A WELL-APPOINTED LIVING ROOM WITH BUILT-IN FLEXIBILITY

Even with the classic architecture and prime location of this Victorian home in Westmount—an upscale neighborhood in Montreal, Quebec near Victoria Village that’s filled with locally owned restaurants and shops—there was still some work to be done. Positioned on a hill leading toward Mount Royal, the semidetached residence with lots of character sits on a slope in the pictur esque setting. Sun Ah Brock, founder and owner of Montreal-based LUX decor, alongside her design team, took on the task of modernizing the interiors and making them more livable for her clients. “They wanted to highlight and supplement the original bones of the house,” says Brock. “That being said, we weren’t afraid to go bold with the choices and mix up the styles to suit a young family.”

In addition to her design firm, Brock has an online store and an affiliate program for industry professionals across North America. Adding new finds to a few existing pieces gave the home that turnkey look for the owners,

a couple with two children who often host friends. “They are foodies, so they definitely love to cook and entertain,” says Brock. “They wanted a house in which they could comfortably entertain a few couples at a time, while incor porating a young family and some kid zones throughout the home.”

The inspiration for the living room came from the warmth and organic feel of the New York City locations of 1 Hotel. The owners wanted it to be cozy and kid friendly with super easy care, which comes from performance fabrics and forgiving surfaces. “They also wanted space to grow their collection of travel souvenirs,” she says.

An eclectic look lets them blend the old with the new. “They wanted to highlight the architecture and millwork of the home and modernize it at the same time,” says Brock. “They also wanted to incorporate their objects from their trips and curiosities on floating shelves, but because they didn’t have a separate liv ing room on the main floor, this served

as a play area for the kids as well as a formal living room.”

Some separation made sense. “Because it’s a little bit of a longer living room, we had to section it off and make a kid-friendly zone,” she explains. “Near the fireplace, we wanted to keep it cozy so the whole family could lounge there. What’s great about this living room is that we were able to optimize the space and make it kid friendly, while keeping a space for adults to lounge too.”

Brock describes the color palette as “earthy, moody, and completely ontrend.” “The blue-and-caramel color scheme was a challenging palette, proof that you really need to carry a colour throughout a room,” she says, noting that the contrast comes from caramel leather, camel-colored curtains, pairing brass with black, and blue furniture that stands out against the white walls. “All these details contribute to letting the architecture shine, includ ing that beautiful mantel and fireplace.”

Standout architectural details include the original fireplace and original brick wall in the entry. The intricate millwork on the staircase begins with the dis tinctive baluster. The plaster moldings, floors, and ten-foot ceilings are also original to the home and lend a city-in spired vibe.

These architectural features comple ment the well-curated contents, like the leather accent chairs that bring comfort and old-world charm. The coffee table leans more rustic with an imperfect surface, while the accent tables have a shagreen finish that is perfect for beverages. A pair of boho-chic poufs complement black bookshelves with caning on the doors.

A perfect balance of old and new now feels welcoming. “This home displays the beginning of a trend towards max imalism, because it’s not very épurée and clean, which is what makes this home unique,” says Brock. “We made sure that every wall had an impact; the spaces weren’t meant to feel pure and clean, they were meant to feel warm, cozy, and lived-in.”

Owning a vacation home costs money, even if you’re not living in it. Help cover costs, like maintenance, upgrades, property taxes or even mortgage pay ments, by renting the property out for short periods of time. Vacation homes usually require a larger down payment and special insurance. You’ll most likely need flood coverage if your vacation home is near the water. Also, if you buy a fixer-upper, you might need funds to renovate the property.

GET THE FUNDS YOU NEED FOR A SECOND HOME

When you’re a first-time home buyer, you don’t have the luxury of home equity. But if you’re an owner, you can use your equity to help buy your next property.

APPLY FOR A MORTGAGE

Your home equity makes it easier to get approved for a mortgage. But this depends on how much equity you have. Find out how much equity you have with our home equity calculator.

