It’s even more difficult to guarantee vacant possession of that property when legally, the tenant controls possession. Growing a Garden of Blue Blooms Roses are red and violets are blue - but are they, really? Roses, of course, can be found in a kaleidoscope of colours. And violets? Well, they might read a purplish blue to the eye, but they don’t actually have blue pigment. Blue, as it turns out, is one of the rarest colors to find naturally in plants and animals. Here, we take a look at the elusive shade and how you can help it find its place in the sun. SCIENCE SPECIFIC Why is one of the most loved colours so hard to find in the plant world? Because true-blue pigment in plants doesn’t actually exist. Optical tricks have led us to see beautiful blooms as blue; and because of this missing pigment, science reveals that less than 10 percent of the 280,000 species of flowering plants produce “blue” flowers. If you’re looking for any sort of colour inspiration from nature (including blue), check out Nature’s Palette: A Colour Reference System from the Natural World. (It is the expanded, 2021 edition of the resource Werner’s
Nomenclature of Colours, first published in 1814.) In it, for example, you’ll find references to “Berlin blue” via sapphire, the Hepatica flower, or the feathers of a jay. COLOUR WHEEL Blue, which colour philosophy relates to calm and tranquility, is the perfect fit for a soothing home garden. When designing and planning, consider pairing blue with its colour wheel opposite: orange. And always consult your local nursery or extension for hardiness zone and regional information before planting something new.

PLANT PLANNING Annuals, perennials, big, and small - there are plenty of ways to infuse your garden with blue. Take up space with eye-catching blue hydrangea shrubs; they thrive in morning light, and you can maintain petal colour with acidic soil. Geranium ‘Rozanne’ is a long-blooming, violet-blue flower. Delphiniums offer nearly true-blue flower spikes that are short lived and thrive in rich soil. Clematis is a beautiful climbing vine that adds softness to a sharp-edged trellis (look for ‘Crystal Fountain’). Because irises come in many colours, you can plant blue and other hues for a collected look. Select from Bearded, Reticulated, Siberian, or Japanese iris for the best blues.

For a delicate, romantic flower, consider the forget-me-not. Because of its nostalgic name and symbolism, it makes a sweet addition to a memory garden. Late-blooming asters help ensure a blue landscape into autumn. And the crowning glory of blue blooms is the Himalayan blue poppy. Although its Tibetan origins make it difficult and fairly impractical to grow in North America, it’s not impossible. The enchanting flower reveals a shade unlike any other, and makes the true-blue destination worth the green-thumb journey.

IS NOW THE TIME TO BUY A SECOND HOME IN THE US? AN AMERICAN 2023 MARKET OVERVIEW Whether you’re searching for a primary residence or a second home, we know what question is weighing on your mind: Is now the right time? Due to economic and employment uncertainty, 79% of consumers believe the answer is no. So, is now the right time to buy a house? The answer depends on your financial stability, lifestyle goals, and your readiness to own a home. Is it a good time to buy a house? 1. MORTGAGE RATES Despite last year’s dip, current U.S. mortgage rates are generally around 6%-7%. Although these numbers appear higher than in previous years, the national mortgage rate was above 7% in December 2022. 2. MEDIAN HOME PRICES The current national median home price is around $380,000 in the US, a 4% increase from last year. Given the momentum of increasing housing prices, now might be an opportunity to secure a home before the price increases, as they have done historically. 3. HOME SUPPLY Housing has been in short supply for over a decade,
and this year is no exception. A 14% increase in construction costs is also keeping builder confidence low, preventing new homes from entering the market. Mortgage rates are up, home prices are steadily increasing, and home supply remains stagnant. So, is now a good time to buy a house? That depends on how you answer the following questions. 1. WHAT IS MOTIVATING THIS PURCHASE DECISION? Whether this purchase is for your first or second home, consider what is motivating the investment. Although owning one or more homes cannot guarantee that you’ll benefit from equity, understanding your motivation can help you determine if it’s a good time to buy a house in today’s economy. 2. HOW LONG WILL I LIVE THERE? Remember that a house is a real estate asset. The amount of time you plan on holding your property should be considered in your ownership. Mortgages can come with a 15 or 30-year fixed interest rate. If this purchase will be your new primary residence, there might be additional funding opportunities for you to explore. Or if you want to buy a second home to visit on occasion, factor other expenses such as property management into your budget.

