Oh, the Great British Summer! Thankfully we do seem to be experiencing some last-minute sun, and if we can squeeze a few weeks out of what has been a fairly inclement summer so far, then I guess we should be grateful. That said, the Salcombe summer crowd always seems to show traditional British grit and gets out there regardless - whether you’re running through the rain up Fore Street in your swimsuit or more of an up to your eyeballs in Musto gear type, the way we all just crack on is admirable!

Much like the weather, the property market has been interesting to say the least, with what can only be described as a balance being restored in the South Hams over the past six months or so. We have seen more property coming to the market and, as long as prices are sensible, we are still seeing good demand and in some cases competition. On the subject of prices, while not what they were in 2021 and 2022, they remain high compared to the years prior. I believe all of this shows the resilience of our South Hams market and is testament to the incredible beauty and desirability of the area. Beyond being a holiday retreat or a beautiful home, property here often holds promise for both investment and legacy. With the enduring allure of this precious area, a purchase here is an investment in a lifestyle that can be treasured for generations.

And so on to the latest issue of At Home. When we began the process of reimagining the magazine, we wanted to create something that showcased our clients’ homes beautifully and in a way that could reach even more potential buyers. Each home we sell has its own story and we wanted to share some of those, as well as turning the spotlight on to some of the incredible people and businesses right here in the South Hams; the area we all love to call home. Three issues later and it is read across the region, distributed at locations such as the Harbour Beach Club Hotel, Boringdon Hall, Gara Rock Hotel, Bigbury Golf Club and more. It is found in the most unlikely of places – I recently spotted a copy in the sauna, so I guess you can say Marchand Petit are hot news!

This issue shines a light on more wonderful homes for sale across the South Hams including some stunning Salcombe homes, alongside interviews with more local artists, makers and businesses doing great things right here on our doorstep. I hope you enjoy it and that it might provide some light reading next time you’re hiding away from the rain!

Many original features remain, including in what would have been the great parlour - now the dining room - a fine early 17th century moulded plaster overmantel with an achievement of arms flanked by pilasters. Representing a significant investment in the local art economy, couple Fi and Matt Velarde have recently spearheaded the renovation of 86 Fore Street, Kingsbridge in order to create Velarde Gallery, a leading venue for British and international art. The gallery includes a 1,400 square foot exhibition space, hosting six solo and six mixed exhibitions a year. It aims to bring the best in fine art to the South Hams, giving collectors the opportunity to connect with emerging new talent, as well as established artists and makers. With a focus on quality, diversity of practice and innovation, the gallery’s year-round programme of shows is designed to exhibit Devon’s brightest and most promising talent, alongside exceptional painting, sculpture, photography and contemporary craft from across the UK and Europe. In addition, the gallery’s design includes a beautiful south-facing sculpture garden, where visitors will be able to immerse themselves in nature and enjoy the work of leading sculptors including Peter Randall-Page, Jilly Sutton, Clee Claire Lee, Richard Perry and Antonio Lopez Reche.

Recent economic turbulence has thrown up challenges for the Velarde project, which was originally planned for a 2022 opening, but Matt and Fi’s drive to overcome the challenges of the post–pandemic business world demonstrate their passion for Velarde, and their belief in its potential for enriching Devon’s art scene. “Today’s economic uncertainty has been a challenge” says Matt, “so where we can we have tried to build resilience into our forward planning and strategy. We want Velarde to become a hub of contemporary art in the South West, and to be a catalyst for expanding the arts here in Devon. We feel Devon is well placed to rub shoulders with Cornwall in terms of its art offering, and we hope Velarde will make a significant contribution to expanding the South West as a centre for British art. Collaboration and community engagement are going to be massively important to our project. We need to be part of the community and will be actively seeking out and exhibiting Devon based artists and showing their work alongside other talented British and international names. Our aim is to draw the attention of significant art audiences to Kingsbridge, and to be a trigger for the expansion of the art scene in the South Hams and beyond.”