If your housing needs have changed, you may be able to increase or de crease your mortgage. For a bigger home, you might need a new mortgage for a higher amount. And if you’re downsizing to a smaller home, you may need a smaller mortgage. You may also be able to move your mortgage on the new home to another lender, though prepayment charges may apply.

APPLY FOR A LINE OF CREDIT

You can combine your existing home equity with a line of credit to finance a new property. This option has several features:Noprepayment change. Payment schedules on lines of credit are more flexible. This means you can pay more or less at any time, with out a prepayment charge.

Reusable credit. On a line of credit, more credit becomes available as you pay down your line of credit, up to your approved credit limit.

• Possible tax deductions. You might get a tax break if you invest money from a home line of credit into non-registered investments, like stocks and mutual funds.

To qualify for a line of credit, you need at least 35% of your existing home equity available.

ONCO-OWNERSHIPHOMETHERISEINCANADA

Co-ownership seems to be on every one’s mind,” said Parimal Gosai, the co-founder of a digital matchmaking platform called Husmates. “It’s like Bumble, Hinge or Tinder for real estate. It’s not a romantic dating app. It’s strictly for owning property together.”

From the outside looking in, a mixer on a balmy evening in mid-June in a trendy downtown Toronto neighbour hood appears to be a social event like any other. Drinks are flowing and the conversations are too. But this one has a specific purpose: to help people who are interested in buying a primary residence with others, including strangers.

“Co-ownership seems to be on every one’s mind,” Parimal Gosai, one of the event’s hosts, tells Global News. “Housing prices are increasing, inflation and gas prices too. People’s incomes have not met those increases for a long time in the city of Toronto and Vancouver.”

Gosai and his co-founder Lesli Gaynor created a digital matchmaking platform called Husmates, which launched in

December of last year. It’s designed to connect people looking to co-own property together in the Greater Toron to Area.

“It’s like Bumble, Hinge or Tinder for real estate. It’s not a romantic dating app. It’s strictly for owning property together,” he explains.

Proponents of co-owning say the un affordability crisis plaguing Canada’s most expensive housing markets has driven a surge of interest in shared ownership. What used to be a fairly niche endeavour is now becoming more commonplace as evidenced by new mortgage products and services designed specifically for multiple co-owners.

HOUSING CRISIS

The June mixer, like the share owner ship trend, has attracted a wide range of co-owning hopefuls, from senior citizens looking to downsize their mort gage to people who haven’t yet made it onto the property ladder, like Coryn Kempster, whose family recently moved back to Toronto after living abroad.

“The city has changed a lot in 15 years and we just simply can’t afford a home on our own,” he tells Global News.

“We have great neighbours where we are right now but it would be even better to take that to the next level and have really close neighbours that you can rely on and they can rely on you,” says BeingKempster.matched with a prospective co-buyer on Husmates is one thing, but meeting in person is a must before signing onto a purchase agreement and shared mortgage. So Kempster is mingling and hoping to meet a match.

WIDE APPEAL

“Between Gen Xers who have no idea how they’re going to afford real estate in the future, all the way up to seniors who do not want to be in senior care facilities and everyone in between: newly divorced parents, widowed people, marginalized folks,” Gosai says. “Everyone that’s not a doubleincome middle-class, middle-income family is reaching out to us thinking this could be a very viable option.”

Attendees also include lawyers, sharing their expertise on the legal ins and outs of co-owning, and construction and de sign experts, too, who have found new ways to create spaces within homes, designed for more than a single family under one roof.

Joanne Lam is an architect and founder of Picnic Design, with a quarter-century of experience under her belt. She tells Global News her firm is particularly in terested in multi-unit residential projects in urban centres.

“We tend to think of one family, one house. But does it have to be that way?” she says.

She says the sharing model allows people to “have an intentional community built in your own house.”

