10 ways to improve your finances

D

o you ever wonder how you could better manage finances? You’re not alone. When it comes to money, most people are far from perfect. Whether you make $20,000 a year or $200,000, some simple steps can start you on the right financial path, and some of them only take a few minutes to complete. “Personal finance is an intimidating topic, especially if you’ve made mistakes in the past,” says Michael McAuliffe, an adjunct instructor at Morton College (near Chicago) and president of the nonprofit Family Credit Management. “But everyone has the opportunity to start fresh and make improvements. Your past missteps don’t have to dictate your financial future if you resolve to be proactive today.” McAuliffe is co-author of a financial workbook titled “Personal Finance Made Easy.” Thanks to a grant from State Farm, the workbook can be downloaded for free at www. familycredit.org, or you may request a hard copy be mailed to you free of charge. You can use the workbook alone or pair with the free online video lessons. Topics covered include money management, savings, investing and more. McAuliffe suggests 10 simple ways for you to start improving your finances immediately: 1. Stop, think, save. When out shopping, don’t mindlessly pile things in the cart. Take a moment to stop, think what you really need, and save by not buying extras. Cutting unnecessary spending is easy when you make a habit of briefly pausing to analyze what you really need. 2. Cut 5 percent. If your employer cut your paycheck by 5 percent, you’d be unhappy, but you’d still be able to survive. Why not make that cut now? Reduce the extras like your daily latte or weekly visit to the salon and the savings will mount quickly. 3. Save. Every little bit counts when it comes to savings. If you save just $5 a day — the cost of a fast food lunch — you’ll have $1,800 in a year. It’s OK to start slow and build momentum. The ultimate goal should be to save at least 10 percent of your net income (income after taxes and other deductions).

4. Budget. It sounds simple, but most people don’t have a solid budget. Create a spending plan now and stick to it. List all expenses and see where adjustments can be made. Refer back to your budget regularly to stay on track. 5. Keep multiple savings accounts. The less accessible your money is, the easier it is to reduce spending. Keep multiple savings accounts and pay yourself first. One savings account could be designated for an emergency fund, another for a new car or a future vacation. 6. Make it visual. Discourage overspending by reminding yourself why you are trying to save. A photo of your vacation destination, for example, illustrates what you’re saving for; put it everywhere you spend money — your wallet, computer monitor, vehicle, etc. 7. Make your money work for you. Consistent contributions add up over time, and thanks to the power of compound interest, the longer you leave your money untouched in a savings account or other investment, the more it can grow. 8. Home savings. If you own a home, you know it can cost a lot of money. Cut costs by doing home improvements and maintenance jobs yourself rather than hiring them out. Call your insurance agent and see if there is a lower rate for homeowners insurance. Check into refinancing while rates are still low. 9. Manage checking accounts. You need a checking account, but are you really keeping track of your money? Online banking makes it easier than ever to balance your checkbook, track your spending and set up alerts for when your balance goes under a certain amount. 10. Review your credit report. From mortgages to car loans to employment, your credit report and credit score affect many aspects of life. You can review your credit report for free annually by going to www.annualcreditreport.com. Make sure you know what’s on it and make corrections as necessary.

Buyers flock to condos in downtown Nashville

F

or those of us who’ve lived an entirely rural or suburban existence, it could be difficult to understand the appeal of life in the city. But residents are flocking to downtown Nashville, snapping up condos so quickly that builders can’t keep up. The reasons for choosing a downtown lifestyle are as disparate as the people you’ll find living in urban areas. Tennessee Homes recently spoke with a pair who’ve made the choice to live in the heart of Music City. One, Matt Dearborn, is a 25-year-old enjoying life in his condo at the Boiler Lofts (also called The Boiler Room) in Werthan Mills, located near the Nashville Farmers Market. The other, Barbara Shelton, is a retired 75-year-old grandmother set to move from Arizona to be near her family in Smyrna. Georgia native Dearborn moved into his condo in Germantown last November. Originally from Atlanta, he came to Nashville by way of Athens, Ga., about 2 1/2 years ago. Before making the move to Werthan Mills, Dearborn lived in Green Hills. Why did he make the move downtown? “I am a single, young professional and enjoy being close to areas with nightlife,” says Dearborn. But lest you think downtown living is all about clubs and nightlife, consider Shelton, who currently lives in a single-family home in a 55-and-over community in Green Valley, Ariz., just south of Tucson. This active senior can’t wait to give up her garden rake in favor of carefree condo living. “I’m really kind of tired of gardening,” Shelton says with a laugh, adding that she’s ready to learn new things and explore what Nashville has to offer. Shelton has her Arizona house on the market and