Velarde is part of a new trend for the establishment of major rural art venues, which aim to support contemporary art outside of urban art centres like London. “We are committed to our vision of giving artists an incredible platform for their work right here in South Devon” says Fi. “We have a great team at Velarde, an exciting programme of shows in the planning and an incredible list of artists”. Velarde opened to the public on 22nd July, with inaugural exhibitions that include a solo show by Italian painter and sculptor Alessandro Twombly, son of celebrated 20th century abstract artist Cy Twombly, and a mixed exhibition by leading and emerging British artists. Alessandro’s work reflects his love of the Italian landscape. This new collection is inspired by wildflowers, and conveys the sensory beauty of the natural world in a palette of bright and beautiful colours.

Titled A Passionate Nature, Velarde’s opening mixed exhibition responds to Alessandro’s interest in the drama and beauty of the landscape and of botanical forms, and leads with the artwork Ophelia After Millais, by photographer Julia Fullerton-Batten, which is inspired by one of the Victorian era’s most famous Pre Raphaelite paintings. Alongside Julia’s work are a series of three sculptures by internationally recognised artist Peter RandallPage RA, who lives and works here in Devon, as well as a collection of his works on paper. Throughout his career, he has made works that explore the complex mathematics of natural structures, seen most famously in his huge ‘Seed’ sculpture at Cornwall’s Eden Project. “Our sculpture garden also includes a never before shown work by Peter Randall Page” adds Fi. “We are incredibly excited to show it”. Also on show as part of the mixed exhibition are ‘appropriationist’ landscapes by London based artist Sue Williams A’Court, which borrow imagery from historic works of art through a combination of painting, collage and graphite drawing.

"She is a rising star in contemporary art” says Matt, “her works are so unique, we are thrilled that she is showing with us”. Ceramics and contemporary craft are also on show, including elegant turned wood designs by Jayne Armstrong, ceramics by Claire Conrad, whose stoneware vessels are inspired by coastal erosion, and ceramics by Rosa Wiland Holmes, which are influenced by the landscape of her childhood beside the Baltic Sea.

When these shows close at the end of the summer, two new shows will open. “We have solo and mixed exhibitions running throughout the year” says Matt, “so that visitors will keep returning to see what wonderful work we have next!” From 15th September, Royal West of England Academician Gareth Edwards, who exhibits around the world, with present Four Seasons, a solo show of paintings that explore what he describes as “nature, time and beauty”. The exhibition includes sound installations by artist Paul Lewin, written specifically for each of the four main paintings in the show.

The accompanying mixed exhibition, titled I Walked a Golden Path, has been curated in response to the drama of Edwards’s paintings, and engages with ideas of the Romantic. It includes ceramics by Swedish artist Gunilla Maria Akesson, drawings by German artist Hanna Ten Doornkaat, sculpture by British artists Juliette Bigley and Tim Rawlins, monoprints by Shelly Tregoning and willow work by Caroline Sharp. “I think the South West especially is a place where people truly appreciate unique and beautiful things” says Fi, “perhaps because we live in such a unique and beautiful place. Our aim at Velarde Gallery is to enhance that”.

Outdoor LIVING

Langham Hill is a property of immense character and charm. It has been tastefully restored and updated, yet retains many original features. Commissioned by Miss M A Glanville and built to order in the late 19th century, the house sits proudly in the centre of its own two-acre grounds.

The property is approached via a private drive, leading into a substantial parking and turning area. The entrance lobby opens into a grand full-length hallway, off which is a cloakroom, WC, original Butler’s pantry/study and staircase rising to the first floor. The central drawing room has an array of period features, including an open fireplace with woodburning stove, and from here a single external door leads out to the raised, full-length sun terrace. Victorian pocket doors open into an elegant dining room and the bespoke joinery with handcrafted oak panelled walls in the office/library is superb, along with a fitted workstation, cabinets, recessed shelving, and an imposing Victorian style open fireplace.