3. AM I FINANCIALLY STABLE ENOUGH TO PURCHASE A HOME? Purchasing a home is a large financial commitment, and lenders will examine your financial history before deciding to give you a loan. Review the following elements before you decide to buy a home: Debt: Loans and credit card debt can take away from your housing budget. Attempt to pay off your debt before applying for a home loan. Credit score: Your credit score will help determine what kind of funding opportunities you have while financing a new home. Aim for a credit score above 620, although a score above 740 would be ideal. Savings: Before purchasing a home, reflect on how much money you need for an emergency fund and set it aside from your housing budget.

Investments: Ideally, you want to be financially secure enough to contribute to a retirement account and other investments before purchasing a home. If you have lingering debt, a low credit score, little to no savings, or an empty retirement account, consider waiting to buy a home until you are more financially stable. 4. WHAT CAN I AFFORD TO SPEND ON A MORTGAGE? There are several factors that contribute to the cost of owning a home, but your mortgage payment will most likely be the largest chunk of your housing costs. Consider the following expenses while determining if now is the time to buy a house. Interest, property taxes, insurance, maintenance and property management fees. Combine these costs with your living expenses to determine if you are financially stable enough to buy a home. If you already have a primary residence, use a second home calculator to determine how much you can afford to spend. Consider your salary when budgeting for a mortgage. A general rule of thumb is to aim for a mortgage payment that is no more than 28% of your yearly income. 5. DO I HAVE ENOUGH FOR A DOWN PAYMENT? Although most of the home can be financed through a mortgage, you will still be responsible for providing around 20% of the purchase price upfront. Depending on the cost of a home, primary and second home down payments can range from $10,000 to well over $100,000. While it is possible to find additional funding for down payments, this will increase your monthly payments. Try to save up the cost of the down payment before buying a home.

The answer depends on external factors like mortgage rates and median home prices as well as your goals and the state of your personal finances. If you can afford the down payment and are ready for a new level of responsibility - as well as a new milestone in your life, it may be a good time to buy a home. But if home values are decreasing and your personal finances need improvement, consider waiting to buy a house.
6. DO I UNDERSTAND THE RESPONSIBILITIES OF HOME OWNERSHIP? Owning a home is a major responsibility that requires a long-term commitment. You may need to sacrifice luxury expenses to pay your mortgage, maintenance, taxes and insurance. Although you will no longer be paying rent, keep in mind that owning a home does come with recurring expenses like utilities and repairs. 7. HOW WILL THIS AFFECT MY FUTURE FINANCIAL GOALS? Take stock of your future financial goals and reflect on how buying a house could affect them. If you will be financing your home, remember that you’ll have significant housing costs that may require you to curtail savings for

LIVING HERE There’s a somewhat surprising trend in the GTA market lately: developers and realtors offering incentives to entice buyers into purchasing new condos and pre-construction homes. Yes, you heard that right - free stuff to convince you to make an offer on real estate. The incentives ranged from cashback to a rental top up of a few thousand dollars a month to a new car. “They’ve intensified since the start of the (housing market) fall,” Pauline Lierman, vice president of market research at Zonda Urban (formerly Urban Analytics) told me. These incentives typically come from developers looking to make their first hundred sales, push the last few units in a building or hit targets to get construction financing.
“They know that they have to offer more to get that smaller pool of buyers,” Lierman said. According to Zonda’s market research, out of 199 active condo sites in the fourth quarter of 2022, 130 included incentives. Eight interest rate hikes in a row mean potential buyers are facing higher rates and bigger down payments.