is ready to pack her bags for Music City and move into a downtown condo at Twelve Twelve in The Gulch. Shelton is one of several who have a nonbinding reservation to purchase a unit at Twelve Twelve, the 288-unit 23-story high-rise currently being developed at 12th Avenue South and Laurel Street. The development was originally intended to be rental units, but the downtown market has shifted and people are eager to buy. Because of that growing interest, developers began to weigh whether to rent or sell the units. According to Sydney McCann, a broker with Twelve Twelve, interested buyers are lining up to sign those nonbinding agreements, and it seems likely the units will be sold. “We’re very pleased with the interest to date,” says McCann. “To achieve almost $40 million in sales so soon without a website or advertising really speaks to how much pent-up demand there is right now for high-quality condos in Nashville.” At press time, McCann said developers expected to have final lender approval and start converting those reservations to contracts by the end of March. That’s good news for Shelton, who has already visited Nashville to spend time with her daughter, son-in-law and grandchildren. During a recent phone conversation, Shelton spoke of a visit to The Gulch where she explored shops like Urban Outfitters and The Turnip Truck, one of the downtown area’s urban grocers. “They have great fresh food,” says Shelton. “And it’s a great place for lunch.” > > CITY LIFE, PAGE 16

Citing nearby yoga studios, gyms and all the shops in the area, Shelton plans to stay busy once she moves to The Gulch. “I want to take dancing lessons, and I’d like to learn new kinds of painting” she says. Shelton owns a car and says she will probably keep it after moving to Nashville, but she doesn’t expect to spend a lot of a Sh time driving. elto n SUBMITTED “I’m tired of driving to the grocery store. It’ll be nice to walk to where I need to shop,” Shelton says. Many city dwellers decide to ditch their automobiles after moving downtown, opting to walk, bike, use public transportation or take advantage of short-term car rentals (like Enterprise CarShare), but since Dearborn works for a healthcare IT consulting firm in Cool Springs, he does own a car. “I use my car on a daily basis to commute to work; however, it is easy to walk to the grocery or downtown Germantown,” Dearborn says. “It is also really convenient to walk to restaurants when the weather is nice.” For a single guy who travels for business, Dearborn’s roughly 700-square-foot condo more than suits his needs. And, he says, the price was right. He cites the “affordability” of the Germantown area and of Werthan Mills in particular. After just a few months of living downtown, Dearborn loves the urban lifestyle. “I enjoy being close to the interstate system and having easy access to dining and downtown attractions,” says Dearborn. “Everything you need around the Boiler Room is easily accessible and most of the time a short cab ride away,” he says. Dearborn also appreciates the “diverse culture” of his “up-andcoming” community; he sees plenty of potential for development and improvements in the neighborhood. Plus, there are other perks to the area. “I never used to visit the Farmers Market until I moved to Germantown. I now find myself frequenting it about twice a month … it is very close to my condo and offers fresh local produce,” says Dearborn. While Dearborn is already experiencing the convenience of living in the heart of the city, Shelton is

Everyone is singing Nashville’s praises

N

ashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more. Forbes magazine ranks Nashville third on its list of “Next Big Boom Towns.” The music scene was one factor that led to the city’s inclusion on the list; other criteria included job growth (both past and projected), quality of life, fewer traffic tie-ups compared with other cities its size, affordable housing prices and a “pro-business environment.” Forbes.com calls Nashville one of the “Best Places for Business and Careers,” and the city ranks 27th among “Cities on the Edge” (by Sperling’s Best Places) for its scores in areas such as sports, art, music, culture and cosmopolitan factors (like LEED certifications and population growth). Some may think of Nashville as a meat-andthree kind of town, but the venerable New York Times knows that Music City has so much more up its culinary sleeve. A 2012 NYT article shined a spotlight on East Nashville cuisine. From the Farmer’s Market to food trucks to gourmet popsicles at Las Paletas, Nashville’s hip food scene is evidence of a diverse culture. Readers of Travel + Leisure have also noticed Nashville’s taste for good food, voting the city #16 among the “Best U.S. Cities for Foodies.” Nashville’s vibrant music scene is still a trait that earns notice, but these days it’s not just country music that’s thriving in Nashville; Music City’s burgeoning pop scene recently led The

Atlantic to dub Nashville the “Silicon Valley of the music business.” The publication cited Nashville’s transformation from “country music outpost” to a major player in the world of commercial music. With venues like The Bluebird Cafe, 3rd and Lindsley and The Station Inn, it’s not surprising that last year Rolling Stone magazine declared Music City has the “Best Music Scene” in the country. Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On their list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent. Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offices here — a testament to strong business foundations and economic growth. SUMNER Measured growth, eye toward the future are part of Sumner’s appeal

