BUYER’S MARKET: High inventory of homes. Few buyers compared to availability. Homes on the market longer. Prices tend to drop in this type of market. This give you more time to look for a home and more negotiating leverage.
SELLER’S MARKET: Smaller inventory of homes with many buyers. Homes sell quickly. Prices usually increase and buyers must make decisions quickly. Conditional offers may be rejected.
BALANCED MARKET: Demand equals sully. Homes sell within an acceptable time period. Prices generally stabilize. More relaxed atmosphere with buyers having a reasonable amount of time and homes to choose from.
Purchasing a home involves one-time costs and monthly expenses. The down payment usually represents between 5 –25% of the total price of the property. There are a number of other expenses that you might be expected to pay for including mortgage application, appraisal fee, property inspection, legal fees and property transfer tax.
Having a pre-approved mortgage will give you the confidence of knowing exactly what you can spend on a home before you start looking. You will also be protected against interest rate increases (typically for 3 months) while you look for your new home.