Meanwhile, average GTA condo prices have fallen about 13 per cent from last March, according to the Toronto Regional Real Estate Board. There are some signs of life in the spring market - the average home price and number of sales increased slightly month over month in March. But pre-construction condos and homes have been hit hard in the downfall. At Raglan House condos, developer Camrost Felcorp is offering the first 100 buyers $20,000 cash back on closing, as well as $2,500 to $3,000 a month for 24 months after final closing, depending on the size of the unit. Incentives can also come from realtors. Last summer, a realtor group advertised a free Mercedes with the purchase of a pre-construction home in Hillsdale, Ont., near Barrie. It was actually an offer to cover rental payments for two years, the agent behind it said - but they didn’t make a single sale, as the market had already started falling. FAMILY OF 7 HAS ROOM TO RELAX AND PLAY AT THE OCEANFRONT IN MALIBU - A PACASO SUCCESS STORY Angela and Nkem had been thinking about buying a second home for a while. A place on the beach was their dream, and they’d considered several areas along the Southern California coast - a manageable drive from their home in Ventura County. Their family loves to travel, but it’s not always easy. “Having 5 kids close in age, it’s challenging to do big trips or find a hotel room with enough space to accommodate us. We were constantly looking for places where we could create a home-like environment,” said Angela. Not long after they started getting serious about their second home search, Angela came across an ad for Pacaso. “We’d been looking at real estate and second homes, and the Pacaso concept was completely different. There’s no rush to clean up and pack and get all the sand off before getting in the car. We can just go about our day,

living our lives without stress or schedules.” The kids are thrilled too. Their older daughter said, “We all love going to the beach, so getting a house right on the beach was perfect for us. I do beach volleyball tournaments right down the coast, so it’s great if we want to relax the day before we get there.” Her sister added, “We love to travel and create new experiences and memories that we can share. It’s important to have time to get away from the normal routine.” One of their sons chimed in with his favorite downtime activities at their Pacaso, which all the kids could get behind: “Sleeping in, watching TV, and eating pizza and sushi.” Most of all, Angela, Nkem and their kids are just happy to have found a beautiful place to spend quality time together. “I can’t wait to invite family and close friends,” said Nkem. “I look forward to making memories there, whether it’s birthdays, holidays or no special occasion at all. CITY REPORT CALLS FOR ZONING AMENDMENTS TO ALLOW 4-UNIT MULTIPLEXES IN EVERY NEIGHBOURHOOD The City of Toronto will consider a move to allow multiplexes city-wide as part of a plan to get more homes built. A City staff report going before the Planning and Housing Committee next week is recommending amendments to the City’s Official Plan and Zoning Bylaw that would allow for the low-rise housing type, up to four units, in all neighbourhoods across the city. Toronto is expecting to attract 700,000 newcomers by 2051, the report says, and although the city has seen a boom in the mid- and high-rise housing development sectors, the supply of low-rise housing, including multiplexes, has not kept pace with demand. “We have to get more housing built for people across our city,” said Deputy Mayor Jennifer McKelvie. “Expanding multiplex development will help create more homes for people in all neighbourhoods. It is the right thing to do and I believe it will make sure we have a vibrant city for more families to live in. The new multiplexes would be exempt from FSI provisions, which staff say would “be a significant change to allow multiplexes to feasibly be built.” “Given that built form is regulated through numerous
performance standards like setbacks, building length and depth, and landscaping, and that FSI only applies to a portion of this city, staff are of the opinion that eliminating FSI restrictions for multiplexes is appropriate and aligns with direction to move towards more form-based zoning for residential areas as outlined in the Housing Action Plan,” the report reads. The report also recommends removing restrictions that prohibit constructing an entrance to a secondary suite at the front of a building - something that’s currently only permitted on townhouses. Other amendments include allowing building conversions that maintain the existing built form without having to comply with the same zoning standards used for new multiplexes. There would be some exceptions to the new zoning, including sites with historic zoning standards. Additionally, a monitoring program would be established to track uptake and identify issues related to building multiplex housing. The report notes that multiplex housing will allow residents to age in place and also supports climate goals “by reducing emissions through neighbourhoods that allow people to walk, bike, or take transit; allowing for less carbon-intensive construction; and helping to protect the regional greenspace system by better using urbanized land.” If approved, the new zoning allowances would go slightly beyond the Province’s More Homes Built Faster Act, which overrides municipal zoning to allow for up to three units on all residential properties. The push for multiplexes goes hand-in-hand with another Toronto staff report also going before the Planning and Housing Committee next week, urging City Council