W

ith one of the top high schools in the state, a mass transit plan in the works and a wealth of recreational opportunities, Sumner County has plenty to brag about. This area just northeast of Nashville offers a quality of life that many new-home buyers find attractive. Residents here enjoy the hometown feel of cities like Gallatin and Hendersonville but appreciate the nearby big-city perks of Nashville. The county’s largest city, Hendersonville, is home to Merrol Hyde Magnet School, named the third best high school in Tennessee in U.S. News & World Report’s most recent ranking of America’s Best High Schools. Gallatin (the county seat) is home to Volunteer State Community College, a public two-year college that offers associate degrees, certificates and continuing education opportunities. ince 1991, St. Jude Children’s Research Hospital in Memphis has built and awarded 315 houses and raised more than $260 million through the St. Jude Dream Home Giveaway. Tickets for this year’s Nashville giveaway are now on sale, and you could be the lucky winner. This fundraiser for St. Jude offers the chance to win a dream home currently being constructed by Signature Homes in Carothers Cove at Ladd Park in Franklin. Only 15,000 tickets will be sold at $100 each, and event officials suggest that serious contenders buy tickets early. “After a sellout last year, we know the house built by Signature Homes will definitely be one that everyone will want the opportunity to win,” says Chase Simpson, senior event marketing representative for St. Jude. Officials broke ground on the project back in December. Valued at approximately $500,000, the five-bedroom, four-bath house will measure 3,000 square feet and include a kid’s retreat and outdoor kitchen. Franklin: It’s more than just a ‘pretty face’

I

t’s hard not to love Williamson County. Franklin, the county seat, is the quintessential Southern town set among scenic rolling hills, and the city has a thriving downtown district and quaint city square — traits that no doubt played a part in the city earning the Great American Main Street Award. Driver’s License The Williamson County Driver’s License Station is located at 3830 Carothers Parkway in Franklin. Hours are 7 a.m.-5:30 p.m. Tuesday-Friday, with the exception of the second Wednesday of each month, when the station opens at 8 a.m. For information, call 790-5515. Williamson County residents do not have to apply for or renew their driver’s licenses at this station. Tennessee residents may apply for a driver’s license at any driver’s license testing station, not just the one in the county in which they live.

Vehicle Registration, Emissions Testing Before a vehicle can be registered in Williamson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Williamson County Emissions Testing Center, located at 1005 Merylinger Court in Franklin. The center is open 7 a.m.-6 p.m. Monday-Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturdays. Registration and Tags Williamson County residents are required to register their vehicles through the Williamson County Clerk of Court. Applicants must present the following: a valid emissions test certificate, current registration or car title or the name and address of the lien holder; funds to pay for the tag and the county wheel tax. Renewal notices are mailed by the Tennessee Department of Safety and can be processed by mail. WILSON Light rail system, new schools attract business leaders, residents, visitors

L

ight rail, support for schools and a healthy business climate are all factors that equal growth in this county just outside Nashville. And that growth is good for the businesses and residents who call Wilson County home. Business is booming here and so is home building. Construction is ongoing at Providence and Kelsey Glen in Mt. Juliet, while builders are also busy in Lebanon at Spence Creek and Stone Bridge. All of the new business and building activity here is a testament to the friendly business climate. It’s no surprise the Beacon Center of Tennessee, a not-for-profit think tank based in Nashville, has named two cities within the county — Mt. Juliet and Lebanon — to their latest list of the “State’s Most Business-Friendly Cities (#4 and #7, respectively). A good educational system is a desirable trait in any community, and Wilson County has been making strides in building and upgrading the county’s schools. The county commission approved a $63-million school building plan that includes a new high school in Watertown (set to open in fall of 2014) and expansions at West Wilson Middle School and West and Rutland elementary schools. The brand-new Winfree Bryant Middle School is open in Lebanon, as is the all-new 300,000-square-foot Lebanon High School. Add to that the new Mt. Juliet High School that opened in 2008, and it’s clear county leaders are focused on supporting education. That solid educational system provides county businesses with a welltrained workforce, which in turn attracts more business and amenities to the community. Lebanon is also home to Cumberland University, a pri-

vate four-year liberal arts university established in 1842. Wilson County is also attractive because of its connection to downtown Nashville via the rail service of the Music City Star. Opportunities for mass transit are at a premium in Middle Tennessee, so the convenience of rail transportation for commuters is a big plus. The line stretches from downtown Lebanon to Riverfront Park in Nashville, with stops in between at Mt. Juliet, Martha, Hermitage and Donelson. In a bold move toward supporting mass transit, builders recently broke ground in Lebanon on Middle Tennessee’s first transitoriented housing development, Hamilton Springs. Vehicle Registration Emissions Testing Before a vehicle can be registered in Wilson County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to the Wilson County testing center, located at 810 Tennessee Blvd. Hours are 7 a.m.-6 p.m. Monday and Tuesday, 7 a.m.-5 p.m. Wednesday-Friday and 8 a.m.-1 p.m. Saturday. Vehicle Registration Emissions Testing Before a vehicle can be registered in Rutherford County, it must first pass an emissions test. Residents are required to bring their vehicles, a current registration or title and a $10 testing fee (cash only, no bills larger than $20) to one of two Rutherford County inspection stations: Murfreesboro: 1211 Salem Park Court Hours: 7 a.m.-6 p.m. Monday andTuesday, 7 a.m.-5 p.m. Wednesday - Friday and 8 a.m.-1 p.m. Saturday. Smyrna: 271 Weakley Lane Hours: 8 a.m.-6 p.m. Monday and 8 a.m.-4 p.m.TuesdayFriday.