The well-appointed kitchen/breakfast room is fitted with a bespoke range of units, granite work surfaces, integrated appliances, large island unit with solid oak work surface and breakfast bar. Nestled amidst steep hillsides and culminating in an exceptionally pretty harbour, Dartmouth is a true gem of the South Hams. Its narrow streets tell the story of a rich maritime history, harking back to a time when the medieval town was one of England’s most important ports. Today those streets are dotted with art galleries, boutiques, coffee stops and a burgeoning foodie scene. With crime writer Agatha Christie’s home, Greenway, within walking distance and some of Devon’s best beaches on its doorstep, Dartmouth is the starting point for some fabulous out of town adventures too. Here’s our guide on some of the best ways to spend a day or two in Dartmouth.

DO THIS

Dartmouth is heaven on earth for walkers. From short stomps to more arduous hikes, an abundance of walks surround the harbour town. One of our favourites is the Dartmouth to Stoke Fleming route, taking in glorious views from the coastal path and country lanes along the way. Cross the water to Kingswear and you can join the Dart Valley Trail from Dartmouth to Greenway, home of Agatha Christie. It’s a long trek with its fair share of steep hills, but the woodland walk is well worth spending a day for the views alone. Alternatively, head in the opposite direction and take the South West Coast Path route from Kingswear to Coleton Fishacre, or further still to the fishing town of Brixham.

A must for any Dartmouth visit is a stop off at Dartmouth Castle. The 600-year-old relic commands spectacular views over the Dart and has its very own beach, Sugary Cove. Pack a picnic (or pick up a couple of pasties in town!) and hideaway here for a little while.

Dartmouth and neighbouring Kingswear are made up of a melee of pastel houses that tumble down the hillsides against a backdrop of greenery. It’s a sight to behold and nowhere better can you appreciate it than from the water. There are a number of ways to do it: the Greenway Ferry embarks on a leisurely 30-minute cruise to quaint Greenway Quay, from where you can hop across to Dittisham on the passenger ferry for lunch at The Ferry Boat Inn. Alternatively, consider booking your ticket for the Round Robin. Run by the Dartmouth Steam Railway and River Boat Company, this great family-friendly day out combines ferry, steam train and open-top bus to show you the sights of Dartmouth, Paignton and Totnes. It’s one of our favourite South Hams activities!

Shopping in Dartmouth puts lots of independent boutiques and covetable brands at your fingertips. Clothing, jewellery, homewares and art is high on the agenda here, much of it with a nautical spin; Bert & Buoy, JAM Industries and Jack Speak are our pick for coastal inspired apparel. Foss Street is another must for shoppers; from galleries and bookshops to lingerie and handmade jewellery, it’s a goldmine of hidden treasures. Finally, leave enough time to visit Mr Dartmouth himself; Paul Barclay is one of the South West’s leading artists and his maritime inspired artworks epitomize a life by the water. His commissions regularly appear on super yachts and can command tens of thousands of pounds, but you’ll find more purse-friendly pieces at his shop on Oxford Street.

Finally, if your stay in Dartmouth allows, leave town and head up the hill and along a truly beautiful coastal road to Blackpool Sands and further on to Torcross. These two sandy stretches are perfect if you need to feel the sand between your toes for a few hours and they’re both within a 20-minute drive of Dartmouth.

EAT HERE

Dartmouth has blossomed into the foodie heart of the South Hams and people travel from afar for a taste of the destination. Start your day with breakfast at the ever-popular Alf Resco or enjoy a lie in and head for brunch at Yarn instead. The intimate hangout is known to serve up the best brunch in town, from Sweet Potato Smash and Creamed Corn to a crispy bacon and glossy hollandaise laden Eggs Benedict.

