Why TK International?

Rather than give you an overview of the marketplace and world events since our last edition – things you can read about in the news every day of the week, I thought I’d say a few words about something you may not know anything about – namely TK International!

Twenty-twenty-three will see the Silver Anniversary of TK International – we opened our doors originally at 2 Heath Street in October 1997. Our aim at that time and one that has not changed since then, was to create a high quality, service driven property agency anchored by both the collective professional and life experiences of the directors, all of whom had worked for competing agencies within Hampstead for decades. Added to which we have architectural experience within the practice, and this has always gone a long way towards helping us recognise the hidden value of a property during our inspections.

Now, after nearly 25 years, the directors of the company can individually offer over 35 years’ experience each working within this part of North West London, and I would say that our ingrained network and connections are second to none.

We originally placed our target market predominantly on house sales at the middle to top range and very quickly cemented a reputation for achieving not just sales, but sales at exceptional prices. Our business plan was not based on volume sales, rather more than on attention to detail when it came to marketing our instructions and on giving meaningful time to both our clients and buyers/tenants.

Over the years, we widened our services to deal with all levels of the marketplace, creating a dedicated flat sales department and a market leading lettings & management department too.

We always felt that too many agencies were treating the applicants/tenants as cattle and were forgetting that they needed to be treated with the same level of respect and consideration as the vendors/landlords, as without a trusting relationship between the applicant and the agent, the chances of securing a sale or a rental could well be jeopardised.

The trick is always to understand and listen to what people really want and need, whether they be a buyer or a seller, and to hear them and act upon it as accurately as you can. This is where a little bit of life experience comes in handy. After all, certainly the buying and selling of a home is usually the biggest capital investment anyone commits to in their life and it should be handled correctly, professionally and sensitively, which is something we here at TK International take pride in.

Jo Malone London has collaborated with fashion designer Richard Quinn on a limited-edition collection for the home.

The fragrance and lifestyle house’s scents are given a flamboyant makeover using Richard’s colourful prints on the products as well as gift boxes, ribbons and other finishing touches.

The London-born designer studied at Central Saint Martins and honed his skills at Christian Dior and Savile Row tailor Richard James before creating his eponymous label in 2016. A specialist in womenswear and printed textiles, he was honoured the inaugural Queen Elizabeth II Award for British Design in 2018 by Her Majesty The Queen. We discuss the limited-edition collection with Richard.

Why did you decide to collaborate with Jo Malone London?

It feels like the perfect collaboration. We are both British-based brands and are interested in fantasy and florals, so it felt very natural. I haven’t done anything similar to this before, so it’s been nice to see how I could put my own mark on something like the Jo Malone London packaging that is so established and see how our prints can be a visual representation of a scent that already exists.

What was the inspiration behind the collection?

We started with the Jo Malone London packaging and thought about how we could reinterpret it using both existing and new prints to create an eclectic collection with a vintage feel. We tried to create a visual

representation of the scents using different styles of print designs. For Peony & Blush Suede we wanted to have something a bit freer, and so we used brush strokes to create the soft feel of a meadow to complement the scent. For the bolder scent of Tuberose Angelica we made a gingham grid with flowers going through it. You then have different intensities of prints for the different notes of the scents.

How did the process differ from the way you normally work?

You have to think of it in a whole new way because it’s completely different to designing fashion collections. I was struck by how tactile and luxurious Jo Malone London’s packaging was: quite matte and textured. Obviously we do lots of experimental things on fabrics, so it was interesting to see how the prints transformed when printed onto different papers and finishes. It kind of has a vintage element to it, which I really wanted to capture specifically with the Peony & Blush Suede Scented Liners, as the product itself has a sense of nostalgia attached to it.

What’s behind your fascination with florals?

I feel like we do florals in a really saturated way and put it in a darker context,embroidered with latex for example. There’s always a twisted element to how we use florals. Going back to the couture houses of the 1940s, 1950s and 1960s, you can always see florals as the archetype or the foundation of a collection, whether it’s embroidery or an impression of that flower. It’s been such a constant throughout fashion history, and you can map the mood of an era through the style of the florals, and that’s what I find interesting. Then thinking about florals through scent provides a whole new angle and interpretation.

London is integral to your design process, why is that?

I grew up in southeast London and whenever I visited central London, I would be inspired by all the different places. I feel like everyone in London isn’t afraid to have a really strong point of view, and I think my work fits in well with that attitude. I’m also into supporting British craftmanship. Everything we do, from prints and embroidery, to the shape and silhouette of our clothes, is rooted in craft. This celebration of Britishness crosses over between my world and that of Jo Malone London.

How do you envision this collection being used?

I thought about how people can use all components of the packaging as keepsakes throughout the collection. So we’ve got three main stories with different edgings and prints, and also different prints and tissue paper inside the boxes. It means that the boxes can be reused again and again, so you still have that memory. It’s all about that kind of eclectic, vintage memory. I don’t like the idea of throwaway things, especially objects. Even though it’s packaging, we’ve taken time to craft them and ensure that they’re beautifully made. So it’s quite nice to have them exist outside of their original purpose, however the customer might want.

Which pieces are you most fond of?

For me I love the scented drawer liners. Although they’re quite practical, they’re something that makes the everyday that bit more special. The perfect keepsake.

With several factors influencing the decision of potential tenants to relocate to central London over recent times, we have seen a continued rise in rental prices as tenants battle to secure a home in one of London’s most sought-after locations. With the post pandemic requirement for many tenants to seek outdoor space and/or be as close as possible to Hampstead Heath, this has proved to be an influential factor when considering Hampstead and the suburbs as a choice of residence.