Lam says the right design approach can be conducive to a more harmonious co-living experience.

“We understand that this is not utopia. We know there will be issues. But the idea is that we use design to make it intentional so you’re not just piling on top of one another,” she says.

The “housing crisis” is, in Lam’s view, a major driver of recent and more wide spread interest in co-living.

“It’s not exactly a new idea; people have been doing it for years in different cultures. But what we’re doing is trying to bring that age-old idea into a down town North American concept.”

Community living/separation anxiety Gosai touts co-owning and co-living as an antidote to what some have dubbed a “loneliness epidemic.” It existed be fore COVID-19, but many feel it’s been exacerbated by the pandemic and its restrictions. He purchased his current home with his husband, his sister and her partner and he recommends it based on his personal experience.

“It’s such a huge relief to know that you don’t have to bear all the expenses your self. You don’t have to go through the mortgage application yourself. You’re not in hundreds of thousands of dollars in debt yourself,” says Gosai.

Kempster is hopeful that the increase in interest in co-owning also increases his chances of finding the right match.

“It’s very exciting to see that maybe the beginning of that movement is starting in Toronto, probably born out of financial hardship, but maybe that will grow and develop into something that people start seeking out because it’s interesting,” he says.

A PICTURE-PERFECT SPACE FOR EVERYDAY LIVING

When Ginger Curtis, owner and prin cipal designer at Urbanology Designs, was tasked with elevating the interiors of this Dallas, Texas home, she knew she’d be drawing elegance out of the most simple monochrome of all. She wondered, “How do we take a blackand-white palette and elevate it so that it’s beautiful, but also very on-brand?”

For this particular project, the idea of remaining on-brand was crucial. Her client, Ashley Robertson, is the founder of lifestyle and beauty blog, The Teach er Diva. Marrying her client’s estab lished public persona with the design of a practical space for a family of four remained top-of-mind throughout, but especially in the living room.

“One of the things that I was really aware of and thinking through for each angle of that room is that she’s an influ encer and this is her home, and every part of her life is her business,” Curtis shares. “I really wanted to make sure

that every angle of that room and all the rooms were effortless, so that when she was walking through the house in her pajamas and slippers and she she’s grabbing some content, she didn’t have to think about it; everything is there and done. But then at the same time, it’s livable.”

With that in mind, she adopted one rule: no awkward corners. Balancing the dual purposes of her space led Curtis to design what can be consid ered a live-in creative studio. It’s both styled to Robertson’s taste - chic-modern, as Curtis describes it - and highly

Thefunctional.twosofas centering the living room, for example, are covered in performance fabric. Off-white linen is a bit more forgiving than the starkwhite paint color dressing the walls, while contrasting black velvet adds dimension to the area. Curtis person alized the seating area with patterned

throw pillows and anchored it with a metal, drum-shaped coffee table, topped with a simple trio of a tray, candle, and fresh flowers. Finally, she kept it from looking overly chic with a set of leather sling chairs.

No matter where you’re seated in this central area, you’re guaranteed a pic ture-perfect vignette. The black sofa sits in front of sweeping windows overlook ing the backyard, “so it helps to frame one of the most natural focal points in the house,” says Curtis. The sling chairs, meanwhile, present an edgier scene, backed by a pair of Justyn Chapman prints and a structural Rejuvenation sconce, and given a casual air with a simple wood side table and wispy olive tree - faux, by Behindrequest.the

linen sofa, you get a more familial view, opening onto the kitchen. Architectural details like the ceiling beams lend a natural communication

between the two rooms, which made it easy for Curtis to blend the open floor plan. She further connected the distinct spaces with a uniform color palette and materials. “The thought is creating a sense of cohesiveness,” she says. “You don’t want it to be jarring from the flow of the kitchen to the living room.”

