Spring has officially arrived—and with it, the promise of fresh starts, longer days, and maybe (just maybe) a little less snow to shovel. In true Canadian fashion, we’re embracing the shift in seasons with a mix of celebration, reflection, and of course, some fabulous real estate.
This issue is particularly meaningful to me as I mark 25 years in real estate. What a ride it’s been! From firsttime buyers to seasoned investors, from cozy condos to sprawling family homes—and yes, even a few roller coasters along the way—I’ve been honoured to walk beside so many of you through life’s biggest moves. (Page 34 dives into a few of those stories—and yes, there’s a photo or two!)

Avoiding U.S. travel due to tariff chaos? These four iconic Canadian destinations will blow your mind
Only in Canada is a new travel series that acts as a love letter to the bucket-list destinations and experiences in our beautiful country. To kick off, four travel writers spotlight just a few of the wild, wondrous landscapes you have to see for yourself. Look for the Only in Canada series every week.
1. Take Nova Scotia’s most dramatic road trip
Stepping out onto the clifftops at the head of the Skyline Trail serves up pure drama. A boardwalk leads you through a carpet of scrubby shrubs and wild blueberries to an overlook. There, you can take in the hairpin turns of the Cabot Trail the scenic 298-kilometre driving route that brought you here and the vast, shimmering Atlantic that the road skirts along. Maybe you’ll see moose or carry a “just in case” stick for coyotes, because this place is wild, even if this famous hiking trail gets crowded sometimes.
There are many more glorious hikes along the Cabot Trail, which takes you along the rugged Cape Breton coastline, past massive Bras d’Or Lake, and through its soaring Highlands. The trail weaves in and out of Cape Breton National Park and offers access to an abundance of waterfalls many with
pristine swimming holes, white-sand beaches, and lookouts that will make you want to stop the car again and again.
Tiny fishing villages dot the trail, offering down-home bakeries and restaurants. At the Chowder House in Neil’s Harbour, grab a cup of chowder and some fried clams to eat on a picnic bench overlooking the choppy ocean, or stop for a gourmet lobster or crab roll at the always charming Salty Rose’s and the Periwinkle Café in Ingonish Beach. Browse the traditional hooked rugs and folk art at boutiques in the Acadian village of Chéticamp, and the upscale artisanal wares along the Ingonish stretch of the trail.
The Cabot Trail is a 298-kilometre driving route on Cape Breton Island, Nova Scotia. You can camp in the national park, enjoy a quaint B&B, or overnight in glamping domes like the ones at True North
Destinations in Pleasant Bay. Here, you can take in spectacular night skies and, if you’re lucky, the northern lights dancing over the ocean.
While you could technically road trip the entirety of the Cabot Trail over a few days, it’s impossible to take in the scope of Cape Breton in one visit. That’s why so many Canadians head to the east coast, and then just have to come back.
2. See the spellbinding skies in the far north
While many come to Churchill, Man., in search of the polar bears padding across the tundra each fall, this remote outpost offers a year-round spectacle of wildlife, wilderness and welcoming northern culture. It’s also one of Canada’s most accessible subarctic towns, reachable by rail (from Winnipeg) or plane.
In spring, as the land stirs from its deep freeze, the skies come alive with the flutter of wings more than 175 bird species descend upon the rich wetlands. Summer brings the playful splashes and echoing calls of beluga whales, as thousands swim into the Churchill River estuary to give birth. On shore, Boreal wildflowers bloom in a fleeting burst of colour, while polar bears, waiting for winter’s return, laze in meadows or atop sun-warmed coastal rocks.
As sea ice grips Hudson Bay, Churchill becomes one of the world’s most spellbinding places to witness the northern lights. Situated deep within the auroral oval, the town offers displays of green, pink and violet ribbons unfurling across the sky as often as some 300 nights a year. In winter, the swirling colours illuminate the land’s frozen expanse, a sight that feels almost otherworldly.
