Dear TAAHP Friends: Thank you for again joining us in beautiful Austin, Texas for the 10th annual Texas Housing Conference. In recent years, Hurricanes Katrina and Rita which ravaged many areas of the Gulf Coast in late 2005, have been a focus of this conference, bringing the housing community together to promulgate important legislation. This legislation was aimed at restoring the lost units to coastal communities in Texas and beyond by focusing intensive funding on both acquisition and new construction activities.

The affordable housing industry now faces a potential catastrophe, on the same scale of these natural disasters, due to the ongoing problems in the credit markets that undermine the security and stability of equity and debt products critical to the development of affordable housing. Even on the eve of the approval of an historic piece of Federal housing legislation aimed at “fixing” many problems with the tax credit program, there are still critical issues, like the equitable calculation of utility allowances and median incomes, that have not been addressed by this legislation. The resolution of the balance of these issues is critical to Building the Bottom Line - the theme of this year’s conference.

There has never been a more urgent time for the housing community to come together and speak with one voice about the critical changes and legislative support necessary to the future of this industry. So we again welcome you to Austin and ask that you actively participate in the ongoing dialogue regarding these critical issues that challenge our industry.