Curtis gravitates toward the same visual landing point whether standing at the kitchen sink or sitting on a sofa: the in-wall fireplace, tucked between two built-in bookshelves and quietly beneath the Frame TV, which itself is disguised with an artistic, black-and-white image. Two wood stools below offer a kiss of warmth. “It’s kind of stunning in a way, but so simple,” says Curtis. “It’s a mo ment of peacefulness that really helps to ground the space entirely.”

Throughout the room, and especially in filling the bookshelves, Curtis sought to introduce balance without veering into an overly symmetrical look. Op posite shelves of the built-ins equally weigh a collection of framed artwork, sculptures, and vessels. The collection repeatedly summons the human form to “provoke a little bit more emotion or thought, even on a subconscious level, because it’s a reflection of us in some way,” she notes.

For Curtis, true elegance is in the nuance. “[Styling is] not a detail; it’s a major element,” she says. Its im portance is on display in the oversize pendants hanging from the ceiling, capped with a small marble ball; the structural side tables with open edges that simulate a current; and the subtlety of the mixed metal tones throughout. “You don’t often see that level of simplicity that Ashley really gravitates to, so I think that it’s much more unique and much more pared back,” Curtis says of the details. “It’s really a lessis-more concept, so that every piece becomes so much more intentional.” It all comes together to create the “spa cious, airy, and open” living room that embodies Curtis’s signature approach, landing with ease in that precarious space between too much and not enough. The same monochromatic, elegant simplicity is mirrored through out the home with no bad angles.

ON YOUR TAX RETURN IN CANADA?

Buying and owning a home is an expensive endeavour, and the various taxes a homeowner must pay can add up fast. Especially for those who are using their property as an investment and are interested in getting the maxi mum return available to them, minimiz ing their tax payments can be a major way to make owning a home less expensive.

When it comes to homes there are many different applicable taxes while some may be difficult to avoid, such as the capital gains tax, others can be reduced or eliminated entirely. There are numerous costs that a homeowner can write off on their taxes–without landing in trouble with the Canada Revenue Agency.

The issue with these tax savings is you can’t take advantage of them if you don’t know about them. That’s why today we are going to cover some of the things that you need to know you

can claim on your taxes, as well as the things you can’t.

CAN YOU CLAIM PROPERTY TAXES?

When you own a home, you pay prop erty taxes to help fund your local munic ipality and all the services they provide to you as a homeowner. Unfortunately, the cost of property tax can also be one of your largest costs outside of your mortgage payments.

The good news is that in some cases you can deduct property taxes from your tax owing. The main time this will be applicable is when you are using your home to generate rental income. In the case of rental properties, you can claim up to the full amount of your property taxes.

In order to determine how much you can claim, you need to simply divide the total price of property tax by the pe riod of time your home was rented. For example, if you rented the whole year,

you can claim all your property taxes, if you only rented for half the year, you could claim half.

The same may be true for renting a portion of your home - rent only a quarter of your home out and you can only claim a quarter of your property tax at most.

There are also some other scenarios when you can claim some of your property taxes. One such scenario is if you are working from home as an employee who makes a commission. Another would be if you are self-em ployed and use your home for busi ness purposes. Figuring out exactly how much you can claim may be com plicated, so we recommend consulting with a tax professional.

When filing your tax deductions, you will need to use the T776 Statement of Real Estate Rentals form, a T2125 Statement of Business or Professional

Activities depending on if your rent is collected as a business income or not, or a T777 Statement of Employment Expenses, if you are claiming employment Unfortunately,expenses.youcan not deduct property taxes on your principal residence if you are not renting or using it for any business purposes.

CAN YOU CLAIM MORTGAGE PAYMENTS?

In Canada, there is no scenario in which your principal mortgage pay ments can be deducted from your taxes. This is true even if your home is a rental property, or is used for your workspace or business.

CAN YOU CLAIM MORTGAGE INTEREST?