In the town of Churchill, Man., the northern lights can be seen up to roughly 300 nights a year. Through it all, Churchill hums with life. The town’s hotels and luxury wilderness lodges offer warm hospitality (and, when needed, toasty gear). For a budgetconscious stay, the Churchill Northern Studies Centre welcomes travellers and scientific researchers alike, with learning vacations that include immersive experiences, from dogsledding with a
Cree musher to igloo building with an Inuk guide.
Whether bathed in summer’s endless light or winter’s ethereal glow, Churchill is a place that stays with you, long after you’ve left its iconic shores.
3. Explore the dinosaur capital of the world
In Drumheller, Alta., a mid-sized town about 90 minutes northeast of Calgary, in the heart of the Canadian Badlands, dinosaurs are serious business. The self-proclaimed dinosaur capital of the world boasts a “Dino Walk” mapping out dozens of velociraptor, brontosaurus and stegosaurus murals and plaster statues, at gas stations, the local Legion and real estate offices. The showpiece is the “world’s largest dinosaur,” a 25-metre-tall T-Rex with a stairway that leads to a lookout within its open mouth.
While the kitsch factor is certainly a draw, there’s plenty of real dinosaur action in the area to add context to Drumheller’s collection of fake dinos. The striated canyons and flat-topped hoodoos surrounding the town signify a fossil-rich terrain; millions of years ago, this was covered with jungles and swampland, making for a lot of dinosaurs easily preserved under water and soft ground. Combine that with the current soil erosion in the area, and you’ve got one of the best places to discover dinosaur remains in the world.
Hikers can explore numerous trails to imagine walking among prehistoric giants and there’s a small chance of spotting a fossil, which should be left intact and reported to local paleontologists. But the main attraction for dinosaur tourism is indisputably the Royal Tyrrell Museum of Palaeontology, just west of downtown Drumheller. The opposite of your typical “Jurassic Park”-themed tourist trap, the Tyrrell is a renowned scientific facility and home to over 160,000 fossil specimens. Much goes on behind the scenes, but visitors can wander through more than a dozen interactive exhibits featuring one of the world’s largest displays of dinosaur remains.
Knowing so many of these fossils were found in the surrounding hills or nearby Dinosaur Provincial
Park makes the weight of millions of years of history feel that much more profound.
4. View belugas in the St. Lawrence River
The 1599-founded waterfront village of Tadoussac, three hours from Quebec City, is an enchanting spot to observe Canada’s only population of belugas south of Churchill, Manitoba. The St. Lawrence River estuary is home to about 2,000 of the fabled white whales, which feed on cod and halibut and raise their young in this iconic Quebec destination.
Near the mouth of the glacier-carved Saguenay Fjord, the ghostly backs of belugas surface out of mist-shrouded waters, surrounded by flocks of diving razorbills and herds of inquisitive grey seals. It is a natural tapestry of epic proportions for passengers on local whale-watching boats, piloted by tour operators like Saguenay Aventures at a respectful distance from the belugas.
Theirs is a tale of resilience. Circa 1980, hunting and pollution had shrunk this endangered population to just about 400 belugas. Today, the Saguenay-St.
Lawrence Marine Park, spanning 1,245 square kilometres, protects their fragile habitat. Highly intelligent, the belugas use sonar for echolocation with high-pitched cries, and play together to promote social bonds and cognitive development.
The St. Lawrence River estuary is home to about 2,000 beluga whales. Fostering beluga knowledge and research, the Marine Mammal Interpretation Centre awaits just steps from the red-roofed Hôtel Tadoussac. At this engaging haven for cetacean biology buffs, life-sized outdoor beluga sculptures welcome visitors to Canada’s largest collection of whale skeletons, displayed magically in the “Ballet des Baleines” sound-and-light show.
For an Indigenous lens on belugas, ferry across the St. Lawrence to the city of Trois-Pistoles and head south to Putep ’t-awt. Launched last year by the Wolastoqiyik Wahsipekuk First Nation, the ultramodern observation centre on Gros-Cacouna mountain offers a trail with interpretive signs and a soul-filling St. Lawrence panorama. In these waters, the belugas endure with profound grace.

