Status: Lease Executed - Landlord is gathering tenants for the development. Once they get tenants and secure financing, then our permits and the landlords civils are ready to be approved. Timing dependent on landlord financing.

Status: Lease Executed - Civil plans are approved. Building plans are pending final approvals. We are waiting for the contractors bid. Once we have the contractor bid, we can go in for financing as well as provide valuation on the project to building department. Assuming this all takes 2-3 more months. We could start construction in April/May.

Status: Lease Executed - Architect believes we will receive comments in the next 5 weeks. After the next round of comments are addressed, we assume approval on building plans will be shortly after. We are out for bid with contractors. If all goes well, we could have permits and start construction sometime by end of February or beginning of March.

Status: Design Review - Currently in design review for civil plans. We are finalizing floor plan iterations internally. Once floor plan has been determined, then we can jump into Construction Documents. Assume CD’s will get started on by 2/1/2025.

Status: Lease Executed - Waiting on landlord’s timeline to get closer to ours. They have had many delays. We are waiting till they are closer to approved plans that will deliver us a completed plan before we get started on our CDs.

Status: Working on lease – Rezone required which takes 6-8 months. Waiting for survey to be completed 1/20. Then takes civil 4+ weeks to finish documents. Therefore, we assume we will submit for rezone and design review on the week of 2/10.

Status: Purchased - Been in review with San Bernardino County now for a year on our MUP submittal. Originally was told no CEQA was required, then in July was told CEQA was required. Submitted CEQA in August to find out in November no review had taken place. We have gone through 4+ planners in the County. Now they contracted us out to a third-party plan checker who has been much more responsive. MUP comments are being addressed and they have reviewed our CEQA which we resubmitted and will go to public review soon. If all goes well, we could have entitlement approval by middle of this year.

Status: In escrow. Our pre-app meeting with the Town of Florence was held on 10/30/25. We have received pushback from the Town regarding needing to develop the entire 17-acre piece instead of just our 2.5-acre piece. We are currently working with the Seller’s group to site plan for the entire 17-acre development to keep project moving forward. Est Open Year: 2026.

Our ALTA survey has been ordered. Est Open Year: 2026.