Though you can’t claim your mortgage principal on your taxes, you may be able to claim your mortgage interest. Interest can be a pretty big part of your total mortgage cost, so though you can’t claim the full mortgage payment, deducting your interest will nonetheless result in pretty big tax savings.

Just like with your property taxes, wheth er or not you are able to deduct your mortgage interest will depend on how it is used. The general rule is if your property is used for generating income you can likely deduct some or all of your interest cost.

The same rule also applies with respect to how much mortgage interest you can claim on your taxes: you may only claim an amount proportional to the amount of time and space your rental took up.

You may also be able to claim a portion of your mortgage interest if you are self-employed and a portion of your home is used for business purposes.

CAN YOU CLAIM HOME RENOVATIONS?

Renovating your home can be a rewarding pursuit, but can also be quite expensive. There is in fact a way to receive a tax credit for some or all of a home renovation, though they tend to be re stricted to very specific renovations.

In most cases, home renovations that are able to be tax deducted will gener ally only be those that are undertaken in order to improve a home for an elderly or disabled person. These renovations must also be among those on a list of eligible expenses in order to be deducted. These include things like handrails, wheelchair ramps, and accessible doorways.

The purpose of these tax credits is not so that people can save money by re doing their kitchen or installing a new deck. Rather, they are intended to help make homes more safe and accessible for those in need and to help reduce the cost to these groups who often face financial hardship as a result of their limited ability.

The home accessibility tax credit is available federally, and many provinces offer their own version. The federal government also offers tax deductions for multi-generation home renovations as well as “substantial renovations’’.

Another similar option is the Medical expenses tax credit, which allows you to claim renovations necessary for medical purposes. These are usually non-refundable tax credits, meaning you can only reduce your taxes owing, and will not receive any additional difference back.

Of the provinces, only Saskatchewan offers a less restricted renovation tax credit that is applicable to a much wider range of renovations.

CAN YOU CLAIM HOME OFFICE EXPENSES?

Home office expenses are another area where you may be able to claim some expenses on your taxes, though there are some specific guidelines about what does and does not qualify. OTHER TAX SAVINGS OPTIONS FOR HOMEOWNERS

HOME BUYERS AMOUNT (FORMERLY HOME BUYERS TAX CREDIT)

The Home Buyers Amount is a tax credit designed to help first-time home buyers to save a bit of money on their purchases. Provided you have purchased an eligible home, and no one involved in the purchase has owned another home in the last four years, you may be eligible for a $5000 tax credit, and you may split it with your partner as you like.

This is not to be confused with the Home Buyers Plan, which first-time buyers can use to borrow money from their Registered Retirement Savings Plan. Both options are a great choice however and can be used alongside one another.

LAND TRANSFER TAX REBATES

In many provinces, you will pay a land

transfer tax on any property transfer, and this can be a hefty amount, especially in areas like Toronto where both municipal and provincial tax apply. Luckily, some areas allow you to get a rebate on these taxes.

Most often these are another measure to help first-time home buyers to pur chase their first home. A rebate of this type is available in Ontario, British Columbia, and Prince Edward Island, as well as on the municipal level in To ronto (meaning first-time home buyers here can actually get a double rebate.)

Though the rebate, its terms, and eli gibility conditions will vary by region, buyers can potentially save thousands of dollars on their home purchase if they choose to use this rebate.

GST/HST NEW HOUSING REBATE

Generally, there is no GST/HST required on home sales, though this is notably not true in the case of new home purchases. When you buy or build a brand new home you will probably end up having to pay GST/ HST on the purchase. Luckily, however, you can often get a rebate for some or all of this value.

Before you can claim this rebate however you will need to make sure you are eligible, as simply building a home is not enough. First of all, the home you build or buy must be your principal residence, so new rental builds are out of luck. Your home also must not exceed $450,000 in value when com pleted. Mobile homes and floating homes are also eligible under this rebate.