GTA Realtors® Release March Stats
TORONTO, ONTARIO, April 3rd, 2024 – Homeownership in the Greater Toronto Area (GTA) became more affordable in March 2025 compared to the previous year, In average, both borrowing costs and home prices have declined over the past year, making monthly payments more manageable for households looking to buy a home.
“Homeownership has become more affordable in the past 12 months, and we expect further rate cuts this spring. Buyers will also benefit from increased choice, giving them greater negotiating power. Once consumers feel confident in the economy and their job security, home buying activity should improve,” said Toronto Regional Real Estate Board (TRREB) President Elechia Barry-Sproule.
“Given the current trade uncertainty and the upcoming federal election, many households are likely taking a wait-and-see approach to home buying. If trade issues are solved or public policy choices help mitigate the impact of tariffs, home sales will likely increase. Home buyers need to feel their employment situation is solid before committing to monthly mortgage payments over the long term,” said TRREB’s Chief Information Officer Jason Mercer.
GTA REALTORS® reported 5,011 home sales through TRREB’s MLS® System in March 2025 - down by 23.1 per cent compared to March 2024. New listings in the MLS® System amounted to 17,263 - up by 28.6 per cent yearover-year. On a seasonally adjusted basis, March sales were down month-over-month compared to February 2025.
The MLS® Home Price Index Composite benchmark was down by 3.8 per cent year-over-year in March 2025. The average selling price, at $1,093,254, was down by 2.5 per cent compared to March 2024. On a month-overmonth seasonally adjusted basis, the MLS® HPI Composite was down and the average selling price was flat.
“While the policy debate heading into the federal election has rightly been focused on our cross-border trade relationship, it has also been important to see that the federal parties continue to view housing as a key priority based on the various election platforms. This is in line with recent polling suggesting access to housing options that are affordable remains top-of-mind for all Canadians. Building this housing will be a key economic driver moving forward,” said TRREB CEO John DiMichele.

Coconut Cake with Pineapple Filling
This simple Coconut Cake recipe has a fresh and delicious pineapple filling inside layers of coconut cake and frosted with a creamy coconut cream cheese frosting. It’s one of my absolute favourite cakes!
STEP 1: Preheat oven to 350O F. Line the bottom of two 8 inch cake pans with parchment paper and spray the bottom and sides of the pan lightly with cooking spray.
STEP 2: Mix dry ingredients in a mixing bowl; flour, baking powder and salt. Set aside. 2 cups all-purpose flour, 1 Tablespoon baking powder, 1 teaspoon salt
STEP 3: In a separate mixing bowl beat the butter on medium speed with an electric hand mixer or stand mixer for 1 minute, until light and fluffy. Add sugar and mix until well creamed together. Add 1 ¼ cups canned coconut milk and coconut extract and mix. ½ cup unsalted butter, 2 cups granulated sugar, 13.5 ounces canned unsweetened coconut milk, 1 ½ teaspoons coconut extract
STEP 4: Gradually add flour mixture and mix on medium speed for 2 minutes. Beat egg whites in a separate bowl until stiff peaks form. Fold the egg whites into the batter until incorporated.
STEP 5: Bake: Divide cake batter evenly between prepared cake pans. Bake at 350O F for 25-35 minutes, or until a toothpick inserted in the center of the cake comes out clean, or with few moist crumbs. Remove the pans from the oven and allow to cool for 5 minutes before inverting them onto a cooling rack to cool completely.
STEP 6: Torte Cakes: Once cakes have cooled, use a sharp serrated knife to torte/cut each cake round in half horizontally, so that you end up with four thin cake rounds.
Pineapple Filling:
Add all ingredients to medium saucepan over medium heat. Stir well to combine. Cook, stirring frequently, until mixture thickens and looks “glossy”, about 5-8 minutes. Pour filling into a container and place a piece of plastic wrap directly on the surface of the filling. Once cooled, cover container and refrigerate until ready to use, up to one week.
