my whole life,” said Leavitt. His family, like everyone else in the community, attended school in Wildorado through the fifth grade and then went to neighboring Vega ISD for middle and high school.
Facing the challenges of declining enrollment and passing a deficit budget each year, Leavitt knew from his decades of service on the board that they needed to do something bold. He said the community was split down the middle about building a new school.
“But from the minute we passed that bond, every single member of the community has supported this.” Three of the 1951 alumni attended the 2021 graduation ceremony, the first one in 70 years.
An Idea Born in Ag Country
The school board knew that just building a new 400-student facility would not be enough to attract students and increase enrollment.
“We had to change the mindset of being a school board with students to being a business that is creating an educational product that customers wanted to come to,” Leavitt said.
“The fact that we have consignors come back year after year — myself being one of them — is a testament to the work that these kids put in and how seriously they take it,” said Russell, referring to the stock of bulls owned by others but sold through the Wildorado Cattle Co.
“We’ve invested in genetics this year, and the kids are putting in some embryos,” he said. “I’m really hopeful that we are walking to the end of the diving board to make a splash. They already made a splash everywhere they go.”
The product they decided to focus on was to find the best agriculture CTE teacher and do something no one else in Texas, let alone the nation, was doing — establish a cattle company run entirely by students.
“We’re an ag community and the school sits in the middle of a wheat field,” he noted.
The cattle company is structured into several student-led departments, including directors of communications, events, finance, and herd management. After an initial investment from the district, the company is now self-funded through the annual bull sale. They sold seven of their own bulls in March and sold an additional 41 consigned bulls.
Russell has 90 students in the grades 8-12 agricultural program, with about 65 of those students working directly with the cattle company. Some of the courses he teaches include the principals of agricultural, small animal management, equine science, agriculture mechanics, and livestock production with a variety of certifications.
Out of the classroom, Russell and the students have an eye on the future of the company’s reputation in the seedstock community. The Wildorado Cattle Co. has earned industry respect and impressed customers with their dedication and attention to detail. But they want to be known for the quality of their product, not just the novelty of being a student-run operation.
Leavitt and the board wholly support these efforts.
“Anything of value, anything of real credibility can never be content where it is today,” he said. “It always has to have the vision of where it’s headed.”

In our home, cozy they lay
But soon needed room to play.
Out they went! To prolonging sunshine, With the chickens, dog, and the feline.
Feathers replaced down once soft and fine
Their next meal their only dire deadline.
I live in Bexar County, Texas and raise turkeys each year for Thanksgiving, and I wrote a poem to reflect on my experience. I have raised Broad Breasted Whites and Narragansetts alongside my chickens, guinea fowl, and other critters. I find them to be a lively bunch! And as San Antonio grows around me, they keep me grounded in the rhythms of Creation.
I am very thankful to my grandparents who wanted a life out in the country, I do not have to deal with an HOA, we have our own well water, and we have room to raise animals. Because of the legacy my grandparents wanted to establish, I can now enjoy the benefits of a big city while coming home each night to a taste of country living. I made use of this in high school by raising lambs through the FFA program, but turkeys have a special place in my heart.
This brood, in particular, I have trained well! With a little help of cat food, now they know to follow me around as I do lawn work or clean up the sheds. I am endlessly fascinated with their bare heads of changing colors: blues, reds, and whites – come to think of it, they are a patriotic bunch! And their calls and gobbles are a good addition to the chorus of summer cicadas, rooster crows, and the guinea fowl “buckwheat.” The toms strutting and posturing is really a site to behold. You can see why Ben Franklin called the turkey a “respectable bird” and “a bird of courage” in his letter to his daughter.
Inspiration for my poem really started as I thought upon the interconnectedness between the seasons and the life of the turkey: hatch in spring, growth and maturity in summer, and the
At eventide they roosted in the fowls’ suite
As Night slowly reclaimed time without a cheat. They dwarfed chickens, meaning more room for meat! The toms strutted with all brag and fuss complete.
Now they gobble to herald autumn's vitality
Which brings family time and conviviality
A heritage to savor in joviality.
Thanks to grandpa's axe the turkey has finality: It gobbled at others, so now others gobble it!
culmination of its purpose in autumn. The start of each stanza references the seasons in some way. The seasonality of the world instructs us that there should be seasonality in our life as well: we should expect and want to start new things, work towards their maturity, and decide if our goals have reached completion or if they should be resurrected and grown for another season.