Un fortunately, there are a whole range of different tax implications when it comes to owning a home, and even if you can reduce your taxes in some areas, you’ll never be able to reduce your taxes

All this is to say that when you start to look into ways to approach reducing your taxes, especially in real estate where many different taxes can apply at different times, you need to make sure you consult with professional help. A professional tax advisor can help you to save a lot of money that you otherwise would miss out on, and will prove well worth their costs.

People come to the Toronto Rent Bank in dire straits: when they can’t scrape together a first-and-last-months-rent deposit or, more commonly, when they can’t come up with the money they owe to their landlord.

The program - funded by a combination of tax-based city funds and provincial homelessness-prevention dollars, and then administered through the notfor-profit Neighbourhood Information Post - offers those households a lifeline. It previously offered loans to eligible tenants but now gives grants instead.

More and more, Toronto households are turning to its coffers. Where 861 households were approved for rent bank aid in 2019, totaling $2.1 million in assistance, that surged to 1,717 households - and more than $5 mil lion in assistance - last year. This year, the rent bank is on pace to offer even more, with $3.5 million in grants approved as of July, representing aid

for 1,267 households so far. “We’re trending upwards,” Don Nicholas, city hall’s manager of housing stability services, told me this week.

Abi Bond, executive director of To ronto’s housing secretariat, believes there are a variety of factors at play, including increased awareness of the program and the shift from offering repayable loans to non-repayable grants. She sees the latter as more attractive to households in financial

RISOTTOSQUASHBAKED

WITH A CRISPY CRUMB TOPPING

This baked, no-stir risotto would be blasphemy in Italy, but truthfully, most people won’t know the difference. It stars rich, sweet Hubbard squash, and the cooking water for the squash gets used as broth, which further amps up the pumpkin flavour. This would also be terrific made with sugar pumpkins.

INGREDIENTS

SQUASH PURÉE AND STOCK

1 Hubbard squash, 1 1/2 lbs (680 g), washed with skin on 5 cups (1.25 L) water 1/2 tsp (2 mL) salt

1RISOTTOcup(250 mL) thinly sliced onion

3 tbsp (45 mL) unsalted butter, divided 1 cup (250 mL) coarsely grated zuc

1chini1/2 cups (375 mL) arborio rice 1/2 cup (125 mL) dry white wine 1 1/2 tsp (7 mL) salt 1/2 tsp (2 mL) freshly ground pepper 1/2 cup (125 mL) grated Pecorino Romano

1/4TOPPINGcheesecup(60mL)

light olive oil

4 large sage leaves plus more to 1/2garnishcup (125 mL) seasoned panko bread crumbs

DIRECTIONS

1. For the squash purée and stock, cut squash in quarters and scoop out seeds. Place in a large pot with water and salt. Bring to a boil and reduce heat to simmer. Simmer until squash is

soft, about 10 minutes. Remove squash with a slotted spoon and place, skin-on, in a blender. Purée until creamy. Reserve 3 cups (750 mL) stock and keep hot. Remaining stock can be stored in an airtight container in the fridge for 4 to 5 days.

2. Preheat oven to 350°F`(177°C).

3. In a large Dutch oven with a lid, add onions, 1 tbsp (15 mL) unsalted butter, grated zucchini, rice, wine, 2 cups (500 mL) squash purée and 3 cups (750 mL) squash stock. Season with salt and pepper. Stir to combine. Cover with lid and bake until rice is tender, 45 to 50 minutes.

4. While risotto is baking, make topping. In a small saucepan, heat oil over medium-high heat. Add sage leaves and fry until crisp, about 30 seconds. Remove with a slotted spoon; drain on paper towel. Add panko and cook, stirring, until golden, about 1 minute. Remove from heat. Finely crush four sage leaves and mix into panko

risotto from oven and stir well. Stir in remaining 2 tbsp (30 mL) butter and cheese. It should have a creamy consistency and will start to thicken as it sits, covered, about 5 to 7
