a guide to the community and the homes

Welcome

Sunbridge

to the naturehood.

is something new.

Sunbridge is a community founded on the idea that spending time in nature is an everyday essential. With nature trails at your doorstep and surprisingly close to downtown Orlando, Sunbridge will include all the stuff that makes a great community. Beautiful new homes, workplaces, eateries, parks, pools, shops and schools. And one more ingredient: an awe-inspiring, life-changing abundance of real Florida nature. From the creators of Lake Nona.

NATURE TRAILS

Here in Sunbridge, wide path walkways, boardwalks, and shell paths guide you through preserved woods, natural lakes and wetlands. Along the way, you’ll discover an ever-growing number of places where people gather, explore, and experience the kind of connection only nature can inspire.

THE WATERSHED: MIXED-USE DISTRICT

This isn’t your typical town center. The Watershed is Sunbridge’s future hub for gathering, dining, working and living—set along a scenic waterfront where the outdoors meets daily life. While the full vision unfolds over time, you can get a preview of what’s ahead as the new Weslyn Park amenity center breaks ground in 2025.

EDUCATION

Nestled in the heart of Weslyn Park, Voyager K-8 began welcoming students in 2024 with a curriculum as forward-thinking as the community it serves. This Environmental STEM school, created in partnership with the Osceola County School District, is nurturing both curiosity and a deeper connection to the natural world around us.

The Sunbridge App

Our promise to the land

As stewards of this land, we see Sunbridge as an opportunity to pioneer new kinds of best practices, to allow community and nature to coexist and thrive together, and to do more for our wildlife, water and climate.

It’s a big promise. And it’s why we’re working in collaboration with the Sustainable Floridians Benchmarking and Monitoring Program at the University of Florida, University of Central Florida, Life Soils, The Nature Conservancy, Toho Water Authority, Cherrylake and the OUTSIDE Sustainable Landscape

Collaborative in five key areas:

RENEWABLE ENERGY & EFFICIENCY

The homes and buildings of Sunbridge are held to a high standard of energy efficiency. And we’re exploring ways to develop renewable and efficiency standards for homes at scale to offset energy consumption. It just makes sense.

ECOLOGICAL PRESERVATION

Diverse ecosystems are healthy ecosystems. In Sunbridge, we’re creating and protecting habitats that encourage biodiversity. Which will also enhance the beauty of the whole community.

WATER RESOURCE CONSERVATION

With a list of strategies, from maintaining natural water systems to landscaping with native species, we plan to reduce our average perperson water consumption well below that of the typical community.

WATER QUALITY PRESERVATION

To protect our chain of lakes and the whole watershed, we’ve instituted a program of continual monitoring of our water resources and implemented management and landscape practices, as well as other solutions, that support the unique ecosystem of Sunbridge.

COMMUNITY ENGAGEMENT

Being true stewards of the land is a task as vast as the land itself. So we’re engaging residents and other partners with educational programs, fun events and volunteer opportunities.

The Florida Headwaters Foundation is the pioneering not-for-profit cornerstone dedicated to educating and inspiring the next generation by incubating, activating and funding sustainable practices in Sunbridge. Its independent operation ensures focused efforts on ecological preservation, scientific research and the promotion of biodiversity, aligned with the mission of Sunbridge.

Sunbridge is more than just a development; it’s a commitment to a future where nature, community and innovation exist in balanced synergy to create a sustainable and inspiring experience for generations to come.

Weslyn Park

Weslyn Park is where modern living meets wideopen possibility. With fresh home designs featuring James Hardie© siding, playful parks and trails that lead to real Florida nature, this neighborhood is made for folks who like their days a little more spontaneous—and a lot more connected. It’s everything you want in a new home, plus a few things you didn’t know you needed—like a future town center, an Environmental STEM school just down the street and fiber internet built to keep up with whatever the future brings.

AMENITIES AND FEATURES

As you might expect, the heart of the neighborhood is our big, beautiful Acorn Park with a pool, open-air pavilion, playground and wide grassy lawns made for laid-back afternoons. Around every corner, you’ll find parks, playgrounds, community gardens, a dog park (coming soon!) and the first few miles of what will become an expansive trail network. And coming soon, the Weslyn Park amenity center will bring even more to look forward to with a resident-only pool, fitness center, event space, and lakeside dining, all just steps from home.

NATIVE PLANT LANDSCAPES

You may notice that the landscaping looks different in Weslyn Park. That’s because in Sunbridge, we want to be healthy from the ground up. In our effort to demonstrate sustainability, the plants we use reflect a commitment to Florida native, drought-tolerant, diverse and resilient plantings to help preserve our lakes and waterways.

WESLYN PARK AMENITY CENTER

The best is yet to come and it will have its own kayak launch. Breaking ground in 2025: a new amenity center with waterfront, resort-style perks right in Weslyn Park’s backyard. Kayak dock. Fitness Center. Zero-entry pool. A new restaurant. Trail access. The works. Paddle up, dive in, head out. It’s not a vacation – it will just feel like one.