Ever since Mitch Tonks and Mat Prowse led the charge with the 2008 opening of their Michelin starred restaurant, The Seahorse, this little harbour town has packed a huge punch on the food scene. The daily changing seafood menu has a flavour of the Mediterranean to it and the restaurant remains a hot ticket all those years later, with an ambience reminiscent of your favourite Italian trattoria by the sea.

Another exceptional eatery is Andria. The contemporary bistro has been making waves with its modern European small plates, earning a Michelin Bib Gourmand and notable mentions by Trencherman’s, the Good Food Guide and even Time Magazine in the process. Despite its stratospheric rise, the vibe remains relaxed, with a team that couldn’t be more helpful in explaining a menu from which you’ll inevitably want to order one of everything. Here you’ll find the laidback experience you need after a long day at the beach or on the South West Coast Path, and a burger that is simply done but delicious.

DRINK UP

There are few better ways to spend a day than simply wandering without motive and with a coffee in hand. Take your pick of indie coffee spots; we like Bula for Instagram worthy interiors and an amazing vegan and gluten free menu, not to mention unmissable bakes and cakes. Woodroast is one for the coffee aficionado, while those who favour a good old British brew should head for The Singing Kettle; the Grade II Listed building is home to a somewhat legendary Cream Tea.

When the sun goes down, the lights come on in Bar 1620. A slip of a place, the family-run cocktail bar serves the best cocktails in Dartmouth and plays great music to accompany them. For more raucous evenings, it has to be The Dolphin. This traditional British spot on the edge of the Market Square is a ‘proper pub’ and it attracts a crowd all year round. From after work drinks and Saturday night sundowners to Dartmouth Regatta fun and everything in between, plus a live music roster to shout about, it offers a good night guaranteed.

Ispent time living in both America and France, eventually finding my way back to my roots in South West Devon 15 years ago. My artistic career took flight with the licensing of my fine art photography, predominantly focusing on Polaroid transfers, within the gift industry. This endeavour propelled me to become a highly successful artist, forging a fruitful partnership with Chronicle Books in San Francisco.

During my stay in France, I further developed my skills in studio photography and even held a solo exhibition in the scenic Loire Valley. However, my heart yearned for my home country, and I made the decision to return to England to raise my two children in the serene surroundings of my cherished coastal abode.

It was in this setting that I carved out my niche as a lifestyle photographer. With a keen eye for styling and an innate ability to discover inspiration in every nook and cranny, I honed my talents in capturing the essence of various locations. In recent years, my passion for property photography has blossomed, expanding to encompass interior styling and assisting clients in creating harmonious living spaces.

Secondly, please consider investing in professional photography. I know I am biased, but excellent photography is crucial in attracting interest online, as potential property buyers or holiday home guests often rely on visual representations to make decisions. Lastly, you can really set your property apart from others by combining art with photography. My own work brings together nature photography with large hand-painted canvases, and an approach like this adds an artistic flair that makes a home stand out both online and in person.

These things combined can contribute to a visually captivating presentation of your home, increasing its desirability and making it more likely to attract potential buyers or holiday home, or indeed Airbnb, guests.

10 TOP STYLING TIPS FOR YOUR HOME:

1. Less is more. Aim for room to breathe, without too much clutter.

2. Think about how you want to feel in each room. Are you aiming to be relaxed or energised? My key words are calm, space, gentle and nature.

3. Include the pieces you love, not too many gifts you are trying to find a home for!

4. Have an overall plan for the room before you start. What is the focal point of the room? What would you like to draw attention to? For example an incredible view or a stunning painting.

5. I often start by choosing a picture I love and work the room around it.

6. I usually work with neutral walls as a blank canvas that I can add to with coloured accessories like cushions. These are easily changeable seasonally or if you want a different look. My favourite colour is a splash of orange!

7. I love to bring elements of nature into any home. Stones from the beach or wildflowers are favourites, and I love collecting twigs and rushes to put in big vintage vases.

