Ways to Make Your Home Smell Fresh & Clean

Consider these sensible ideas to improve the scents throughout your home:

Bring the Outside In

Fresh air is a terrific option for banishing bad smells. Throwing open windows creates a cross breeze that can chase stale, musty air away in a hurry. You can also improve your air quality by adding house plants, which naturally help purify the air by absorbing pollutants and exchanging carbon dioxide for oxygen. Plants like jasmine, eucalyptus and gardenias also offer their own pleasant scents.

Refresh Soft Surfaces

Textiles and other soft surfaces throughout your home easily trap odor-causing bacteria, dust and other particles that can contribute to unsavory smells. That’s why it’s a good idea to regularly give the rugs, carpet, bedding, throw pillows, curtains and other soft surfaces throughout your home a deep cleaning. If you can’t machine wash an item, use a vacuum with a hose attachment to remove as many hidden particles as possible.

Install a Heated Towel Rack

Damp spaces like bathrooms are breeding grounds for bacteria. If you notice a musty smell in the bathroom but can’t pinpoint the source, it may be your towel. That’s especially true if, like many

people, you reuse a towel several times before washing it. Hangdrying your towel may not be enough to chase away smell-inducing bacteria. However, the growth of bacteria is reduced on heat-dried towels by as much as 99%, according to a study commissioned by Amba Products. What’s more, in the study, a heat-dried towel produced a fresh smell over a seven-day period, whereas an unheated sample produced a musty odor by the fourth day.

With a variety of styles and finishes to fit almost any decor, the line of heated towel racks produces radiant heat to gently warm and dry towels. That can help eliminate moisture, resulting in less growth of mold and mildew. They also offer time, water and energy savings, plus some models come ready to use and take as little as 5 minutes to set up.

Simmer Fresh Aromas

If you need to add a pleasant scent in a hurry, such as just before hosting a special event for guests, consider simmering something that smells delicious on the stove. Simmering a blend of orange slices, cloves and cinnamon in a pot of water over low heat produces a subtle, pleasing scent that doesn’t overpower the room. Diffusers, candles and room sprays can also help add appealing smells in rooms that may need some extra attention.

Clean Common Culprits

Every household has some common culprits and, if you’re noticing smells, you may need to step up your game to keep these areas clean. Trash cans, litter boxes and pet beds all need regular attention that goes beyond the basics. Make a point of not only emptying the trash but also cleaning the trash can itself. Don’t just scoop the litter box. Replace the entire pan at least weekly. Strip and wash the exterior covering of pet beds and air out the cushion.

New Tax Credits Increase Appeal of Heat Pumps for Homeowners

More and more people are turning to heat pumps to heat and cool their homes. It is estimated that 18 million American households already use them. With new energy incentives being offered, and more homeowners choosing greener technologies, that number is expected to rise dramatically.

What is a heat pump? Heat pumps are powered by electricity and transfer heat using refrigerant. Heat pump technology moves heat outside your home in warmer months and is able to pull heat into your home during cooler months. Here are three reasons to consider one for your home:

1. Sustainability. Heat pumps are electric and don’t burn fossil fuels like furnaces do, making them more environmentally friendly. In fact, heat pumps are becoming the heating, ventilation, and air conditioning (HVAC) industry go-to for reducing consumers’ carbon footprints.

2. Control. Newer two-stage and variable speed heat pumps offer high- and low-stage heating to warm your space when outdoor weather changes; they operate more efficiently for longer periods of time at lower speeds and use less energy. They provide more precise temperature controls and more consistent comfort. Both options contribute to managing humidity levels too.

3. Technology. Heat pumps today are more advanced than ever and handle both heating and cooling by redistributing air. Carrier’s Infinity 24 Heat Pump with Greenspeed Intelligence operates at temperatures down to -15 degrees Fahrenheit, making heat pumps an advanced solution for mild and colder climates. Does your region get colder than that? Heat pumps can be combined with a gas furnace for a dual fuel system that is energy efficient and cost effective. Get the Right Size

There are several factors that go into picking your ideal heat pump. The size of your home, climate, sun exposure, desired features and ductwork all play into the size of heat pump. An undersized unit will work overtime to hit target temperatures. A unit that is too large will achieve the desired temperature before its cycle is complete and waste energy. It is best to work with a professional dealer in choosing the heat pump that is best for your home.

Money-Saving Tips

Heat pumps, including installation, can range anywhere from $3,000 to $15,000 or more. Thankfully, there are many cost-saving options for homeowners.

The Inflation Reduction Act of 2022 includes federal tax credits that reward homeowners for purchasing certain high-efficiency HVAC equipment, including many of Carrier’s line of heat pumps. Up to $8,000 in tax credits are available for all-electric heat pumps.

Lower energy consumption means energy bill savings, up to $500 on energy bills every year in some cases. Look for Energy Star certification and Seasonal Energy Efficiency Ratio (SEER) ratings. The SEER rating is like your car’s mileage per gallon – the higher the number, the greater the potential for savings.

Many manufacturers and utility companies also offer rebates and low-rate financing. For example, Carrier’s heat pump rebate offerings are listed on their website. At the time of this publication, up to $1,300 in rebates are being offered for most units.

How can I find the best mortgage loan?

Dear Monty

1. Interest rates change daily – Lenders calculate interest rates on indexes such as the Prime Lending Rate or LIBOR. These rates move up and down daily.

2. Annual Percentage Rate (APR) calculations are not accurate – The formula for calculations assumes the entire term of the amortization. If amortization is thirty years and you relocate in three years, the actual APR is more significant than stated by the lender.

3. The type of loans must be the same when making comparisons – Compare two fi xed-rate mortgages, not a fi xed rate and an adjustable-rate mortgage (ARM).

4. The APR calculation includes Private Mortgage Insurance (PMI) – When there is less than a twenty percent down payment on the home.

5. No lender has the best rate and terms at all times – Lenders source of funds are continually circulating, and pricing changes often. Lenders commit to a funding source to invest a specific volume at a particular rate. Once they place those funds, prices change. Check out rate-match guarantees.

6. There are different types of mortgage lenders – Commercial banks, thrift institutions, credit unions, mortgage brokers, online lenders, and more. All must follow the HUD rules, but they all operate differently. They may or may not honor any fiduciary relationship with you.

7. Fixed-rate, adjustable-rate, balloon mortgages, and government-assisted VA and FHA loans are typical. Specialty products for rural loans, certain local neighborhoods, and more exist.

8. The interest rate and monthly payments are not the whole story. Various closing costs can impact your out-of-pocket fees or monthly payment signifi cantly. Always ask for dollar amounts and not percentages when gathering all the expenses.

9. Other costs incurred may be added to a mortgage. If the debt to income ratio is good, many lenders will add closing costs to the mortgage loan.

10. Credit score issues impact quoted interest rates. A spotty payment history, excessive income to debt ratios, and other factors may mean a higher interest rate.

The preceding background material sets the stage for you to start shopping with a good overview of considerations in the process of identifying potential lenders and comparing their pricing and products.

Gathering the information to compare

Have a checklist to follow to ensure you have asked the right questions. Most loan originators appreciate a consumer asking these questions. Your questions are an indication you will be a good customer, so do not be shy. Ask away.

Now, negotiate from strength

Taking the time to understand and assemble this information provides you considerable negotiating power. Many lenders will negotiate. Now use this information to put those skills to work and save money.

f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line.