Coconut Cream Cheese Frosting:
Beat butter and cream cheese together until smooth. Add powdered sugar and a splash of remaining coconut milk and mix until smooth and fluffy, about 3 minutes. Add a little more milk, to thin, or powdered sugar to stiffen, if needed, until you reach your desired frosting consistency. Stir in coconut flakes, saving some for sprinkling on the sides and top of the cake, if desired.
ASSEMBLE: Place one cake layer on serving plate. Spread half of the pineapple filling over it. Top with another cake layer, and smooth a layer of cream cheese frosting over it. Top with third cake layer. Spread remaining half of the pineapple filling over it. Top with last (4th) cake layer. Frost the sides and top of the cake with coconut cream cheese frosting. Sprinkle outsides of cake with shredded coconut, if desired. Refrigerate for at least 4 hours, before serving. (Tastes even better the next day!)

Cottontail Punch
To start: fill an ice cube tray with ½ Irish cream liqueur and ½ water and put in the freezer overnight. To a punch bowl or large pitcher, add 1 cup Cream Liqueur, ½ cup Phillip’s Butterscotch Schnapps, 1½ cups cream, 4 scoops of vanilla ice cream and 1 tray of cream liqueur ice cubes. Stir to mix and allow ice cream to mostly melt. Pour into small glasses and top each with a dollop of whipped cream and a jelly bean. Makes approximately 8 drinks.

Set against the haunting backdrop of World War II, the book introduces us to a Polish resistance fighter who reinvents herself as a Hollywood star. Her past, however, is never far behind—and the journey that unfolds is part thriller, part historical drama, and completely unforgettable.

Samantha recommends Springridge Farm in Milton
Springridge Farm in Milton is officially open for the season starting Thursday, April 17th, and they’re celebrating their 65th year of farm, food, family, and fun! Open daily from 9am to 5pm, this is one of our family’s favourite springtime traditions. There’s so much to enjoy little ones can climb the giant haystack, zip down tube slides, explore the spider web climber, and meet friendly farm animals. Don’t miss the scenic wagon rides, which run hourly on weekdays and continuously on weekends, and be sure to take in the view from the escarpment lookout. When I look back on the spring of 2000, I can hardly believe how far the journey has taken me. I officially became a licensed Realtor on April 1st, and no it wasn’t an April Fool’s prank! What is fractional ownership in real estate... Understanding fractional ownership
Fractional ownership in real estate is when individuals own a percentage of a property and share usage rights. Fractional ownership splits the cost of an expensive purchase among several people.
Fractional ownership is commonly used for buying vacation homes or luxury items like boats or planes, but is also used for other types of assets such as art, stock and fashion items. Owners are issued a deed representing their fraction of the property.
Fractional owners also take on the benefits and losses that come with ownership: If a vacation home grows in value over 10 years, individual shares appreciate, too. Co-owners share usage rights, income and access to their shared property proportionate to the percentage of the asset they own. Unlike a timeshare, fractional ownership means you own part of the second home itself, not just the time you can use it.
There are a few common fractional ownership structures that we’ll dive into later. One is called tenancy in common and another is via an entity, like an LLC.
Example: Sophie lives in Detroit, Michigan, and wants to buy a second home so she can winter on the West
Coast. Her budget is $110,000, so she’s able to become a 1/4 fractional owner of a beach house valued at $440,000. The home has two other owners: James, who owns 1/4 and the Jones family who own 1/2 of the property shares. A local management company facilitates their renovations and property maintenance.

You pay management fees, if you choose an external manager. Your shares can depreciate over time and it can be difficult to sell shares versus a whole property.
What is tenancy in common?
With tenancy in common (TIC), each tenant holds an individual deed for a fraction or percentage of a commercial or residential property. There is one key difference between tenancy in common and fractional ownership: No one person or company is in charge. To be a TIC, individuals must own different percentages of the property while sharing the whole and managing it themselves.
What is fractional ownership through an entity?
Some properties split ownership via a structural
entity like an LLC (limited liability company) or LLP (limited liability partnership). Since a separate legal entity defines the ownership, it’s no longer a tenancy in common. It’s not necessary to have an LLC to make a fractional owner ship purchase.