8. It is important to have elements of the room working at different heights. For example, fixing a floating shelf. Textures are also important; I personally love linen.

9. Identify your personal style, which for me is either Scandi, Wabi Sabi or Boho, with elements of Minimal. I’m definitely focused on nature and bringing the outside in.

10. Think green! Nothing finishes a space better than beautiful plants, which bring life and freshness to even the smallest room in the house.

Afriend of mine said to me once “I just don’t get it – why would anyone be interested in old cars?” The fact is that these vehicles are far from just a means of transport. For many they instantly bring back memories, whether as a child in parents’ or friends’ cars, or later, driving on a shoestring in our youth. Individual and distinctive, these vehicles are historic automotive architecture. They are regularly recognisable from a distance, and recall times when vehicle design was not global, in contrast with today’s stereotypes through which many are seen as being marks of status or sophistication.

Recalling times of industrial and cultural history, and fashion, these cars symbolised times of austerity, affluence, and pre-computerised ingenuity. All but the most recent were hand-built and, to ensure their retention, are now maintained and driven with patience, love and care. To drive one, without power assisted steering and brakes, uniquely placed gear levers and controls, and ‘dated’ handling, takes engagement! Don’t expect them to start instantly either…

Advertisements of these vehicles reflected times when the means of transport demonstrated status, and social values of the day, with innuendos in such slogans as ‘The car you always promised yourself’, ‘Your mother wouldn’t like it’, ‘The perfect car for a dirty weekend’, ‘You’ll never feel small in a Mini’, and ‘You can do it in an MG’. Specific models were often classified as being suitable for the company chairman, bank manager, solicitor, doctor, sales reps, etc.

My car journey started in the very early 1970s with ‘restoring’ a Vauxhall Victor, which then funded a Mini, which, even when considerably modified, not only provided daily and work transport, but also my dabbling in a little motorsport. I frightened many of my friends with my enthusiastic driving, but I survived without major incident! Some wonderful years of top-down MGB ownership were followed by a string of sensible family cars, which also served as high mileage work vehicles around the lanes, villages and towns of the West Country in my career as a surveyor and estate agent.

To discover how this world now thrives take a look at the website of the Federation of British Historic Vehicle Clubs, the umbrella body to which almost all classic vehicle clubs in Britain belong. The organisation exists ‘To uphold the freedom to use historic vehicles on the road’. It does this by representing the interests of owners of such vehicles to

politicians, government officials, and legislators both in the UK and (through the Federation Internationale des Véhicules Anciens) in Europe. Environmentalists will be pleased to note that this carries with it the responsibility of embracing current owners’ needs whilst also looking after the planet. This is facilitated by a new partnership with Tree-V, a carbon offsetting company, by putting together a simple to use, but highly effective way for any historic vehicle owner to carbon capture their emissions.

As examples of the popularity of this absorbing hobby the Devon Vintage Car Club, established in 1968, has some 235 members with about 350 classic vehicles between them. Over the years it has raised in the region of £75,000 for local charities. One of the largest marque clubs, the MG Car Club, founded in 1930 by 30 owners, now has 470 members in Devon & Cornwall, about 9,500 in the UK and over 50,000 in associated MG Car Clubs internationally.

An industry of artisan craftsmen thrives on every aspect of classic car restoration, not only engine building and bodywork, but re-trimmers, radiator builders, exhaust manufacturers, part fabricators, tyre and steering wheel manufacturers, electricians, and servicing (no computer diagnostics here!)

Very locally, groups of friends get together, not just to discuss piston rings and gaskets over a pint in the local pub, but to socialise and sometimes go on tour. As an example, the village of Yealmpton in the South Hams, has some thirty enthusiasts, with over sixty vehicles between them! Over the last few years, the group has ventured over the Channel in May to Northern Brittany for the Rallye Des Menhirs, based on Yealmpton’s twinned village of Milizac and organised by AVAP (Amateurs des Véhicules Anciens du Ponant).

