Our personal service

We are a bit old-fashioned and like to form a relationship with our landlords and their tenants. We offer a hands-on service, with someone available at the end of a phone that you can speak to.

A personal letting and renewal service where we take the time to deal with matters and guide our landlords & tenants through the process.

Working with our service partner, Goodlord, we keep abreast of the ever-changing legislation, keeping our tenancy agreements current. These combined with the How to Rent guide and required certificates, make up the compliant document pack.

Should your tenants pass referencing, we also offer a class leading Rent Protection Insurance through our service partner too.

What do TenancyDocs do?

Admin & compliance service for landlords who rent and manage their own properties. We will do everything a letting agent will do, apart from advertise your property, carry out viewings and secure the tenant.

If you have found new tenants or would like to renew your existing tenancy. We ensure the documents you have served to your tenants are correct, current and compliant with the latest letting legislation, we can help.

Creating your document pack

We will carry out the Referencing, Right to rent checks and collate all your certificates, along with your new tenancy agreement into an electronic document pack that gets sent to both parties for review and electronic signature, taking the pressure off our landlords, by coordinating the entire process between them and their tenants.

The Penalty for letting a property without an EICR is enforced by the local authority and they can issue Civil Penalties of upto £30,000 per breach.

The penalty for renting property without a Gas Safety Check, includes fines of up to £6,000 and/or imprisonment.

The Penalty for landlords that are found in breach of this legislation are up to £5,000 per property.

Prison for 5 years or get an unlimited fine for renting property in England to someone who you knew didn’t have the right to rent in the UK..

To pay the tenant between 1 and 3 times the deposit as a financial penalty and can be ordered by the court to also return the deposit.

Rent Protection Insurance

EVEN WHEN YOU’VE TAKEN ALL THE RIGHT MEASURES TO LOOK AFTER YOUR PROPERTY, SOMETIMES THINGS CAN GO WRONG

This Rent Protection and Legal Expenses service means that, should the unexpected happen, you’ll always get the income you expect from your tenants, and it will also support you if you need legal representation to recover your property. (Tenants must have passed referencing for you to qualify for RPI).