to make a housing pledge to achieve or succeed the provincial housing target of 285,000 new Toronto homes by 2031. Hitting that target would mean a 23% increase in Toronto’s housing supply within 10 years and would require the completion of 31,050 homes per year. This is roughly double the number of homes built in the city annually between 2017 and 2021, the City notes. “We have already taken action as a City government to speed up housing approvals and do everything we can to support more homes being built. Committing to the Housing Pledge is another important step,” McKelvie said. “We are demonstrating to all orders of government, stakeholders and community leaders that we are serious about achieving and exceeding the completion of 285,000 homes. The City will do everything in its power to accomplish this ambitious target and we look forward to partnering with the provincial and federal governments as well as the development sector and local communities to realize this goal together.”

Bold Palette and Patterns Add Personality to a Classic Home With a palpable knack for pattern and colour, Amanda Reid, designer and founder of Mandarina Studio in Boston, Massachusetts knew just how to refresh a circa - early 1900s Colonial Revival home in nearby Cambridge. Luckily, her clients - a couple with two young boys - were ready to take some design risks with their 5,800 square foot residence. Working on the renovation with Sam Kachmar Architects, Reid was able to focus on creating interiors she describes as “contemporary eclectic, but not cluttered.” Adding, “They were really open to incorporating bolder patterns, so we were able to mix different styles and eras in a really curated way.” The original goal for the remodel was to update the kitchen and bathrooms while respecting the classic architecture of the house. The timeless lines remained, but color and pattern now play a significant role throughout. For starters, an alluring mural wallpaper makes its way around the study where an antique desk claims a prominent spot on an angle and lighter features make the scenic backdrop shine. “I wanted to keep it bright with a white ceiling and trim,” says the designer. In the kitchen, white cabinets and quartzite countertops put more dramatic elements - like the design springboard black French range and hood - in the spotlight. Brass accents on the appliances and cabinetry join others such as the glass pendants with brass details that make
a statement above the shapely island with tapered legs. “Lighting and hardware are the jewelry of the space,” says Reid. An adjacent mudroom features ceramic-tile floors in a classic black-and-white harlequin pattern; it punctuates the functional space and plays well with the organic wallpaper in a metallic-gold bee motif. In addition to the kitchen and mudroom, other classic black-and-white combos weave their way throughout the house. “I also used a lot of green, like the lacquered cabinets in the coffee bar,” she says. these beauties. “With vanities that have tall, tapered legs, it looks more open that way, and you can see more of the gorgeous stone mosaic flooring,” says Reid. In the shower, marble tile with distinct markings almost resembles an abstract painting. Nature makes a repeat appearance, too, as seen in a shared dressing room for the husband and wife that features foliage wallpaper in burgundy and blush. The ebonized walnut that tops the white vanity and the centre island echoes the materials in the main bathroom. Underfoot, a rug made from wall-to-wall carpet delivers a subtle pattern and a little texture to the space. In the laundry room, an organic touch lends a sunny disposition. “It’s so cheerful with Kelly-green accents and wallpaper that is happy by nature with butterflies and lemons that are so appropriate for a laundry room,” says Reid. “They make the task more cheerful.”

Wallpaper awakens more than one bathroom, including a third-floor location that has an anything-goes attitude with a whimsical leopard print. “The cheerful-red vanity adds a fun pop of colour [to] that classic black and white,” she says. This skillful mix of colour and pattern stretches to the kids’ bedrooms. One son has a yellow metal bed backed by dachshund-themed wallpaper and orange pillows that pop against a slate-blue comforter. The other has wallpaper with a safari theme in a neutral shade. “We painted the trim green to add some colour,” says Reid. The playful pairings may vary, but Reid still prefers some cohesion for the overall flow of the home. “I like to have a common thread,” she says. “Even if the space is neutral, there should be some harmony with one or two colours repeated throughout the house. It’s almost calming to me.” Harmonious hues unite here for a modern take on a Colonial classic.