This year fourteen cars left on Plymouth’s Brittany Ferry to Roscoff, initially to be based in the beautiful market town of St. Renan, and then to the Cote de Granit Rose, while some carried on later to the prestigious Tour de Bretagne. Steeped in hospitality, these light-hearted events showcase the countryside and its cuisine, as locally sourced refreshment is provided liberally at each checkpoint, while everyone we pass raises a smile and a wave. At the post event lunch at Milizac the Piston Broke award, a superbly polished and mounted engine part, is given to the person contributing most to the event. This year it was given to one of the longstanding Breton management team.

Events can broadly be divided into Shows and Runs, the former being significant charity fundraisers. Saltram Rotary Club, for example, organises an annual Classic Car Show at the private Lyneham Estate just north of Yealmpton, primarily to support Devon Air Ambulance Trust. Initiated in 2018, and despite initially cautious expectations, it has raised nearly £10,000 for the Trust in the four years of its existence. Typically attracting in the region of 300 classic vehicles, and attracting 2500 visitors, the show also has numerous food and drink outlets, crafts, bouncy castle, and lately performances by the South Hams Singers, and Totnes Jazz Workshop, making this a true day out

for all the family. This is modest in terms of shows, with some like Powderham Historic Vehicle Gathering - run by the Crash Box & Classic Car Club every July and now in its 48th year - attracting many thousands.

Transport is an essential element in most people’s lives, and many enjoy the journey, not just getting from A to B but exploring our beautiful county, whether by bus, train, bike, motorcycle, horse or car. There is a certain satisfaction in steering a classic vehicle that has survived forty or fifty years or more, and has not been recycled, while also giving a great deal of pleasure to bystanders. Park the car and someone will always come to talk with a smile, usually with an opener like ‘I used to have one of those!’ Alternatively, come to a show such as that at the wonderful Lyneham Estate, Yealmpton on Sunday 3rd September from 11.00 and see for yourself, and support Devon Air Ambulance Trust at the same time.

The Winking Prawn, Salcombe

On a hot summer’s day in Salcombe, few can resist the appeal of lunch in swimwear and no shoes at the Winking Prawn. Found on North Sands, it has become famous for a buffet breakfast that will set you up for a whole day of sandcastle building, coast path roaming and sea dipping. Home from Home; FROM DEVON TO MOROCCO

From mindfulness coaches and yoga instructors to ceramicists, artists and fashion brands, Emma and Amy at AVË Collective have an eclectic roster of South Hams creatives on their CV. We caught up with them to find out how our home shores have inspired their work and why there are more similarities between Morocco and South Devon than you might think...

Emma and Amy met in 2002, when they both worked for acclaimed local photographer Lorna Yabsley. Emma trained as a photographer under Lorna’s expert guidance and captured everything from products to weddings. Amy studied at Falmouth University and worked her way up from a trainee editor to a studio manager, and then went on to run her own editing business after having her two children.

Although born and bred in the South Hams, Emma lived on the coast of Morocco for over 10 years, running a surf camp with her husband and two children. They met hundreds of travellers throughout the years and their stories and professions led to more creative connections. The camp hosted many surf films and documentaries, and worked with the world’s best pro-surfer photographers and filmmakers. This inspired Emma to pursue her career even further and it was this time away in a different country and culture that gave her photography an edge.

With their creative backgrounds and friendship spanning decades, it made perfect sense that Emma and Amy join forces, combining their experience and knowledge to help local businesses with creative direction and support. They set up AVË Collective in 2022 with roots based firmly in the South Hams, the area they call home. Emma and Amy are out shooting in Morocco twice a year and the rest of the time you can find them working locally and further afield in the UK.

AVË has used the same Moroccan template and ethos as the surf camp: Building a strong network of local connections, feeding off other business’ creative ideas and inspiring an ‘AVË Directory’ full to the brim with everything you need to freshen a company’s images and help the business going forward.