The poem also increases in number of syllables per line, starting with seven in stanza one when the turkeys were chicks and ending with thirteen in the final stanza to represent the turkey’s growing size. At springtime they start oS fitting within my palms and by autumn they soar above my knees when they want to. The last line of the poem breaks the rhyme scheme and established stanza length illustrating the final breaking of the turkey’s life. I view the execution of the turkey in a positive light, and so I wanted this stanza to show heart-warming themes of the holidays.
After all, food sustains life, and what is food if not previous life? Life for life. This is a time where the family gathers, and my sister and cousin can spend time with my grandparents and I as we slaughter the turkey and then defeather it and process it. The title uses the word “herald” which conjures themes of tradition and of exciting news – I think autumn is a time of excitement because holidays, family time, and good food are all right around the corner! The theme of tradition is touched on briefly at the end, with mention of my grandfather and of heritage, a nod to the joy traditions brings us in our modern technological era.
Appreciating family and holidays should be at the top of all of our lists. I have seen firsthand how city living and rapid technological innovations work to deracinate people. A rootedness in our shared American history and culture and a rootedness in our family history and legacy is more than just a good goal to strive for, it is an antidote to the crises of meaning and the deepening and widening of the ‘Slough of Despond’ that seems to entrap more and more people. I know I certainly will appreciate my family and my animals all the more this Thanksgiving.

MAGGIE JUSTICE
CAPTURING EMOTION, ONE HORSE AT A TIME
Horses are freedom in motion—and for Maggie, they are also mirrors. “There’s a flow to them,” she says. “Painting is flow, but with horses, you don’t want to be anywhere else or doing anything else.” Calm, intuitive, and almost meditative, horses offer her the same grounding energy she channels into her canvases.
Her journey into painting was fueled by personal loss. Maggie’s sister, Lacey, who passed away in December 2019, inspired her first full immersion into art. “I started painting at the beginning of 2021, following her first death anniversary,” Maggie shares. “That experience was the fuel of expressing myself fully through art.”
Her work resonates far beyond aesthetics. Collectors, mostly horse owners, often reach out to share how her paintings helped them process grief, honor loss, or reconnect with emotions they’d buried. Her piece All the Noise, donated to the Texas Spirit Initiative Auction, is a perfect example. Growing up in New Orleans, Maggie experienced the heartbreak of Hurricane Katrina firsthand. “Flooding and devastation hit close to home,” she explains. “This piece is about grief, tragedy, and the constant noise in our society. I hope it gives people a safe space to feel and heal.”
Studio Life
Starts the day with breakfast and admin work
Sets the stage for painting with music and affirmations
Balances commissions and original work to stay creatively and financially sustainable
Occasionally experiments with prints and limited editions
Quick Facts
Specialty: Horse portraits, emotional storytelling through art
Favorite Breed: Quarter Horses
Favorite Fictional Horses: Spirit, Black Beauty
Studio Ritual: Affirmations on the wall, meditative music, lighting and mood carefully set
In the studio, Maggie carefully constructs the environment for creation: slow, meditative music—drums, chimes, and violin—or occasionally upbeat tunes that inspire emotion, but never chaos. Affirmations cover her walls, grounding her before she touches the brushes. A painting, she explains, isn’t just color on canvas—it’s closure, a way to honor raw, universal feelings.
She balances commissioned work with original creations, allowing her financial needs and creative passions to coexist. “I usually do a few commissions, then paint an original piece,” she says. “Ideally, I’d like to make even more original art and have the freedom that comes with it.” Her favorite subjects? Quarter Horses, as well as legendary fictional horses like Spirit—stories that first ignited her lifelong love of these majestic animals.
Looking forward, Maggie envisions expanding her artistic reach: entering competitions, combining her paintings with poetry in books, even creating a children’s book with her own illustrations. One dream project is a 3D bronze version of Holding Space, a piece she feels deserves the permanence and reverence of sculpture.
For Maggie, art isn’t just about horses—it’s about holding space, honoring emotion, and connecting people to something bigger than themselves. “Finishing a painting,” she says, “isn’t about closing grief. It’s about honoring it— and realizing everyone else feels it too, in their own way.”
Maggie’s work is a reminder that horses aren’t just animals— they’re companions, teachers, and vessels of emotion. And through her art, Maggie makes that connection visible for everyone lucky enough to encounter it.