CREAMY TUSCAN ORZO INGREDIENTS 2 shallots, thinly sliced 4 cloves garlic, minced 3 Tablespoons vegan butter 1 ½ cups dried orzo pasta 1 Tablespoon tomato paste 1 teaspoon Italian seasoning Salt & pepper to taste 4 cups vegetable broth 13.5 oz can of full-fat coconut milk 1 cup cooked cannellini beans ½ cup chopped sundried tomatoes 3 cups fresh spinach ½ cup chopped cherry tomatoes (optional, as a topping) Fresh basil (optional, as a topping) Vegan parmesan cheese (optional, as a topping) DIRECTIONS STEP 1 Prep the veggies by thinly slicing the shallots and mincing the garlic. Set aside. STEP 2 Add the vegan butter to the cocotte and melt over medium heat. Once the butter has melted, add in the shallots and garlic. Cook for 3-5 minutes until the shallots are translucent and the garlic is fragrant. STEP 3 Add in the dried orzo, tomato paste, Italian spices, and salt and pepper to your liking. Stir together to toast everything in the pot for about 1 minute. STEP 4 Pour in the vegetable broth, canned coconut milk, cannellini beans, and sundried tomatoes. STEP 5 Stir together and cook the orzo uncovered on medium heat for about 15-20 minutes or until the orzo has fully cooked through and is al dente. It is important to continuously stir the orzo while it is cooking so it does not stick to the bottom of the cocotte. STEP 6 Add in the fresh spinach and stir it into the cooked orzo. Continue cooking everything together for another 2 minutes. If desired, season with additional salt and pepper at this time. STEP 7 Remove the orzo from the heat and serve immediately with slicing cherry tomatoes, fresh basil, and vegan parmesan. Serves 6. Enjoy!

NEW DATA REVEALS THAT 87% OF PEOPLE LIVING IN CANADA WANT UNIVERSAL MENTAL HEALTH CARE Research found that almost all Canadians would like access to free, publicly funded mental health care. People living in Canada believe that we are in a mental health crisis and that governments are not doing enough about it. A recent survey conducted for the Canadian Mental Health Association (CMHA) found that almost nine-in-ten agree that people living in Canada should have access to universal mental health care. Universal mental health care means the services needed are available, they are funded through public health insurance plans and free to the individual, and they are the same – no matter where a person lives or who they are. Universal mental health care meets everyone’s needs. “We hear stories from people across the country every day that services are hard to find and not available to everyone,” says Margaret Eaton, National CEO, CMHA. “Just like physical health, mental health is important to living a fully engaged life. Which is why mental health services should be fully covered.” The survey found that of the 35% of people who have experienced a mental health concern in the past year,
more than one-third did not reach out for help primarily because it is too expensive or because they don’t know where to find it. The research also showed that more than half of people living in Canada (57%) would access mental health care through a community organization with a free program. “Mental health care doesn’t just happen in a doctor’s office or in a hospital. There are community-based mental health services that work together with the medical system, and they need to be properly funded. They must also be easy-to-find, free and available where people live, work and play,” says Eaton. The release of these findings aligns with CMHA’s 72nd annual Mental Health Week, May 1-7, 2023. This year’s theme is MY STORY and aims to shine a spotlight on community mental health care champions, programs and communities while showcasing the importance of securing universal mental health care. This Mental Health Week, we can harness the power of storytelling to help build connections and understanding between each other while strengthening our communities.

OUR MISSION We are on a mission to raise $10,000 for CAMH (Centre For Addiction And Mental Health) and CADDAC (Centre For ADHD Awareness Canada). It is without a doubt that ADHD and mental health issues are common in our community and continue to be a contributing cause of death around the world. The Centre for Addiction and Mental Health is a psychiatric teaching hospital located in Toronto and ten community locations throughout the province of Ontario. At CAMH, it’s their goal to provide hope and a path toward recovery from mental illness and substance use for anyone in need. There are approximately 2 million individuals affected by ADHD in Canada. Individuals, families, and parents with children are left scrambling to cope, figuring out how and where to get support for their ADHD. As well, they are trying to figure out how to pay for expensive programs. Our families have been directly affected by ADHD and Mental Health issues so in hopes that one day no one else will have to experience the angst of dealing with ADHD or any kind of addiction or depression, we have chosen to donate a portion of our professional fees to these charities.
