SECOND QUARTER 2025

The Ford Field & River Club carried its early-year momentum into Q2 2025, recording impressive real estate activity and continued membership growth. June was a standout month, featuring a $500K over-ask closing, multiple off-market transactions and several homes placed under contract— demonstrating robust demand within our private coastal golf and sporting club community. Overall, sales volume increased 17% from the previous quarter, underscoring the strength of our market and the appeal of life at The Ford.

On the membership front, enthusiasm for our expanded offerings continues to build. One National Membership and one Invitational Membership are currently pending and set to join our growing community in Q3—reinforcing the appeal of these new pathways to experiencing life at The Ford.

As we move through summer, Discovery Visits and personalized tours remain in high demand, with prospective members eager to explore all that The Ford has to offer. With an unrivaled Lowcountry lifestyle, year-round outdoor pursuits, and a strong sense of exclusivity, The Ford continues to affirm its reputation as the nation’s finest private coastal golf and sporting club community.

Played on our Pete Dye-designed championship course, the event showcased standout performances. The tournament brought national attention to our community and was celebrated as a true reflection of The Ford’s spirit and excellence. We’re excited to announce the Ford Collegiate will return next year.

Designed by Pete Dye, the course is celebrated for its strategic layout, natural beauty, and seamless integration into the surrounding Lowcountry landscape. This recognition reflects The Ford’s continued commitment to excellence and its enduring appeal as one of the state’s premier private golf and sporting communities.

Honoring a Century of Legacy

The Ford Field & River Club proudly hosted the Centennial Celebration Soiree, marking 100 years since Henry and Clara Ford’s impact on Richmond Hill. Held at the Fords’ historic winter home, the event featured live music, dancing, and stories celebrating Henry Ford’s lasting contributions to the community. This special evening honored the legacy that continues to define The Ford today.

Market Update from Ansley Developer Services, The Real Estate Team Exclusively Dedicated to The Ford

The first quarter at The Ford Field & River Club reflected national luxury market trends: a slower pace, longer decision cycles, and more cautious buyers. In Q2, however, we saw a welcome shift. Momentum picked up, and interest increased across the board. We closed five sales last quarter, including one to a net new member and another that sold pre-market with multiple offers and a final price $500,000 over asking.

We’re entering Q3 with $6.7 million in pending volume, and our average days on market is trending down. Inventory remains elevated with 30 homes currently listed, but demand is growing—particularly for thoughtfully finished, move-in ready properties.

Nationally, luxury buyers are prioritizing quality, lifestyle, and long-term value. The amenity upgrades now underway at The Ford have become a key differentiator. They’ve been a major talking point with recent prospects and continue to build buyer confidence in choosing The Ford—not just as a smart investment, but as a place they truly want to call home.

As we look ahead to fall, a historically active season, we’re focused on converting strong buyer interest into meaningful sales activity.

Looking Forward at The Ford

As we move into the second half of the year, The Ford Field & River Club continues to make exciting progress across all areas of our Lowcountry community. Construction is now underway on multiple phases of the $24.5M Amenities Upgrade Initiative, with the Sports Barn officially entering its full renovation phase. Final construction is on track to complete by the end of 2025, with curated recovery equipment and fitness technology already ordered. The adjacent lawn will be resodded and prepared for croquet and two new bocce courts to support future league play.

This fall, the Lake Dye Pool will close for its renovation, featuring an all-new zero-entry design and reopening in spring 2026. The Clubhouse will follow in November after the Men’s Invitational, with final plans now in place and permitting set to begin in early August. Construction is expected to wrap by Thanksgiving 2026.

Looking ahead, updates to the Golf Practice Facility will begin after the college tournament in late April 2026, with the addition of a flexible 6-hole Par 3 layout. Planning also continues for the relocated parking area, with renderings and member input to help guide the path forward.

With strong Discovery Visit momentum, a vibrant real estate market and a festive casino-themed Homecoming Gala on the horizon, the months ahead are shaping up to be active, engaging and full of opportunity.