Can fractional ownership apply to any purchase?
Many major purchases can be purchased via fractional ownership: luxury cars, yachts and boats, aircraft, recreational vehicles and, of course, real estate.

New study shows alcohol rehabilitation and abstinence reduce the risk of alcohol-associated cancers
Nationwide cohort study in France first to draw direct link between alcohol treatment and a nearly 40 per cent reduction in certain types of cancers
A new study conducted by the Centre for Addiction and Mental Health (CAMH), Bordeaux University Hospital, France, and the World Health Organization (WHO) has found that individuals with alcohol dependence who undergo rehabilitation or maintain abstinence experience significantly lower risks of developing alcohol-associated cancers. The article, entitled Alcohol rehabilitation and cancer risk: a nationwide hospital cohort study in France was published today in Lancet Public Health. It is the largest of its kind to provide evidence linking reduced or ceased alcohol consumption with a decreased risk of all alcohol-attributable cancers, including liver and throat cancers.
The nationwide retrospective cohort study analyzed data from more than 24 million French people, all adults residing in mainland France who were discharged from hospital between 2018 and 2021. The researchers found that approximately 6.3 percent of men and 1.6 percent of women had alcohol dependence, which was strongly associated with alcohol-related cancers, including hepatocellular carcinoma, as well as oral, pharyngeal, laryngeal, esophageal, and colorectal cancers, in both sexes. However, they also found that that rehabilitation treatment or a history of abstinence was associated with significantly lower risks compared to alcohol dependence without rehabilitation or abstinence. This underscores the effectiveness of treatment strategies in combating cancer risks linked to alcohol dependence.
“The research team was surprised at the size of the treatment intervention effect in this study,” said Dr. Jürgen Rehm, Senior Scientist at the Institute for Mental Health Policy Research at CAMH and study senior author. “We know that alcohol dependence treatment is effective but the fact that alcohol dependence is a recurring chronic disease often makes us forget that even with relapses, periods of abstinence markedly lower the risk of cancer and other chronic diseases.”
“From a public health standpoint, our research highlights a troubling neglect of alcohol dependence compared to other health issues in both research and policy priorities,” added article lead author Dr. Michaël Schwarzinger, Department of Prevention, Bordeaux University Hospital. “Consequently, alcohol dependence continues to be a silent, dreadful epidemic in countries like France, especially given that the average annual level of adult alcohol consumption per capita in that country is over twice the global average.”
“We know that the most effective strategy to reduce the overall burden of harms caused by alcohol, including cancer, lies in population-level policies— measures such as increasing alcohol taxes, reducing alcohol availability, and banning or restricting marketing,” said Dr. Carina Ferreira-Borges, Regional Adviser for Alcohol, Illicit drugs, and Prison health at the WHO Regional Office for Europe. “However, this study underscores that health systems’ response is
also crucial to lower the risk of alcohol-attributable cancers. By increasing accessibility to interventions for alcohol rehabilitation and abstinence in healthcare settings countries could do more to protect their populations from preventable cancers. Therefore, we call for more investment in rehabilitation and treatment services for alcohol use disorders in France and other countries of the WHO European Region.”
Dr. Leslie Buckley, CAMH’s Chief of Addictions, emphasized the importance of these findings: “In Canada, hospital admissions for alcohol-attributable conditions out-number those for myocardial infarction, and many people face barriers to evidencebased treatment due to stigma and challenges in accessing in-person care. Innovations such as virtual treatment can overcome these challenges by offering flexible and cost-effective solutions.
At CAMH, we’re conducting research on fullyvirtual day programs which show promise, replicating traditional rehabilitation intensity without the need for physical infrastructure, thereby reducing wait times and making treatment more accessible.
Given the imminent increase to alcohol availability in Ontario, it’s essential to consider how we could make treatment more accessible. Increased alcohol availability is likely to lead to higher consumption, and accessible virtual treatment programs could address this by providing crucial care to those in need.”