Having lived in Morocco and still owning and running a surf camp in Imi Ouaddar, Emma uses her contacts and local knowledge to source the very best locations, hair, makeup, models, and props needed for AVË Collective’s high-end photo shoots. This gives companies from the South Hams a chance to have their products captured in a fantastic location, all from the comfort of their home.

“Morocco is a great inspiration for AVË and has more similarities to Devon than some may think. The rich family culture, the rugged coastline, the surfer lifestyle, and a busy tourist season. We get creative inspiration from the architecture and local people, bringing that creativity back into our work here in Devon,” says Amy.

Emma shares the same love for the pair’s spiritual home, saying: “Morocco will always be my second home. When we lived there, we experienced the nomadic lifestyle from off-road adventures to where the Sahara Desert meets the rugged cliffs of the Atlantic coast, to discovering secret surf spots and weekends in vibrant cities like Marrakesh. My weekly souk shopping amongst the mountains of plentiful fresh produce and the exotic aroma of the Moroccan spices that fill the air…these are the memories that always draw me back year after year.”

AVË Collective recently shot a campaign for ‘Salcombe Sea Wear’, an exciting, local lifestyle brand launching this summer. Owner of the brand, Fiona Horrell, was excited about the opportunity of photographing her products in Morocco as well as in Salcombe. Capturing images in Morocco meant that she could get a different feel for her brand to then use on her socials and website - with the bonus of not having to leave the South Hams herself.

Emma and Amy have worked for many local companies such as Will Bees Bespoke, Aloft, Mangetout, Devon Cove, Salcombe Candle Co and Aune Valley, just to name a few. They predominantly shoot in the South Hams using the idyllic backdrops that we have in abundance on our doorstep, from sandy beaches to the unique, rugged landscape of Dartmoor.

Amy continues: “We both love it here, but the weather is not always kind to us and having Morocco as our ‘home from home’ means a shoot location that has guaranteed sunshine, rich colours, blue skies, and captivating light that cannot be rivalled anywhere else”.

Emma and Amy’s knowledge, experience and creative outlook is now at the heart of their business venture together. From providing photography and redesigning websites to training and sourcing models – they do it all in both Devon and Morocco. But what is next for AVË?

“Networking is our forte,” says Amy. “We are looking forward to growing our creative contacts in both Devon and Morocco. We are also going back out to Morocco in October and are excited to take products to both the coast and Marrakesh – we’ll get some amazing content for local businesses.”

Rock Hill House's impressive entrance opens into a grand hallway with an exquisite Georgian staircase rising to the first and second floors. One of the most noteworthy changes in planning law for South Hams property owners, dating from 2015, is the widening of the categories of redundant stables, barns and other agricultural buildings that are available to convert into residential dwellings, subject to certain conditions and limitations. This change was introduced to help relieve the need to create more housing in rural areas, and has seen often unsightly structures transformed into smart new homes with a contemporary look.

Class Q effectively allows for the conversion of agricultural buildings to houses by allowing the change of use of a building or any land within its curtilage, including the building operations reasonably necessary to convert the building to a dwelling house. The fact is that now many potential barn conversions fall under 'permitted development rights'. However, excluded properties are those which fall within an Area of Outstanding Natural Beauty, National Park or Conservation Area, are Listed, or are in a Site of Special Scientific Interest.

In general, planning permission is required to develop any land or property unless there is a specific exemption. For success, a Class Q application will need to take into account transport and highways and noise impact, contamination and flooding risks, location and siting issues, and practicality/ desirability for change to a use falling within Class C3 of the Schedule to the Use Classes Order, and the design or external appearance of the building.

Inevitably there are limitations, including for instance that the external dimensions of the new house must be restricted to the footprint of the original structure. The building also needs to be structurally capable of being converted. It is still necessary, of course, to gain planning consent before any development commences, and it is very likely that significant restrictions will be applied.
